Do not rent from GLS properties!!!! The property managers are unreachable when there are issues with the property. They expect you to live in a property without basics like hot water. They do not want to fix anything and when you complain, they want to throw you out and sue you. I learned my lesson the hard way and I paid a high price for it. Stay away from these unethical "business" owners!

I am currently a tenant with GLS Properties, and I would definitely recommend them! Anytime there is ever a problem or repair that needs to be made, they are very responsive and the problem is dealt with in a timely manor. I've never encountered a problem with the management; they have always been professional. I would rent from GLS again!

I will advice anyone to stay away from any property/house or unit managed by GLS Properties, IL. They don't have any human feelings at all. They treat you like nobody. The Lady, Ms Sheila is very very rude, extremely insultive. Be very careful, they will find any little reason to withhold your deposit at the time you end your lease. I will advice anybody that doesn't want insults, troubles or law suits to stay away from any propery, or house managed by the GLS properties, IL, because i assure you that you will definitely 100% regret ever having to deal with them. Beware of GLS properties.

First, we moved into the house and signed a lease for the first time as totally new to this process. She failed to inform us about any information we needed prior to signing the lease, so that delayed everything a day or two.

She informed us that all complains must be brought to her attention before vacating the property or else we will be charged for it. During the winter months, handles were falling off toilets, doors, and closets. A storm blew off the back porch screen door, I informed her of all of this, still have a copy of the e-mail with date, time, and everything.

We left the property about June, and low and behold a letter sent in the mail about "Damages to the property," and "Residents left in horrible condition." She made no effort or attempt whatsoever to fix any of the problems we had with the house and now is trying to charge us for her negligence.

If you have an emergency in the evening try to avoid calling her. Our pipes froze in the middle of the winter and filled the basement with water. I placed a call around 10:30 P.M. and was returned with a tone and manor that sounded like I was a pain in her you know what while her property was flooding. She even lists her number in the contract and specifically outlines these sort of things.

Beware renters, your going to get yourself into a headache in renting with GLS.

Everything you see is true- she truly is snobby, rude, and constantly makes you feel like you are a problem. Of course, when she was showing us the place before we signed the lease, she was extremely friendly and promised to fix all the problems with the house before our move-in date.
The day we were supposed to sign our lease, she showed up an hour late, because she "forgot" about our appointment.
Shortly after moving in, our basement flooded because there had apparently been a leak in the wall which her trusty repairmen simply painted over, thinking that would solve the problem. When contacted about it, she told us to clean it up ourselves and that "everyone gets water in their basements when it rains hard enough." She also refused to have the room repainted, even though it had been ruined by the water.
The first repairman painted the entire house with one type of paint (which was not waterproof) even in the bathroom, because he said that's all she wanted to pay for. As a result, the entire wall of our shower rotted away and wasn't getting fixed, despite us telling her about it several times. Her response was that we should expect "a little mildew" when three people are taking showers everyday. It took us calling a city inspector on our own to come and then force her to make the repairs to our house.
Over the winter, we had a lot of problems with pipes freezing. She hired a new repairman who is much better, who was also more honest with us, who told us that none of our pipes were insulated and that there were also no vents in the basement ceiling, leading to no circulation for heat to get to the pipes. This caused another flood when our water main burst while we were out of town. While the repairman was very responsible and prompt in fixing it, he made sure to tell us that the house was very out of date and that she didn't want to pay to have the upgrades made (such as putting in vents).
This woman has been nothing but rude since we signed the lease. It is incredibly overpriced, especially considering the fact that we haven't been able to use the basement for the entire duration of our stay. We always pay our rent on time and in full, and yet get treated like problems.

I would definitely not rent from GLS Properties / GLS Rent again. The rates are higher than average for the area, the lease terms are a joke. You're forced to sign year-long leases (unless it's winter and they want to make the lease end in spring so it's easier for them to re-rent) and you can never reach the point of month-to-month, no matter how long you stay.

The owner and her husband are exceptionally snobby and rude, and you can expect to run into them all over town.

During our stay, we also found that repairs took FOREVER. Our A/C went out in the summer and it took almost a week to get someone out here. Even then, it only worked for a day before it went out again. The repairman told us that might happen, as the owners refused to upgrade to a modern system and the old one was not wired correctly - another thing she wouldn't fix.

We also had a leak that was NEVER fixed, despite mentioning it several times.

Their lawn guys are a joke, too. Don't even get me started there. You'll pay way too much to have a bunch of sketchy looking guys lounge around in your yard for a few hours with little to no actual improvement when they're done. We seriously thought they had packed up for lunch and had plans of coming back...but they never returned.

In general, stay away from GLS if you have any choice in the matter. Nothing but an overpriced headache.

They expect you to repair items prior to having their unqualified technician come out. Have you ever had a tech ask you to hold his tools while he stands on your chair because he forgot his ladder?
Everything is a fight with management, felt like I was always bothering them. Something need to be repaired? hope its not an emergency because you still have to wait

GLS properties were unfriendly and unprofessional when we rented from them. The lease they required us to sign was written with illegal and unethical clauses that cannot be held up in a court of law. The maintenance was slow and second-rate and cost us hundreds in water bills because they never properly repaired the leaks.
