From the beginning it appeared that going with NASB for my mortgage would be a smooth process. This was far from the truth when it got down to crunch time. I DO NOT recommending contacting NASB for anything at all regarding a mortgage.

NASB had 30 days to secure a loan and 38 days to close on my condo. The day before I was suppose to have a loan commitment I received an email from my loan officer at 3:42PM stating they would be late. They had to do an extra ??field review?. Mind you my agent said they had never had this problem with the previous 28 units sold in the condo development. Wells Fargo, NASB??s underwriter, demanded this field review to sign off on the loan. The review itself was a bit ridiculous itself considering the developments past, but to realize the review needed to happen less than 24 hours before a loan commitment was due? That??s inexcusable. NASB was 10 days late securing a loan commitment while up until 2 days before it was due all I heard was ??Don??t worry we will get it done on time?. This caused me to close 8 business days later than I was expecting to. Also they charged me an extra $325 for an extra appraisal (which was basically just a second appraiser double checking what the first one did) and would not waive that fee even thought NASB was late every single step of the way.

In summary, in a time critical process NASB and their underwriter??s weren??t able to meet any sort of a deadline at all. What good is a decent rating on the BBB website if you can??t meet any deadlines as a mortgage provider?? That??s like being an eight foot ball basketball player and not being able to catch, dribble, or shoot the basketball. PLEASE use somebody else to secure a loan for your new house or condo to avoid what I had to go through. NASB failed to meet any expectations I had for them. I know every company has little slip ups. This was a major one. Stay away from NASB for your mortgage if you want to close on your home on time. Everything NASB was extremely last minute. Reply to this review and I can email you actual emails from NASB with dates and time stamps on them.

Please stay away from NASB, I am angry as hell. This was the worse experience that I have ever had in my life. They make so many promises about what they can and will do and then they do nothing. We were building a home and were dealing with another bank for our construction loan. They told us they could give us this great deal when our home was ready. We decided to go with them and sent all of our tax and personal information 5 months before our home was ready. We were told the week that we were to close that the underwriiting department needed more infomation in which we sent. We were to close on Friday, they told us on Thursday evening that our loan was disapproved. We both have excellent credit and have more than enough money to make the requested deposit. This has been a total waste of time and energy. Now we are stuck trying to find another lender. They are a big joke, make a lot of promises that they can't keep. If you are looking to get them to finance a home for you, please look elsewhere because I think they are a joke and a scam. We wasted a lot of time waiting on them thinking that we were going through them for our home. They need to be put out of business. I am also reporting them to Better Business Bureau.

Ben is a miracle worker. We chose NASB because Ben called within minutes of submitting our application, was friendly and patient with our questions and could take a joke. Our home was a short sale with ridiculous time constraints and Ben and his team got us a loan in a very short time. He went above and beyond when complications arose. Highly recommend.

I am aware that people can be complainers, or that people can see the set of facts from different prospectives, but with regard to mortgage lending, there seems to be a pattern of failed good faith indicated in these blogs. A half dozen blogs do not warrant a judgment against NASB, but the consistency of the experiences and the complaints do concern me. I had planned to do business with NASB, but I take serious the efforts of those who blog to protect others. As one reviewer said, there are just too many banks and mortgage brokers out there to take a chance with one questionable provider. As fellow Americans, we were swindled by the banking industry not long ago, and the bad taste is still fresh in my mouth. While I wouldn't recommend NASB personally, I can only reflect the experiences others have had, and warn others to investigate their providers carefully.

North American Savings Bank wasted my time and money on an appraisal. The appraisal I paid for via NASB came in too high for underwriting so they got their own appraisal, without a property visit, that was extremely low and did not even split the difference.

NASB underwriting dept. played games on the last day my rate was set to expire. Totally wasted my time and appraisal cost. Do yourself a favor and avoid NASB.

Don't waste your time trying to refinance your mortgage with this bank. The mortgage underwriting department is very difficult to deal with and do almost everything they can to make your loan fail. They did not accept the first third-party appraisal amount ($295k), which I paid for, and NASB had a second appraisal done ($250k) with no visit to the property. They only accepted the low number, no middle ground. They also ask too many personal questions and require everything under the sun accept a picture of my wife. My credit is 775 and I had $100k cash in the bank. No risk.

By the way, they will pull all this nonsense 1 or 2 days before closing. Lastly, they told me they are just going to resell my loan in 2-3 months.

Just another example of a shady bank. Stay away!

This bank has deceptive loan practices and fraudulent good faith estimates. I was verbally quoted a 6% interest rate, the good faith came in at 7%, which I had to accept because I would loose $10,000 in earnest money if I back out of the real estate deal AND THEN when I went to closing my rate jumped to 8.25%. I argued with them and showed them the good faith estimate which they did not honor.

I have tried to get them to do either a refi or a loan modification but they have refused. Their lame excuse is there are too many credit risks. What does that really mean?

I have perfect credit, never defaulted on anything, I have never been late on my payments and the LTV is over 70%. I requested a rate that is competitive with today's rates of 4% in order to make the property cash flow vs being upside down $200 a month.

NO NO NO they said with no reason behind it. I will be letting everyone I know not to do business with this company. As I am a real estate agent and refer clients to lenders on a continuous basis, this company will never get a referral and I will tell thousands of people to stay away from them.

I am about to lose my home because my wife was out of work for a year and I've taken in my daughter and her child to prevent them from being homeless. I missed payments because I was told not to send money until a plan was worked out Therefore, I waited and completed income forms Last week I was told to pay a hugh amount of money in two weeks or face forclosure and even if I pay there is still a possiblity I can't keep my home. I moved away to make more money. I must admit when this was discussed with me I broke down in tears to the point I could not talk and thought of taking my my life perhaps getting money so my family would not be put on the street as was suggested.. I have only a week left and if I don't make the deadline more will be added. I will use my retirement funds but it seems hopless I was asked to come up with the money so I guess I will one way or another. It's Sunday and I went to church and prayed and I sit alone this evening wondering how my family is doing. I've said good-bye. I can't help but think of all of the good people who have lost their homes and were treated like a faceless number. I wonder if anyone really cares about how another struggles.

I have had a home loan with them for awhile now and due to a disability and wife lost her job, I was unable to make the payments. You read so much about foreclosures and stuff I thought I would lose my home but they put me into an interest only plan for a couple of years to where I can afford it. I know I tell them I appreciate it but I have made every payment on time now and not worried about losing the house.

Be very weary of trying to get a mortgage through this bank...they will 'yes' you to death, but in the end they leave you high and dry without so much as an explanation as to why you were denied. In a nut shell, my fiancee and I applied for a 425K loan. We have a combined annual income of 200k. Since my credit is perfect I was the one who would be on the loan. I was told from the start that we would have no problem getting a loan and we would be closed by our deadline. Well...3 weeks passed our deadline I was copied on email from the underwriting department that was extremely offensive. They were red flagging me for 3 reasons. First, I had 'miscellaneous' deposits from my employer going into my account. My loan officer knew that I am an actor on tour and that the 'miscellaneous' money is my per diem. It is not taxable income so I do not include it in my salary. And shouldn't they be happy that I am getting $838 extra dollars a week? The next thing was they thought it was 'strange' that my fiancee was gifting me all this money even though he lived in a different state. Um..what is strange about that? Even though the mortgage is in my name we are going 50/50 on everything. And we are engaged so he is allowed to live in a different state, right? Lastly, they were concerned about my lack of credit history. I admit this is a concern for banks, but Wells Fargo, the bank I got my loan from, addressed it in the very beginning and we talked about other ways to show my credit history. At no point did NASB talk to me about other ways to show credit history. So, after I received that email I was told not to worry bc my loan was being sent to Chase Bank and Chase would decide. My loan officer admitted that these concerns were unfair and again assured me that I would have no problem getting the loan. Two weeks later my loan was denied. I was told in a voicemail! When I called my loan officer back to discuss it he did not answer the phone and never called me back. The next day he emailed me telling me that Chase would send me a letter as to why I was denied. That was 3 weeks ago and I have yet to receive the letter. Oh and my loan officer has yet to respond to ANY of my phone calls and emails. So I payed $500 to wait 5 weeks past deadline only to be told that I was not eligible for the loan and I have yet to recieve an official reason as to why. Wells Fargo has been a dream compared to NASB. They have never made a promise they couldn't keep and they got me the loan!

I have been with NASB for about 15 years and have always been treated in a professional manner. They are friendly, especially at the drive thru, and they have been very kind and helpful when I call that branch. They have never been rude. If a bank has policies to follow, I'm glad they stick to them. It is for our protection. Keep up the good work.

I personally think that North American Savings Bank is a great bank. They are open from 7am-7pm in the drive-thru which fits perfect into my hectic life and their customer service is great. Whenever I walk into their branch or go through the drive- thru I am greeted with a friendly face and everybody standing to say hello! I walk out feeling like part of a family. I would reccomend this bank for all of your financial needs.

Business Response:

Customer Service We are very sorry that you had a negative experience. We have had a change in management at this location since then and they strive to provide the best customer service possible to all our current and future customers. We welcome you to come by and say hello to the new manager and the great group currently working at this branch.

NASB has the worst customer service I have ever seen out of a bank. I have had accounts at that place with over 100k and they still act like you are trying to rob them every time you try to complete a transaction. Recently I went to deposit a $5000.00 check written on a well established trust account. I did not ask for cash back. However, the teller immediately had me fill out a two page fraud questionnaire, they wanted another signature and them placed a full hold on the check. I guess it would have been too hard for the morons to call over to St.Louis and verify the check if they needed to, but I wasn't even asking for cash back. I have never seen this kind of drill just to make a deposit. No wonder this bank is struggling. No one in their right mind would want to deal with these idiots. I sure wont be in the future. There are just way to many banks in this town to be putting up with these jerks.
