I rented a property from Southern Homes & Land for few year and I really can say ....... one of the best landlord I have ever had.
They helped me a lot.

Southern Homes & Land's management were always professional and personal in their demeanor when I called with a concern regarding the property I rented from them...they just weren't prompt!!!

There were quite a few issues with the house I rented and I have to say they ALWAYS responded to my demise. ( a little late sometimes) However, I'd like to note that if the property's issues were handled accurately at the first sign of it's issues, I wouldn't have had to contact them so frequently. (Let's FIX the problem people; no more band-aids!)

I found the staff to be pleasant and professional as individuals but when it came to ensuring a pleasant rental experience they were sub par. Overall I didn't have a pleasant rental experience with this company.

Good people don't always make good businessmen...

I've had interactions with Southern Homes & Land and I can say they are always very courteous and helpful. It is a Mom & Pop operation (hence the yahoo email address and lack of a permanent receptionist), but that is why I've enjoyed working with them. It isn't a giant real estate firm that's only interested in owners with lots of properties or renters in a $3,000 a month house.

In response to the review about withholding the security deposit, I believe there is some confusion about the property management industry. The property manager (in this case Southern Homes & Land) does not get to decide how much of the security deposit is withheld. It is the owner of the property who makes that decision. I'm not going to say that the property manager doesn't have an opportunity to pass along their opinions on the situation, but they do not make the decision.

Southern Homes and Land took over management of our rental property 2 months before we moved out. We had a good working relationship with the original rental company but after 2 years of renting we decided to move out. The first issue was that they are almost impossible to get a hold of they have no one to answer the phones (voice automated system) and you have to send emails to a yahoo account b/c there was no company address. They claimed we did 4000 dollars worth of damage and to support that claim they sent 4 pictures all showing normal wear and tear. I went back by the house 5 days after we moved out and all the walls had already been painted and new carpet was sitting outside. Everyone I have spoken to says this is there normal way of doing business they never return your deposit no matter the level of damage done to the unit. There was no statements in the lease about smoking at all and I only smoked in one room in the house but they also claimed smoke damage which was the majority of the 4K they claimed was damaged. We are taking them to small claims court but to avoid a similiar situation I would go with a more reputable company we weren't given a choice.

I tried to rent a house with Southern Homes & Land when I first moved to NC and they were terribly rude on the phone. Needless to say I went with another rental agency. I would not recommend this company for someone who is relocating or just looking for a rental

I would not recomend anyone renting with Southern Homes and Land. The service is horrible and they do not care about the renters at all. If you have a problem it takes a lot of time for them to complete or fix the problem. I would use caution before you use them as your rental agency.
