Now they are calling it Place@117.

This place sucks more than you can imagine.

First, they charged me a late fee for twice, it was 50 dollars each time, while the contract says it is 5% of monthly rent, which is way more lower. And they blame me for paying the late fee in the first place, after my moving out and asking for a refund. I tried to reason them with several times, their manager, only agreed to refund me part of it, and deducts the amount of money in the final statement from it. Of which I am seeking legal explanations to see if it is legal or not, cause I think it is not a deposit, no money should be deducted from it.

So who ever has been charged a late fee for 50 dollars, pls refer to your contract, Article 4, it is after 4th of that month, and only 5% of your monthly rent. Argue with them to see if you can get a refund.

Second, it seems like they can take advantage of every loopholes in the contract to charge you. Especially the move-in and move-out inspection. Be careful to ask for a move-in inspection, cause it was not mentioned when I moved in. And when you move out, require a move-out inspection together. If you do not do that, they will do it on their own, and charge you with the damages which may later result in a dispute.

Third, avoid the Room C in the 3*3 apartment, cause you will receive no heating from your outlet, cause it is the last one in the apartment, and gets least or none heating. That's is how their air conditioner works, according to their maintainance staff. He is a nice guy, I wonder if he still works there or not. Anyway, the maintainance team is good, it is just they are not in charge.

Fourth, be prepared they will shut the shuttle down for any excuse, especially in winter.

Fifth, it used to be a quiet place, but not for the summer.

If you can settle with all of these, and their sometimes poor management which treats you like an idiot, I think you will enjoy living there.

They will gladly squeeze every dime they can out of you. They have a sign outside saying the place that cares, They do not! This place reminds me of a upscale 88 west. The furniture is not a bad at all that is the only reason im not giving it one star. Its way too far from campus to have a social life at night, even with the shuttle bus its still kinda a pain. No one I know lives here, I live in a 3x3 room apt, and it was turned into a single because my roommates moved out and no one took the rooms because no one wants to live here!! The only nice thing about this place is the internet never lags, and the workout room is close..plus the pool. But the respect you get her is slim and the staff couldn't get slower if they hired a group monkeys...They will fine you for ANYTHING! The late fee for late rent is $50 after 2days! regardless! I went down there to pay my rent on the 3rd day and they still charged me. And then sent me a letter telling me if I dont pay the 50$ they will send me to the attorney office! WTH I been paying these people for like 8 months never gave a problem and you threaten me over 50$?? wow..well just know this apt is going to be completely empty in 3 months cause im outta here

Well, I should say avoid this place when you are renting an apartment. I totally agreed with another reviewer down here that this place has the worst management team I have ever met with.
First of all, when I moved into this place, they arranged me with a smoking roommate, which is totally contradicted with my roommate match agreement. When I debated with the staff here, they asked me either I stayed with the smoking guy, or I spent more to move to another apartment.
Then the apartment turned out to be a mess when I moved in. There are no sign of cleaning up in the kitchen and in one of our bedrooms. There is even juice poured in the fridge, which took me half a day to clean it up. What's even drove me mad is the broke sofa cushion. Can you believe that three of the four cushions is broken? But fortunately the landlord promised to replace the cushions for us as soon as possible, however, after several times request, they finally replaced them after 7 months.
Don't believe in their promise of free printing because almost 4 out of 7 days the printing is not working, either because of lacking ink, lacking paper or it's broke.
And they are finding all ways to charge you some money. They charge $50 for late fee, which is the highest among all landlords in Champaign area. And even they claimed to free you of any electricity, sewage, cable charge, which is actually what attract me to live here. There is still another $30 dollars on your monthly renting bill to pay for those things, which I don't know why.
After spending 4 years living in Champaign area, this could be the worst management team I have ever dealt with. Living here made me feeling so uncomfortable so I will definitely move out once I end my contract. I believe a lot of residents here have the same feeling with me. That may also explain why they change the name from "indigo place" to "Place at 117" - to get rid of all the low ratings they got from previous residents.

The model apartment seemed nice. However, the actually apartment I was given reeked of cigarette smoke. The police were here frequently when the weather was warm, but I guess disturbances here have gone down in the winter. Management is extremely unprofessional. Tenants are treated like criminals. You will have regular apartment inspections by staff. They will accuse you of things you didn't do and post threats on your door. The hallways in the complex become quite dirty and smelly. I agree with other reviewers in that this is how I imagine the projects are run. If you are are responsible graduate student or working professional, don't move here.

I took a tour and the model looks like what we see online, yes it's free oily coffee, dusty gym, and broke printer. But wait that's more, the apartment does not look anything like the model. Before you sign your life away to the devil, ask to see your unit. The apartments are run down, the smell of farms is unbearable, staff plays favortism. I've had pretty good experiences living at Indigo Place. Staff has been really good at working with me on situations. I had an issue with my apartment that was fixed within a couple days by maintenance. And my roommate and I are getting along really well. It has been a good year so far! Plus, the furniture is nice and new.. not old 80's furniture!

Read a lot of reviews after I took my tour. I found just about everything to be wrong. The staff seems really cool and they are really helpful. They are always planning community events, doing give aways. From what I heard, there was a change in management that happened shortly after I moved in. There was one review that said the cops were here every night, well that is right, but it's because they cruise the parking lot. I don't know about everyone, but this makes me feel safer.

The tenants seem really cool as well. I haven't had any problems since my move in date. They even matched me with some cool room mates. I would definitely recommend this place to someone.

**Just happened at the beginning of november.** I came up short on rent and went to explain the situation to them. They made a note of it and worked with me to give me the time I needed to catch rent up. I don't know too many places that make it that easy to pay them.

I couldn't help but notice that almost all of the reviews here are either 1 star or 5 stars. Having lived at Indigo place for several years, I never ever met a resident that would give it five stars and this leads me to believe that many of those reviews were written by employees. That said, I think the 1 star reviews are an inaccurate description of the place too. The truth is that Indigo Place has its advantages and disadvantages. I will try to discuss both.

Advantages-dog friendly, convenient to campus (the bus is free for UI students and very reliable), more quiet than some of the complexes on or adjacent to campus. The pool is also a nice perk.

Disadvantages-like all of these complexes, the management is under a lot of pressure to make a profit on a small margin. The rent is cheap and they will try to make money by skimping on maintenance and by screwing people on move-out charges.

The management has changed 3 times in the past 4 years. Each time that it changes, the new people come in and promise great things. For a while things get better but eventually the reality of their budget hits them in the face and they start making cuts. Do not expect prompt responses to maintenance calls. And when yo move out, be sure to insist on a walk-thru of your apartment so they can't charge you for bogus damage later on. And when you get that bill, scrutinize every item on it. For instance, I have heard that they will double-charge you for your last utilities bill. Insist on seeing the ACTUAL statement from the company, do not accept their word. Nearly everyone I know was sent an innacurate bill when they moved out. The smart ones who documented things and complained, were eventually able to pay only what they actually owed.

I was looking for a convenient, simple place to live so I could have some independence and get out of my house. Indigo Place is very convenient because it has your utilities included and you pay your bills on the same day in the same place, so I don't have to worry about forgetting multiple payment dates. This place is awesome!

Indigo PLace is a great place for me and my dog to live. It's one of very few places in the area that even allow pets and there's plenty of room to walk my dog and even a nice little park across the way. Maintenance is also really helpful. When I moved in I had a couple little issues and they fixed them the same day.

I just moved out to Indigo Place, because a few of my friends lived out here and told me it was really great. I came in for my tour and the staff was really helpful and understanding. They were up front about every part of living out here, and the process of getting approved and signing out here was really quick and easy. I love it, and I may even go to the gym now that I have one. haha.

I lived on campus last year and it was terrible. Everything was noisy both in my building and outside it. There were always messes everywhere and even the gym was unusable most of the time. It is a huge relief to live at Indigo now. It's quiet and the facilities are nice, but it still is located close to campus and downtown. That way I can *choose* to go out and party instead of being in a constant, annoying state of pandemonium.

I live here and I happy because its safe! I lived on lincoln and bradley last year and constantly had to worry about my place being burglarized. I recently found out that they even have police officers that live here and my love for this place just shot through the roof. Is it soo much to ask that school and work be my two main concerns safety should be a no brainer!

Indigo Place is awesome. the pool is really sweet and there are always good looking hotties down there. the parking is really convenient and doesn't have an extra charge. My friends and family come to visit and always have a spot to park. Everyone I know is really impressed with my place. it makes me feel awesome! lol.

Im a senior and I have been living at Indigo for a year now and this has been my best experience by far living at a college housing complex. I lived at 2 different places on lincoln for the past two years that jerked me around because I found out that my neighbors were paying close to 50 bucks less a month than I was. So I complained and and of course didnt get a thing. When I came out here I told the manager about my experience and she gave me a rate gaurantee so no matter what I was gonna get the lowest price for my apartment and I had it in writing. Plus they have a 24 hour gym with working equiptment which is more than I can say for most of these "College Communities".

In my experience if you are friendly and reasonable with the office staff they will show the same to you. Sometimes they may get stressed and be a bit short, but it's just because they're understaffed. Anyway, does it really matter most of the time? These are nice, well-maintained apartments. If they really didn't care about tenants, they wouldn't keep the complexes this nice.

I had 2 cats so it was really great to find Indigo Place, because they are pet friendly. Not only do they allow pets, but they seem to really like to have animals around. If they ever need to do any maintenance they are really good about letting you know ahead of time so you can contain your animals so they don't get out or anything. Also unlike The Village, their utilities are really affordable. I lived at the Village, and they tell you utilities are included but they aren't, one person has to set up an account and if you don't have credit yet, they charge you a huge deposit. They may be "pet friendly" but they aren't tenant friendly. Indigo Place is the way to go.

I've lived at Indigo Place for 2 years. The management that they are under now is really great. The apartments were always a great value, but the new management is really friendly and efficient. I always feel like they've listened to my problems and are working to find the best/fastest solution.

Indigo place staff are very straightforward and nice. They explained everything i needed to know about the community. I can't believe the low prices you get out here! The staff all live out here so they really knew what they were talking about and reassured me that i would enjoy living out here. All my friends jaws drop when they see my place and hear what i'm paying.

Indigo place is a really nice place to live. Their assistant manager is really nice and accomodating and I felt like all the staff really know what they're talking about and when I was looking they addressed all of my questions before I even asked them. The apartments are reasonable priced and nice. It's 5 minutes away from campus and everything, so it's quieter but still convenient. I love living out here.

I lived at Indigo Place for the past two years. I've been on campus for the past 8 years. Out of every place I have lived in, this management is by far the worst. I would say all other places I have lived were fine. I'm not even picky. The first year was okay. We received a good deal, and my roommates and I decided to live there. Our place was clean and we had new furniture. There were really no problems. After they switched management, however, my opinion of them completely changed.
Second year - I found out that I was paying much more as a second year resident than a first year resident. I asked how this was fair, and they were not very understanding of the issue. I had previously asked if rent would be cheaper, in which they replied no. Then, months later, they lowered the rent because people were not signing. Not only that, later in the year, they called me to see if I wanted to renew the lease with them for the third year. They told me the certain cost. When I asked if they would lower the price, they said that they will NOT lower the prices any lower (same thing they told me the previous year and lied). Now they have this policy where returning residents get the lowest price. I don't believe them. Days before the call, a friend living in the same complex forwarded me an email that Indigo sent out to many residents to let them know their price - which was significantly lower than the price they gave us. My roommates and I never received that email. This management is shady and acts very unprofessional. It has been quite frustrating throughout the entire year dealing with management. They are inexperienced, untrained, and often times problems in the apartment do not get addressed. Also, they offered the $200 rebate for telling a friend deal, however, when multiple friends of mine put my name down, Indigo only granted one request.
After my lease ended, they charged each of our roommates a ridiculous amount of money. We wrote a letter of dispute. I'm sure many residents did this as well, because it took awhile to get it processed. When moving out we made sure the apartment was SPOTLESS. We cleaned the entire day and someone from staff said our apartment looked fine and no charges would be applied. A month later, we receive a bill charging us $100 for paint(?!) and another ridiculous amount for cleaning. Our walls were perfectly fine. Outraged, we wrote letters of dispute, however, we just received notification that paint was needed and cleaning was done - so we need to pay that amount. My roommate had previously told me to just forget about them and all the frustration was not worth it. But, I thought by writing a letter of dispute (our reasons were very legitimate and reasonable), they would be understanding. But, I see that it is IMPOSSIBLE. They are dishonest and all they really want from you is how much money they can get out of it. Please do not be deceived by all the advertisements that have been going on - 2 months free rent (I don't even want to go into that issue!), free this and free that, etc. etc. I know the pictures look really nice and appealing, however, it is not worth it. I have never been this angry about anything before. This is just a tiny glimpse. There are countless stories of frustration with this management. I'm not even counting how dirty it is outside, the noises, cops in the parking lot every night, etc. etc. The most frustrating thing about Indigo is management and how poorly and dishonest it is run.

I don't recommend living here to ANYONE. Like another person on here commented, I have had to pay electric for the whole apartment when I leased one room; the staff that work there are pretty much brainless idiots who could not find their way out of a paper bag. My locks have been changed on me twice WITHOUT my notice. One time they had someone move in and gave me a notice THE DAY OF that the person was moving in. There are drafts that come in in the winter because the windows are not properly insulated. I have had mice in my apartment multiple times and the staff answer to that was to just "set traps". I never even received a move in inspection report when I moved in. DO NOT SIGN A LEASE WITH THIS COMPANY. NOT WORTH IT. SAVE YOUR TIME AND MONEY.

This place is a crap hole!!! The office staff are incompetent fools and can't help you if their life depended on it!! The put me on the third floor in a 3 bedroom apartment by myself knowing that I had a large breed dog. My dog had to walk up those stairs every day putting excess strain on his hips and other joints. They made me pay electric for the entire apartment even though my lease was only for one bedroom. The parking lot had huge potholes throughout the entire winter and beginning of spring until they finally got around to fixing it. You couldn't even avoid the holes as they covered up the majority of the lot. My car was damaged from these. There is garbage and poop everywhere. The apartment was filthy when I moved in and they blame me for doing it even though i marked it down on my entry apartment evaluation. The dishwasher had food sitting in it. The drier takes eight cycles to dry. There are huge drafts throughout the apartment and during the winter it was colder in my bedroom then it was outside. I was forced to pay high electric bills for the entire apartment on top of the ridiculous apartment rates they charge. Plus, there was numerous times people attempted to break into my apartment before realizing I had a large dog. DON'T LIVE THERE!!

This is actually a really nice place to live compared to a lot of other college type apartments. The amenities are great and they have several different floorplans to accommodate 2, 3, or 4 people. The staff can be absent minded but overall it's really nice.

The negatives are that it is not on campus and the price is a little higher than other places, but I do think it's worth it.

CONS: Off campus, higher prices

Sterling is great for a number of reasons. First, they have flexible lease options (by semester, year, etc.). Second, they have a great variety of apartment types (4 bedroom, 4 bathroom, 4 bedroom, 2 bathroom, 3 br, 2 br, etc). They have a lot of amenities - a pool, a hot tub, game room, and exercise room. The apartments themselves are furnished, have balconies, nice kitchens, and washers and dryers.

They are a little on the pricey side but worth it especially if you need flexible lease options.

I would recommend SUF for sure!
