I am now in my fourth year of litigation with these outright THIEVES. Please contact me if you have any information that you think may be helpful, especially if you are prepared to testify. Together we might be able to make a difference and keep them from hurting other people or stealing with impunity. Please contact me with any information, especially if Croix has done any of the following to you:
1. Claimed to be your landlord or gave clear impression that they were, when another entity name or individual, other than "Croix Management" is listed as your "landlord" on your lease.
2. Claimed at any time that they were not the responsible party for any damages or return of your security deposit and that you would have to contact the owner of the property for damages or refund.
3. If you are a property owner who has had Croix manage your properties, please contact me if Croix has sued you for damages arising from a tenancy, of if the understanding was that Croix would be held harmless and that the property owner would be responsible for damages arising out of tenancy.

I had a lot of trouble with them. They are not very people friendly if you talk to them. One day they accused me of having a pet and I never had one in my apartment. Instead of politely asking me to call them back, they were very angry and upset over the phone on accusing me of something that was not true. It took them 6 months before they would fix a water leakage, which ran my electricity bill up. In addition, this created mold within the apartment, which they never took care of. I am having this issue again and again they are dragging their feet to fix it. Last, they lost one of my checks. It took them a couple of months to contact me about it. When I checked my bank records, it never went through so my guess is that it got lost in the mail or they misplaced it. You would think this would have been resolved with a simple phone call, however I just received a notice that they threaten to kick me out. You would think they would work with you if you been a tenant that had paid your rent on time every month and lived there for a couple of years. The first time it happens, they are supposed to give you a 14-day notice so you will have time to respond by law and they threaten you to get it taken care of in 5 days. They do not even know or understand the law. They make up their own rules as they go along.

In my personal opinion, there are better people out there and better property owners. Keep good records if you live here and if something goes wrong bug them constantly.

I scheduled a showing for a townhouse they had listed and then the day of the showing I called (they didn't answer) and left a message confirming our appointment and asking which unit to meet the rep at, they didn't call back and when I got to the location I called again to ask which unit, at that time, they answered and told me the place had already been rented. So later I called again to see what else they had available and they didn't answer or return my call, so I asked on their facebook, they responded right away that I should check out a certain 3 townhomes, I tried calling again with no answer, so I again wrote on their facebook asking when I could see them and they then stated (2 days later) that there were none available, they were all rented out. I then wrote on their wall saying they don't know how to run their business and I have had a bad experience with them, they deleted my posts. Don't waste your time!

My husband, 2 year old son and I have been living at the Thief River Falls, Northland Village Complexes. Horrible place to live! We really needed a simple place to rent but cannot begin to describe the terrible service and shape of the building. The on site grounds keeper is never in the office and whenever he needs to fix something he procrastinates for months before he even attempts to repair the problem. The rent is due right away on the 1st of the month, but if you send it on the 2nd or 3rd they send you an eviction notice and threaten to take you to court if you don't pay the required rent owed even if you already sent it. You'd think they would at least let the check get to them since you have to send it by mail, which normally takes a few days. The hallways always either smell like rotting garbage, disgusting food, or pot. Other tenants aren't considerate about their children and they run up and down the hallways all hours of the day, screaming. I highly recommend if you need a place in the Thief River Falls area that you DO NOT rent from Croix Management. Whenever you have to deal with the company managers they are rude and very short with you, when its their responsibility to MANAGE the buildings. The onsite laundry room has out dated machines only have 2 washers and 1 dryer for a 24 apartment complex. Although its a very horrid place to live, the only pro would be that all utilities are included in your rent, which for some people who are going to Northland College is affordable.

Trouble from the very beginning. They didn't call back to let me know I got the Apt and had me down for the wrong move in date. They say you haven't paid and send you letters when you did pay and they somehow credited it to a different tenants' account. I had to live 8 months with part of my bathroom ceiling torn down due to a water leak upstairs; it wasn't fixed until I moved into a different unit in the building. When I moved to the different unit, the previous tenants had lived there for 12 years with a large dog and the carpet was disgusting. The flooring didn't get replaced until the caretaker started a fire across the hall. Now I can't get renters insurance due to the "fire" claim for smoke damage done to my personal property. There is only one decent person working for them, the rest are rude and not courteous at all. Don't rent from them if you can help it.

I am also having problems with them as we speak. They sent me to a saw firm in the cities that I am dealing with and they are extremely rude. They took my Security deposit as last months rent and because someone didnt move in for a week after i left cause they didnt get it ready they are saying that I didnt get my deposit back and i still awe a full months rent. When I asked them for proof they ended up sending me someone else file and i got to see all of their debt this is a very unprofessional company. If anyone reads these before they rent from them word to the wise DON'T!

Horrible company. Do you think it is the landlords responsibility to provide a refrigerator? Croix Management certainly doesn't think so. We went nearly an entire month without a refrigerator. Imagine a family of 5 living a month without a refrigerator! They refused to provide one, claiming that a refrigerator was like a piece of furniture, and that many tenants provide their own! They actually said this! We finally had to threaten to put our rent into escrow with the court before they would actually provide a refrigerator.

I would also strongly recommend keeping extra copies of you rent payment if you don't pay with check. They have a tendency to lose this as well as your review paper work. This is not a good company to work with if you are on a budget or are a single parent.

When you move out they try to stick you with things like $11 for a light bulb. Problems that were documented, the paperwork convienently disapears. They try to get you to pay for normal wear like carpet even when it was documented that there was cigarette burns when you moved in. They have inspected without notice. They will not give you a monthly statement. I have never heard of this. Every place I have rented and everyone I know who has rented has always gotten a written statement every month. The resident manager does not follow the rules that everyone else has to. The windows are drafty. Take pictures and/or video when you move in otherwise you may get taken advantage of. If it is not in writing it never happened. Keep this in mind. Their former employees have left in part, becuase of these reasons.
