Today I was rejected by "Mark" from BJB because I'm on SSDI for a physical disability. My cosigners are very wealthy with excellent credit and my check was twice the rent they were asking on top of wealthy guarantors. I initiated a claim

First things first. They deserve Zero stars. I am not evaluating their properties, that aren't that impressive to begin with, but I am evaluating them, their Management Company.

If you want a business that doesn't care about doing anything for you while you are renting from them then by all means rent for these inconsiderate business men. The old buildings are decent for being so old, they own a lot of properties, and the prices are reasonable, however, I would rather pay extra to have a management company that worked for me and not against me. They are in it for the money not for the service, not a quality I look for in a management company, especially when dealing with something I am supposed to be calling 'home'. Keep in mind that most people aren't going to love an apartment from bjb...how could you? They are cheap, to refute this is denial! But you also realize this when you agree to live there, you know it isn't the best, but you like the idea of Internet and cable included at a decent price for a studio, which is where I lived. And you say to yourself...its temporary and it livable. And if you have no complaints about yes their drains suck that cuz nat problems and yes their kitchens suck and yes the cable tends to go in and out and the Internet connection even when hard wired sucks, then live there isn't horrible. Afterall, it is cheap. By the way I was at 1939 N Lincoln. AMAZING AREA. But when it comes time to actually having to deal with management. A complaint or any issue you have, or asking for 2 days past your lease to move out since we all work for a living! They are rude, defensive, and say they are a business and will not bend for anything because that is "bad business". I am a business women...NO bjb you moron it is not bad for business, to work with a tenant to try to help them any way you can as long as it doesn't conflict with any other tenant is NOT bad for a SERVICE BASED BUSINESS!!!!! You are here to service your tenants - THAT IIIISSS YOUR JOB! If you can, if you are tied between a non bjb property and bjb....Go with the non bjb...you should never have to deal with rude, crafty, inconsiderate people when it involves your place of living. - Please note. I rarely complain. I don't like causing extra drama in my life, having said that bjb management deserves poor reviews. Can you live a decent life in their properties? yes, some are better than others, and the locations are nice - just don't ever deal with the management...you have to ignore all the crap that they pull when you are moving in and the crap when you are moving out. To me, living there once was enough, I would never deal with the hassle of dealing with them ever again...their, I beleive good reviews refer to them as "cute"(=livable) "vintage"(=old and have to accept certain things since it is old), properties aren't that good, and you can find better out there...it is annoying to look trust me but worth it if you arne't writting a check to bjb. Don't support their bad habits of not caring. Where you live is and should be very important not only to you but also to your management company.

Remember that BJB properties with 6 or more units are under the chicago Landlord Tenant ordinance and tenants need to call the 311 city services and file a report about unit/building/lease problems. I had the bait & switch done first on the lease rent. BJB still does not post city violations to tenants nor permits and doing so would alert tenants with the right to list the city filed violations (find anything on any building such as their court cases, permit history, and building violations from cityofchicago.org and look for find status of ...and do a search) and not have to sublet a unit with problems not being remedied because of the rental ordinance and city records supporting those rights. The bait & switch was also done on the 1 bedroom units I was shown versus the unit I was rented but not allowed to see since it was occupied. I am reporting this company to the attorney general's office and will continue to urge the city to review how the property and business practices are in code compliance before a tenant takes an apartment.
and after. I got sued for having left city rlto information. BJB does not want the case discussed to show their consumer fraud practices violating the city rental ordinance but suing a tenant for reporting the building and reporting the bait & switch practices. BJB & their private attorney do not exclude their lawsuits from the Attorney Registration Disciplinary Commission, the city of Chicago Dept of Law and the Attorney General's office as they will learn. Also BJB needs to show all tenants where they got city permit permission to remove radiators from units and when COMED got permission to install meters billing tenants and then show the city wiring inspection on that act. If not tenants can resort to the Illinois Rent Utility Fraud act and have BJB show the zoning permits from a hotel to an apartment, and permits and inspections showing that COMED billing is accurate. All the permits and violations are on the city website and BJB and counsel are not city employees able to exclude city records. And also have BJB show you where the city permission exists that allowed a up to building code apartment be converted from the Elms Hotel. There has to be that illegal conversion zoning statute that has a full rent refund that should be awarded to anyone living at 18 E ELm and the Attorney general's office might have that information. And do not forget the rlto, the Illinois Retalitory eviction act, and the articles on building hearings saying that no forcible entry to an eviction happens when tenants report landlords failure to maintain to the city and agencies. Use city services for housing remedies and remember that private attorneys are not city employees. City services are free and provide results. The city and police responded to 18 E Elm and stopped the BJB claims of the building being private property. Call the law on the place. City of Park Ridge has no business license information regarding a BJB Properties nor an Elms II (ELMS II c/o names and park ridge address and tax assessor office with 144 units listed not higher in building) and nor an Al Fones. And BJB should provide the corporate phone number and not have leasing agents claim that building managers are only contact. Another problem with not copying your complaints to BJB to city/alderman..etc is that the BJB website does not sent a sender receipt. I learned to list my unit/building complaints on my rent check memo's so when they were cashed I could prove that BJB was notified.

If i could rate this with a negative score, I would. I have never felt so helpless and disprespected as a tenant. Construction started about three months ago and has been incredibly loud. My daughter was six months old when the construction started and she would wake up crying or start freaking out if she was already awake when she heard the drilling, banging, or whatever it might have been. Child care is expensive and it is easier for us to watch our daughter ourselves. Construction starts bright and early at 8:30. This always wakes little baby up and she hates it. It sound like it's coming from right below our apartment an sometimes it sounds like they are inside of our apartment. It was dead winter when they started so i couldn't just take my baby outside in that weather. We kept calling and going downstairs to ask when they would be done but the lied everytime. They would say, "oh it'll be done if 2 days." five days later they would be drilling again. Everytime we tried to talk to management they just blew us off. They will say anything to get you to leave them alone. management is worthless and uneducated. Today is March 16th and they are still doing construction. My daughter wakes up crying and it's horrible. She can't even take her full naps and sometimes can't nap until theyre done for the day. By this time she is really fussy and crying which is not normal.
I went to talk to management on Mar 7 2011 and i was told by the leasing manager at 2850 N sheridan that he did not know how long the construction would go on for. He acted like they werent doing anything on my floor. After 3 months of work already they were still unsure as to how long i would have to put up with this. He said he would contact us ASAP and let us know.
ON mar 9 2011 i had to go downstairs again because he had failed to contact us. He said 2 more weeks! I stressed how ridiculous this was and that my daughter's health and our lives are being affected by how loud this construction is. Not to mention it's been going on forever. He kept saying,"what do you want me to do?" He kept repeating himself and I told him that i was not a leasing manager and customer solutions is not my job. He said he was going to talk to coporate so we could get out of our lease and leave this place. Instead of talking to corporate he sends us a 5 day Landlord's notice!!! That is BJB LINCOLN PARK'S way of helping people, by lying to them telling them they understand and will help. Then, sending you a 5 day Landlord's Notice. I wish they could live in my apartment an go through what i have to go through. My daughter should not be forced to put up with this on-going ridiculously loud construction. The Leasing agent said it would be a great place for a baby. LOL.thanks. manager says, "oh i have 4 kids of my own, i understand." That's what really pissed me off because they lie to us everytime and for him to say that was disgusting. using your kids to try and get me to walk away and shut up. They have never offered a solution to any of our problems. The only thing management does is lie to people and get the tenants to go back into the apartment. They know how expensive an attorney is and they know that the tenants can barely afford one, so they do whatever they want. We were in Colorado and recieved a text from a random leasing agent saying, "We're showing your apartment in 20 minutes." Really? you guys just do whatever you want whenever you want with complete disregard for anybody's privacy? I am tired of being treated like a prisoner in my own home. I hope i can find an attorney that cares. I hope all of you BJB tenants will stand up for yourself because what they do is disgustingly unethical. There are many more problems like the Elevators being loud and broken, the cable never works properly, and there is no 24 hour maintenance. Also, everybody at the front desk lies everytime you ask for help. BJB leasing agents and managers are slum lords and disgusting people.

the elevators and the gym equipment are constantly broken. The elevator has been making a clunking noise all night tonight keeping me up. I thought some inconsiderate neighbor was moving in till the wee hours or putting together furniture and I finally investigated at 4:30am after a terrible night of sleep to discover its just the broken up elevator an a new all time low. The emergency call button in the elevator doesn't work either. I feel furious. Its been broken and progressively getting worse for about two weeks with no action being taken by management.

Furtthermore, they leasing office has done a terrible job of communicating the terms of my lease with the main office causing them to try and overcharge me on many points.

And finally no one ever answers the 24 hour hotline phone number and the front desk guy is not there after 12pm to deal with any issues which was the impression I was givecn when I signed the lease.

The included cable is also always on the fritz and doesn't include a channel guide which is annoying.

And maintenance came by my appartment and entered without contacting me, which really horrified me. I remember a note left under my door about sheduling a time to have this done but I didn't realize that if I failed to do so the would just come by anytime they pleased!!

arg.... so moving out of this place when my lease is up.

Stubbed our toe on part of the floor that was sticking out, and they said they werent going to fix it. the blinds were broken and dirty and so was the place when we first moved in. Had to ask them to come up and fix the stuff we wrote down before we moved in about 5 times before telling them we werent going to pay our rent until they did. The hall ways are not well ventilated so our hallways always smelled horrendous do to the ethnic food our neighbors cooked.

Living in Lincoln Park, I never thought I would have a management company as terrible as BJB for the cost of their apartment. Their property managers are extremely rude and condescending not only from my own experience but also from previous renters. In the middle of January, our ceiling began pouring water into our bedroom. The mattress was ruined and everything else had to be cleaned. The reason wasn't a burst pipe but the lack of insulation in the building. Snow and ice had accumulated above us (we were on the 2nd floor of a 4 story building) and melted into our bedroom. Never once did BJB apologize for acting negligently in regards to improperly insulating the building, the gaping hole in our ceiling, having to sleep on the floor for 4 days until we bought a new one ourselves, or offer to reimburse our expenses for cleaning and buying a new mattress. We have since sent a demand letter seeking reimbursement for these common expenses. The deadline has passed and now we are forced to take BJB to small claims court. Please whatever you do, do not rent from this company. You will soon regret your choice and be stuck with it for at least a year as we are.

I returned to Chicago after a long trip to my neighborhood of 18 years and have been freezing to death in this studio with the drafts from windows and entire floor being ignored and not rectified by management throughout this winter. Skyhigh ComEd bills due to an inadequate space heater up at the ceiling. Two other heaters I brought in do not offset the bonechilling cold. I was denied a carpet and warmer apartment months ago. This is a fantastic re-done vintage building with great management. All the apartments are stunning, fitness center and lobby are complete and look beautiful, and individuals Adam and Rudy who manage the building on-site are friendly, helpful, and fantastic. I'm disappointed to read all the bad reviews about BJB, but then again, I've only lived in this one location. But this location is awesome, I've had absolutely zero problems with them and only found them to be helpful whatever my needs were. 211 E. Delaware is great and I recommend living here with BJB!

This is a fantastic re-done vintage building with great management. All the apartments are stunning, fitness center and lobby are complete and look beautiful, and individuals Adam and Rudy who manage the building on-site are friendly, helpful, and fantastic. I'm disappointed to read all the bad reviews about BJB, but then again, I've only lived in this one location. But this location is awesome, I've had absolutely zero problems with them and only found them to be helpful whatever my needs were. 211 E. Delaware is great and I recommend living here with BJB!

I've never actually sat down to write a blog before which tells you how much hatred I have for this company. Where do I begin? I'll just highlight the big stuff. We moved in the dead of winter and our heat was broken for almost two weeks which they said they had fixed. Our apartment flooded and the never came over to re-paint the walls. It's a duplex so the lower level is freezing in the winter. We have centipedes all downstairs through the summer. The water pressure is horrible. Our buzzer was broken for probably about a year. Our apartment spelled like a chemical or gas one time and they told us we were over reacting. And the best part is they never came to fix anything and pretty much told us we were stuck with it. NEVER NEVER rent from them.

Our apartment spelled like a chemical or gas one time and they told us we were over reacting. And the best part is they never came to fix anything and pretty much told us we were stuck with it. NEVER NEVER rent from them.

If what you want is a flooded apartment, cockroaches and rats then this is definitely the place for you. The manangment seems to be unwilling to fix problems to code...specifically plumbing problems. Once called on their mistakes they all but called me a liar forcing me to report them to the City of Chicago Code enforcement and the Better Business Bureau. I had heard such good things before moving in so i was very excited...now i have found it to be my worst nightmare. I have had 6 leaks since move in and the management does not see this as a problem

I will never rent with this company again! On move in day the previous renters did not move out until 9pm after being promised we could move in by 2pm that day. We were left sitting for hours with our belongings in the lobby. The company was rude to us during this whole process. Then 2 months later they lost our direct deposit forms with all of our banking information. When calling management to tell them how unprofessional this was they acted like it was no big deal at all even though this sheet had our social security number, banking information, address and name. To date all of the repairs needed in the apartment are still not complete. It took phone call after phone call to even get what has been done. The summer is almost over and the air conditioning unit still doesn't work. I will never rent with them again and suggest you don't either.

I have read all of these reviews that people have read, and I honestly can see where they come from....there are definitely some problems here in this apartment. I live in the 03 apt. which faces the lake and also Maple St.--therefore, i have lots of windows...and a heating bill pushing $200 in the winter. I was informed when I moved in that it would be "between 20 and 30 dollars a month". Also, I have experienced the brown water that people have mentioned a handful of times, and also the lack of water pressure at times. OVERALL, however, BJB was responsive to my needs. When I said my drains were clogged, they fixed them. When I said I had brown water and no pressure--they got a plumber in to fix it. When I said a lightbulb burnt out--they replaced it. They always took down my messages and the handyman at 1036, Ricky, always did his best, given the tools and equipment that he was given. My only personal complaint was there was a week in the early fall 2007 that the water heater did not work, and it was 'replaced' yet again it wasn't working...and the whole building couldn't take hot showers and when I called to complain the manager said "sh** happens". But other than that, the good far outweighs the bad. First of all, they extended my lease for just one month so I can make my transition into my new condo that didn't comport with my lease ending. They also negotiated the terms of my second year here to a price I was more agreeable with. And most importantly, this building is in a prime location--it's right in the heart of the Gold Coast, and I have a lake view....for a much lower price than others pay in this area. It's close to work, bars, etc. There is a White Hen/711 downstairs and a Starbucks, etc. within walking distance. And it's "cute". It really is a cute vintage apartment in the Gold Coast. I actually think I might miss it when I move out.

You DO NOT want to deal with this building or the people who run it.

1) Gave wrong times to show my apartment. Didn't knock on my door. Walked in on me with a group of people when I was NAKED. M did NOT apologize and even argued the time with me while I was standing their without a stitch of clothing on.

Week later, they slipped a note under my door with the wrong date on another showing and they lost my phone number AGAIN so they couldn't call me ahead of time.

My friend recommended BJB Partners as a property management company because she had such a good experience renting from them. From my experience at 925 W Dakin, I assume that this company bought too many properties too quickly and doesn't have the resources or manpower to provide the customer service necessary to keep up with the residents' needs. BJB has been unresponsive and unreliable:

- Upon moving in, my apartment was not cleaned with dirt piles and filth (especially in the bathroom) left over from the previous resident. The refrigerator and freezer contained food and the closets contained abandoned items. It took BJB two hours to get cleaners into the apartment, delaying my move-in.
- The apartment is dog-friendly, but the cleaning is inadequate after animals mess up the common areas. Despite three requests, a smear of feces has never been cleaned from the second floor landing.
- I recently found out that the emergency number for "lock outs" does not carry a key to the front door of my building. If you're locked out, you're screwed, unless friends that have a copy of your key are available.
- We didn't get mail for two weeks, because the apartment managers had trouble communicating the changed access code to the postal service. The postal service was helpful and accomodating when I reached out to them for help, but BJB continued to place blame on the postal service, saying they couldn't do anything. I feel bad for people who had to wait to receive paychecks by mail.
- BJB was very misleading about what utilities services would be included in my rent. The stories changed depending on who I would talk to regarding what combination of cable, internet, gas or electricity was included in the rent, so I didn't actually have a clue until I signed the lease. This is not fair to people trying to compare many apartments.
- Finally, I called the rental office 10 + times today, and never did an actual person answer the phone. Only half the time did the answsering machine pick up. The only time anyone at the rental office has ever returned a message I left was when it concerned rental payments.
- The apartment complex has been trying to install an intercom system over the course of 3 months. Despite my phone calls, the intercom system is still not routed to my phone, so I am unable to use this service.

This management company is unresponsive and unreliable, and there are better places that your rent money can go if you want good customer service when you rent.

Fter almost one year, the scaffolding finally came down. BJB would never return our phone calls. After all the construction was over, a rat got into the walls between two of the bedrooms. DO NOT RENT FROM BJB!!!! Here is my story: I had rented frm BJB for a few years now, and had been a very loyal and reliable tenant. I paid my rent on time, recommended several friends to rent from them, despite many problems, and was quiet and respectful with neighbors, etc. Even when they tried raising my rent over $150 each time I resigned. They did do a pretty poor job with maintenance, having only an email address where you were supposed to send requests, and NEVER heard back from. I had them fix the drain in my bathtub and came back to find this ring of filth and grime around the drain, along with a GIANT CLOG which was left there for me to clean up. When i bought a place and wanted to move I called my building manager to see if I would be able to get a short lease extension because my place was not ready yet. NO CALL BACK. I left 6 different messages! STILL NO CALL!!!! I called and spoke to the managers asst who just said "Thats our policy, no lease extesions" and took yet ANOTHER MESSAGE down, which was not returned. So I was furious, and then they have the nerve to call me 4 times while I am on vacation to try to show my apartment. I had left personal items out when I left and said, "No please do not, and can you have my building manager call me?" They proceeded to show my apartment anyway AND LOCKED ME OUT!!! So i got back late at night frombeing out of town and had to wait for a friend with an extra key to let me in my place. I called, furious, left a message. ALSO NOT RETURNED!!!! I was also away this weekend, came back and it was the same situation. Locked out, but this time they hadsn't called AT ALL to ask. Per my lease, they are required to give me 2 days notice before showing my apartments. I am consulting a lawyer. F- them. They are terrible and dispectful to loyal tenants. AWFUL EXPERIENCE!!!!!!!!!

Make sure you review your contract for any of their below average apartments. This is a terrible unethical company that signed me to an 11 month lease and then refused to admit their error even told me it was on purpose when the verbal conversations had always been for a year lease. DO NOT RENT FROM THEM they backdate leases.

If you are looking for a place with pets, BJB Partners LIc is the place to rent from. They make sure that all apartments come equiped with their own LARGE RATS!!! This is great if you are on a diet, and need help eating that extra food around your apartment! And the best part is the management loves the Rats so much that they are insistant on not helping! When you call to complain, they are very rude, and not helpful. You will get the run around on how they have gone in and fixed it, or no, you do not have a rat!! So you see, renting from BJB Partners LIc is just a treat! How many apartments do you know that come with their own LARGE RATS???

I currently live in a BJB partners building and could not be more unhappy. When we moved in in August they promised us that the "renovation" would be done by the end of the summer. It is now march and we have been living in a dusty half finished hallway and appartment building for the last 4 months. They start construcion and then stop for weeks while they work on another building. They have also been given permission to work starting at 8:00 monday through saturday (yes SATURDAY) but usually start at 7:30. I have tried to complain to management but no one returns my calls and I asked my leasing agent if there was anything he could do and he basically told me no.

This company is disorganized. Irresponsible. Inconsiderate. Dishonest. You couldn't pay me to rent from them again.

Stay as far away as possible.

BJB Partners has two nice/decent buildings that I am aware of but I saw one in Chicago that seemed run down . . . they remind me of slum landlords. I lived in one building and during my last year there they bought the building and became the new owner-manager. They put up a cheesy green sign with a big sketch of a top hat or something on the front of the building to advertise vacancies. As I remember, it was a family business, so if you got upset about anything no one really cared because they were all family. While I was there, they took out the filter from everyone's kitchen faucet and then provided instructions on how we could put the filters back in ourselves, which as I remember wasn't an easy task and I just didn't do it; it would have been nice if they had put the filters--or even new filters--back in. I would avoid renting an apartment in one of their buildings. In fact, I would be interested in the two nice/decent buildings except for the fact they own and manage them.

I rented a great studio from this company and they were the best landlord I've ever had. The rent was good for the area but the service is what set them apart. Before I moved in they painted and installed new lights. After moving in they were extremely prompt when I had any problems (clogged tub, roaches in kitchen) and always kept the building well heated (radiator heat) Basically they did everything, I had absolutely zero complaints and ended up renting from them again a year later I liked them so much. They have a few different studio/1bedroom properties in lakeview you can check out, I'm sure they are all well maintained and you will be safe renting any of them. I rented the property at 1157 W Diversey.

CONS: not the cheapest rent in the area
