As others have noted, these people are crooks. They will lie just to hold onto your security deposit plus extra $$$$. They are crooks. Do not believe anything else

I moved into the Harrison Apartments in July of 2011. It was my first apartment, a 400 sq. ft. studio the first time living completely on my own. I needed something within a certain price range and close to campus where I could take the bus. The fact that utilities are included in the rent price made it a little better. That summer was one of the hottest summers in Indianapolis, and since theres no central air I thought I was going to bake it was terrible and of course they charge you extra if you want to install an AC. By the fall, I had mice or rats whatever you want to call them. Thankfully I never saw them but they ate a 5lb bag of rice I had in one of my cabinets and at night I could hear them running around under the sink. I was terrified. I had to call them several times before they came and closed up a hole that was under my sink and set up traps.
They charge you $50 if you lock yourself out of your apt, but the doors lock by themselves. After locking myself out the day before Christmas Eve I had to wait 2 hrs. for a maintenance man to come. They will charge you for every little thing, even to change a light bulb! They changed a light bulb for me and charged $3, they mentioned the fee to me once after dropping off my rent, but I forgot to add to next months rent, 6 months later (I think since they knew I was planning on moving out) they left a note on my door saying I owed $3 and a $35 late fee. For THREE DOLLARS!
The washers and more specifically the dryers did not dry clothes at all it was a waste of money. And the basement where they were located was gross, dark, and dusty. Once when I went down to wash my clothes somehow a water pipe had broken and there was gallons water spraying EVERYWHERE. There wasnt any running water for almost 5 hrs. and that wasnt the first time that the water had stopped working.
The apartment often smelled because of all the animals I suspect, my car was broken into and my radio was stolen and more recently I had my tires slashed. Directly behind my apt, was a really sketchy apt and there were various times that men were just standing back there at night.
My friend lived in another Zender property Whitestone on meridian. They were on the top floor and there was a leak from the roof that was dripping down the side of their wall and ruining the paint they never came to fix it, so she insisted they let her move to another apartment in the building. Three months after moving in, they were informed that Zender had sold their apartment to the Childrens Museum, probably to demolish and expand the area.
I have one of those old space heaters in my bathroom. And some sort of heating pipe in the corner of my apartment that makes weird clanging sound early in the morning. These do not heat my apartment whatsoever, and I had to buy a space heater. Now my problems is bugs, I have roaches and them or some other type of bug keeps biting me in my sleep even after changing my sheets, mattress pillows, and using a fogger. I called them to tell them I had roaches after seeing a huge one in my kitchen and they never even came or called me back. Please read these reviews carefully and weigh out the pros and cons. I read the bad reviews but decided to take my chances and am so glad I will be moving out next month. Ive read that a lot of people are not given their security deposit back and charged ridiculous fees after moving out. Im going to make sure to clean my apt from top to bottom before I leave and take pictures as proof.

I rented from zender 3 years ago, at first i liked the place, i like the old building i like the location, but eventually i realized they are out to screw you. I accidentally left my tiny little 1 square inch window cling parking pass (same cheap material those holiday window cling decorations are made of) in a rental car and couldnt get it back. They said it was going to be $50 to replace. They're 3 minions in their main office are completely nonsympathetic, non-compliant, and are totally unwilling to compromise or help you in any way. They are soul-less stonefaced minions and dont even bother trying to speak to higher management or an owner of the place...they WONT let you. You will NEVER see anyone other than these 3 people even if you cuss them out and threaten to call the cops on them. They just insist on getting their money. Ok and here's something else they do....Most of their building are tall walk-ups or whatever, i lived on the 4th floor and the dumpster is in the back of the building so you hafta go down the back stairs with your garbage. Alot of people (including me) put a garbage back or two in the back stairwell (which is old and trashy looking on its own) so that later in the day when we go out we could just take the garbage down then. Yeah so one day i get a letter under my door saying that for every trash bag left in the hallway I would be charged $50 for. Seriously, first of all that means they go through your garbage, better shred any documents you dont want people to see. Second, alot of people put their trashbags back there sometimes, people not even on my floor. Gonna start getting charged $50 a trashbag put there by other people too? I believe lockouts cost you $50 as well so dont lock yourself out of your apartment. I would not rent from Zender i wish i had done some research before I rented from them. They run a bad business. They are sue-happy people, and if you are renting from them you better document and take pictures of everything before you move out. Don't be fooled into renting for the cool old buildings or the nice downtown locations....its not really worth the hassle of dealing with this company

Old apartments that are poorly maintained. The floors and fixtures are old, the plumbing and electric are always needing repairs. Maintenance is responsive, which is nice, and the staff is friendly and polite.

Mice, Homeless People sleeping in the halls and dont tell Zender they basically say take care of it yourself. I dont think ill make it the whole year. Why isnt anybody talking class action lawsuit? Zender Properties abuses the lease that you sign. When you move out they will go after all the money they can get. I urge people not to rent from these CROOKS! My example is as follows:

When I moved out of my apartment, I left it in good condition, I cleaned it and I cleaned the carpets. The carpets weren't in bad shape in any way. A month later i received a bill for roughly $1,000 which included a carpet replacement fee and ridiculous cleaning charges. Basically anything and everything was charged to me. I asked them about the carpets and they said that it was the 'opinion' that they needed to be cleaned due to pet odor. My dog is trained and never went inside. Now, here is the shady part. I requested a copy of the invoice for the carpet, and at first they refused. I said I wouldn't pay untill I saw it. It took them 4 months to give me one. I spoke with my old neighbor, and shortly after I moved out they had people come to steam clean my apartment. Zender charged me for a new carpet when they really just had it cleaned. To cover themselves up they then replaced it 4 months later! When I confronted them they said I had to bring it up in court. Basically they were caught red handed, but instead of owning up they pulled they 'go to court card'.
I have read all the other reviews, and I agree with them all. I would never let anyone I know rent from these scumbags. Please do the same. You may have to pay a bit more somewhere else downtown, but it's worth it. When you look at your apartment at first it may be nice, but then you'll realize how dirty they are. Please, don't give any money to these scam artists.

Yesterday my car was broken into while parked in the underground parking garage at The Admiral apartments. Initially I thought nothing was taken, merely a window smashed.

This morning I realized the garage door opener was missing. I called the police to update the report (and of course still haven??t heard back) from vandalism to theft.

I then called Zender Property Management to inform them of the situation, stating that they should change the code on the garage door so the thief couldn??t just walk back in.

They informed me that I am liable for a $50 deposit on a ??lost? garage door opener unit. I protested that I had not lost the unit, it was stolen, and asked if the fee could be waived.

Later this afternoon, I received a call from one of the agents informing me that she??d spoken with one of the owners, and they were not going to waive the deposit. I told her that was asinine, and a terrible way to treat a resident. I said I refused to pay and hung up.

I immediately drove home and checked my lease. There is no mention of a deposit on a garage door opener. There is, however, a sign in the garage that says the management company isn??t responsible for damage, loss or theft while using their garage.

Fair enough. But it??s still a poor way to treat a resident.

So I drove down to the office to see if I could speak with someone. The agent informed me that there was no way they would waive the fee. I reiterated that while there is company policy, there is also treating residents the right way. She stated that the owner had made the final decision.

I asked if there was any way I could speak with the owner, and she just said ??No,? then sat there silently.

I told the agent that while I understand it??s not her fault or responsibility, I felt it was unfair and uncaring to be treated this way as a resident who pays rent on time and whatnot. She said nothing. By now I was livid, and after some ill-advised bluster to which she didn??t respond, I got up and left the office.

Now, I realize that Zender Property Group indemnifies themselves from loss, damage or theft, and you use their parking facilities at your own risk. However, I think it??s a piss-poor way to treat a resident.

My advice would be, no matter how desperately you may be looking for a place, avoid Zender properties. They will bend over backwards to get you into their buildings, then act like your money isn??t worth a damn when it comes to maintaining your apartment or keeping your business.

Just pay your rent, shut up and deal with it. They are right, you are wrong. Your loyalty and happiness mean nothing, only your money.

Yesterday my car was broken into while parked in the underground parking garage at The Admiral apartments. Initially I thought nothing was taken, merely a window smashed.

This morning I realized the garage door opener was missing. I called the police to update the report (and of course still haven??t heard back) from vandalism to theft.

I then called Zender Property Management to inform them of the situation, stating that they should change the code on the garage door so the thief couldn??t just walk back in.

They informed me that I am liable for a $50 deposit on a ??lost? garage door opener unit. I protested that I had not lost the unit, it was stolen, and asked if the fee could be waived.

Later this afternoon, I received a call from one of the agents informing me that she??d spoken with one of the owners, and they were not going to waive the deposit. I told her that was asinine, and a terrible way to treat a resident. I said I refused to pay and hung up.

I immediately drove home and checked my lease. There is no mention of a deposit on a garage door opener. There is, however, a sign in the garage that says the management company isn??t responsible for damage, loss or theft while using their garage.

Fair enough. But it??s still a poor way to treat a resident.

So I drove down to the office to see if I could speak with someone. The agent informed me that there was no way they would waive the fee. I reiterated that while there is company policy, there is also treating residents the right way. She stated that the owner had made the final decision.

I asked if there was any way I could speak with the owner, and she just said ??No,? then sat there silently.

I told the agent that while I understand it??s not her fault or responsibility, I felt it was unfair and uncaring to be treated this way as a resident who pays rent on time and whatnot. She said nothing. By now I was livid, and after some ill-advised bluster to which she didn??t respond, I got up and left the office.

On Friday, July 30, 2010 while I was driving to work and going west on 10th Street, a Zender Properties car was weaving in and out of traffic going 40-50 miles an hour in a 30 mile zone. The car was going so fast that I could not get the license number, but I am sure that Zender doesn't have that many cars that they cannot find out who this was. We have mice and they are refusing to do anything about it. I am not a dirty person. I keep a clean apartment, but the smell of mouse pee keeps me up at night. These mice will attack you and even bite if they can. The onlything Zender has done to help is send over a drunk maintenance man to drop off three traps. He wouldn't even come inside to set them out.

The mice oroblem is just another tuesday with these people. Our roof caved in and it took them two weeks to fix it. PLEASE do not rent from these people.

I rented two places from Zender. I was a young, single, college student and the locations and apartments seemed decent. In my first place, I had to repeatedly call the cops because I lived next to a half-way house (they never told me this when I asked what the building was next door). Also, there were street people that somehow got into the building, hung out in the foyer (one night I saw a transvestite prostitute soliciting business in the foyer when I came home from work...that was fun). I also caught someone smoking crack in our laundry room. They didn't care about any of these concerns and left it up to us to defend ourselves and call the authorities. That was the property from hell
Then, I moved to my second property, the Dartmouth. Better location, not such a dangerous area. I lived there until I bought my first home and negotiated a deal with them to find a person to re-let my apartment so I could get out of the lease. When I left, I cleaned that place spotless. I didn't take pictures, although I know now I should have. I never received a bill or anything. Months passed and then I received a letter from the courts declaring that I lost a judgement and owed them money. Apparently they had been purposely sending the paperwork to the incorrect address (I forwarded them the proper address) so that I wouldn't respond and be forced into payment. After months of battling them, I finally bowed down and paid them almost $1000 (FOR NO REASON WHAT-SO-EVER). They are CROOKS. There lawyer is shady and they have the court system on their side.
As far as the person who said we are being sladerous and they are a great management company... I understood that I wasn't living at "mommy and daddy's". But I did understand that I was entrusting my safety and well-being to these people, whom I paid my monthly rent to on time, and they broke my trust time and time again. As consumers of their products/services, we have the right to tell others to steer clear. That is not slander. That is excercising my American rights.
Bottom line: do not rent from Zender!!!

I was renting a townhome with Zender in the Raleigh building from '07- '09 and it was 2 years of hell! It was an awesome apartment that I loved so I tried to work with them. The apartment flooded in different areas over 30 times I would estimate, the last 3 times the entire downstairs flooded. I always called maintenance immediatly because of the mold remediation codes. Sometimes it would take them a couple days to come out and I would have to continue calling. Long story short, after the entire downstairs (900 sq ft) flooded I found black, white and green mold everywhere! There were slimy mushrooms growing outside my door it smelled aweful and was just unhealthy. I was refused the right to talk to the owner and they kept sending out maintenance people that didn't know how to clean mold, they painted it! I ended up having the health dept come out and they cited many things and came back 30 days later to find these things hadn't been fixed and began preparing to take Zender to court. One thing they said was that the carpet downstairs must be replaced. I ended up buying a house because working with these people was not getting anywhere. I left my lease 1 mo early and skipped out on 15 days rent because my apt was still mold infested. Now they are trying to sue me for $3000 something dollars. This includes the remainder of rent on my lease and like $1500 for the carpet downstairs that got flooded that the health dept said they have to replace??!! They said I made it smell aweful in there and ruined the carpet, when actually the apartment was very clean when I left, I even shampooed the carpets. When you own buildings this old it is important that you maintain them and that is what Zender is obviously not willing to do. I found an article online that they have had there properties up for sale now for a couple years and no one will buy them. I think that they are trying to get out as cheap as possible by not repairing things as they should. Trying to sue people for their mishaps and negligence is a perfect example of how greedy people do business. Spare yourself the time money and possible health problems and find some where else to rent.

I was living in Indianapolis for grad school and moved from a larger, lovely apt (Stonebridge owned by JC Hart - wonderful!!) into a small 1 bd. Although the staff seemed nice at first, the Zender management staff was incredibly rude, untruthful, inflexible, unprofessional and uneducated.

READ THEIR LEASE THOROUGHLY!! There were problems regarding pets, even though the apt was advertised as a "pet friendly" location. When I was informed that I was in violation of the pet policy, I tried to talk to supervisors and was told that was impossible. During the same conversation, the staff member hung up on me.

When parking was initially "infinite" and I was told that I could have "as many cars and pets as I wanted," the parking policy changed midway through my lease, allowing only 1 permit per person on the lease. This did not accommodate my roommate's car, forcing us to share the 1 parking pass and use street parking several blocks from the apt. Cars were towed if parked in front of the building (mine included).

Finally, before I moved out, I was informed that the future tenant liked the paint colors I had chosen and requested that I keep them "as is." As a result, I was given 2 letters reminding me NOT TO PAINT, to satisfy the new tenant's request. After faxing a copy of the letter stating that I should not repaint, I was charged my entire deposit for a REPAINTING FEE! This company is poorly managed, totally uninformed, and they don't seem to care AT ALL about their residents. If you chose to lease with Zender, READ THE ENTIRE LEASE and be aware that the RULES WILL CHANGE MID-GAME. No one deserves the kind of treatment dished out by this unprofessional, uncaring and dishonest management company.

They are the worst property management I have ever seen! Our building is falling apart, the lights short out an will one day cause a fire. Worst of all it is filled with roaches!! AVOID ZENDER AT ALL COSTS THEY DO NOT CARE ABOUT YOU!!

Renter beware! Tried three times to get the roof leak fixed so the brown goo that came in when it rained would not get on the carpet, they never fixed it and then charged us for those spots on the carpet when moving out. Said they had no record of us calling for repair...how convenient. We totally cleaned the apartment (there wasn't even a crumb left behind) when moving out after only 6 months, and they still charged us the following: $40 to clean the stove/oven $35 to clean the refrigerator, $15 to defrost the freezer, $20 to clean the sink, $40 to clean the tub, $25 to clean the toilet and $105 for the carpet spots...that's $280 for cleaning an apartment that was left clean!!! When asked to see the pictures they supposedly took, they could not produce them...again, how convenient. Unfortunately, we did not take pictures either, or we would have had a show down in court. If you decide to go ahead and rent here, be prepared to just live with stuff that needs fixed, and pay alot when you leave. Oh, and be sure to take lots of pictures for when you go to court. My recommendation, find another place to live.

After this point, they refused to accept the check I sent them. I am out of town a lot and I basically live at my girlfriend's apartment so I didn't return to my apartment until mid December to find my locks changed. I had been evicted. Now I owe them $3000 plus rent for every month until the lease is up or they rent out the apartment. It will cost me another $350 to get my stuff out of storage. I may have been a flake but I was always good for the rent and never bounced a check.

I've read some bad reviews about Zender Properties.I personally think they are a great company to lease from.I've been late on my rent a couple of times and they bent over backwards to work with me.They have to be the most understanding lease company I've ever come across.Any issues I've had were taken care of quickly and effectively.The fact they allow pets at no extra charge is amazing.Try to find that someplace else.Some of the things people are putting in their reviews border on slander I think.I'm guessing they are tenants that needle the management to death about every little thing.Quit being so picky.This isn't your mommy or daddy's place.Maybe your just too spoiled. I have a nice place with good quiet neighbors.Is it perfect?No,but it's nice,secure and the management is awesome.

Zender property provided poor service and cheating tenants deposit, when I moved in, there was missing shower rod, and I told the leasing office about it, they forgot to order. When I moved out, they cheated my deposit, charged me $115 for cleaning fees. I hire people to do cleaning all the time, I know it will take less then 1 hour to clean the 4 items that they charged me. (only top of stove I did not use oven, sink, lavatory, countertop). It is owner responsible to provide final cleaning everytime tenant move out. When leasing, the agreement stated deposit as "damage deposit". Not "cleaning fees"!! They charged me $115 for cleaning that I think that 4 small items cleaning may only cost $20, less then one hour of work.
Please do not live at Zender properties, they cheat your money!!! Zender Properties cheating tenants deposit, my advice to you all is please go to look for apartment somewhere else.

okay, so i moved to this city last year for work and i found an apartment across from work with Zender. i apy my rent on time, and never had any issues. a few month back i started to look for a house to buy, and found one two month ago... i made an offer and it was accepted...

i am a disabled veteran and am using the VA home loan to buy the house. now if you are a veteran, you know the VA is not the most efficient entity out there... and poor me had soem issues with the VA apprisial, which came below the sales price. Naturally that stopped my progress in the track and i needed an additional month to live in my current apartment to get things done.

i called zender and they told me that i have no rights to the apartment after my priviously disclosed move-out date. if i stay in, i will have to pay them 200% rent per month. i told them that i have no solide friends here and have no one to help me out... they said that they have rented the apartment to a college student who is living with her parents now and wants to move in next month...

while i understand that zender needs to make money, but how serious is a college student's need with parental support in a city she knows well??? how serious is it for a disabled veteran who knows no one and does not have any support???

and the best part??? is when zender actually told me that it just comes down to black and white, ink and paper, money is the bottom line...

so now, by the end of the month, i will be homeless thanks to zender... and this college kid will have her apartment to host her graduation parties...

wonderful... i guess that's what freedom is... money...
