cops always here, got car broken into three times, been keyed, something put on door handles, always domestics around here, drug sales going on at school across the street, prices too high.
maintenance is good, but thats the only thing good about this place. otherwise, out dated, crappy neighborhood, you can hear EVERYTHING through the walls. people talking outside theres a echo meaning everything is amplified. just last week there is a domestic and a lady get ran over by a car! in the middle of the night! kids was woken up and ya. im pi ssed off! they aint nothing luxurious about this place! they got squirrels in the attics and i'm always killing brown recluse spiders in my baby's room! that's right! brown recluses! they come out of the attic door in my baby's closet and they get everywhere else. what did they do? they gave me some bombs... did NOTHING! every summer gotta kill them spiders! bull sh!t for real! you know i'm up outta here now!

Chapel Oaks Townhomes is a great place to live. The townhomes are huge and really nice. We have lived here for 3 years and really like it. They have some of the townhomes with basements, 2 and 3 bedroom ones too. The office is great and are always quick to fix a problem. I would highly recommend this place if you are looking for a place to live and the rent is pretty resonable too.

Chapel Oaks Townhomes is a very nice community of townhomes to live in. We lived there for several years and really liked our place. They have lots of rooms and they even have some townhomes with basements. The rent is very reasonable for the amount of space that you have. A good place to live and a great neighborhood.

This neighborhood has gotten so ghetto. It's beyond ridiculous! There are always cops out here responding to domestic disputes. I've had to call the police three times in less than a year. Once, cuz my car was broken into, one domestic, and another domestic resulting in a feuding pedestrian being run over by the person in a car he/she was feuding with! My car is constantly targeted for vandalism and the cops can't do anything about it. The management doesn't seem to care either. There is no security here. It's too the point that I've started carrying... Yes, it's that bad! You'd think Lees Summit is a great place to be... try another neighborhood! I even looked at crime maps and it wasn't bad... until they started letting low income people here... now there's crime all the time. Also, obvious drug deals are happening at the school right across the street. Prices aren't too bad unless you've been here more than a year, then they sky-rocket. There's always some kind of invasion, whether it's poisonous spiders, squirrels living inside your attic area, wasps, jumping spiders, etc. These places need to be sprayed inside and out, and it's never been done once in the almost two years I've been here... And NO I am in no way a dirty person. I keep my unit up as well as I can... It's the problem of the neighborhood and lack of pest control by Chapel Oaks. I'm currently looking elsewhere, but for now I am stuck... Oh ya, and there's a sex offender living down the street too... Yes, they're everywhere, but he's right down the street from the school! These kids around here walk home by themselves all the time. It makes me soooo nervous! Not my kids. They don't go anywhere without some sort of supervision. The older kids around here act like they own this place. Always causing trouble, walking out in the middle of the street in front of your car so you have to stop... I hate this place! The management is less than helpful. The units are owned by different people, so there's "nothing" the management can do about it. We should call the cops... blah blah blah... But unless people are caught in the act, cops can't do a thing about it! My advice to anyone, run far far away from this place as fast as you can!

The school district is Blue Springs and from my dealings with them I would at least try to get in the Lees Summit district if I were going to pay to live in Lees Summit, Blue Springs was actually like a step DOWN from my former Hickman Mills district and that is sad.

My unit had serious rodent problems and sometimes they came to get the mice in the traps fairly quickly, other times, not so. A couple of times, after waiting 2 days, I had to sweep the dead mice and traps out in front of the garage, (I suppose my neighbor called then because they would come immediately.) I finally got a cat and had to pay a huge non-refundable deposit which I felt was wrong as the cat was for the mice which they didn't seem to care to try to stop. (Nice cat I just didn't want one and no longer have one)

They seemed more concerned with my neighbors concerns than mine. I called about a toilet leak on a Thursday, by late Saturday I was fixing the toilet myself. Late Monday they came by and I told them 'Thanks but no thanks". Months later, on a Saturday, 8:30am they knocked at my door because the neighbor found a stain on her basement ceiling and they wanted to see if it may have originated in my unit. The repairman kept saying, "I'm so sorry, I don't decide what is considered an emergency." He looked seriously embarrassed.

A tree branch, or something, broke a storm window and they tried to make me pay to replace it and when I finally moved out, feeling very unwelcome, I left the unit in near move in condition (except the carpet and a stain on the small, cheap kitchen floor) and they withheld hundreds of dollars from my deposit. They are obviously hard up for money. I would have understood somehow but I paid rent in full/ on time 23 months in a row.

The one star would be some of the people in the neighborhood, there was a handful of great kids too.

My advice, don't get sucked in by false professionalism, take your chances somewhere else--- then too maybe you would be on their "we care list" and get a little of what you paid for.
