Yes, listen to all the horrible details of experiences that all these prior tenants are telling because it is nothing but the truth. And if you're not listening, boy you should just kick yourself in the rears right now to make up for what you are going to put yourself into.
I lived at HH and had nothing but issues with them! Upon moving out, my future landord stated that I made late rental payments to HH on several occasions! Which was totally untrue, but knowing the staff of Hinton Heights, they will do anything to make you look like crap and sure enough they did. Ladies and Gentlemen NO FUTURE REFFERALS HERE!!!
Besides that, utilities (gas, trash, water) were to be included in my rent, to only find a bill from them 3 months later, so don't be surprised if they billed you 3 months later for the utilities, so guys make sure you fully understand and read line by line what you are signing before you sign the lease. Man, it was just horrible! I was obligated to pay for trash also, I felt like hauling that 20' dumpster to the front of my door because that's exactly what I was paying for! Not a bad idea for all you future tenants that signed the lease already and is now researching on the place! A little too late, but don't worry I did the same thing! I've always assumed that people in general would treat others with honesty and intergrity as they would want others to do onto themselves! Wait until karma comes back and kicks you in the rear end!
Bridget, Bridget, Bridget. Remember that name because that one person is going to make your life hell, beginning after you sign the lease. No people skills at all. I highly suggest that she start reading more on people skills, because girl you really need it! Ever wonder why you where you at!
Actually you know what, Mr. and Mrs. Owner of Hinton Heights you should make it a policy (I should be getting paid for the bright suggestion to you corporate people) to all your employees because I've never seen such uncurtiousy people in my life!
Briget will compare you to others, down grade you, and tell you that she knows it all and that she will win in the court of law because it's going to be words against words and she has been a "lease manager" for such or so years and knows it all! But Briget, to let you know that might be the case, but have you ever thought about why you've been in the same position for the last so many years and blah blah blah? Lack of skills girl! That's why they keep you where you are! It's not because your highly experienced! It's becuase they don't want to put you anywhere else because they feel that you're not capable of moving upward from this point on!
Back to details, they need work orders in order to maintain the issues of your home or in every tenants words: They need work orders to maintain the issues of your home so that they can invade, enter and search your property as they like once you leave the premises of your home without further notice!
I also forgot to mention that the amount of rent you owe monthly is a trick if you're seaching online! Once you sit down with them, they'll tell you that the rent just went up and that they have not upgraded their websites yet!
And let's not forget about the drive you are going to have to make to your mail box on a daily basis!
"Hinton Heights Apartments has come a long way" <======= Who ever said that is full of that stuff that comes out of everyone's rear ends! So don't believe that because he's probably getting paid commission to put up that post and find you to be a future tenant! And too bad I can't give them a - 5 for stars! I'll believe in that when you get rid of Bridget and the Bridget family!

HH is a Town home style rental property where tenants have a washer and dryer in the units, and individual garages attached to each unit. I know personally, that each unit is THOROUGHLY cleaned, disinfected, and flipped top to bottom when an old tenant moves out. Including but not limited to, all new paint, new carpet (if necessary) new fixtures and cabinets (if necessary) and more! The management is just like at any other rental property, except, here they will try to do everything they can, reasonably speaking to help. The staff is headed up and supervised by a experienced and professional manager who is there onsite sometimes 6 days a week to make sure everything is ran smoothly and professionally. People cant forget that this property is very LARGE and is NOT traditional apartment complex where there are many, many different buildings

I want everyone who ever considers moving here that there are other options. THIS IS THE WORST PLACE IN THE WORLD TO LIVE. It brings tears to my eyes just knowing the stuff I have had to deal with in the past year. I am actually in the process of being evicted right now and will be going to court in 6 days. I want to start off by saying yes we were late on paying rent and we knew that and tried to talk to Bridget about it with no luck. July rent was late because in june I was at the doctors EVERYDAY for 3 weeks and because of that, my boyfriend had to take days off of work to take care of our kids so I could find out what was wrong with me. We tried to ask for 2 weeks to pay the full balance of and she said "this is a business" which I do understand. So we filed for emergency assistance to be able to take care of this but now we got eviction papers. Not to mention the fact that I have witnessed drug deals in their parking lots and out of all the employees working here NONE OF THEM DO ANYTHING besides ride around on their golf carts all day. They repair NOTHING and they have NO COMPASSION. I UNDERSTAND THIS IS A BUSINESS BUT I WAS SICK WHAT SHOULD I HAVE DONE?!?!?! Not to mention that this place is SO unsafe for kids. I have 2 young kids and my son is almost 4 and was on the balcony with me and was looking at a motorcycle go by, leaned on the banister AND 4 OF THEM FELL OUT!!!!!!!!!!!! Want to know why, because they are NAILED IN, not screws NAILS!!!!!!! I am not sure what is wrong with the people that run this place but I will be contacting the owner as I advise ALL OF YOU TO DO, also I would advise to CALL THE BETTER BUSINESS BEREAU because everyone should know that it will ruin your life as it has done to mine and my family's because now that I am being evicted I won't be able to rent any where else any time soon. I rather move back in with my dad then spend another month in this hell.

That place is sucks. I lived there for two years. Its like a circus managed by crazy monkeys. They never attend to problems in time.When I moved out I got a huge bill claiming that they had cleaned my carpet even though I had given them a proof that I had hired a professional company to clean it. First of all it was an old carpet that was there for the two years I have been there, I don't know how many more before me. The manager will scream at you on the phone. The workers hoked the washing machine wrongly, putting hot pipe on cold and cold on hot. When I did my laundry all my jerseys were damaged and when I called them the stupid manager told me that I should have had the renters insurance.In summer, the pool and the gym is closed half of the time. They have just three machines in the gym that they can hardly manage.In summer nights the place is like a mating ground.Kids from around gather for sex by the dumpsters, playgrounds and the pool area. Snow time,they are the last to remove snow in their grounds in the whole state of Minnesota. When they do, its a shame. You spend the whole season driving like driving on gravel roads.One time I had a roof leak from the apartment above. It took the four full months to attend to it. Every time when I call I was told that the maintenance stuff works in order of priority. They start with serious matters first. HALLO!!! If a leaking roof is not a priority, what is?When you move out you become public enemy number one. There is no customer service at all. Its like a business being managed by a confused family that is only in it for money, nothing else.They always have a huge sign which says, "Now Renting." I guess they should change it to, "Always Renting."

I lived at Hinton Heights for 1 year. I hated from day one.

Where is Corporate? Do they have any idea what a dump this place is? Corporate, this place is GHETTO? You really should be ashamed of your self for letting it get this way. Also, you should really get to know the people you have working for you - I have heard through the grapevine that one of your employees sells meth from there. Also, since when have people been able to bring children to work and run around?

You should consider some of the freaks that chase kids around on your golf carts. I have watch these fools for awhile now - they really think that they are police officers. They are nothing but losers. WAKE UP CORPORATE WAKE UP.

Out of all your staff I have met one that was nice and kind and she works in the office NOT BRIDGET - Nancy she does everything to help you.

Not that this will help - I just had to put my 2 cents worth,

I lived in Hinton Heights for almost three years. It was the worst experience ever!! Every year when my lease was up we gave our notice to move out, but they said anything to us to stay. We got charged with HUGE bills. I agree with everything I read in the previous entries. The staff is horrible! They are all related and completly gang up on you if you have a problem. They charged us with huge bills when we moved out. Writing we has made no attempt to clean. We lived in the apartment for three years,it will have some normal wear and tear. The carpet was so gross when we moved in!! We had to have it cleaned immediatly. The staff drives around on the golf carts honking at tenats if they are in there way on the walk paths. I am so happy not to live there anymore. My car got its tires slashed, just from sitting out overnight in their parking lot. It also got the windows smashed and they the theifs stole anything they could in the car. When I reported this stuff to the police, they said it happened to 18 other cars that same night!! 18!! What kind of a place doesn't have any kind of security. The pool is always closed and if it is open their is 20-30 neighborhoods kids in their completly unsupervised. I would not recommened this place to my worst enemy!!!!

i've been living there for 2 years or so...now that i am not living there, geez, i feel good. it is so true about all the previous reviews made here about hinton heights. it's not a good place to live and to raise your kids. they will only sucker you in, making it seem like such a nice place to live and stuff. but after my lease was over, they gave me a choice to stay or move out....but if i stayed, they were going to charge me 300.00 more than what i used to pay!!! what the hell is that! i know sometimes rent is increased and stuff, but $300.00?? please, do i look like an idiot?? i called and talked to one of them, and THEY were CONFUSED, why it was so expensive for me all on a sudden, so they changed it and charged me an extra 100.00 only...so i was ok, whatever...it's not that bad...well when that lease was over i wanted to move out of hinton heights, but they gave me a better deal to convince me to stay after i already gave them my 2 month notice to move out, which then i changed my mind and just transferred into a smaller unit because of the better offer. when i transferred over, i paid for the transfer fee. which i was ok with. now here's the good part, after i transferred over to my new unit, they were tripping, made me pay all these outstanding things from my previous unit. i understand some things were broken, and i was ok paying for it. but yes, the carpet, please, it is considered wear and tear!!!! all the total cost for that bogus A$$ carpet and crap was over 2000.00 that they charged me...but i'm not tripping, whatever! and to get to my other point, yes, the new leasing agent does have nothing but her relatives working there, and yes, she does have her young kids running around the office and whole hinton heights grounds. oh yes, and i must not forget, she really has a bad attitude, and will only talk all her crap to you over the phone and can not say it to your face, so whenever you have a problem with her, trust me, you will never get to see her! i've never been so degraded in my life by anyone like this before...and she even had the guts to compare my kids and hers!!! that mines were nasty and her's wasn't because her house do not look like mine old unit! well hello!!!, her kids are making all the mess over at hinton heights!! they aren't home all the time like mines are!! she is the most rudest person i have ever met, and i can't wait to talk to the owner of the site!

oh yes, and i forgot...these other utilities being paid by other tenants....i have NEVER received one! i only heard it recently from one of my neighbors because they were getting charged for it.

I agree with the previous rating with the exception of the utility bill. You do need to pay your own phone and electricity as you do in most places. The crime is awful. There are cops running around trying to catch people A LOT. My kids were witnesses to this on many occassions. They are terrified of the police. The managment staff turns over too often. The current manager has employed most of her relatives and has her two small children running around the office most days. The pool and hot tub are closed most of the time. I have lived there on several occasions and never had a problem on move out. This last time management has taken bogus pictures claiming I made no attempt to clean - this is not true and that is why I say if pictures exist they were taken from another unit. If you are one day late with your rent you owe $50 and $5 a day after that. On day 5 they file for an unlawful detainer to evict you. There is no compassion whatsoever. The carpet was supposed to have been changed when I moved in but was not. In this case it wasn't obvious upon move in because the carpet had just been steam cleaned but it had been cleaned so many times that it was impossible to keep it clean for even a week. It ruined a brand new vacuum cleaner with the backing coming up in powder form. Now upon move out I am being charged for stains that I admit were created by my child but the carpet HAS to be replaced and should have been replaced so this should be considered normal wear and tear. You will win at this place. You will be miserable during the summer from all the teens running around and having sex on the playground equipment during the summer and the maintenance staff speeds around on golf carts year round. This is an accident waiting to happen, They speed and drive erratically and have already come so close to causing many accidents. It's only a matter of time before a child is run down.

This place is absolutly ridiculous. They tell you anything to get in and then when you are they raise the rent on you they enter your apartment without any notice, not even with knocking, and they tell you utilities are included but then towards your move out you get slammed with a 1000 electricity bill. This place is ghetto, cops are always around and there have been needles found near the dumpsters. The tenants are all college age so there is a lot of noise and trash going around. that is under investigation and many other instances that are being investigated.
