Our experience is similar to Margaret's. Terry is a scum bag slum lord. His homes are dumps to begin with and he has you fill out a move in sheet, which you both sign. He will not fix any of the issues on the sheet and then when you move out, he will sue you for all of the damages already wrong with the house and then again, not use that money to fix these alleged "damages" he will sue you for things like 15 gallons of paint to paint the inside of a 900 sq. ft. house. He forges documents and invoices and if you have not documented every single thing with pictures and saved every correspondence with him, you are screwed. The court will favor him over actual justice and you will be forced to pay a ridiculous sum of money that he will pocket and move some other poor unsuspecting family into his dumpy house. renters beware. Do not rent from Terry Flood.

We rented from Flood-Conn Enterprises for 2-plus years. Anyway, I've never hidden who I am. My name is Margaret Walker. Up until now, and there have been plenty of reviews throughout the internet, their owners and/or people that work for you have posted positive reviews as tenants, but then again post responses as employees. They should be be mindful to watch how they describe those who aren't pleased with their business practices (laziness, lack of responsibility, etc.). I have yet to meet someone who didn't receive a property from Terry Flood in less than desirable condition. The MOVE IN list with issues is made and turned in to their offices. Then, nothing is addressed. They then blame these items on the tenant, and ask that they do repairs that they were unwilling to do themselves. What is the reasoning for a MOVE IN report clause? If they have pictures after someone's moved out, we should assume they have pictures upon move in. Would that not be practical? Or, does that not serve their business practices? Every item I've stated in all written correspondence to you is factual. PLEASE GO TO FACEBOOK AND ASK TO FRIEND FLOOD-CONN. I've included many pictures, correspondence to the company and their attorney, etc. Every item we asked to have repaired from the moment we took possession to the time we turned over the keys, was never even responded to (with the exception of a small plumbing issue where your repairman used black electrical tape to attach pipes under the kitchen sink; and using duct tape to address the air conditioner). They don't intimidate me. The thought of seeing them in court doesn't bother me in the least. I've responded to their attorney, and provided the Registered Agent for the owners, Flood-Conn Enterprises, Robert Conn, with copies of ALL correspondence. The clauses within their lease are contradictory and misleading to say the least.

I have worked with a lot of landlords before but Terry Flood Realty is really a great place to work with. They are a little more concerned about who rents their homes and maybe because the homes are really nice and the upkeep is well taken

Let me tell you about my experience with Terry Flood. My boyfriend and I rented a home at 3606 N Wabash Ave. Because my boyfriend did not have a job, we were required to pay and additional $1000.00 deposit and the full lease up front.

First, my credit rating is impeccable and I am NOT a litigious individual. However, if Im pushed too far I push back. I must say the following account was very personally gratifying.
Second, if I could give Terry Flood a negative star rating I would.

I personally rented a house from Terry Flood in the Northland and after reaching an impass on 15-18 persistent move in problems, I ended taking him to court and winning. I first sued Terry Flood and was informed by a very polite Judge that, in fact this was impossible since Terry Flood was merely a property manager, not the owner. Terry Flood's attorney counter sued me for attorney fees since I had sued the wrong individual. The judge apparently had seen Mr. Flood a bit too much because he smirked and threw the attorney's counter claim out. Yay, me.
I then reluctantly sued the owner of the home and won. After the ruling was handed down Mr Flood would not acquiesce to the court's orders and I was able to walk in to his office and embarass him in front of his employees.
After moving out another case was brought to the light through the course of my residence with Flood and I went to court and won another case.

It comes down to a few things:

1.) Ask around and you'll find this guy is a crook, thief and liar (evidenced by my court verdict) that is well known in the greater KC area.
2.) Ask around some more and youll find the same thing

David Clevenger was not very friendly on our initial tour. The house was in pretty good condition and I thought it would be a good fit. I filled out the the rental application and gave them a $600 deposit. 2 days later he called me back and said due to our credit the owner required an addtional $400. I told him that I would need to discuss it with my husband. I told him I would meet with him on Friday. Friday morning I called him to tell him we would not be paying the additional deposit and not moving to the property at which time I was told that we would not be getting our $600 back. This is not right. It clearly states in the application that if you are not approved the deposit will be refunded. VERY POOR CUSTOMER SERVICE.

this is the worst of the worst company to lease from. i had been a model tenant for terry flood for 2 years, never paid rent late since my move in/out dates. when i had moved out, i followed their move out inspection list to the T. i recently recieved a bill for $1800.00 in charges that they nickel and dimed me for. i left my place in better condition than when i actually moved in! ! now how is this possible. i had a plumbing issue that had never been resolved on their end, after i had placed 8 calls regarding this matter, lots of damages were done to ceiling for this ignorance. i am sure now why they charged me now, to cover there own end, for their horrible response to maintance issues. i do not want anyone else to get ripped off the way i have been thru their landlords.....!!!!!

Pros: they brought a good show at FIRST

Cons: the second the lease was signed to agent left and was NEVER seen or heard from again.
