Peak Properties Will hire goons to come in your apt and harrass you.

They lie to you. They don't return your calls. If you are already stuck with them try to get out of your lease. Do whatever you can from small claims to calling the police if the goons come into your apt and open it. I had a good come into my apt in the middle of the night, because they wanted to harrass me. They are insane.

Do not maintain buildings.

Allow rodents (city rats) and bugs to infest your apt.

DO NOT rent from these people. Run,

Never in the 11 years I have been renting apts have I had these types of issues. This is not a company.. these people are scam artists and use scare tactics.

They scare me so much, until my lease is up, I had to put a piece of heavy furniture in front of my door after last month when they had a goon come in my apt when I was sleeping.

Everything these people on here are saying is completely true and more.

This site forced me to put a rating..if I could have.. I wouldn't even put a star.

I would advise against renting from Peak Properties, or working with Eva, one of their leasing agents.

Eva M. lied to my sublettor (telling them that I wanted to re-let, not sublet); she told me that I needed to pay $250 sublease fee in cash only; she left 5 mean-spirited, harassing messages on my voice mail in less than 24 hour period. I found her unprofessional, and unethical.

I moved into one of their apts. Nov 15, and moved out 3 weeks later. (Maintenance would not fix things, they entered the apartment without any notice, the basement was very dirty and unsanitary).

I offered to buy out the lease for $2,550, but Eva turned it down.

So, I found a sublettor who Peak approved.
Eva refused to let the sublettor sign a 'sublease'.
Told us we had to sign a 're-let and pay $250 cash each.
We did not agree.
Eva would not finalize the lease.
Sublettors no longer interested.
Eva left 5 mean-spirited, harassing voicemails within a 12 hour period because we were intent on subleasing vs. re-letting.

I called an attorney, told Peak management what happened and that I would deal with them in writing only
Peak sent an email back, apologizing and letting me out of my lease with no penalty.

Per Illinois Tenant's Union:
"a reletting fee is improper; we believe it to be an illegal penalty. You have the ABSOLUTE right to sublet; they have no right to object except to the OBJECTIVE qualifications of the applicant."

I found a GREAT apartment in Evanston for the same price. It's well-maintained and the management company is top notch. I am thankful for the experience with Peak because otherwise, I wouldn't have my beautiful apt I have now.

I was willing to pay $2,550 to get out of my lease, Eva declined, and Peak backed themselves in a corner with illegal actions. Subsequently I got out of my lease legally without having to pay any fees.

Please do not rent from Peak Properties! They seem nice at first but they do NOT respond to maintenance requests, even emergencies. They make mostly empty promises, or tell you that it is your fault for living in an old building. The usual response from the janitor is, I don't know how to fix this, or I'm too busy.

The only way to get a response from them is to call them repeatedly. Even after they return your call, they do not keep you updated on the status of your request or give you a timeline for when it will be fixed. If they don't know how to fix something, they should pay the money to hire the right people.

As you can see from reading the other reviews on this site, you should avoid Peak Properties at all costs! I would write more specific examples, but I am afraid that they will know who I am and retaliate in some way.

This is the first time in my rental history of 20 years I am calling a landlord a slumlord. This company is completely uncapable of running and maintaining a property. Any service requests may take you up to 3 weeks or more to get done and then done horribly. They don't maintain the common areas and you'll probably get harrassed by the Propert Manager if you complain and it still won't get done. I'm not sure how they can stay in business and you're making a really big mistake if you ever rent from one of their properties. Stay clear of them...they don't know what they're doing and don't seem to care!!

Please think twice about renting or doing any business with Peak Properties in Chicago Illinois.

I made multiple requests to have numerous plumbing problems fixed that included leaking hot water from my unit's bath tub that effected water pressure which then effected my morning routine also the sound of running water made it very difficult to sleep. I also made a request to have a pipe that leaked filthy toilet water into the buildings washer machine be fixed immediately being that this is serious health risk.

My requests were originally ignored then 2 weeks later they simply tightened the bath tub faucet which less than a month later is gushing hot water once again. As for the leaking toilet water from the pipe above the washer machine, that problem still remains. After discussions with other building Tenants I discovered that they all made similar request to have the pipe fixed and all were ignored.

I am an upstanding tenant who pays rent on time all the time and maintains a clean atmosphere in my unit. No complaints are ever filed against me nor do I file frivolous request for maintenance. After informing Peak Properties of my problems as well as my outstanding tenant record and requested that they assure me that these problems will not remain and that not returning my calls/requests were an oversight they refused and suggested I could find somewhere else to live when my lease is up.

I don't think it is too much to ask for your landlord to provide the services promised and a sanitary living environment.
