SO DISAPPOINTED! *DO NOT EXPECT SECURITY DEPOSIT BACK WHEN YOU MOVE OUT*

I can't say how disappointed I am. I absolutely LOVED living in the Springs Apartments for the year that we stayed there. It was pricey, but with the in-unit washer&dryer, cathedral ceilings, porch and water amenities; I learned to live with the price. I was so sad to leave these apartments UNTIL...

I opened my envelope expecting over $400 back from my security deposit. Here I stood looking blankly at a 2 page paper outlined in EXPENSES, and am amount of $160 that I OWE The Springs!!!! I have paid $855 for 12 months, paid $45 carpet cleaning fee BEFORE moving in, and I OWE them money?!!? I read over each individual expense that was on this letter and every single one, besides ONE; was incorrect! They charged me for having to "peel stickers off the walls", "painting a room" (when my Dad and Brother went in there to paint it "FLAT WHITE PRIMER" as Lisa from the leasing office told me specifically;), "stains throughout apartment" "repairing holes" "broken washer agitator". SO UNBELIEVABLE! THEN they go and accuse me for having a pet in my apartment when I NEVER owned one and making me pay $350 for a "violation of a pet policy" ! Stating there were litter and food throughout the apartment?! From the looks of it, they were mistaken about which apartment they were reviewing!! My gosh, I treated that apartment like I OWNED it. There was "normal" wear and tear on the apartment after living there for a year, we are very clean, neat people - so to be accused of all these different fees is absolutely ridiculous!

Do NOT live here unless you are going to live like the "Step-ford Wives" and tip toe around your living space! So disappointed!! :(

I did call the corporate office to address these issues, and here I am, made out to feel like I'm in the wrong; and it's my word versus theirs - so unfair! I'm out $450 and their out future residents due to my review of their apartment complex!

I am currently a renter here. The office people are friendly UNTIL you rent. It's awful here. They don't plow the snow from the parking lots. The maintenance peopel are always in your apartment when you're not there. I have left a hidden camera going and people are in my apartment all the time without me filing a service request.

Then I get a notice on the door that they are going around doing a "lock check" to check to see if your lock goes to the key they have. I found out from one of the people that work here that they have misplaced 50 master keys to apartments and now they're threatening people with replacing the locks at the renter's cost because of of their inept people lost our keys. I wish someone would sue them I would be more than happy to be a part of a suit. they are the epitomy of slumlords. This place is a joke and I wished I would have read this before I moved in.

I have lived here since December 2008, and thankfully I have yet to have a problem. I don't know when these other people on here wrote their reviews, but the staff that has been there since I moved in has consistently been kind, respectful, and helpful. The exterior of the buildings were renovated last year, so they look good. They were built in the late 1980's so they are still a fairly modern design.

If you pay your rent on time, you will never have a problem. I have always paid my rent on time and I have yet to have an issue. Maintenance is good, they are always nice and problems seem to get taken care of quickly.

Overall, I have no complaints. I have no idea what any of these other reviewers are talking about, but I have never experienced any of the issues they are talking about.

Initial walkthrough and paperwork went really well, but soon after I learned how poor the communication is between the office here and the managment company (Edward Rose). They each had me on different lease terms and I received a letter stating that I owed an additional $600 for my deposit after I moved in (What!?). Got that mess cleared up, tried to add someone to the lease, and 9 months later I find out that the management company has them on the lease, but the office here is telling me they were never added due to a paperwork issue (way to tell me!) Payments are very inconvenient - you have to either mail it in or physically take it to Edward Rose building 1/2 hour away. Ponds are not kept up, goose and duck crap everywhere all summer long. I've seen 6 or 7 cars just in my complex get their wheels stolen in the past few months. Quality of people here is on the low side. Maybe I have the most inconsiderate neighbors in the world, but you can hear every noise outside, above, below and next to you. They don't tell you that the laundry facilities are shared by 3 buildings...and we've had broken machines for about 2 months. The laundry room is always filthy, and the machines that do "work" don't work very well. My dishwasher didn't work from day one, (the soap dispenser wouldn't open)had them come out and they declared that it was fine....after multiple additional compaints they finally replaced it. Rent increases drastically after the first year, even when you resign. Can't wait to get out of here!

Lived there 2yrs. They drastically increased rent after the first year, there was nothing i could do and there was nothing stating it could/would happen until it did. People in the leasing office are usually of no help and 95% of the time rude. The 5% good was for when we looked at the place and signed the lease...of course. One on the ladies ended up walking into my apt with a family to show them the place, right after i got out of the shower. I managed to get something on before they busted in...."oops, wrong apt" is all i got with a stupid look. They constantly work on the exterior appearance of our apt, but that was it. Dont get me wrong, place "looked" nice. But with all the noise all the time and no warning, it was irratating to get my kid to nap. My fridge would make a very loud noise and shake every couple hours, but unless it was broke, they werent gonna fix it. Thats what they said. The water turned of many times for an unknown reason. Twice while in the shower. The dishwasher was useless, the soap release mechanism NEVER worked. But it rinsed them off for me...? Now for the best part. The only time in two years i was late on rent was our last month there. We gave the 60 day required notice we werent resigning the lease, remind your....We called and sent a letter stating financial issues, and that we'd send the other half of rent in 1 week..with the late fees added. Sent the check for half the rent, and the letter after calling. Exactly 7 days later we get a notice of eviction, because of not paying in full. We called and try to work it out and they said its too late, they already issued the court papers...what? The next day they had the rest of the money too, like we told them on the last chat. And the papers stated if we resolve it with them we dont have to go to court. Anyways, we already moved out, had the walk through, all seemed good. Then we get the court papers...we called the place again for what seemed like the millionth time. And like many ofthe previous calls, they avoided us as much as possible (sick, not in, and did talk very much). The a few days later after wondering why they didnt cash the check, and stop the whole court thing...we get yet another letter saying the only way they DONT accept the payment when its late is bya personal check, and that we for some reason have another $150 more fees.... This was never spoken or stated anywhere. This is BS. They are trying to milk every last penny out of us, even though we tried doing this the best was possible. We already paid half rent and the other half was paid about 1 week later...? This place LOOKS GOOD, but aside from that its been absolutly terrible. Now i get to go to court, miss work ($), and have to argue all of this. AFTER WE HAD SEENT ALL THE MONEY AND ALREADY MOVED OUT!

I have lived here for about 2 years and have not had any problems. It's all about neighbors, I just happened to get lucky with considerate and friendly people around me. No problem with my cars, as the previous person posted.
The management does seem to be clueless at times, pay the rent on time and you won't have any mix-ups, problem solved! The only complaint I have - it does get cold in the apartment, but the heat is free, so crank it up.
As far as the maintenance staff, I have never had to call them.

Renter beware!! This complex is terrible. The only good thing is the ample parking. Management/manager is new and makes you feel like you're unwanted there. They are not flexible nor do they care about your needs. Leasing office likes to screw you over with fake late charges. It took maintenance over 6 weeks to fix my AC unit in the middle of a sweltering summer season, without compensation. The washer and dryer was broken when I moved in to when I moved out. My car was broken into. There are a lot of shady teens that like to hangout at the parking lots. Apartment exterior is like a Monet painting, its "good from afar, but far from good". Make sure to really examine your unit. The exterior is terrible. I had neighbors that blast loud music every other night to around 3-4am. They even had the cops break into their apartment. Its a terrible situation. Beware, don't say I didn't warn you.

I speak from experience and I must tell you this place is horrible. Here's what happened.

I rented an apartment from them for a year lease. I payed my first and last month's rent + security deposit and moved in. After I had been there for 3 days, I received a notice that they didn't have my check and that if I didn't pay them immediately I would be evicted.

It wasn't my fault there inept staff lost my check. So I gave them a new check and went to the bank and cancelled the other one for a $20 fee. They wouldn't pay for that.

Next, because they have these ponds in between all of the apartments that attract all kinds of wildlife, some canadian geese poked holes in the screen door at the back of the apartment. They wouldn't pay for that. So with my own money I had to fix that. My air conditioning unit went out in the hottest part of July, it took until late September for them to fix it.

I could rant on and on above the service there, but there's one giant issue that you should be aware of.

At the end of lease, I moved out. They went through my apartment and charged my security deposit for $300 worth of fumugation services because they said I had a pet. I've never owned a pet in my life.

So after I sent them a nasty letter about this, they filed a small claims suit against me. I went to court and defended myself successfully because they had absolutely no proof.

So after waiting a month to receive my money back, they didn't pay. So I went to the court and told them that I hadn't been paid, and finally after that they gave me money back.

It was absolutely the worst place I've ever rented. I could go on and on about how bad it was, but I hope I got my point acrossed. Also, the same management company owns a number of properties in the area, so I would be very careful dealing with them.

P.S. The lawyer that arbitrated our case, coincidentally also lived at the Springs and he wasn't too happy with them either.

So after waiting a month to receive my money back, they didn't pay. So I went to the court and told them that I hadn't been paid, and finally after that they gave me money back.

It was absolutely the worst place I've ever rented. I could go on and on about how bad it was, but I hope I got my point acrossed. Also, the same management company owns a number of properties in the area, so I would be very careful dealing with them.

P.S. The lawyer that arbitrated our case, coincidentally also lived at the Springs and he wasn't too happy with them either.
