We last got estimates from other landscape companies a couple of years ago. Our current landscaper works on an hourly basis and is not on a contract fee basis. We pay him for what he does. We have also gotten some of the labor done by a freelance laborer to try to save costs. We feel that Josh is Doing a good job and is responsive to what we need.

I purchased a town home in October 2009 that is managed by Hiltz Management Co. Upon purchase I was told by the seller that they had prepaid a few months worth of dues, and that a $975 assessment for painting and wood replacement was paid in full. I called and explained this situation to Hiltz Management and I was told that the dues were paid through March. I suppose it does not surprise me now that I received a letter in April saying I was past due $40, because my account was read incorrectly and the $975 was being eaten away by the monthly dues that were actually only paid through DECEMBER! Then comes time for the promised exterior painting and wood replacement. The painting was supposed to being in June 2010, and did not begin until a YEAR later. Once the job was finished, I ended up with windows painted closed, paint on the windows, cables not re-stapled and rotten wood CAULKED over and loose! It has been months that I have been back and forth with Pete and all I get is one lie after another...I think it is time for this guy to retire. I have been reporting to the BBB and Pete continues to lie on the dispute as well. DO NOT HIRE THESE IDIOTS.

Hiltz management was responsive when taking care of any repair issues that we had. That may have been because they were at fault for not doing the work required when they took over the home for rental management. They never did the intial home inspection or the ""walk through"" with us. Pete - in his ole' southern drawl, ""You seem very busy, so when you get some time we'll go through a punch list."" Really? When pressed, he said ""You seem like an honest person, just send me your list."" I call this getting paid for doing nothing. On the other hand, his office is excellent at getting you off the phone and taking as many messages as you can tolerate giving. But the worst thing is, Pete is dishonest. He will say anything to get you to sign a contract. Be careful! What's in writing is not what you've verbally agreed too. His protocol is a conversation with you and then he tells you ""he'll handle the paperwork"". As if he were providing a service. It's not a service when someone is trying to take advantage of you and your goodwill. You have to find all of the duplicity and even then it's a game. He claims he missed it - again - and missed it again. ""Well your good"", he says. And don't bother at being a honest person with integrity. He doesn't care. He expects everybody to be just like him, ""A dishonest, back biting callous person"". He's a sad soul. I dare say he's in the wrong business, HUMANITY!'

The ladies who answered the phone when I called were always courteous. And any time someone was sent out to fix anything, they were very professional and took extra care to keep my floors and the work area clean.

This company likes to collect dues but does very little for the betterment of our neighborhood. We have contacted his company on a number of occasions to have issues addressed and have had little to no response. Advise against doing business with this person and his company.

By FAR the most unprofessional and rude property management company you will ever deal with. STAY AWAY!!! Impossible to get a hold of for even minor maintenance issues. Our bathroom ceiling caved in from a leak in the unit above, leaving a several foot wide huge hole. It took over 2.5 months for this issue to be fixed. Over 3 months for us to get MIRRORS IN OUR BATHROOMS! Took away our fridge when it broke, and replaced it with a mini-fridge. This only begins to scrape the surface, you cannot make this stuff up. Good luck getting your deposit back, you will probably have to take him to court... which is what we are in the process of doing. Do yourself a favor, and tell your friends and family, STAY AWAY!!!\r\n

I have never gone through a property manager before, but Pete Hiltz has to be the worst out there. From day one it was like pulling teeth to get a response out of him or his office staff. They are rude and not helpful from top to bottom. When I asked for a repair on the condo unit it took him weeks to get back to me and then he didn't even have a key to the property to let the service person in. No matter how early or late I mailed my rent check I was always charged a late fee. While he was happy to charge a late fee he was not as happy to return calls or actually ""manage the property""-imagine. If questioned he got confrontational. When I left he charged me to clean the carpets and a ""change the lock fee."" The guy is incredible----and terrible. Avoid at all costs.

I chose to rent through Hiltz based on the seemingly friendly nature of the owner of the business, Pete Hiltz, and the reasonable rent and application fees. The few things that did go wrong took A LOT of persistent phone calls and requests to get fixed. Some things simply never were fixed. The office staff is rude and impersonal. I highly recommend choosing a different agency to rent through.

Last year, I signed an agreement with Hiltz Property Management to manage a home here in Charlotte. He was pleasant and his fees seemed reasonable. He rented the home quicker than I expected and I thought he might be as good as the Property Management firm I have for a California property I had. I was so wrong. Although the house was rented in September of last year, the tenants had not moved in as of December 8 , but were preparing to do so. They had the water and other utilities turned on, but did not notice the dripping faucet in the laundry area for 2-3 days. When they went into the house, the carpet throughout the house was soaked, walls were wet, some flooring was buckling, so they called the property manager. Mr. Hiltz did not return their calls for about a week. (I talked the the renter today). 3 weeks after the problem, Mr. Hiltz called me. I have no idea when he called the folks to extract all the water, but seeing that the water was still being extracted and the rug being dried took until about January 15th. I called him numerous times during that time to follow up on the required painting, as well as wanting to gain access to the house to fix some closet doors from about the 3rd of January until Mid February, but he gave me one poor exxcuse after another why the painting hadn't been done, or why he couldn't provide access to the house. Finally after a month and me yelling at him about not returning any calls or keeping any promises, the painter arrived and I went over concurrently and fixed the doors. I have now terminated his services, but met the lady today who had actually rented the house. she told me that he was rude, treated her like a criminal and also never returned her phone calls either. I would suggest you run quickly whether you are considering renting a home managed my Hiltz management, or using them as your Property Manager.
