This place is horrible. Honestly. And I haven't even moved into the house yet! Our lease was supposed to start August 1, and they e-mail us TWO DAYS BEFORE the lease starts. We have been calling them (which they hardly ever call you back, and barely ever answer their phone in the first place) and have been trying to get things in order, since we never got ANY sort of information on what we are supposed to do on check in, and turns out there are forms we are supposed to fill out before we can get the keys. Well how are we supposed to fill out forms if we don't get them until the two days before when they send our the "Check-in Reminder." Not to mention that one person in the office will tell you one thing, and you talk to another and it's a completely different story. Absolutely frustrating.

I don't know how much I can stress this, DO NOT RENT FROM THIS COMPANY!! I will be severing the lease after the year I've already signed. I should have listened to the people on some of these websites who had rated them low. Believe me, stay as far away from Alliance Property Management as you can.

Anyway....Worst excuse for a business I have EVER seen. They charge you $300 for "cleaning." I sure hope the people who lived there before us didn't have to pay that, as when we moved in we found CAT FECES in one bedroom and urine in another. Then we found out the house we infested with bed bugs and brown recluse spiders. Had to go through a huge battle that almost led to us seeking legal council before they finally decided to do something about it. There was not one month that went by where we were not dealing with rude/incompetent staff, problems with the house or bugs. The only person who seemed interested in helping us the whole time we lived there was the maintenance man. He was kind and very quick to install a light in the back after our car windows got broken in the dark alley by someone. When move-out came, our deposit was screwed up, they e-mailed endlessly saying they did not have our forwarding address even though we called four times to give it to them. Also, it is apparently quite hard to take the little plastic cap off mini blinds, slide them in, and put the cap back...because they charged us $115. STAY AWAY STAY AWAY! It is truly just a matter of time before they are caught practicing unethical business standards. It sure seemed that way for us. AWFUL!!

DO NOT RENT FROM ALLIANCE PROPERTY MANAGEMENT IN MANHATTAN, KS!
The company, although they put on a nice facade, they will take you and break you. I thought they were a decent company and, as many people, I disregarded the awful reviews I read online. I assumed "those people" writing those reviews left their apartments trashed and damaged. We however, did not leave our apartment neither trashed nor damaged, but in better condition than at move-in (where there were purple stains on the walls, missing outlet covers, MOLD in the shower, spider webs in all corners, and trash remnants from the previous tenant...all this after I was "assured" that the apartment had been thoroughly cleaned and sanitized by the office!).
They took ALL of our security and pet deposit and sent us a bill in the mail, instead of the security check I was expecting. In hindsight, I would rather PAY MORE MONEY with any other company than EVER rent from Alliance Property Management in Manhattan, KS ever again!

I was stationed at Fort Riley and unfortunately I decided to rent from them when I returned home from a deployment to Iraq. When I signed the contract I was assured that they always worked with military members if their orders were changed and they had to move. Jennifer was the lady that told me that lie. The unit was a cheaper one because I had a mortgage in Tx where my wife and daughter lived during my deployment. So when I moved in and the place was dirty I decided to let it slide. The lady that checked us in said that she would take care of things like the closet door with a hole in it, and the stove burners that were not attached, but sshe never did and I had to pay for it. I ended up cleaning the carpets on my own and scrubbing the counters, cabinets along with replaceing a light-bulb. When my orders ended up changing by two months I went to the office to talk to them about it I was directed to Jennifer again, which I figured was a good thing at the time. She never did seem to be in the office though and after numerous voicemails I left her she finally called me and told me that I could not get out of the lease even though she was the one that told me I would not be able to. So then I had to wait three months to ever even get the deposit back because I had to wait till the lease I was Paying was up (those two months I wasnt living there), and when i did finally get it they hadnt signed it. So I called them Only to be told by a rude, unhelpful Mike that everyone was in meetings exept accounting who didnt get in untill "later on". I guess Bryce is the big man up there because called "later on" and continued to dodge every question I had about how to get another check. Then he tried to make me feel better by saying how much he appretiates my sevice. BULL CRAP after they have $800 of mine because of a lie. I didnt deal with anyone that was forthcoming, let alone helpful the entire time.

Do NOT rent from Alliance in Manhattan, KS. They're a horrible business- they're manager tries to rip people off whenever he can, their houses are not in good shape and the rent is too high for a place that is not kept up. Alliance owns alot of properties in Manhattan but the more people dont go to them the faster they can be put out of business. Don't be swayed by any of their "happy go lucky" attitudes its all a show.

It is unfortunate that no one will place much stock in reviews of landlords until after the fact. It is also unfortunate that there are a very limited number of landlords/agencies within Manhattan...
I have rented under a few, and while everyone has problems, APM is by far the worst.
I'm not a nag, but by-God, if I want something done I have to call and call, and -maybe- something will be done about.
My oven electrocuted me for crying out loud! Will I get a new oven? no, because that would require the stupid whores that fill the office to actually get off their knees and work.
The house needs to be bulldozed, utilities are through the roof, there's mold in the vents, the ceilings are a foot shy of being illegal, there's bugs/pests, and more!
And all of this, I have told them repeatedly!

Their workers are inept, high school drop outs. They will walk in the place without any prior warning, and leave without saying they broke and entered (but now I have a muddy foot print on my carpet, that I'LL have to clean, thanks guys)
Repairs are piss poor, and rent is overpriced. Oh, and rent goes up everyyear, so when you sign the lease, make sure you stipulate that rent will stay the same your entire tenancy.

I will pay higher rent from someone else before I ever rent from APM again

Let me begin by noting that I signed two leases with this company. The first was a one-bedroom with my girlfriend, the second was a two bedroom with my brother. the first place wasn't so bad: we had no real maintenence issues, paid rent on time every month, didn't have any real contanct with anyone. The only thing i really have to complain about is the inefficiency of the building--our gas bill climbed to $200 one month during the winter, and we kept the house at 65 with plastic over the windows.

the second place, completely different story. It was of course over-priced, but hey, that's what we agreed to pay. There were ants--we complained, they bought ten dollars worth of poison, and charged us $60 for it, even though it seemed to do virtually nothing to fix the problem. They charged us $25 for a noise complaint, even though the cops never once showed up at our place to validate one, and even though we were entitled to one written warning before we started racking up charges , according to our lease. Then when we refused to pay it (the manager told me, "It's just $25, why don't you just pay it?"), they threatened to evict us in a letter.

but this is the crown jewel of our beef with APM. We had a s-head neighbor who creeped us out, and they didn't respond to any of our complaints we sent, ever. We complained about weird smells, odd hours, unreasonable demands on his part for us to keep quiet at nine at night (the law says 11 pm, the contract says 10 pm, and all we were doing was walking around on our hardwood floor). I specifically offered my suspicion that he was up to something drug-related, and I have the dated email to prove it. Not once did they respond to me. Not once. And then, a SWAT team broke into that neighbor's apartment and did a search and seize because that guy had been dealing drugs out of our basement. I couldn't get much out of the people working at the office that following weekend when I went to turn in the keys (besides undue discourtesy and unceremonious dismissal), but I found out that the neighbor was in a special program that paid his rent, and i speculate that he probably qualified APM for a tax break. So they probably turned a blind eye and deaf ear to my complaints.

i haven't gotten my deposit back yet. we'll see.

DO NOT RENT from Alliance Property Management if you can avoid it. They manage a large number of rental houses in Manhattan, KS.

I rented the lower level of a house from Alliance from August 2008-July 2009. The problems started when we showed up to move in and the place had been left completely trashed: doors and carpet literally destroyed/chewed up by previous tenants' dogs, doors off hinges, filthy clumps of pet hair everywhere, disgusting bathroom and kitchen, leftover belongings, pet waste left in the yard, everything reeked of cigarette smoke and pet odor.

I realize that Alliance cannot control how tenants treat the property, but they issued us the keys to this property and sent us over like none of the problems were a big deal... only after we complained did they send anyone over to look at it again.

Since the apartment was UNLIVABLE we agreed to leave our belongings in the garage area while the apartment was cleaned, etc. We returned 2 WEEKS LATER to find that the carpet had been replaced but almost NO cleaning had been done, the replacement doors (kind of necessary if you want any privacy...) were still "on order," everything still reeked of smoke and pet smell, and dirt and pet hair still covered everything.

We continued to complain over the next TWO and 1/2 MONTHS to get necessary repairs and painting done. I personally cleaned every surface of the apartment spending almost of week total just cleaning because it was so disgusting... even after they sent someone over to "clean."

Alliance does not take complaints or concerns seriously. They had an extremely rude/condescending receptionist who probably worked there specifically to be rude to college students to get them to stop calling in problems. Not everyone that worked there was so bad, other staff were more friendly and reasonable.

Almost every time there was a repair that needed done I called 2 or 3 times, usually the first call was ignored or they forgot to have some come over. When Alliance finally did send someone over, they usually only did part of the job ("I don't have the right tools/parts") or they would forget to do parts of the job, or they would never show and would reschedule.

Alliance's maintenance people also frequently entered the apartment without calling ahead of time. They would knock once and come right in... once while I was asleep in bed! YES KANSAS LAW DOES REQUIRE 24 HOURS NOTIFICATION before a landlord/maintenance person enters your apartment!

Upon moving out, we left the apartment spotless, and we were only charged for carpet cleaning (which was written into the lease, so there's no way to avoid being charged...even though you have no idea if they ever actually cleaned the carpet or just pocketed the $).

Avoid Alliance if you can, or be ready to do some serious cleaning and complaining when you move in.

If you do rent with Alliance, to be safe, DOCUMENT EVERYTHING with photos and written records when you move in and move out--I do this at every apartment I rent now.

I would NOT rent from this company. They bring a whole new meaning to the term "slumlords." I had to put my own lock on my door, because they wouldn't install a lock that my NEIGHBOR didn't have a key to. I had to break my lease early because my neighbor was so loud. I couldn't get more than about 5 hours of sleep for night, and could never get any studying done, either. I was charged for holes in the wall that were there when I moved in. My apartment flooded one weekend when I was gone, and I had to pay for the carpet cleaning. My leasing agent ignored almost all of my email, phone calls, and letters. If you rent with them, be prepared to be ignored A LOT. I was lied to about things before I signed a lease with them, they entered my apartment numerous times without notice, and they sent over the most incompetant help to fix things. I seriously can't stress enough not to rent with them. I was screwed over on my security deposit and seriously considered taking them to small claims court, but finally decided against it since judges in Manhattan have a reputation for always siding with landlords. If you are preparing to move into one of their units, TAKE PICTURES of everything upon move in, make copies, and send them to them within 5 days. I wish I would have done that!!!

We would like to share with you. We are pleased with the effort that has been made to take care of the needs for my daughter. Some of the examples: window blind in bedroom was replaced within a day. A cover was made to cover a hole inside the bedroom closet. Thank you for the hard work and dedication.

when we viewed our house, it was filthy. However, we were promised that the walls would be re painted and the carpets shampooed. this was NOT done. Staff completely incompetent. Refused to fix problems with out several phone calls and visits to the office. Just want your money, not willing to work with you. I will NEVER rent from them again.

Refused to fix problems with out several phone calls and visits to the office. Just want your money, not willing to work with you. I will NEVER rent from them again.

We made an appointment with A.P.M. to see a property. It looked halfway decent from the outside, the paint was a little faded but nothing significantly wrong. But when we went inside, there were cracks in the walls in the hallway leading to the room we were looking at, and parts of the outside of the door looked like it had been ripped off. And on the door there was a post it from the last tenants saying to knock, because otherwise they wouldn't hear you at the door. We had another group of people looking at the same apartment, and the agent was late to the appointment showing us around, although giving him the benefit of the doubt, it was snowing. Inside, the carpet had holes all over worn all the way through it (you could see the black part underneath the BROWN carpet). All the lights in the closets didn't have covers, all the carpet everywhere else was outdated, and again, cracks in the wall, and some of the widows were even off center or bent. The agent said the only thing that was going to be replaced was the worn carpet, and it was probably going to be replaced with 'some of that really short carpet, you know?' So it wouldn't even be comfortable. The kitchen was alright, until you opened the fridge: some of the compartments and shelves on the inside were being held together with DUCK TAPE. Needless to say, the other group left within one minute of stepping in. We weren't far behind.

If it is at all possible, DO NOT rent from this company. We rented a four bedroom house from Alliance, and they were nothing but trouble from the beginning. Upon arrival the house was absolutely trashed. Carpets had not been vacuumed, window blinds were broken and barely clinging to the wall, garbage disposal was broken, almost all light bulbs were burnt out, front yard was mostly just dirt, bathroom sink nearly tipped over with a nudge, all cocking for the bathtub and shower head was rotting off, kitchen began to flood from a leaking pipe in the wall soaking the living room carpet as well, the list goes on and on. Electrical outlets did not work, so an electrician came out to fix them but there was some type of major problem so he didn't. Alliance told us they knew those outlets weren't working so they charged us for the electrician coming out. When we finally got to leave that horrible place we made sure to do an excellent job cleaning knowing they were going to try to take our deposit. Guess what? They took about $600 for carpet cleaning (which we had already done), replacing 3 light bulbs, and dusting the AC vents. This company takes advantage of the low income of KSU students with their "lower" rental prices and turns around and nearly robs them dry. Lawsuits were considered.

When i lived at 1029 Houston, I woke up one night to a crash. A 2 x 4 foot of my kitchen ceiling caved in. The roof was leaking water into it. The walls that were white when I moved in, were black with mold a month later. They began to crack and buckle. The living room door leaked in gallons of water every time it rained. The carpet began to mildew and rot. The fresh paint cover up wasn't lasting.For two months I asked them to come and repair the roof and was just told the owners didn't have the money for repairs. Finally Roger, the owner of Alliance, came to my property and saw the damage. He told me he could not lower rent, and the roof would not be repaired, but he would allow me to break my lease and move out.The next month I moved to Mass. I moved out on the 3rd of the month, and left my deposit of one months rent to pay for those 3 days I lived there, $400. He sent me a bill for $600. What he claimed I owed after deducting that $400. He came to that $1000 number by charging me for loss of rent because he couldn't get the next tenant to pay as much with a hole in the roof, so he charged me the difference. He charged me carpet cleaning costs because the carpets were filthy with mildew. He charged me for paint because the walls black with mold needed repainted. He charged me for bathroom tiles that warped from having them sit in 2" of water for days after every rainfall.In kindness, he offered to settle the $600 for $200 if I paid immediately. In other words, he ran up the tab as big as possible to make a settlement seem like a good way out. I refused and now am being mailed by a creditor for the full $600.I paid rent in a place that wasn't' livable, even gave up my deposit when I had permission to move out. And am still having to make a choice between hurting my credit or giving up $600 I don't owe.

Make sure you get all the information. They do anything to get all of your money. They may lie about previously telling you something/ agreement about money that they never informed you of. If you do not ask questions they will not tell you anything. That is how they get your money.

Althoug they are a good rental agency to go through if you are looking for a place that allows dogs, they will screw you over in the end. Will always try as hard as possible to keep your deposit.
