OMG - I love living @ PPM's building @ 2756 N. Pine Grove! Super clean, great tenants, lots of dog lovers, great amenities - love the FREE WiFi in business center - but above all a building engineer who really cares!

I say the best dog friendly building in Lincoln Park!

I just moved in two months ago and it went very smooth. My apartment was cleaned and painted when I moved in. I hate moving and PPM made this move easy. I was able to move in the next day because I was relocating to Chicago. One thing I would fix is the front door. It tends to stick!

From day 1 I've had problems with these people. Absolutely by far the most obnoxious and rude people I have ever dealt with in my life. Particular character would be Mary Franks (ext 105). I tried calling last week to get an explanation of my rent because I just renewed my lease and it seemed to have two different months rent on the statement. The month before I received a statement saying I had a 0 balance and did not need to pay that months rent (security deposit at the beginning of my lease). So I call her up to make sure that everything should be square (actually more just to clarify how the amount came out to what it was) and she starts accusing me of having this attitude and threatening to take me to court and everything. I was calling merely to get an explanation of the statement and I guess because I was calm about things and asking for a simple explanation she was justified in talking to me like I was some sort of delinquent who never paid my rent on time. I was in complete disbelief at the way I was treated. To think that a person like this is someone who you are supposed to go to to get issues resolved and deal with their "customers".

I too got the whole "Our system is down, we can't do anything" business and they told me someone would get back to me. They obviously never did. And I had to end up calling this Mary lady. What a nightmare.

I send them a money order (to Kingsbury's office). To be sure, that my payment will be on time, I sent it June 20 (10 days before). In a week I called the customer service to make sure, my money order was received. I was speaking with Marry Franks (ext 105). She said to me, The check will be cached July 1st, and I will see in in my bank records. also she denied to answer me my question, whether they received my money order at all. To all questions - one answer: "call me another day". Then July 2-nd my bank records show, that the payment did not perform so far. I called to the office again. No the reason was "Our system is down, we can do nothing" - in very rude tone. On my question, whether they received my money order - the same answer "our system is down" - even more loud, then first time. Then I asked, whether my payment will be considered as late one, Marry Francs said that I do not totally understand her and hanged up. When I tried to call them again - neither customer operator, nor 105 extension replied and I was forced to hear their music few minutes, and got no luck with my questions. So how can any one be sure, even if payment was sent them 10 days before, that it will not be considered as late.

They own about 20 apartment buildings in Lincoln Park and Lakeview of various styles. Call them, tell them what you are looking for, and they will drive you around to a variety of apartments. My experience: they gave me a rent.com $100 rebate, $250 off the first month's rent, waived the credit check/application fee, and were nice and no-pressure. They own the buildings so you don't have to pay the Chicago Apartment Finders higher rent.

Ask yourself that when you're about to sign on the dotted line. Unsafe conditions, broken laundry facilities that never get fixed, stolen personal property and unsanitary property would sum up my experience with PPM. I've tried calling and writing, now guess I'll just show up and try to resolve these issues in person. Unsafe Conditions - Locks that don't properly lock on security gates, deadbolts that come unscrewed from your door and gaping holes left between door frame and door. Broken Laundry Facilities - Dryers that break and don't get fixed for months (still not fixed). Stolen Personal Property - Recently had a BRAND NEW BIKE stolen from the "secure" bike storage (yes, I had it locked up), now all thats left is the tire, nice. Unsanitary Property - Gaping hole in the bathroom floor and mold growing in my vanity mirror, what a wonderful thing to look at each morning.

Where do I send my formal complaints so PPM will actually listen?

I would suggest talking to other tenants in the buildings before you sign for a year.

i rented an apartment with planned property management for one year, and had a pretty decent experience with them. my place was small, but it was in a very well-run building, which felt safe, clean, and nicely maintained. the agents were usually all very helpful and maintenance requests were answered fairly promptly. the amenities in the building included an indoor parking garage, laundry room, fitness center, on-site management and maintenance, on-site dry cleaners, and on-site convenient store.

I've lived in my apartment building for over 5 years now, and I can sisncerely say that PPM is one of the better-run apartment management companies. The maintenance staff tend to be very friendly and are timely in completing repair jobs. The building is well-maintained for the most part.

The staff at the rental office are quite reasonable in negotiating rent increases. I've always conferred with them every year that there is a rent increase, and they have always been willing to haggle.
