Tenants or OWNERS alike... please DON'T do business with Dorfman. The kind of service they provide is very poor. Slow, irresponsible and ill-mannered staffs. I have dealt with Miriam Ader and she made me sick. Throwing blames, excuses, excuses, excuses. Their fees are relatively HIGH, and they ask for everything upfront. Won't work to pick up keys and unhelpful in giving information how to set up utilities. Please anyone who had the same experience please chime in.

Recommendations: Paul at Dawn till Dusk, or Mike Taylor at Red Door Mgmt are better.

HORRIBLE experience. It's 8 degrees outside right now & I am sitting in an apartment w/ no heat or hot water. 9 days ago I requested maintenance in my apartment because my heat was not working properly & my hot water was going out. Bad combo. 4 days later, I still had not seen anyone from maintenance & my heat & hot water were still not working so I went to the office & asked if I could get an ETA on when these repairs would happen. I was told soon. 4 days after that I was still having the same issues & had not seen maintenance yet so I called the downtown office, always a treat since they are hands down the rudest leasing staff ever assembled, & was treated like garbage & told that they had no idea what was going on but they would call Andy, the maintenance man. Well, on day 8 Andy finally shows up to my apartment but is baffled by what could possibly be wrong. I leave for work while he is "working" on my issues. I return gone to a note on my door that states that he's looking into getting me a new hot water heater & doing something about my heat. Well, he did something about the heat alright, he broke it completely. It's below freezing in my apartment. So, I call after hours maintenance to see what they can do for me. After over 2 hours of trying to get someone to call me back I get my answer, NOTHING. Despite the fact that its one of the coldest nights if the year & by Indiana law they are required to provide me w/ adequate heat & water, they decided that no heat in freezing weather conditions is not an emergency & they'll get to it when they get to it. This is just 1 of many shady, rude, awful experiences I have had w/ this company. I would recommend it to no one ever. Stay away, they're slumlords. No joke. I'm sad I have to give them even 1 star. I'm paying to live like a homeless person.

Rented a duplex in broad ripple for a year through Dorfman. They seemed fine while living there although the house was in poor condition.
Our biggest issue with them was in getting our security deposit back. In total we gave them $825. We were made aware they would deduct from that for carpet cleaning (not that you could really do anything to the carpets since it had been warn down from likely many years of abuse/neglect). This cost us $193... Are you kidding me? They also charged us $60 to replace a set of 'dirty' window blinds. The last charge $50, was for the removal of a broken washer from the basement that was present when we moved in! Since they didn't include it in the initial lease we ended up replacing the broken unit out of pocket.
All in all if you have other options for living in the area, take them.

It might be a good idea to post responses on here if these negative accounts are actually not true. Helps those that may rent from you in the future. If there are no rebuttals, I'm inclined to believe what is being said.

I have lived in a Dorfman Property apartment for a year and have been pleased with my apartment and the Dorfman staff. I love my apartment and haven't had any problems since moving in. When I was looking for apartments, I read some negative reviews and was initially hesitant to sign, but I am very happy I ended up going with Dorfman. You can't beat the location of my Broad Ripple apartment or the price. Most of the apartments in the area charge a lot more and everyone I have worked with (especially the on-site maintenance) have been wonderful.

I haven't moved out yet and will make sure I have a walk through to see what I need to fix to avoid charges as per the advice of the previous post (thanks for the advice!), but I don't anticipate any problems with getting my deposit back.

You can't beat the location of my Broad Ripple apartment or the price. We needed to move ASAP because my family and I were staying at a hotel (we are from another state) and the Dorfman staff were excellent! We had appointments to see several houses, but after seeing only 2 we decided to apply for one. The entire process took only 3 days! They were so nice and helpful, it was a great experience.

3 years ago I rented a property from Dorfman's. In that 3 years I have never had 1 negative experience. From the office staff to maintenance to the leasing agents everyone has always been delightful and very pleasant to deal with. Anytime I have ever had an issue it has always been handled efficiently and very promptly. When I rented my home 3 years ago I looked at many properties and found Dorfman's homes to be the cleanest and nicest of everything that I saw. I for one am a very happy tenant and I thank Dorfman's for doing a great job!

Luckily, we had a lawyer who was willing to fight for us. We had a leak , called them , and a week later someone showed up. The carpet was dry by then as it had stopped raining. We have been charged $65 for their contractor coming out and not finding anything. They say it was a damage call and we are responsible since they couldn't find an active leak. If we do not pay it in 11 days , they will deduct it from our next months rent and consider our rent delinquent. We have it in writing that we are disputing their claims we caused the damage but they don't care. We were also told , if it happens again , they may take another week to get out ( despite thier guys telling us to tell them they needed to come out before it was dry)and we could be charged another $65. I was told on the phone today they do not maintain the properties , tenants are supposed to and that there is no :normal wear and tear". I was also told , any damage from the leak is our responsibility , not theirs. These people are crooks. We pay almost $1200 a month and had a 1474 security deposit. If I had read even half these comlaints before signing the lease , we would have looked elsewhere. Office people are beyond rude. Unfortunately , we have a 12 month lease. Our previous landlords told us that my roommate and I were the best renters they had ever had. Dorfman is the exact opposite. They were attempting to charge my roommate and I $1,300 for ""damages"" including $200 for re-touching paint, $750 for purchasing a brand new stove for the apartment, $150 for housekeeping (which we did prior to turning in the keys) and $60 for carpet cleaning for one bed room which measures 10x12'. After we rebuttled the charges, they stated the $750 for the stove was a ""typo"" and should have been $350. They are still charging us for the stove, cleaning, and paint retouching; and keeping our deposit of $600. BEWARE RENTERS. THESE PEOPLE ARE NOT TRUSTWORTHY.

So i moved in w dorphman in march of 08 i believe. I lived on Perry Pines Ct for almost 2 years. In the two years we lived there we had nothing but problems. We paid 1095 for rent and we never a day late or a dollar short on our rent. So we were not scum that didnt pay their rent or bills. About a year into us living there we found out we lived in mold and it was bad enough the owner paid for us to stay in a hotel which was nice but very hard due to being pregnant and having a big family and my son had asthma it was a nightmare....then we had nothing but problems w the electrical and they sent out a man named barnard about 5 times and nothing ever got fixed then a few months later our home shorted out and caught on fire the whole front porch and siding...then we called 911 and Dorphman Carrie returned the call and was very rude... she said its to late and blah blah...it was like 10 because we were watching american idol...then it took forever for them to fix that issue...Upon move in they were supposed to paint outside and redue deck and that didnt happen until like 3 months after the mold issue...we were put in a month to month to lease and then they tried to make us sign a paper to go back into a lease and we never signed it..so when we gave them our 30 day notice they sent us a note stating we were breaking the lease and crap so i then faxed them a copyof the month to month lease and the paper we never signed so they had to let us move and not be held responsible...so upon moving out we cleaned and had caperts cleaned and replace blinds and covered all of the nail holes in the house..maybe missed a couple but no more than 5-10 i can say for sure because my whole family was there helping me..the only thing not done was i didnt move the stove or diswasher to finish cleaning under them.. and the walls were white obv need to be repainted after 2 years of living there but not to bad..so we then get a letter from them saying they took our 1100 dollar deposit and we still owe them 580 for some crazy stuff....like we didnt have our carpets cleaned when wwe did and for the removal of our own landscaping bricks... these people have lost theie mionds so we go to court april 13th and i hope they are ready for this.. we have our neighbors and all family going because the capet company had to use the neighbors water spicket and all faimly was there to help do these people lost therie mind not to mention we replaced the sump pump and it took a year and alf to get that back because they lost the recepit and only gave it to us because i threatened to take em to court....so they company is crazy but i have pics and all receipts and 13 witnesses so Dorphman can bring it but im not scum like they think...the owners seemed to be good but they live in california they have no clure what is going on w their property so they need to make a suprise visit and look at them i drove past the house this past weekend and there was like 5 hillbillys sitting in yard drinking and hootin and hollerin and they wanna do this to us they have no clue.... not to mention we put a fence in the yard and all they have nerve....

We paid 1095 for rent and we never a day late or a dollar short on our rent. So we were not scum that didnt pay their rent or bills. About a year into us living there we found out we lived in mold and it was bad enough the owner paid for us to stay in a hotel which was nice but very hard due to being pregnant and having a big family and my son had asthma it was a nightmare....then we had nothing but problems w the electrical and they sent out a man named barnard about 5 times and nothing ever got fixed then a few months later our home shorted out and caught on fire the whole front porch and siding...then we called 911 and Dorphman Carrie returned the call and was very rude... she said its to late and blah blah...it was like 10 because we were watching american idol...then it took forever for them to fix that issue...Upon move in they were supposed to paint outside and redue deck and that didnt happen until like 3 months after the mold issue...we were put in a month to month to lease and then they tried to make us sign a paper to go back into a lease and we never signed it..so when we gave them our 30 day notice they sent us a note stating we were breaking the lease and crap so i then faxed them a copyof the month to month lease and the paper we never signed so they had to let us move and not be held responsible...so upon moving out we cleaned and had caperts cleaned and replace blinds and covered all of the nail holes in the house..maybe missed a couple but no more than 5-10 i can say for sure because my whole family was there helping me..the only thing not done was i didnt move the stove or diswasher to finish cleaning under them.. and the walls were white obv need to be repainted after 2 years of living there but not to bad..so we then get a letter from them saying they took our 1100 dollar deposit and we still owe them 580 for some crazy stuff....like we didnt have our carpets cleaned when wwe did and for the removal of our own landscaping bricks... these people have lost theie mionds so we go to court april 13th and i hope they are ready for this.. we have our neighbors and all family going because the capet company had to use the neighbors water spicket and all faimly was there to help do these people lost therie mind not to mention we replaced the sump pump and it took a year and alf to get that back because they lost the recepit and only gave it to us because i threatened to take em to court....so they company is crazy but i have pics and all receipts and 13 witnesses so Dorphman can bring it but im not scum like they think...the owners seemed to be good but they live in california they have no clure what is going on w their property so they need to make a suprise visit and look at them i drove past the house this past weekend and there was like 5 hillbillys sitting in yard drinking and hootin and hollerin and they wanna do this to us they have no clue.... not to mention we put a fence in the yard and all they have nerve....

That said here is why I have filed a BBB complaint and a police report against Dorfman.
First issue we had was sewage backing into the bathroom fixtures and overflowing to flood into the vent system and leaking through to the first floor and backing into the kitchen. This was reported to Dorfman and they took 9 days to fix the problem. 9 days to cleanup backed up sewage. This in an of itself was a violation of multiple health codes and Dorfman was disrespectful to both tenants while trying to solve the problem. Next the AC unit was not working in the summer of '09. Dorfman was contacted and had it checked out, after 3 months of phone calls they ignored the situation and we let it go due to the temperature dropping for winter. Spring of '10 we called about the AC again, people came again to look at it and told us and Dorfman the unit was broken and needed replacement. Dorfman promised us 2 weeks til install of a new unit. It took them 3 months. 3 months of 100 degree temperatures in the house. Next we had someone enter our house without notice, which is a violation of Indiana law, and left a threatening and rude handwritten note inside our home saying our lawn was ""out of control"" our yard is maintained weekly and has been since we moved in. When we called the rental company to discuss why they had entered the property without notice they screamed at both tenants, used profanity, refused to offer their name or the name of any supervisors, and threatened eviction with no grounds. This rental has been a NIGHTMARE for what was otherwise a decent property. I strongly advise you to review your lease before signing with Dorfman, they specifically add in a line that is legally VOID and try to pressure you into abusing this. It is under the entry restrictions by landlord I believe number 22 on our lease. Please rent from this company with extreme caution.

When I talked to them, they simply changed. They just said someone else also got approved and will get the house. Although I got approved and it was a done deal, cause they called. Just after hearing my voice, accent they did not want to do anything with us. So long as my wife talked to them it was OK. Of course they won't return the money either. I am calling the Channel 13, and just hired a lawyer to file discrimination suit.

I can not say enough bad things about this company...Everyone I came in contact was beyond rude and acted like I was a burden. When I finally got an appointment I was just told to look around the house ...any question I asked was a great inconvenience to her. The next day I went to the office with my application for the home and my deposit in cash. I was greeted with a sign saying ""as of today"" we no longer take cash even though the agent told me cash and the application said cash the rude woman at the front made me drag my children through downtown to return with a money order. I was called a day later saying we were approved. We were told to bring the deposit ASAP because someone else wanted it. My husband talked to them and asked if he could see the house because he was unable to see it before because they do not show anything after 4pm...at that point he was told they would not accept a deposit from him because he has not seen it. he said, ok can I see it? They said, ""we dont have any showing times available."" They were to call us back the next day to schedule a time. Suprise! they didnt call back so my husband called them. They had given away the house!! I know in my heart that it is because he has a accent. They dealth with me all along, a white female and then all of a sudden when they talked to him on the phone, there was a problem. I fully intend to ofile a complaint against them..I also wonder how many $30 applications fees they take before they ""approve"" anyone.....10 people at $30 is $300...good free cash for them.

Dorfman answered my call to view the property at 8:00 pm, then scheduled to show it to me the very next day, when I wanted to view it. I completed the application right then and was approved the same day! When we moved in there was not hot water, they were out within an hour of me signing my lease and got it working for me. I'm getting ready to vacate my apartment in march and can't wait to hear the reasons why I can't have my deposit back. If you by chance have a reason to go downtown and look at the plush office setting, and several BMW'S and Mercedes sitting in the parking lot. Then come and look at the quality, and cleaniness of the apartments in which they claim are at market value with ZERO amenities The cleaning staff comes once a month to clean the stair wells, the grass cutting/snow removal is a complete joke.. I will say the Broad Ripple Property Manager Karen is great and very easy to get along with. If only she could stand up to downtown and put them in the proper place. If you are on the fence or have other options of a house to rent, I highly recommend against Dorfman. If you fall in love with a house you just have to rent from them, I would budget an extra $1000-2000 you will be handing over to them.

I feel the same way as the last poster...my home was changed over to Circle City Management and they don't answer the phone, I have contacted them repeatedly. I too plan to go back to Dorfman once my lease is up. I don't know why the property changed over, but I don't like the new property managment.
