Dear Mr. Burnham,

I am writing on the behalf of a tenant currently being asked to leave the apartment he signed a lease for because of the actions of a former roommate. Mike Burnham is the Great Gatsby of this building, seeing as nobody knows who he is, and it's one of the most remarkable parts of staying here. In most cases, this works in the tenants favor. Nobody is bothered and they are able to live in the building without anybody breathing down their neck. In this particular case, however, Mike Burnham can't see that the tenant in question doesn't deserve to leave. This is understandable, given the fact that he does not know the tenant in question, and therefore doesn't know he is a great deal more respectable than the outgoing roommate. The tenant in question took the necessary steps to remove the problematic roommate from the premise and was met with resistance. There was an alteration caused by the former roommate. Mike Burnham only sees a name on the lease and therefore his empathy is lacking in this certain scenario. As a third party, I have to say that this building is one of the most interesting places to live in the city, but this certain situation has me feeling like the current tenant is being disrespected. He took all the steps to make the landlord happy with his presence there and because of somebody else's actions is being punished. I understand you have to take responsibility for your choice in roommate, and the tenant in question was attempting to take responsibility, but sometimes human nature causes unnecessary altercations. Unfortunately Mike Burnham is trying to ask a really kind hearted person to leave, who on the day in question was actually attempting to take care of Mike Burnham's property. If there is any hope left in humanity, it would be restored in kind if there was something that changed Mr. Burnham's mind. The tenants in this building have a lot of respect for the way Mike Burnham runs things, and the particular tenant in question is a good member of our community that we all wish could stay. If there was any way to remedy this situation, it would mean the world to the tenant in question because losing your home is never okay.

Sincerely,

A respectable neighbor

I lived in Burnham Apartments for a year. When I moved in the apartment was very clean with fresh paint and nice hardwood floors. Overall the building was very quiet for being so close to the downtown. I always felt safe and it was always very easy for me to get a hold of someone. I recently moved out, leaving the apartment in the same condition as I found it. I received my security deposit with no problem. I never had any issues and would recommend these apartments to anyone looking to live in downtown Portland..

I lived at 88 Carleton St for two years and had a great experience. The apartment was clean when we moved in and the property manager was quick to respond when we needed something (parking pass and new blinds).

The radiant heat was great and we never had an issue with that.

I'd probably still be living there, but ended up buying a house. Michael was kind enough to extend our lease an additional 2 weeks while i finished making the new house move-in ready.

The only problem that we had is that Michael is difficult to get in touch with. We usually had to call 2-3 times before getting in touch with him, including when trying to get our deposit back. When we finally did talk to him he would always take care of any issues we had, including mailing our deposit back in full. It was just a little frustrating sometimes getting a hold of him.

Overall it was a good experience and would recommend Carleton st to anyone

I have lived in two MPB property buildings, 419 Cumberland Avenue and 84 Carleton Street. I had positive experiences at both. While dated, I found the interiors of the buildings to be pretty clean and kept up. I received my security deposits back both times I moved out - one time it took a couple months, the other time I received it the week after I moved out.

Whenever I had maintenance issues, they were fixed quickly (thanks Lenny!) and the buildings were always warm in the winters. Although Mike himself was sometimes difficult to reach by phone, I was always able to deal with the building managers (ed in particular was really helpful) to get what needed to be done, done.

All in all, if you are looking for a place to rent in the city, I think MPB properties is a good deal. There will always be issues with city apartment living, it's the nature of the game. I have had positive experiences at both addresses. The only reason I moved out of 419 cumberland was I wanted my own apartment. The only reason I moved out of 84 Carleton is because I bought a house! I would recommend MPB properties to my friends.

I rented from mpb properties (mike burnham) at burnham towers for one year. I was never able to get in touch with the elusive mike burnham after I moved in. I lived on the fifth floor, and the elevator broke right after I moved in and was never fixed. I left the place immaculate when I moved out, but was only refunded half my security deposit. This place is a total scam!!! beware.

I lived at Burnham Arms on Congress St for several years. Like other reviewers here I too never received my security deposit back. My apartment was in immaculate condition due to upgrades I did out of my OWN pocket. ??Michael Burnham? was impossible to contact. Throughout the several years I lived there I never once saw or spoke with him, despite several attempts to contact him in reference to my security deposit.

There were issues with bedbug's throughout the building. I complained several times to management and was told that ??there have been no other complaints?. I never really understood who was actually officially employed as management as several of the life-long residents acted as if they had authority ?? telling me I couldn??t park in the parking lot, complaining about me using more then one washer. (And yes, the laundry room does close at 6pm ?? I worked weekdays and didn??t get home until 6:30pm ?? too bad for me!) It was also ridiculously expensive to do a load of laundry ?? cheaper to load it in you car and bring it to the laundry mat.

The building was poorly managed, the hallway carpets and walls badly in need of restoration, not to mention the ancient and creepy hall lights that flicker on and off. I had issues with theft, mail and packages being stolen and on several occasions had someone come into my apartment when I wasn??t home.

It started to become obvious that whoever owned the building was willing to rent to anyone. I overheard conversations involving drugactivity; there was constant loitering in front of the building (the building is located directly next to a bar called GENOS ?? a bar that attracts an ????eccentric???? crowd, if you will.)

It was an overall horrible experience. If I could make some suggestions it would be that Mike Burnham start working on his bad reputation of not refunding security deposits. He owns several low-income buildings and if you do the math ?? 300 + apartments per building at $850 - $900 a month, he should have enough money, class and empathy to refund security deposits to the people who haven??t had the luxury of inheriting several estates. A lot of us who lived in the building were elderly and living off supplemental income, our livelihood depended on getting back the deposit in which we entrusted to him. It is not coincidence that so many people have had this same issue and highly unlikely that they all left their apartments with $800 + damage.

On a positive note I would like to give credit where credit is due ?? Lenny, who works building maintenance was often very helpful. Thank God for him or the building would have gone completely unsupervised and our tenant related problems would be forwarded to the mysterious ????Michael Burnham??s???? answering machine. (We all know what help that is!)

My husband and I lived for 2 years in an apartment that MPB Properties Owned/Managed. The building was clean, secure and quiet. We were very fortunate to find a place to call home that was affordable AND walking distance to both of our jobs. We loved our apartment, it was quiet, bright and had some great architectural details that really made it special. We would still be living there today, but we were very fortunate to be able to purchase our own home. I can tell you that we got our full security deposit returned to us in a very short amount of time. My husband and I found that Mike and his employees were always a phone call away and treated us very well. Thank you!

I have lived in an MPB Property apartment complex for the past year. While I was living there I was promised heat in my lease, the heat was shotty at best. It rarely came on, and I spent most of the winter in a heavy coat and gloves in my apartment. I had to report MPB to the state because they failed to turn on my complexes heat by the designated date regulated by state law, and instead did not comply until several complaints and reports were filled by mid November. Mike Burnham is entirely impossible to get a hold of, there is no answering service at his number, and he only gives tenants a P.O Box. I spent most of my year there calling and sending certified mail which was never accepted, and my calls went unreturned. I do not recommend living in one of his buildings, they are run down and poorly managed. I am shocked to even see one good review here. (Most likely they have been spammed by a member of the Management team.)

I feel this website has been compromised by people who are not in fact previous tenants, to display that I have copied some reviews from other websites in regards to MPB Properties...

Written on the website Boomyeah :

MPB Properties aka Michael Burnham will NOT return your deposit no matter how clean/immaculate your apartment is. It's a total scam. I know of at least six other people including myself that he's done this to. Our apartments were left in better shape than when we moved in and he claimed we basically destroyed the place and not only refused to give us our money back but charged us for cleaning. (same thing happened to the other people) We did a walk through with one of his employees right after we moved out and he said it was perfect, then a day later Michael Burham claims he went through the apartment to find it trashed. Hmmm, sounds like a liar. Completely ridiculous. If you complain he gets his scumbag lawyers to threaten you, basically thugs with ties. Trust me, stay away from MPB Properties and Michael Burnham.

DO NOT RENT FROM M.P.B. Properties. Everyone including myself has had a problem getting back our security deposit from this guy. We all paid our rent on time and left the apartments in better shape than when we moved in. We all had to take him to court to get our deposits back. Time, Money, and Aggravation, it is not worth it. Trust Me, rent from someone else. Michael P. Burnham is a scumbag...

This is just plain wrong and vile. very sad.

I will be calling Michael Burnham to hopefully find a nice apartment from him once again.

In my opinion, these negative reviews are all written by the same spiteful person. It should be illegal to slander a person in cyber land. All it takes is a keyboard and a small mind.

The fellow tenants that I have encountered in the halls feel as I do. They are very glad to live here in MPB Properties buildings. They are safe, quite and well-maintained.

PLEASE DO NOT BELIEVE THE NEGATIVE REVIEWS WRITTEN BY A VINDICTIVE PERSON.

I lived in an apartment owned by MPB Properties for many years and would highly reccomend them to anyone who's looking for an apartment. First and Foremost, 8 months ago I was getting bites all over me during the night. I scoured my apt high and low to find anything that would cause such a thing to no avail. 4 months later I was informed by another tenant through elevator talk that the place was had Cimex lectularius. (look it up this post won't let me write it). I was never notified by management that there were any problems. When I confronted the unofficial super he just said "Of course there are, where have you been?" very sarcastically as if I should have read someones mind. This is something management should have mentioned.

Secondly, I fell behind on rent, which started the proceedings for an eviction. I was served a forcible detainer and entry notice on 10/16 and my court date was for 10/23. I forewent the hearing because I knew I was behind. On 10/30 I came home at 10 p.m. to find a business card from a deputy in my door...there was nothing else, just the card. When I left at 6:30 a.m. on 10/31 I put the card back into the door to remind myself to call him upon my return. Again, there was nothing on my door. When I came home on 10/31 at 10 p.m. there was a note on my door that told me I had to remove all of my personal belongings within 24 hours or my car would be towed. The letter was signed by MPB Management and it WAS DATED 10/30! They had assumed I hadn't been home because of the card in the door! My car had been towed that evening at 7 p.m. according to the tow company. I fail to recognize when 6:30 a.m. to 7 p.m. of the same day is considered 24 hours. Furthermore, it is illegal to remove any of my possessions if the writ of possession has not been served regardless, it is also illegal to falsify documents.

Expect misleading information, and the unofficial super telling you to move your car any time day or night for no reason. It happens a lot! Make sure you bring a camera when you a view an apt. Go over it very well...shower walls, etc.

Cons: You get what you pay for. Laundry room closes at 6, too bad for those who work!

.

I have to respond to the "person" and I use the term lightly, that complained about elevator down and never fixed,

THAT IS A LIE.

The elevator was being upgraded and is much nicer now.

Of course, it had to be down for a short while.

Our building is quiet, clean and as soon as I call MPB office, I have any maintenance needed done asap.
