    I've been renting since 1998 and I can tell you that The Preserve at Ballantyne Commons is the worst place I've ever lived. The two women in management are unethical, dishonest and uneducated, the buildings are old, run-down and overpriced and crime is a big problem which is suprising being that it's located in Ballantyne.

    A few good things:
    1. Large basketball court
    2. Nicer than normal pool/hot tub area
    3. Large tennis court
    There's a nice play area near the tennis court but I would caution letting children play there as there is a large body of water on the grounds close by and you will often see snakes in this area.

    The bad here is in much greater number than the good.

    1. The buildings and the grounds are not well maintained. Some examples of this would be rotting pieces of wood on balconies, wobbly, dirty looking stairs leading to 2nd and 3rd floor apartments, garbage noticable in bushes, Pests are an issue inside and outside.
    2. Cost is high going in. Re-signing is on-par with a mortgage or higher.
    3. The Maintenance team is quick to come out but doesn't actually appear to know what they're doing. The times I had maintenance in my apartment to fix a drawer and unclog my tub(which was clogged when I moved in and remained that way for 15 months) I came home to wood chips all over my bathroom and a tub that was still clogged with no real explanation of what happened. Nobody could figure out why my lightbulbs would burn out in a month if I used anything other than the lamps I brought with me. One time they decided to pressure wash the breezeways which is great since they are usually filthy except that all of that water came in through my front door and I came home to a massive puddle in my living room. It's not that they don't try, they just don't seem to be that bright.
    4. I read reviews about crime before I moved in and thought they were probably overblown. They're not. Somebody tried to break into a neighbor's 2nd floor apartment in the middle of the night. Another neighbor got his car broken into. I once saw a car with the window broken out as I was driving through the parking lot. Not once did I get a flyer notifying me of crime in the complex like I would expect from someplace I pay $800 a month to and I never saw so much as an occasional patrol car in the area.
    5. You should count on anything that comes out of the manager or assistant's mouth as less than truthful. Be it what you'll be getting in the apartment(the updated apartment doesn't ACTUALLY have all the things they say it does, most is painted over or made to look newer), the terms of your lease or whether or not you'll get a deposit back. When I had a legitimate complaint about their tenant portal for paying rent(which is about as secure as a porn site and maintained by a 3rd party company with no contact info) it turned into a big deal and they always treated me differently afterwards. When they came to my door to do an inspection my girlfriend told me she could hear them talking badly about me like a couple of high school cheerleaders(they didn't know she could hear them). When there was a dispute over a bogus charge the assistant was only able to recite the same corportate lingo she probably memorized and recited in front of her bathroom mirror over and over and refused to give me a name or number in the corporate office.
    So to sum it up if this is the kind of garbage you want to deal with while paying good money for substandard apartments than by all means, The Preserve is right for you. If you'd like a to live in peace then I would recommend you choose more wisely than I did.
