First of all a word of advice, when you pay your rent get a receipt, the property manager will claim that your cashed check is your receipt,do NOT believe this, insist on a receipt, it will come back and haunt you over and over if you do not have the proper documentation, and even with it, expect to have to fight to have bogus late fees removed from your account. They will twist and turn every situation to make themselves look majestic, and the tenant look like an idiot, read the complaint against them with the BBB, I believe the tenant 100%, as I have seen the property manager up close and personal attack tenants when they have complained. Beware that the tenant is responsible for ALL utilities, my last utility bill was over $110.00 and that did not include electric which was another $50.00. Do not expect to get out of your garage when it snows without having to shovel your way out The plowing and snow removal is a joke. They plow down the middle of the parking lot and put all excess snow in front of the garage doors, so in order to get out or in, shoveling is required, that is unless your the property managers mother, her sidewalk and parking area are always shoveled and salted. They claim it is a pet friendly complex, if you love your animals do not sign here! I have talked to numerous tenants that have been told to get rid of their animals or be evicted. She, however, parades around the complex with her dog and even brings it to work with her, I have witnessed the dog in her office during business hours on many occasions! The current property manager also is allowed to bring her young children to work with her during school breaks. How can anyone be providing adequate care to her children when she is supposedly running a complex, and caring for her dog? Noise level, not bad if you do not mind hearing every move your upstairs neighbor makes. Theft is a major part of living in this complex. I have had items stolen out of the garage (you share it with 3 other tenants and of course everyone that works there has a master key). Patio furniture was vandalized to the point that I had to remove it. Privacy, there is NONE! My next door neighbor decided to not use the community sidewalks and use my patio as a walking path to the garbage dumpster, if that was not bad enough he would stop and look in the windows and wave to us while we were sitting in the living room. We have had children press their faces up against the living room window and look in on more occasions then I could count, we had to revert to keeping the blinds closed at all times just to have an ounce of privacy. Do not expect to get things fixed on a timely basis. In the two years that I have lived in Hinton Heights ALL appliances have broken down! The refrigerator was not replaced until I lost hundreds of dollars of food in the refrigerator and freezer. I went 10 days without a stove or oven, because they had to order a part to fix it. The dishwasher sparked and smelled of burning rubber, and it took 7 days to get a new one. And the dryer, it was looked at and supposedly repaired a number of times, but to this day it still takes 3 cycles to dry a small load of clothes, I have had 4 leaks from the apartment above me, according to the internet if dry wall is saturated it must be replaced, not once was the drywall replaced, it was painted over, which opened up that area to mold. The pool is closed more than it is open, and when it is open, there are so many unsupervised children, that swimming is out of the question! I could go on and on and on, about how horrible it is to live in this complex, and I have just scratched the surface! I will NOT be renewing my lease, and have talked to several other tenants who have the same complaints that I have. Do NOT believe the positive reviews on their different web sites, I am positive that they are written by the current property manager and her employees, they are way to over the top nice to be accurate!

The negative ones are real, and they only skim the surface. My experience with Bridgette? She is not around enough to know what is going on. She is spaced out, often dishonest and sometimes extremely hostile to residents. She is a talented intimidator. But at the end of the day she just isnt fit to be a manager. I could provide very descriptive examples of this womans ridiculous behavior, but this is a review of Hinton Heights. Go there at sunrise and ask the prostitutes what they think of the place, they work out of apartments their pimps rent. Hence the unnaturally high occupancy rate. Ask the pedophiles who stay there but arent on the lease. Dont confront them though or tell management these people are around, they already know. Ask the pill poppers amd the coke dealers. Go there on a Saturday night at midnight and tell me you feel safe walking your dog. The units are not well maintained, they are brimming with mold, undetected leaks, bugs, mice, structural deficiencies. Google "boiler explosion hinton heights" sometime. Too much bad to put it all here. Its a dark and ugly place with fresh paint.

I haven't lived in Hinton Heights for over 8 years now, but when I did for three years when I was in college it was just fine aside from the people who lived around us. We never had issues with the landlords about bills or rent, but there was always trouble with the kids in the neighborhood spitting over balconies onto our vehicle, smashing their sibling's heads through walls or doors, and several hooligans breaking through the fence between Hinton Heights and a neighboring apartment complex that at the time we had lovingly dubbed "Little Chicago". The grounds were always well kept, and honestly, it is a very large area so if we had to spread a little salt on our own little section of the sidewalk to feel safe, it wasn't a big deal.

I hear they increased the rent a little bit for these apartments, which is alright with me. It may keep some of the riff-raff out, but there's always Little Chicago across the way where their kids just run around with no supervision and vandalize whatever they see fit. To all of those people complaining that nothing was done by the management of the complex about vandalism and theft, perhaps take a moment to realize that maybe not all of those kids are the kids of tenants of Hinton Heights and are just kids that cross over the fence to mess with the richer people's stuff. The best you can do is report it to the police and hope that someone gets caught. Lock your doors, lock your cars, get insurance. If stuff still happens, deal with it. We can't all live in a utopia, and landlords aren't all powerful.

I intend to talk to a leasing agent tomorrow morning to return to the complex, because honestly, my roof never caved in at Hinton Heights. It could always be much much worse than having a free pool, sauna, exercise equipment, volleyball court, tennis court, park, playground, paid electric, paid water, and paid trash. I know places in St. Paul where the rent is $1,000/month or more that don't even have those things.

i lived there at h.h for over five years and it got worse i have had bikes stolen and my screens have been broken because someone tried to break in to our apt and the staff goes into your home with out you knowning and they made me give my animals away or move out and they cherged me to replace the carpet twiceand they are now making you pay the utlities and they have the whole family working up there and the office is running as a daycare and they do not do walk throughs any more so if you need some place to live do not go there

We moved in the end of November and have been very pleased so far. Every experience we've had has been positive from the management staff to the maintnance department. After having owned my own home for the last 13 years, it is nice to not have to worry about who to call or how to fix things. We had a very complex problem that prevented our dryer from working properly, but each time the management and maintenance staff responded quickly and professionally. Even though we've had all of this snow, they have kept up quite well with keeping the paths shoveled and the parking lot plowed. After paying a mortgage, property taxes, and repair bills in my own home, I find the rent and utilities at Hinton Heights to be very reasonable. If they had problems in the past, it seems to me they have done what ever they can to better themselves! Call me "Very Pleased!"

I have lived at HH for nearly 3 years now. We rent one of the 3 bedroom units and have 2 young children.

I have to say that I have lived in other apartments and HH is not the worst I've ever lived in by any means. And I've lived in some REALLY bad places.

There is a park outside my unit and it gets noisy during the day (understandably) but whenever I've had people loitering in the park after hours the HH management has taken care of the problem right away.

Whenever I've had maintenance issues someone is sent over within a reasonable amount of time.

When I was laid off from my job and wasn't able to pay rent Bridgette (yes Bridgette) sat down with me in her office and provided me with a list of community and county resources to get us by until I was able to find a new job. I know of other rental managers in Cottage Grove that flat out tell their tenant(s) that it wasn't their problem. And yes, there have been months where I was late on my rent when I was trying to get back on my feet and I received a "naughty note" on my door. But really, is it THAT much of a surprise when you don't pay your rent? I don't have to deal with Bridgette on a regular basis but whenever I have had to she has been nothing short of professional and respectful as has been all of the current employees at HH.

Is it expensive to live here? Yes. Would it be cheaper to own a home? Probably. But, I am not in a position right now to qualify for a loan to buy a home so we make due with what we have. With our rent and utilities we budget around $1,300 a month (particularly in the winter) that includes rent, water, garbage and heat. Electricity is billed separately. ** One of the earlier posts stated that they were paying $2,000 a month. That seems like a bit of an exaggeration.**

I can't say that other people's complaints aren't valid but I also don't know what circumstances led to their frustrations either. Maybe it could be the other tenants in their building. Personally, I've never had any problems with any of my neighbors. If they've had problems with Bridgette, it could be they caught her on a "bad day" (we all have them). Or, maybe their own people skills need a little polishing.

I am not a person that expects a fruit basket sitting on my door step when I move into an apartment but I do expect to be left alone and get what I pay for with my rent. I definitely feel that I have always gotten that from Hinton Heights.

I'm not a perfect tenant but I am realistic. Would I recommend HH to others looking for a 3 bedroom unit? Yes. You can't beat the square footage. The bedrooms are more than ample in size. They really do try to keep the grounds and facilities clean and up-to-date. When I am able to buy a home of my own someday, I won't regret my decision to move my family to Hinton Heights.

I would not be suprised if Ms. BRIGET has NO tentes by the end of the year. It would not suprised me if hinton has a lawsuit because of management!!! Whom ever dose the hiring and firing of management needs to take a second look at BRIGET and her management skills.

To all "YOU" bad tenants who have bad reviews on here are the ones who have always caused trouble and "WE" the neighbors are glad you are gone....The two years I have lived here this property has taken a 360 degree turn. Sure things are going to happen once in awhile but we all have drama sometimes!
About the Briget, Briget, Briget comment, she is one of the nicest property managers I have ever dealt with. She has helped me in many times of need, and doesn't take crap from no one, like you BAD APPLES that have written nasty comments about her!! Since I have lived here, Hinton has put in a new putting green, New pool deck, New kitchen in the party room, New movie theatre, painted all the decks, lots of landscaping, painted the excercise room....and this is all BRIDGETTE!!!!! wow people!
To All who are looking for a apartment complex to live in i would say this is the best in the Cottage Grove area. In the evening they even have a guy driving a golf cart around checking the property to make sure things are ok, sometimes he is driving around until 1am, taking care of problems if they arise and I also see him cleaning the property too. It makes me feel safe and secure where i live, that's just 1 extra perk!
So reconsider your decision after reading all the bad comments on here, because all of them people are gone, things change people change and this is a great place to live!!

Yes, listen to all the horrible details of experiences that all these prior tenants are telling because it is nothing but the truth. And if you're not listening, boy you should just kick yourself in the rears right now to make up for what you are going to put yourself into.
I lived at HH and had nothing but issues with them! Upon moving out, my future landord stated that I made late rental payments to HH on several occasions! Which was totally untrue, but knowing the staff of Hinton Heights, they will do anything to make you look like crap and sure enough they did. Ladies and Gentlemen NO FUTURE REFFERALS HERE!!!
Besides that, utilities (gas, trash, water) were to be included in my rent, to only find a bill from them 3 months later, so don't be surprised if they billed you 3 months later for the utilities, so guys make sure you fully understand and read line by line what you are signing before you sign the lease. Man, it was just horrible! I was obligated to pay for trash also, I felt like hauling that 20' dumpster to the front of my door because that's exactly what I was paying for! Not a bad idea for all you future tenants that signed the lease already and is now researching on the place! A little too late, but don't worry I did the same thing! I've always assumed that people in general would treat others with honesty and intergrity as they would want others to do onto themselves! Wait until karma comes back and kicks you in the rear end!

Actually you know what, Mr. and Mrs. Owner of Hinton Heights you should make it a policy (I should be getting paid for the bright suggestion to you corporate people) to all your employees because I've never seen such uncurtiousy people in my life!
Briget will compare you to others, down grade you, and tell you that she knows it all and that she will win in the court of law because it's going to be words against words and she has been a "lease manager" for such or so years and knows it all! But Briget, to let you know that might be the case, but have you ever thought about why you've been in the same position for the last so many years and blah blah blah? Lack of skills girl! That's why they keep you where you are! It's not because your highly experienced! It's becuase they don't want to put you anywhere else because they feel that you're not capable of moving upward from this point on!
Back to details, they need work orders in order to maintain the issues of your home or in every tenants words: They need work orders to maintain the issues of your home so that they can invade, enter and search your property as they like once you leave the premises of your home without further notice!
I also forgot to mention that the amount of rent you owe monthly is a trick if you're seaching online! Once you sit down with them, they'll tell you that the rent just went up and that they have not upgraded their websites yet!
And let's not forget about the drive you are going to have to make to your mail box on a daily basis!

Yes, listen to all the horrible details of experiences that all these prior tenants are telling because it is nothing but the truth. And if you're not listening, boy you should just kick yourself in the rears right now to make up for what you are going to put yourself into.
I lived at HH and had nothing but issues with them! Upon moving out, my future landord stated that I made late rental payments to HH on several occasions! Which was totally untrue, but knowing the staff of Hinton Heights, they will do anything to make you look like crap and sure enough they did. Ladies and Gentlemen NO FUTURE REFFERALS HERE!!!
Besides that, utilities (gas, trash, water) were to be included in my rent, to only find a bill from them 3 months later, so don't be surprised if they billed you 3 months later for the utilities, so guys make sure you fully understand and read line by line what you are signing before you sign the lease. Man, it was just horrible! I was obligated to pay for trash also, I felt like hauling that 20' dumpster to the front of my door because that's exactly what I was paying for! Not a bad idea for all you future tenants that signed the lease already and is now researching on the place! A little too late, but don't worry I did the same thing! I've always assumed that people in general would treat others with honesty and intergrity as they would want others to do onto themselves! Wait until karma comes back and kicks you in the rear end!

I want everyone who ever considers moving here that there are other options. THIS IS THE WORST PLACE IN THE WORLD TO LIVE. It brings tears to my eyes just knowing the stuff I have had to deal with in the past year. I am actually in the process of being evicted right now and will be going to court in 6 days. I want to start off by saying yes we were late on paying rent and we knew that and tried to talk to Bridget about it with no luck. July rent was late because in june I was at the doctors EVERYDAY for 3 weeks and because of that, my boyfriend had to take days off of work to take care of our kids so I could find out what was wrong with me. We tried to ask for 2 weeks to pay the full balance of and she said "this is a business" which I do understand. So we filed for emergency assistance to be able to take care of this but now we got eviction papers. Not to mention the fact that I have witnessed drug deals in their parking lots and out of all the employees working here NONE OF THEM DO ANYTHING besides ride around on their golf carts all day. They repair NOTHING and they have NO COMPASSION. I UNDERSTAND THIS IS A BUSINESS BUT I WAS SICK WHAT SHOULD I HAVE DONE?!?!?! Not to mention that this place is SO unsafe for kids. I have 2 young kids and my son is almost 4 and was on the balcony with me and was looking at a motorcycle go by, leaned on the banister AND 4 OF THEM FELL OUT!!!!!!!!!!!! Want to know why, because they are NAILED IN, not screws NAILS!!!!!!! I am not sure what is wrong with the people that run this place but I will be contacting the owner as I advise ALL OF YOU TO DO, also I would advise to CALL THE BETTER BUSINESS BEREAU because everyone should know that it will ruin your life as it has done to mine and my family's because now that I am being evicted I won't be able to rent any where else any time soon. I rather move back in with my dad then spend another month in this hell.

That place is sucks. I lived there for two years. Its like a circus managed by crazy monkeys. They never attend to problems in time.When I moved out I got a huge bill claiming that they had cleaned my carpet even though I had given them a proof that I had hired a professional company to clean it. First of all it was an old carpet that was there for the two years I have been there, I don't know how many more before me. The manager will scream at you on the phone. The workers hoked the washing machine wrongly, putting hot pipe on cold and cold on hot. When I did my laundry all my jerseys were damaged and when I called them the stupid manager told me that I should have had the renters insurance.In summer, the pool and the gym is closed half of the time. They have just three machines in the gym that they can hardly manage.In summer nights the place is like a mating ground.Kids from around gather for sex by the dumpsters, playgrounds and the pool area. Snow time,they are the last to remove snow in their grounds in the whole state of Minnesota. When they do, its a shame. You spend the whole season driving like driving on gravel roads.One time I had a roof leak from the apartment above. It took the four full months to attend to it. Every time when I call I was told that the maintenance stuff works in order of priority. They start with serious matters first. HALLO!!! If a leaking roof is not a priority, what is?When you move out you become public enemy number one. There is no customer service at all. Its like a business being managed by a confused family that is only in it for money, nothing else.They always have a huge sign which says, "Now Renting." I guess they should change it to, "Always Renting."

I lived in Hinton Heights for almost three years. It was the worst experience ever!! Every year when my lease was up we gave our notice to move out, but they said anything to us to stay. We got charged with HUGE bills. I agree with everything I read in the previous entries. The staff is horrible! They are all related and completly gang up on you if you have a problem. They charged us with huge bills when we moved out. Writing we has made no attempt to clean. We lived in the apartment for three years,it will have some normal wear and tear. The carpet was so gross when we moved in!! We had to have it cleaned immediatly. The staff drives around on the golf carts honking at tenats if they are in there way on the walk paths. I am so happy not to live there anymore. My car got its tires slashed, just from sitting out overnight in their parking lot. It also got the windows smashed and they the theifs stole anything they could in the car. When I reported this stuff to the police, they said it happened to 18 other cars that same night!! 18!! What kind of a place doesn't have any kind of security. The pool is always closed and if it is open their is 20-30 neighborhoods kids in their completly unsupervised. I would not recommened this place to my worst enemy!!!!

i've been living there for 2 years or so...now that i am not living there, geez, i feel good. it is so true about all the previous reviews made here about hinton heights. it's not a good place to live and to raise your kids. they will only sucker you in, making it seem like such a nice place to live and stuff. but after my lease was over, they gave me a choice to stay or move out....but if i stayed, they were going to charge me 300.00 more than what i used to pay!!! what the hell is that! i know sometimes rent is increased and stuff, but $300.00?? please, do i look like an idiot?? i called and talked to one of them, and THEY were CONFUSED, why it was so expensive for me all on a sudden, so they changed it and charged me an extra 100.00 only...so i was ok, whatever...it's not that bad...well when that lease was over i wanted to move out of hinton heights, but they gave me a better deal to convince me to stay after i already gave them my 2 month notice to move out, which then i changed my mind and just transferred into a smaller unit because of the better offer. when i transferred over, i paid for the transfer fee. which i was ok with. now here's the good part, after i transferred over to my new unit, they were tripping, made me pay all these outstanding things from my previous unit. i understand some things were broken, and i was ok paying for it. but yes, the carpet, please, it is considered wear and tear!!!! all the total cost for that bogus A$$ carpet and crap was over 2000.00 that they charged me...but i'm not tripping, whatever! and to get to my other point, yes, the new leasing agent does have nothing but her relatives working there, and yes, she does have her young kids running around the office and whole hinton heights grounds. oh yes, and i must not forget, she really has a bad attitude, and will only talk all her crap to you over the phone and can not say it to your face, so whenever you have a problem with her, trust me, you will never get to see her! i've never been so degraded in my life by anyone like this before...and she even had the guts to compare my kids and hers!!! that mines were nasty and her's wasn't because her house do not look like mine old unit! well hello!!!, her kids are making all the mess over at hinton heights!! they aren't home all the time like mines are!! she is the most rudest person i have ever met, and i can't wait to talk to the owner of the site!

oh yes, and i forgot...these other utilities being paid by other tenants....i have NEVER received one! i only heard it recently from one of my neighbors because they were getting charged for it.

I agree with the previous rating with the exception of the utility bill. You do need to pay your own phone and electricity as you do in most places. The crime is awful. There are cops running around trying to catch people A LOT. My kids were witnesses to this on many occassions. They are terrified of the police. The managment staff turns over too often. The current manager has employed most of her relatives and has her two small children running around the office most days. The pool and hot tub are closed most of the time. I have lived there on several occasions and never had a problem on move out. This last time management has taken bogus pictures claiming I made no attempt to clean - this is not true and that is why I say if pictures exist they were taken from another unit. If you are one day late with your rent you owe $50 and $5 a day after that. On day 5 they file for an unlawful detainer to evict you. There is no compassion whatsoever. The carpet was supposed to have been changed when I moved in but was not. In this case it wasn't obvious upon move in because the carpet had just been steam cleaned but it had been cleaned so many times that it was impossible to keep it clean for even a week. It ruined a brand new vacuum cleaner with the backing coming up in powder form. Now upon move out I am being charged for stains that I admit were created by my child but the carpet HAS to be replaced and should have been replaced so this should be considered normal wear and tear. You will win at this place. You will be miserable during the summer from all the teens running around and having sex on the playground equipment during the summer and the maintenance staff speeds around on golf carts year round. This is an accident waiting to happen, They speed and drive erratically and have already come so close to causing many accidents. It's only a matter of time before a child is run down.

This place is absolutly ridiculous. They tell you anything to get in and then when you are they raise the rent on you they enter your apartment without any notice, not even with knocking, and they tell you utilities are included but then towards your move out you get slammed with a 1000 electricity bill. This place is ghetto, cops are always around and there have been needles found near the dumpsters. The tenants are all college age so there is a lot of noise and trash going around. This place is absolutly ridiculous. They tell you anything to get in and then when you are they raise the rent on you they enter your apartment without any notice, not even with knocking, and they tell you utilities are included but then towards your move out you get slammed with a 1000 electricity bill. This place is ghetto, cops are always around and there have been needles found near the dumpsters. The tenants are all college age so there is a lot of noise and trash going around.
