My client (the seller) had a previous relationship with Dee at Closers Finalis. After clarifying that Closers Finalis provided gap insurance, I told my client I didn't have any reservations about using this closing company in the sale of her home. Boy, I sure wish we had used another company. Turns out the first real estate agent my client had used was a referral from Closers Finalis. When I looked at the listing on -line, there where three pictures; 1 of the garage and 2 of the trees behind the property. I explained to my client how important internet advertising is, and with no real pictures of her property on the internet, that explained why she wasn't getting any showings.
When we received a purchase agreement, the house appraised for $20,000 less than the purchase price. I worked with the appraiser for a week and managed to raise the appraisal price $10,000.
The closer thought it was her job to tell me I should drop my commission because of the sale price of my client's home. She said people take advantage of their clients. Never mind the fact that I got the house sold in a depreciating market, that I spent 3 months of marketing dollars out of my own pocket, that I was able to get $10,000 more for my client my negotiating with the appriaser, and that this person had never even met me.
When the closer sent me the settlement statement, neither the sale price or the seller concessions were correct, and I had to ask her to change it.

In addition, this transaction closed one week late.

I found out later that the closer had bad mouthed me to my client, saying I was "Just another sales person." Perhaps she was mad that I got the house sold, and the agent she referred did not.

Typically your real estate agent and closing company join forces to make sure things go smoothly for their clients. Unfortunately this company was more interested in gossiping about other professionals they work with instead of making sure settlement statements were correct, and the closing happened on time.
