Pavilion properties is the most unethical, scummy, inconsiderate establishment I've ever dealt with. When we moved in we had a broken window, as well as stained carpets. We requested to have this fixed on multiple occasions. Within the first week of living there, we found rodents and bugs. When we reported this, they ignored to address our concerns (violating the lease agreement). After a year of neglect ion and harassment, we moved out, but they charged us for the existing damages to the house they neglected to fix. The "repair costs" was 98% of our security deposit. ($57 divided by 3 people). I'm not only offended, but disgusted. Steve (the owner) is a class a S.O.B. Don't conduct business, I recommend any other realtor in Bloomington, it's NOT WORTH IT!

These guys are awful! The apartment (in an old house) was not cleaned and painted as promised before move in. the clogged bathroom drain reported on Aug 29 was not addressed until Oct 15. There is standing water in the basement (I believe there is mold in the place). Maintenance says it has been there forever. When the keyfob to enter the apartment did not work, they acted like the were doing us a favor to get it fixed! Sewer backup (due to city pipes) covered the apartment in sewage. Pavilion did nothing to clean it up. The tenants had to do everything! They charge extra for everything, even when it is their fault. Not honest and very unprofessional. The software they use to pay rent online does not always work properly. Need to double check. Stay clear of these people or you will regret it.

This was the worst rental experience of my life. I knew something was off from the beginning but I was in such a hurry to find a place that I went ahead and rented from them even though their office staff was so rude. When I was in their office signing a lease, the woman at the desk was beyond rude and unhelpful and it went downhill from there. Over the winter, the heater in the living room was not working. I called them about it three times and they never did anything about it. Someone finally came and then they charged me!!!! They charged me because they claimed nothing was wrong and I had taken time out of their schedule. Who does that?? That was such bs, that heater NEVER worked. There were a bunch of other problems throughout the period I rented from them. They kept bothering me about not paying the rent, when I did it every first of the month. It's a good thing I had duplicate checks and could prove it but it was such a hasle. Before I moved out, I spent about two days cleaning the place from top to bottom, I shouldn't have bothered, they found a way to keep my deposit anyway. Same stupid office lady came over and claimed that the screens on the windows were dirty (they were not) and she argued that the oven was dirty. I used it maybe 5 times the whole time I lived there, I usually just used the range and the microwave. They are beyond dishonest, they treat their tenants like crap and kiss your deposit away right now because they will do all they can to keep it. STAY AWAY!! I understand that many of their properties are close to campus, but it's so not worth it. Save yourself a headache and look elsewhere.

I ignored the reviews and rented from them. Everything everyone says is true. They suck!!! They deposited one of my rent checks from september and they failed to acknowledge it on the tenant ledger. It's so frustrating. I had to go to my bank and get all of the account transfer info to prove that I paid and they deposited the check. They still won't acknowledge it!!! This company is so pathetic and desperate that every few weeks they try to bribe tenants to renew their lease by offering a free meal or apartment cleaning. So it seems like the majority of Bloomington residents already know to stay far far away. This post is meant to be a warning for those who aren't aware of this dispicible company. Not at all surprised to see so many negative reviews here.

Pav Prop has been terrible to work with. Working with Pav Prop has been one giant head ache from day one. Our house was not cleaned or even ready for us to move in on the date that we scheduled months ago. When we arrived the cleaning people were sitting outside smoking and not even working! Since then, there has constantly been an issue every month.

They are nice people that will work with you when a problem is brought to their attention but if your not careful you may be charged for something that is incorrect.

For a family business that has been around a long time - I am highly disappointed and would not recommend them to anyone unless you are looking for a house in a good location and want to deal with your land lord every billing period.

I would never NEVER of rented with Pavilion Properties if me and my husband knew how RUDE and UNCONSIDERATE these people are. First we moved in after a foreign exchange student had finished her degree and we had dirty walls, old carpets, and the place was falling apart. We offered to paint the walls and fix the place on our terms, but they wouldn't allow it. So we lived in a dirty apartment for about 6 months. We paid rent and late fees if needed, but then the office staff would start harassing us telling us to pay or get out! SO get out we did. Mark gave us 5 DAYS! Not a 30 DAY notice to leave! They were already showing our apartment to others without permission, so to handle that we had a friend stay there at our place till we got home. If they showed up or anything he would say I am NOT the renter and that he would call us to confirm that they may enter the apartment. Smart right?? Thanks. But now after a year they contacted our co-signer which is my father-in-law and harassing him almost a year later. They are threatening him saying that his credit will suffer. When we moved out we left it clean and open. They SUPPOSEDLY used our deposit to pay for half rent and damages. NOW THEY WANT MORE MONEY! UNBELIEVABLE! Now they have different staff and so when we try to contact MARK or either one of the LISA'S, they no longer work there!

My best advise PLEASE STAY AWAY! Protect your money, get a receipt for EVERYTHING, use bank statements because their records show wrong information or NO PAYMENTS MADE! If I was going to rent I would consider reading reviews from now on and talking to the attendants before even considering them.

PLEASE GO SOMEWHERE ELSE TO LIVE, THEIR EXPENSIVE, RUDE, AND HAVE NO SENSE OF ORGANIZATION!

You should live in your car before even considering renting from Pavilion! They are highly disorganized, manipulative, and lazy. I began experiencing issues with Pavilion the moment I went in to sign the lease?additional fees, new requirements, and altered terms appeared. Prior to move in they changed the date three times, and then tried to do it again the night before I was supposed to move in. I refused to postpone my move in yet again (it had already been 2 weeks) so I moved into a dirty, unpainted apartment in need of several repairs. The next day, the painter walked into my apartment expecting it to be vacant and found me in a towel?I guess there??s a lack of communication. Needless to say he did not stay to paint and I was assured by both the secretary, Melissa, and the maintenance man that I would not be charged for painting upon move out??I was. I also had to wait over 2 weeks to get repairs done that would make my apartment habitable and the other repairs were never completed. Two months after I moved in, Pavilion began showing my apartment with only 10 minute warnings. I asked several times that they notify me the night before; they did once and then began giving no warning at all. A few months into my lease, my shower pressure and temperature dropped drastically in the course of a couple days. I notified Pavilion and they did nothing. I called every day for three weeks and they did nothing. It reached the point where only a cold dribble was coming from the shower head. I had to call HAND and file a complaint before Pavilion did anything. When they finally fixed it, it took 20 minutes?. Also during my lease a tree fell on my apartment building. It busted a small hole in my kitchen wall and knocked out a window. They never repaired the wall (even though you could see sunlight coming through it) and the window was covered with a tarp. After almost a month I complained that the tarp was not a safe alternative to a window because I live on the ground floor near campus. Their solution was plywood?apparently at $700/mo they cannot afford to replace windows. AND even though I have always paid my rent on time, I received several angry emails about it being past due. I even once received a notice of eviction! After several faxes, emails, and phone calls I ended up getting everything straightened out?each time, however, I never received an apology for the confusion. In addition to the harassing emails you can look forward to Pavilion spamming your email and sending you text messages to remind you of, well, nothing. And of course, when I moved out I did not even get back half of my deposit?I expected that though.

I have lived here with my boyfriend and my dog for a few months and I love it. I have been a renter in Bloomington for 3 years and this is my favorite place thus far, especially after living in the hell hole I did last year. Office staff

Anybody that is writing a good review for this company is either a) being paid by them to do so or b) management themselves. There is nothing to like about this business. We had a broken dryer the entire 12 months I lived in the apartment and called for them to fix it on a weekly basis. I can tell you that I moved out a month ago and that dryer is still not working.

Pavilion Properties Bloomington has been good to me. Maybe I??m lucky? A lot of people have complained about moveout costs and not getting their security deposits back. No problem here. I??ve seen a lot of my fellow classmates completely trash their places during parties and Little Five, but not I. Would I want to live in a Pavilion Property forever? No. I??m graduating and leaving Bloomington, but it was a nice place while I was here.

I'm a junior at IU. I appreciate the fact that Pavilion Properties does not treat me like a "stupid kid." Other places I've lived in Bloomington blamed any issues on the fact that I'm a student and probably did something stupid to cause it. The workman, Larry, is so nice. He is always willing to help us out. He changed our light bulbs the other day because we could not reach it.

The apartments are clean and very close to campus and the bars. Anyone interested in renting should meet the staff first. They are very nice but their rules are strict.

For those of you looking to rent and want a great company, then read on...Most of the reviews you read will be from college kids who got caught up in partying instead of the real world. I have been a tenant of Pavilion for awhile. I have never had a problem with office staff, maintenance or owners. The thing is, you go over your lease with them....read it...ask questions...pay attention. I pay my rent online and it's very easy. My apartment is a good size. Although not huge its good for a college kid just starting out. I expected to have issues at some point and they were addressed. If you are looking for someone to cater to your every whim, then stay home with mommy and daddy. I am very happy with how I have been treated and would recommend Pavilion to anyone looking to experience college life in a great college town.

Very cool place. Like the modern feel and free internet. Walking to class is so easy and they had underground parking too. I love Bloomington and this place makes it easy to be apart of that is good in Bloomington.

I have been a tenant with Pavillion since August of 2010 and have been very satisfied. The office staff has always been helpful and quick to answer the phone. I have never felt rushed or put on hold even during the rush of move in week! The maintenence is very satisfactory and timely. All of my requests have been resolved the same day (even during move in week!!) I have been very impressed this winter with how quickly the sidewalk and stairs to the apartment have been shoveled, usually before I even go to class! I feel that the company is very fair and I have no complaints. I pay my rent on time and treat the property with respect and have recieved only respect and fairness from the company in return.

This is my first year renting with Pavillion and so far I have had a really good experience. The staff that we have had contact with, which would be the ladies in the office and the maintenance guy have been great. The ladies are great about contacting us when needed and great at meeting our requests when we have them. The maintenance guy is a great guy and very good about getting to things quickly, especially if it is urgent. He has been by within 2 days for everything we have called for and less time for important things, like when our AC stopped this summer. This is my first year renting with Pavillion and so far I have had a really good experience. The staff that we have had contact with, which would be the ladies in the office and the maintenance guy have been great. The ladies are great about contacting us when needed and great at meeting our requests when we have them. The maintenance guy is a great guy and very good about getting to things quickly, especially if it is urgent. He has been by within 2 days for everything we have called for and less time for important things, like when our AC stopped this summer. WATCH OUT!!

I just received my security deposit check from Pavillion and could hardly believe it when they charged me with a $213.40 Painting Fee and a $165.00 Cleaning fee.

I can tell you that the apartment WAS SPOTLESS (we cleaned all day - everything) and to charge us a Painting fee when they have to repaint the apartment before the next rental anyway (or at least they should).

They even charged us $2.00 for the Envelope and postage to send us the check? huh? they can't afford it?

Shocked that the did not bill me for the electricty they used when they had to turn on the computer to generate the letter they sent me...

This was my first time using Pavilion Properties and Jenny was AMAZING!!!! I am not the most easy person to work for b/c I have a huge wish list in looking for an apartment. to top it off i hate my current place (Bradford Place...dont move there) so i am more picky then normal. Jenny was very professional and she had several phone interviews with me to get a true sense of what i was looking for. other leasing agents that i have used in the past have only shown me 3 apartments and usually one will be in my price range and be gross and then the other two over my budget but beautiful.
Jenny took her time and spent all day with me showing me 5 places that not only meet my list but also were all in my price range. i felt like she truly understood me and what i was looking for and she came up with amazing options that surpassed my expectations.

i think Jenny has found my perfect home away from home, but if for some reason i do decide to move again i will only be using her to help me!

Mark never tries to calm me with sales pitches or endless chatter, he is a man's man and understands me right away. We decide on two places two visit on Saturday, after limited email exchanges (because he sent me options that fulfilled my requirements.

Saturday morning I viewed two places - two EXACTLY PERFECT places I could have lived in either - By Saturday afternoon the rest of the team at Pavilion Properties handled my endless bitching, moaning, and whining with SMILES while I filled out my paperwork to my sweet new pad. I love my new home - everything I wanted - Big windows, nice building, hardwood floors, in unit laundry - awesome kitchen - I mean the place rocks.

Everything you're reading is true - the people at Pavilion are grade-A morons. Knowing that, though, makes working with them easier, which you may end up having to do, since they do rent a fair number of properties around the college. Basically, get a receipt for everything, and keep all paperwork (plus, I'd recommend making your own copies). Their "accounting system" is basically a word document which is sometimes updated, but usually not. As a result, they never have current payments down. Like almost everyone else who's posted a review, and like other people I know who have rented from Pavilion, I've had to show them receipts of rent paid for the last 3-4 months, several times, because they keep saying "well, our records show you haven't paid". Some people who rent from them pay 3 or 6 months at a time, to avoid going in to the office.

Part of the problem is that the older woman running the show is clearly out to make as much money as possible. As far as I can tell, she's the source of the silly charges and general incompetence of the place. From my interactions with her, she clearly has no ethics, and just wants to get as much out of the college kids as possible. If you can avoid talking to her, do so. The other folks there, while also incompetent, are generally trying to be fair, while that lady is actively trying to nickle and dime you.

That being said, the apartment we're renting is nice enough, and deserves far more than the one-star rating I'm giving, which is a reflection on Pavilion's administration, not its properties. The apartment is close to campus, roomy, has good heat and a/c, and overall everything works. I'm glad we have it. So, you can certainly get a decent place to stay for the year from Pavilion, but just get receipts for everything, keep all your paperwork in order, double-check everything they say/charge, and have some patience going into the office, knowing that you are dealing with some of the most incompetent people you'll ever meet.

Pavilion Properties is a sorry excuse for a management company. I will never lease from them again. I've received not one, but three late rent notices in one year from them. Each time, they accuse me of failing to pay 2-3 months rent, I've e-mailed them copies of my checks, copies of my bank statements which show the checks were cashed, copies of the receipts THEY gave me, and they have still insisted that I owe them $1800. It's absolutely horrible, and now they are doing the same thing to my subletters.

They refuse to take care of my maintenance complaints, the only dryer in our building has been broken for months and they refuse to fix it, and they have not had the cleaning crew come out to clean for months. The hallways are covered in dirt and dust, so much so that it's a health concern to anyone with asthma/allergies.

My recommendation to all current Pavilion tenants: Skip complaining to IU Legal Services and go straight to the Better Business Bureau and to the Attorney General of Indiana. I certainly am. And while I'm at it, I'm also recommending that that the IRS audit Pavilion, because they keep shoddy records and are clearly trying to defraud their customers.

My roommates and I had a great experience. We lived in a great new place downtown that was very clean and you could tell they painted the apartment before we moved in unlike the last place we lived in. There were a few small things that needed fixed and they fixed them relatively fast. At the end, we received almost all of our security deposit back. I would definitely recommend Pavilion!

Stay away from Pavilion Properties! After moving in, it took 6 weeks (and numerous phone calls on our part) for them to finally come fix what was in disrepair. Over our horrible one-year stay we never received any notification for all the times they showed the apartment. Our first indication that things were going to be bad was probably when we were charged a non-refundable deposit of $500 for a kitten + a monthly $35 pet fee. Know that if you have a vehicle, they also want to charge you a monthly $25 parking fee while parking on the street is free! The rent has to be paid on the FIRST of each month at the VERY LATEST, if the first happens to be a holiday or a Sunday, and you're paying on the second, you will be charged late fees (other places in Bloomington wait until the 3rd-5th before charging late fees, which makes sense when you're getting paid on the last day of the month as it is the case when you work for the university). On our final month of rent, our check bounced due to a mix-up at the bank and we went to pay the rent in cash the following day. Needless to say they took the cash... but then tried to cash the check even though they knew we had already paid! This resulted in multiple fees from the bank... but also from them! They charged us for each time they continued trying to cash the check in vain. Finally, whereas we turned in the apt extremely clean (which is almost ironic given that we had first gotten it with dirt and mold all over the place), they charged us the whole deposit ($600!!) for "cleaning" and of course refused to produce the bill...

They did not tell us until we moved in that we had to buy renters insurance, charged us $50 to screw some screws in a door that was broken when we moved in, and treated me and my roommates with disrespect. This company is honestly the most unprofessional and shady business I've ever dealt with. They will randomly charge you for something (they never tell you what it's for), don't send out a bill and then you are notified 3 weeks later that you have a 200% markup on the fee, which is what they call the late fee. Pavilion Properties try to charge you for services dishonestly. Last winter I heard a big commotion outside and discovered that a snow removal company was trying to clear my already shoveled walks. I told them to leave and immediately called Pavilion, who said they would make sure I was not charged and I never heard anything else until APRIL 3RD, when I got an abrupt email from Mark Hoffman telling me I had a balance on my account of $133 for snow removal service and I better come pay it to avoid more fees. I called their office, the girl couldn't help me, I emailed him back explaining that I didn't owe anything. No response. I emailed again several days later. No response. I have cell phone records showing the phone call and a dated digital picture of my boyfriend shoveling the walks himself. I refuse to pay this but I anticipate them resorting to legal action.

On another note, when I called to let them know I wouldn't be renewing my lease, I was tersely informed that my house was already rented. Really? Cause there was never a sign in my yard, and I was never made aware that my house was being shown. I work a lot and I'm guessing that they were parading people in and out of there as they pleased.

Do not rent from Pavilion Properties. There are many other reputable, honest landlords out there who have their act together.

the office staff seems nice at first but literally they have a devil lady working for them, that is the rudest lady i have ever had to deal with. All the staff is very dishonest, and really hard to talk to, especially about problems that arise. The apartment on 521 E. 7th st is poorly constructed, and cheap. Not worth the price, the location is good, but not worth it because you have to deal with these people. When it comes time to show apartments, they just show up there is not privacy what so ever. Very bad communication as well. DO NOT RENT HERE!!! If you do you are going to have a bad experience.

I would seriously avoid renting from these people at all costs. My boyfriend and i have been treated poorly since the day after we signed our lease. From the beginning we were told that our cosigners would be contacted by Pavilion and then we were called and yelled at because our cosigners never came in. We were then told that it was "not their job to call our parents for us," which I'm pretty sure it IS her job. They require literally thousands of dollars before you can move in, which is ridiculous considering the state our house was in on move-in day. The previous tenants left bags trash, broken furniture INSIDE and outside our house. It took Pavilion 3 weeks and several calls and e-mails before they would remove it. They didn't clean anything before we moved in. We had to remove other people's hair from the drain of our shower. It was completely unacceptable. We have only lived here for 3 months and just today a lady came in to our house without calling first to show our house. Supposedly an intern made the call list and put the wrong phone numbers down. It was very awkward and were soon told that we needed to decide if we were renewing our lease or not. After 3 months. The answer was maybe, but after this I can't imagine that we are going to stay.

Outrageous cleaning and painting charges for a rental house that was already clean upon move-out. Cleaning charges: $350 carpet cleaning: $175, painting charges: $475. Management refused to produce invoices or expense receipts to prove the actual cost of these services. They also charged a $90 fee for 3 holes in a bedroom carpet that had been listed on the move-in inspection report as having been damage from a previous tenant. They refused to refund the $90. Outrageous expenses equivalent to robbery.

They also charged a $90 fee for 3 holes in a bedroom carpet that had been listed on the move-in inspection report as having been damage from a previous tenant. They refused to refund the $90. Outrageous expenses equivalent to robbery.

Do not live here! The cockroaches are horrible and the management is extremely slow and incompetent in fixing problems. They leave their trash behind when they do get around to fixing something. They do not enforce their own rules. This is not a good/safe place to raise a family.

Do not rent from the Hoffmans (Pavilion Properties). They are extraordinarily dishonest people. We rented from them several years ago and our pipes spontaneously burst during the winter. The repair man who fixed them told us the problem was old and rusty pipes, but despite this diagnosis by a professional (and the fact that many of the pipes in the apartment complex were subsequently replaced), the Hoffmans charged us AND refused to pay for any of the damage to our possessions. When we pressed the issue, they charged us EXTRA for legal fees in order to discourage us from pursuing the issue further, which worked since we were poor students.

Two more problems we had in the same apartment (including a hair-clog in the shower which they blamed on us -- two guys with BUZZCUTS) ended in us paying for their repairs again.

Indiana University legal services (whom we enlisted to help us) informed us that they had gone through this many times before with these people and that the result was ALWAYS the same: Pavilion was able to out-fight them because of their tenants' inability to compete with them financially (by hiring a lawyer) and, therefore, the tenants always lose AND end up owing more money.

Again, do not rent from these people. They are the epitome of the "slimy landlord." If you have no problems with your apartment while renting from them, you may be ok, but you are rolling the dice. It's best to be on the safe side and go through many of the HONEST Bloomington landlords.
