It's very unfortunate that the management ruined what could have been a great experience. We liked the complex location and grounds upkeep, and our apartment was not bad, minus the few upgrades it needed.

Here's where the bad part comes in. After moving in, we notices some minor things that we wanted fixed. The dishwasher left soap residue and was not cleaning. It took four maintenance requests, six months, and a threat to contact the BBB before we got a working dishwasher.

Our hot water was not staying hot in the shower for more than about 6 minutes (I timed it). After 5 maintenance requests and a personal visit to the office, turns out all we needed was a new shower head (the old one was not controlling the hot water being released).

The seal was broken on our patio door, and moisture was getting in between the glass panes. While this is not a huge deal, they told me at the office that there was nothing they could do about it. there were countless other incidences with simple fixes that were made very difficult.

Then, in the middle of our lease, the management decided to take out the rent dropbox, stating it was a "safety issue", even though the drop box was much like a mail slot that dropped INTO THE OFFICE BUILDING. That was a LARGE reason we signed a lease here. The 24 drop option was crucial to us, since their hours are 8-5 and we both work full time, including some weekends. I also travel for my job, many times being called out in the middle of the night with no clue as to when I'll be home (emergency response), so planning ahead to pay rent is not always an option. We tried to discuss our concerns with the office, but were rudely blown off by several different people. We ALWAYS paid our rent on time, and the few times we were caught traveling for work or working during their office hours, they refused to work with us, even though it was because of THEM that we could not pay our rent on time. I even tried slipping the rent under the office door in a closed envelope, to no avail. They had no problems cashing my check on time, but still charged us a $65 late fee. YUP! over 10% of our total rent.

As far as amenities go, don't plan on using the tanning bed, it never works. They change the codes to the fitness center randomly without telling anyone, they just leave a note on the door to visit the office during office hours to get the new code. I guess they forgot that their "convenient" hours of 8-5 doesn't really help people that work full time. The pools are closed constantly, and the pond by the entrance has been torn up for "construction" since we moved in.

The best for last. When we moved out, they charged us our entire deposit, plus $102.00 for "carpet replacement" due to animal urine. When I called to explain that we have a cat who urinates in a litter box, and that we shampooed and steam-cleaned the carpets before we left, they would not have it, and pretty much said we were SOL. Let me remind you that we didn't even have a dishwasher that worked when we moved in, and NOTHING in that apartment was new, including the carpets. I tried to explain this to them, and was rudely disregarded. DON'T plan on getting your deposit back, it won't happen.

Horrible place to live; lived here almost a year and cannot wait to get out of here. From the beginning all employees have been unhelpful and unprofessional. The day we were supposed to move in the air-conditioner was frozen, granted that happens from time to time; however should have been checked before the move in date (it smelled like it was frozen for days). When I informed the front office they said ??oh it??s probable just a leak that??s normal? it took three trips to the front office to even get them to have maintenance check the air conditioner. Aside from that we were told that we would have a parking spot close to the apartment when I parked my car there the neighbor said that was her apartment I mentioned to her that our contract states that parking space #. Later that week we both ended up going to the office and they told me ??oh your parking spot is actually another one (twice as far as the first one) this made me very upset because we had chosen this specific apartment for that closer parking spot. My boyfriend has a lot of hockey, paintball bags that he needs to carry in and out of the car twice a week. After explaining this to them, they offered no solutions, apologies, or concerns of the frustration this caused us. One month later when our rent bill never came, we went to the office to see why, they said they don??t send out bills(something we should have been told before hand) so we were charged for a late payment even after they verified with our last apartments that they did send out monthly bills. During our never ending year hear, we ended up having a leak in our restroom sink, maintenance came and checked it and said they fixed it, but they didn??t. We called again and they said it would have to be replaced, they would order a new one and it would be here in 3 days. They shut the water off and after a week we called to check on it. They seemed to have forgotten about it and said it was on the way, after the second week, we called back and still no results. We went about two months washing our faces and brushing our teeth in the kitchen sink (huge inconvenience). And yes there is more, trying to use the fitness center and pool we come to find out they change the security number to them every so many months.(they don??t even say when they expire, even though they claim that is posted on the key card that is given with the security numbers.) I have had to get the new number from other people who live here to use the fitness center. This last time they changed the number we called and were told that we would have to go to the office during business hours to get the new number, so I left work early to get there by 5, I get there two minutes to five and am on the phone with the lady who is in the office and she said they were closed, they couldn??t help me out and give the numbers. By far the worst customer service I have ever experienced. I work in hospitality and I know how it can get overwhelming at times, but this service is truly unacceptable, I would gladly pay more to live somewhere else and have decent service. So much more, but bottom line is please don??t move here you will regret it. Extremely bad service

This is my first ever apartment experience. I was fortunately blessed with great neighbors!! The ENTIRE staff - from office to maintenance to landscaping are the best. Extremely friendly, attentive to your privacy and concerns and always professional. I felt extremely safe here and anytime I had a problem it was addressed in a very timely manner! I moved here from out of state and SUE was awesome with me and answered my thousands of questions! I was welcomed as if coming to a family reunion. Eric and the entire staff are excellent guest service. They go above and beyond in meeting your needs. They definitely adhere to the quiet hours which I appreciate. One time a neighbor was being just bit on the noisy side and the next day there were notices on our doors as reminders of the quiet hour policy. It did not happen again. The only reason I am moving is \nbecause I am relocating out of state. I know everyone is entitled to their own opinions but if you treat someone with respect it will most certainly be returned here at Sun Valley Lake.

They do not care at all to make their residents happy. They basically treat you like the scum of the earth if you call in feeling that you should have a better quality of apartment for what you pay for rent. \nMaintenance in the complex is atrocious. If they decide to actually complete your maintenance request (sometimes they suspiciously get lost) they don't fix things correctly and you have to continually call and get them fixed again. \n\nI have lived in a number of apartment buildings and this one is by far the most stressful and poorly managed. They have no courtesy for the residents. I think they forget that if we didn't live there, they wouldn't have a salary. I am basically in tears everyday realizing where I am forced to live for another 6 months. It literally makes me miserable, and if I had the money to afford cutting my lease early, I would.\n\nThe place is going to crap, everything falling apart, that's why they're offering reduced rent for the time being. Don't be fooled. Don't get stuck living here

They were fine when I moved in but no help at all when I had to get a restraining order against my roommate. They were not professional and almost seemed to making some illegal decisions on handling the extension of my lease when it came time to renew. I got the run around until the week that I had to leave the apartment and when the general manager found out what had been going (They were refusing to let me live in my apartment because the person I had a restraining order against wouldn't sign the lease) he told them to get me to stay in any way possible. When I went down there to give my decision to them they had made the assumption that I was staying (even though I had been told twice that I was SOL and had to move). I told them that did not make that decision and that I would be willing to stay an extra month to give my 30 notice but that I did not think it was fair for them to charge me an extra 200.00 than what I was normally paying. The guy that works there (Eric) was incredibly rude to me and basically told the woman that was helping me to just cut the lease. Thus, giving me only a day and a half to get all of my stuff moved out.
I do not recommend this apartment complex for anyone who is ignorant when it comes to the legalities of the world. What they did to me was horrible and very stressful. Not to mention, according to the attorney general, illegal. Please avoid hassle and look else where.

I wouldn't recommend Sun Valley Lake to my worst enemy. They were wonderful at move in, so-so while I lived there, and a nightmare at move out. Also, be aware that people will come into your apartment with no notice.
