Back in 2010 I moved to the Scott AFB, IL area, & found the Property Management section managed by Linda Linder. I found a house near the base, called them, looked at it, and went to sign the lease. I did negotiate a better price for a 3-year lease; big mistake.
I was kind of suspicious about this lease; there were things Ive never seen before/I have rented apts in Germany & Charleston, SC prior to this; they want you to pay for any (wear) damage $50 or less. They also provided me with a damage inspection report to fill out (tip:make sure both parties sign this for legal purposes). They want the residence left with no wear/tear. I will go over all the issues I had to battle with Strano with many registered letters mailed, many phone calls, & e-mails sent to make them take action & do their job.
-When I moved in, I wrote up the dripping faucet in the second bathroom. I called Strano, and they sent someone in a van out to the house. The faucet was fixed, and the dripping stopped. A few weeks later to my surprise, they sent me a had written bill in the mail for $49Hmm, that is very suspicious and it was previous damage prior to moving in.
-I reported a back sliding door because; they didn't look at the damage report upon me moving in; I could barely open the rear sliding door; this is the only backyard exit. It looked to be the same van that came by (or similar). The guy looked at it; for a while it worked. I received a bill in the mail for about $35. This house was built around 1991. I demanded that I speak to Linda, and I told her the office needs to do their job and read those reports or when their customers inform them about a write up before mailing bills out.
-This next one was around Thanksgiving in 2010; this was the 1st yr there. The water heater was old & boiled over during winter. I called the emergency# immediately; Linda answered (on a Saturday). She said it would be taken care of tomorrow.I waited all day the next day; no one came. I called & no 1 answered.I got someone Mon., & she started arguing on the phone; she asked me to wipe up with my own towels; I asked if I'd be reimbursed for my towels; she said no.I said she needs to send someone out; I've been w/o hot water for 3 days. She said to boil water if I wanted to bathe. She said, You can take a shower at your neighbors house or at the gym. I said, I dont know my neighbor yet, and are you going to buy me a gym membership? You need to give me a hotel room if I cant have warm or hot water in the winter; its your responsibility as a mngmnt company. She said, We're not responsible for you not having hot water. Shocking; after 6 days, they sent someone a few cold showers later.
The 1st yr, I argued about the smoke detector (SD) problem in the house.I said the SDs were not operating right. They kept sounding @ night when the light switch was turned on (upstairs&downstairs); they're battery operated only & not hooked up to any electrical. Strano told me to Call the fire dept to have them inspected each time.I sent a registered letter with a copy of their addendum saying I only change the batteries. They installed SDs that were replaced after 6 mths.
2 years in that house I felt like I owned (but didnt),I did report roof hail damage to them they never acted; I said the neighbor was replacing his side of the roof on the duplex, and I gave them the business card & contact #; they replaced their side; not mine. I spent 2 mths cleaning it thoroughly;I forgot if it's Amanda Ellis or Renee Wittenauer, but said to get the carpets cleaned. Before cleaning, ask for move out checklist because it lists companies; I was lucky. The carpet cleaners & Renee complimented me. I was surprised with my deposit back.
Get EVERYTHING in writing w/ signature from them, registered mail, e-mail. Don't discuss anything over phone.I've looked for legal advice.
Don't use Strano.Im not sure if Ms. Linder is overwhelmed, but she needs to take a better look at her Property Mgmnt section. She is responsible for all the tenants basic living conditions,& she needs to take the job seriously or find a different profession.

ABSOLUTELY HORRIBLE!!!!!!!!!!!!! I had been chasing down nice rental duplexes in this one neighborhood, the one I'm currently living in (Significant other and I of 8 year relationship separated) so I found this place online through the Base Housing Authority (Scott Air Force Base) that Strano has listed everywhere online too. Where I live now is reasonably priced, meticulously well maintained, I do not have to mow the grass (it's a duplex), we chose our paint colors upon move-in for all walls and the front door, we have a humongous deck, an enclosed garage with electric door opener, problems are addressed immediately, and it's much newer than this place Strano has listed but Strano's listing is $50 a month MORE for WAY less amenities (have to mow, old appliances, no deck or patio, no landscaping, no garage, etc.) and a less than desirable interior but I have to move somewhere and the neighborhood is my highest priority so. . .

After being approved for the property after the application process, I called this morning to negotiate the price and also said that I have a new dishwasher that I am willing to leave at the home for the owner to KEEP since that one is probably 30 years old and most-likely does not run because it's all rusty and old. I also asked about whether they will paint, as the walls are in rough shape and have bad patch jobs especially in the bathroom (which is carpeted, yuck!). . . So they said they would call the owner then call me back.

I got a voicemail from the property management group stating "We are VERY confident that they can get this price for the property, as they have been getting this price in the past" and they wanted me to call back if I'm still interested or else they will continue to list the property. So I called them back to talk about it. I said "Well that's fine about the price. I guess I'm just getting a REALLY GOOD DEAL where I am at and I don't even mow my own lawn and I could go on and on about how much nicer and newer it is." She said "uh huh" So I said "Well what did the owner say about the dishwasher?" She said "Uhhh well the owner states that if when you move it and it is not functional it will be replaced at the owner's expense and he does not expect you to replace it at all." I said "Okay what about my other concerns I addressed?" She said "What other concerns?" I said "Was the owner actually even contacted because it doesn't sound like it." She said "Well yes he was and what were your other concerns?" I said "Well the paint...? I told Amanda about this, the person I have been speaking to...?" She said "Well it's standard that we will do a walk through upon your move-in and if WE think that it needs re-painted then we will have it re-painted but that's completely up to the owner." I said "Right, that's why I asked about it this morning before you called the owner..." and she said "Well this is all standard..." So I said "Well I guess you're not leaving me with a choice. I guess I'm paying the full price and the paint and the dishwasher doesn't matter so I'll see you Monday to sign a lease. I can be there at 11:45 if that works for you" She said "Great we'll see you Monday at 11:45 then."

I'm still debating but based on many, many, many reviews websites, knowing that this is going to be a horrible experience, especially since they steal your deposit NO MATTER WHAT from what others are saying. Illinois state law states repairs that are "normal wear and tear" that the tenant cannot be charged for include patched walls, cleaning carpets (except for stains), blind replacement, normal wear and tear on appliances and all portions of the home, etc. etc. I asked the property management how they deal with these items and they stated that they charge the previous tenant for it but do not tell the owner or charge the owner so they pocket that money.

Do your research! If you are NOT that picky about neighborhood, DO NOT rent from Strano rentals. They are known to lie and steal from both the home owners AND the tenants!

I wish you could choose no stars. However the one star I am giving goes towards the acting/scam job pulled on me by the personnel with Strano. I rented a townhouse from them. When I viewed the property, it looked like the feds had just broken down the door in a major drug bust. I was out of time to keep looking and was already living on a friend's couch. So I took the place only to find the "repairs" included vacuuming the carpet and using a staple gun to replace a bedroom door. I took pictures and noted on the walkthrough all the things that were wrong. 2 months later, I had to put in work orders for everything that was still wrong. 5 weeks later someone responded to my work orders. As I knew contractors, I had things fixed properly. I ended up breaking the lease for personal reasons. My security deposit was held hostage. They finally sent an itemized bill with inflated cleaning charges, said the grass cutting cost twice as much as I ever paid using THIER service.. They charged me for light bulbs. By the time they finished, I owed them 300 over the thousand they already had. I would never recommend renting from this company. Your rent will be above the market rate and the company is unresponsive and you will never get your security deposit back.

I wish I could give this company a negative 10 Stars! Strano is the Worst!!! Property Management around. They will always try to find some way to keep your deposit. I rented a house from them about a year ago and when I moved out, they charged me $70 dollors to re-clean the blinds that I had to buy in the first place because they didn't have any when I moved in. They also require you to have the carpets cleaned when you move out, which I did, but they still ended up keeping most of my deposit because they said the carpets weren't clean enough. They are crooks and liars, plain and simple because they know that any excuse they make will hold up after the fact as there is nothing you can do about it at that point. I don't even know why they bother to do a final walkthrough because the inspector can say it looks perfect, like he did on mine, and they will still come back like 3 weeks later saying all this stuff is wrong. If you don't believe me, just look at the other reviews. I've yet to see one positive review on them. All I have to say is F*** you Strano.

I should have known it was too good to be true! I have rented my house through Stano for 4 years thinking that there were no major problems. Now when it come time to sell (which is another whole disaster) the problems keep creeping up . First my tenants have been smoking in the house! Any repercussions from Strano, nope. This in turn cost me money on the sale. Second things that I have paid for to be fixed, were apparently either not completed (and I still paid) or were not done properly so I am having to pay for them again in order to sell my house, I guess I??ll never know. Third, things that were broken or missing, I was never made aware of and again have to pay for but could have claimed on insurance ( I assume it was storm damage)!!! I have never had such a bad experience, I should have known better and not trusted these people to do their JOB!!!! Thanks for all the money you cost me, can't wait to be done with you. If you are considering Strano, I would think twice. I agree NO STARS!

When we rented our house it did not have a bathroom door. We were promise one and after signing the lease they said we didn't need one. Never made any repairs and lied to us then kept most of our security deposit after we turned the house over to them in MUCH better condition than we took it.

We are in the beginning stages of renting a house with Strano Property Management. (Aug 2008) I should have listened to my gut insticts about this company and the way they "Manage" their properties because they are MISERABLE! The major mistake I made in dealing with them is that the house we are renting is DIRTY! I "assumed" that they would clean the bathrooms, kitchen, paint, and make minor repairs. Now that they have our security deposit they will not return ANY phone calls or emails. That is what I get for assuming. Another life lesson learned. Now we are stuck dealing with this bogus property management company for the next 3 years...ughghughgu!! Say it isn't so!! To anyone who may read this please realize that we did not expect anything unreasonable from 'Strano and Assoc' All we were expecting was to move into a CLEAN and WELL WORKING living environment. Clearly they are a bunch of cheapskate morons who are afraid to deal with their renters. Another note about me the reviewer, is that I am renting our house out in another state and have done many repairs, cleaning and painting to make it comfortable for my renters. I feel that if my renters are living in a well working, comfotable environment they will treat my property with the same respect. Anyway, BEWARE OF THIS SUB PAR, NONPROFESSIONAL, INADEQUATE, INCOMPETENT, DISORGANIZED, DECEPTIVE, AMATEUR, LAME, SO-CALLED Property Management/Realty Company. I will be telling EVERYONE I know moving to this area for a large project that we are working on in Southern IL to go elsewhere for their real estate needs!
