I made the mistake of signing for a 2 year lease here and I'd have to say that this place has been more trouble than it's worth. The units are overpriced, the staff is extremely rude, and there are a number of nonsensical rules that the building enforces to a T, such as the move-in and move-out fee of $75 that they charge everyone. The staff will try to gouge you for as much money as possible if you live here. They even changed the washers to more "environmentally friendly" washers so that they could charge residents more money per smaller load of laundry.

However, the rule that most residents will find affecting them at one point or another are the ridiculous and arbitrary rules about moving out which entail scheduling a move-out time between very specific hours. The management WILL NOT notify you about this process, and I actually witnessed one girl be reduced to tears by an unyielding desk attendant when he threatened to fine her for not scheduling a time first. They will only book one resident per 2 hour time slot between the hours of 12 and 4, and on days such as graduation when a high number of students are hoping to move out, this kind of schedule is simply not feasible. They threaten to fine you $800 if you move out not within your scheduled time, and the building staff will harass you if they see you moving more than a single box out.

To add to the attitude that the desk attendants have, some of the permanent residents are needlessly nasty to the Hopkins students who are residents as well. I know that there is one woman who sits in the lobby a lot and literally screams at students if she sees them letting in one of their friends or family members without signing them in. Yet the desk attendants often let in people who illegally post advertisements around the building!

In addition, though the building recently had a change of management, things seem to have actually gotten worse. At least one, if not both, of the elevators were often broken or out of service. Though the building advertises being air conditioned, the air conditioner hardly worked this year, often failing to work at all on extremely hot days where temperatures went over 80 degrees. The heating will also be left blasting until the beginning of May, and there is no way for residents to turn it off in their unit entirely until the building manager decides to do so which is very frustrating, to say the least.

If you can help it, I'd strongly recommend living elsewhere and saving yourself the money and the trouble. Though a rude staff sounds like something that could be manageable, they make themselves such a presence that there is absolutely no way to avoid getting into some altercation with them over something. This place is run by absolutely unreasonable and uneducated people. I couldn't wait to move out, and I can say that living here was not worth dealing with the extremely unhelpful and money-hungry management and needlessly unfriendly residents.

Sadly, it appears that after a year, what the previous reviewer said remains true. Sure, the hallways got a nice new coat of paint, but the service remains terrible as ever:

I lived here one year and had to leave. Overpriced rentals that are not well maintained. My dishwasher never worked, when I moved in the apartment was never cleaned, locks broken, roaches constantly coming in because of trash shoot pile up for at least 2 stories. The staff was even worse. Rob desk manager gives anyone the key to come in the apartment without your consent. I woke up to bug poison being sprayed one weekday. Yes the man was given a key by Rob to enter my apartment without my consent. Ron then denied such doings and became belligerent. Threatening me and my family. He got on the phone with a family member and threatened him. Disgusting customer service. The people the write good reviews must be socially inept fools to live in such a place. I don't need to live in filt for close to $1000/month with a violent desk manager with access to your apartment whenever he feels. Do realize that the people writing these 'good' reviews are socially slow Hopkins students that don't know how to function in the real world. Their daddy's are probably paying their bills. If you want a clean, cheap, and respectful place to live (because you are not daddy's little princess that doesn't have to do anything themselves) there are many better options. I suggest Marylander, Blackstone, W University, Charles, Carlyle. Everyone I know who has lived in these places has never had the issues I have had. And from personal experience from living in one of the above mentioned building, it was a welcomed vacation from the hell of University One.

Have lived in building for 3 years. Very positive experience. Walking distance to JHU campus and JHMI shuttle stops right outside. Mix of students and owner-residents. Maintenance staff always very responsive and desk staff very helpful.

This is an older building but has been well maintained.
There are a lot of graduated Hopkins students in the building but also a lot of folks who have been owners in the building for years. This makes for a nice inner city diverse community. Its not super fancy but than I probably could not afford that. Rent includes the utilities so that makes it easier for me to budget my money.

Security is a joke, unless the people at the front desk get off the butts to actually do something. Back doors are left open, while residents and their guests are hassled by the front desk. I lived here for two years in college and enjoyed it so much that I bought a condo. when one became available. While I had some issues with building staff while I lived there, I found the new manager to be more agreeable. If there are issues, tenants can always escalate to the landlords or Board. Decent resources and safer than many of the buildings my friends lived in. While the rules are sometimes annoying to abide by, if you accept them as it is, it isn't as if you're living in some sort of prison. It's a nice, safe, clean building with amenities.

Front desk is completely unprofessional. Merril name calls, threatens, yells, and becomes aggressive. Your keys are given out to building maintenance and allowed to enter without your consent or leaving notice. They come in whenever they wish. Along with whoever else they want to give out keys too. Besides just being plane unsafe, the staff is completely incompetent. Overpriced and the front desk manager is maybe unstable. Shows signs of being violent and he has keys to enter your apartment. Terrible place to live

The building staff is rude. The company they work for, WP&M real estate, is also noncaring about their employers behavior. Merril will actually become agressive if you question his almighty rule. That is why he lets complete strangers walk around the building and hands out your apartment keys without your consent. The man is a complete loony tune. He talks about other tenants and likes to puff his chest. Suprise dude there is something called the real law. ie not you. Stay far away from here. It is not student friendly and the other population is grandparents age. Nothing is ever fixed when asked, instead some excuse of they have to 'make the parts' is used. Worst living experience ever

University One condominiums are typically owned privately, but most of the complaints are directed toward the building staff. In particular, the seventy-five dollar move in fee that is often arbitrarily charged. Very strict sign in policy as well--safety first, I suppose. Some of the apartments are in better shape than others, it depends on your landlord. One thing that you can bet on however is that the rent will probably be high!
