These apartments would have been decent except for the maintenance and management issues. They are also very inefficient energy wise. When something is broken, such as a water heater, the management will try to fix the issue just enough to get by legally. They do not fix the core problem. When the realize there is a core problem it then takes weeks or longer to get the issue fully repaired. Since moving in in July, I have had the heating and A/C unit fail and now the water heater has been malfunctioning and leaking for over two weeks. As well as other 'mickey-mouse' repairs give way that I do not have the time or energy to devote to dealing with management and maintenance to fix. Everything is a strain with Forsythia Court and Elon Property Management, they just hope you give up and live with it. As with some things, I have. Due to the water heater issue, my electric bill has skyrocketed. I have just enough hot water for the apartment complex to take this amount of time with the repair. Maintenance has been in twice to 'fix' it. I have had to file a Livability Complaint with the County.
Elon Property Management constantly moves around their property managers whenever people start to get upset with the current one. With the new manager, things seem like they will be better, however it is not any different. The new, nice, "things will be better now", "So sorry about how it was before", property manager just ends up the same as the old one once you need something fixed. Essentially, poor communication with tenants and the management and maintenance staff are only kind if you do not need anything done to your apartment or the grounds. There were no outside lights for a few months, It took three requests and another month for them to just fix one of the walkway light posts. Even safety is neglected here. I am a single quiet tenant in a one bedroom who pays rent in full on or before the first of every month. Fellow tenants are wonderful, the complex is quiet, however it is not worth the time and energy to pay rent on time and not have basic needs met as a tenant. I look forward to moving once my lease is up. I recommend, even with the low price, staying away from any property managed by Elon Property Management. They also do very well with hiding things on the internet, as they have changed company names many times to hide the corrupt things their business has done in the past and with their other properties nationally. When doing any research on Elon ad their properties such as Forsythia and AnnHurst, look a little deeper. I moved here from out of State and I wished I had done better research! Best of luck on your apartment search!

After reading all the reviews, I was very scared to move in. We did anyway. I have had a few problems here and there, but overall our experience in Forsythia have been very pleasant. The new maintenance man is very efficient and the new staff in the office are much better about getting back to me when I leave a message. Although old, the appliances work fine and the laundry room is a very great size.

All ground floor apartments are great, because there is nothing worse than hearing people above you all day and all night.

We have been there for a year, and will probably stay another year. It is quiet and small and no one really bothers you. I have really enjoyed living here for the past year.

After reading all the reviews, I was very scared to move in. We did anyway. I have had a few problems here and there, but overall our experience in Forsythia have been very pleasant. The new maintenance man is very efficient and the new staff in the office are much better about getting back to me when I leave a message. Although old, the appliances work fine and the laundry room is a very great size.

All ground floor apartments are great, because there is nothing worse than hearing people above you all day and all night.

We have been there for a year, and will probably stay another year. It is quiet and small and no one really bothers you. I have really enjoyed living here for the past year.

I find it funny that all these people are saying that appliances 40+ years old, buildings from the 70s... when the buildings weren't built till the 80s. I know. I was born in 82, moved here in 84... and my mother remembers when they were being built.

The apartments are small, true, and have an older feel to them, mostly by color scheme (earthy brown tones). Everything is in working order - heat and AC, and the maint. man and office assistants are friendly and prompt.

I think most of these bad reports are leaving out massive details.

First of all, I would like to say, if you are looking for a place to stay, I don't recommend this one. I am having electrical issues in my apartment and I talked to Maintenance and talked to the front desk and it takes them about 2 hours to fix something, and when they do, they only fix it enough to just barely work. I pay my bills on time and there is no reason they should be giving bad service. On top of that, there is no cabinet space or storage space. They haven't upgraded their units since the 70s, and it's all outdated.
The walls are so thin that you can hear neighbors cussing at all hours of the night, children running, and it sometimes the water lines break.
Also I pay around $200 a month for electricity for a 1 bedroom apartment and that is absurd! All because there is a short in the wiring and the breakers are outdated.
I've had to have them come out here 5 times to fix that damn breaker and if they fixed it the first time, we wouldn't have this issue.
Not to mention they change management at the drop of a dime. There is snow outside, the heat won't work, and they take their own sweet time.

Ever since we moved in here, there has been problem after problem. What ever you do, DON'T move here.

-KEEP RECORDS OF YOUR PAYMENTS (they claim we owe $400 in backed utilities when its direct deposit from our account and has NEVER been late in 2 years!) An audit of our account shows we were billed twice on some months and not at all on others. Yet they are demanding payment for those months where nothing was billed and refusing to address the overcharges on the months we were charged more than once. WORST SERVICE EVER!
-Maintenance is a joke (our heater went out and we are currently getting 2 inches of snowfall). But they REFUSE to touch the breakers at night which are from the 70's. (they still use PAGERS for you to contact them. no emergency line, no cell phone for immediate help. They get to you when they feel like it.)
-Walls are paper thin. You can here EVERYTHING the neighbors say/do from kids running around at odd hours, to parents yelling at the TV during sports games.
-Wiring system is from the 70s and needs a total overhaul. We cut all power to the breakers and the meter still runs. Don't expect to have much money after BGE gets their claws into your wallet every month. averaging 180 in lights a month for one bedroom using energy saver bulbs. somethings wrong with that.
-Managers change every 4-6 weeks so you never get issues resolved without explaining it 4-5 times to new faces and your issues are put off for a week minimum or ignored entirely.

Stay with family, stay in a motel, just STAY AWAY from EMPERIUM PROPERTY MANAGEMENT!!

Save yourself the headache. Stay ANYWHERE but here!

I was horrified of moving here after reading the reviews but with my husben lossing his job we needed something affordable. I travel 95 everyday and the 2 min ride to 95 is a dream . The apartment is charming ,older but we havent had any issues. The maintenance guy help my husben with some tools on our first night. Even though the property manager was new she was very helpful. All in all our experience hasnt been bad,I think some people reviews are only because of anger of either not paying rent or something .People there is a 30 day notice needed to get out. Come on ! So just becareful when you read these reviews.

The stove is older than me, the walls are sooo thin you can hear the guy next door coughing. We had a leak in the faucet two times, and the idiot for a maintance person took him hours and hours to figure out after trying to weld the hole on the side of the faucet, (which i dont believe is safe) decided to get another faucet from an empty apartment. The hook ups for the washer were broke. The heat/ac is terrible. I paid over $200 a month in electric for a one bedroom apt!!
And after moving out and trying to get my security deposit back they make up all these charges that the accountant "forgot" to charge....the apt was clean and they agreed to that. but they will make up charges so they dont have to pay my security deposit back. The associates lack common sense, along with the district manager. They will never call you back either. I currently contacted the BBB to investigate. I feel sorry for any one who lives here. Yea it is cheap, but its not worth it. TRUST ME!!!

Don't ever move here. This is the worse place to live.For the amount of rent that they charge you they make your living experience horrible. The apartments are old and its always COLD in the winter and HOT in the summer. The management staff claim to be professional but thats a joke. YOu can never get anyone on the phone to discuss concerns or schedule for maintence to come in for non emergency fixes. If i could give this place a rating of 0 i would since i cant i can only stress DONT MOVE HERE...YOU'LL BE SORRY IF YOU DO

Don't ever move here. This is the worse place to live.For the amount of rent that they charge you they make your living experience horrible. If my husband and I could afford anything else in this area right now, I would move out fast as can be. We've been stuck here 3 years and it's the most god awful place we've ever lived. Water & plumbling problems, electricity goes out randomly, they run our cable wires on the side of the building (which Comcast says is not allowed or safe and they will not even fix it even though I had the cable company call them and tell them this), the lawn service leaves debris and branches stuck on the side of our apartment EVERY single week. Our heat and a/c never works right, the walls are so thin you can hear everything, there is dog poop all over the lawn all the time, and the customer service is horrible. The place has changed managers and employees more times than a person changes their underwear in a week!

If you complain about any of this or ask for something to be done, they only reply to you in a condescending manner, and even though YOU are the renter (which the rent is absurd for the quality of living provided) they treat you like you are doing something wrong and bothering them at work when it's their JOB to see to complaints and help residents get problems fixed. The maintenence staff doesn't even use CELLPHONES they still use pagers like in the dark ages (i had to learn how to page someone just to live here!) and once our utility room/laundry flooded (for the third time at that point) and the whole wall bust open. When they came to fix it they LITERALLY left a 6-8 foot wide hole in our wall, DIDN'T cover it up while they waited for drywall (that they SHOULD have or should have bought the next business day from Home Depot but this took a MONTH to get this wall patched up), and DURING all this because it wasn't covered my kitten got stuck in the hole at one point terrified for 6 hours straight while the maintenence guy stabbed at her to come out with a broom, only scaring her more until I finally had to cuss him out to get him to leave my apartment until I could get her.

WORST EXPERIENCE EVER AND WE ARE STILL LIVING HERE! I hate this place I pray every day for some good fortune just to move out even if it's to another complex that treats its residents better. DO NOT MOVE HERE if you are looking for somewhere to live for more than 6 months. You WILL REGRET IT. It's ghetto, and they don't do ANYTHING to fix ANY of the problems. And for all this the most corporate (and yes I complained to their corporate ALOT) ever gave us was $100 off our rent for ONE month (because of the hole). WORST SERVICE EVER.

I am completly in agreement with Anonymous from 08/07. I've only been in the aprtment since May 28th and have had one problem after another. First was one of the kitchen burners that didn't work, then it was the lack of air coming from the air conditoner, then came the influx of ants, next was a problem with the toilet running non stop. But what took the cake was the property manager running checks through twice in september then not correcting it in their system only to come home from work October 27th to a 42 hour notice saying my account was past due. They couldnt fix the problem on their end i had to do ALL the leg work. Then the district manager was a COMPLETE MORON with no CUSTOMER SERVICE skills at all. He sends the maintence staff into my apartment to fix my stove with out my knowlege then wonders why im upset that they were in there with my personal belonings in plain sight. Then i requested a courtesy credit for the MISTAKE that the property manager made causing me to take time off work to get all my records sent to them from my bank and he had the nerve to tell me "well we don't usually issue credits for mistakes." My mother lives there as well and has had problems with them as well and she's been there for 4 months. Bottom line...ive been there for 5 months and ive had one problem after another, so DON'T MOVE THERE.

Long story short; the office personnel has NO IDEA what they are doing. I paid my rent on time every month, and they said i owed 4 months rent, went in and cleaned out my apt, STOLE two autographed football jerseys ($1200 value, at least), threw away a bunch of items of countless value. Only to learn the office 'made a mistake' and was in the wrong.The office manager is never there, out for medical conditions. so good luck finding resolution to problems.I am currently pursuing civil and criminal action against them. They had their shot to give me my property with no action. If they would've returned my stolen items I would've walked away. But, dishonesty got them in the mess they are in.The wall paper is cheap falls off and tears like warm butter, the air conditioning is 1970's quality. It is literally like living in a hotel room with a kitchen. The wall was separating from the ceiling (a crack that showed light from the bathroom into the bedroom), and it had a musty mildew smell since day one. Avoid this place unless its a last option. The only plus to this place is its right off of 95 and they allow pets (with a $40/mo bump in rent). I would feel guilty if my worst enemy lived here.p.s. This is not slander, its 100% truth.
