Love my house!

I moved into a great little house that SMC manages about 2 years ago and I absolutely love it. The house was in wonderful shape upon my move in (it had been updated considerably, in fact) and I haven't had any major problems--small problems have been taken care of in a timely manner. I've also really enjoyed the office staff as they've been nothing but nice to me. I'm planning on moving in the spring and I wish I could take my house with me wherever I go! It's perfect for me. And I'd re-rent from SMC in a heartbeat. All and all, I'm a very happy resident.

good experience

I've had a very good experience renting from SMC. I will soon be moving out of my apartment for a job transfer in another state otherwise I'd still stay where I am. The staff has been personable and helpful. The building is nice and well taken care of and in a good location. The rent is reasonable. Parking is convenient. I don't know what else to say. It's been good.

RENT AT YOUR OWN RISK

I have been renting an apartment by the college from smc for just over 2 years now. And I have no idea why I am still here. (Other than it is walking distance) And although our maintenance is here often working on garages and such. He is never informed of the issues going on INSIDE the building. We are told to contact SMC and they will have him come out to fix it, and yet when he is here and you politely ask how things are coming... HE HAS NO IDEA what I'm talking about.
There is mold in the walls. And they truly don't care. My friends who also live in my building have reported the same thing.. On multiple occasions. Yet NO ONE COMES TO TAKE CARE OF IT.
We also have off street parking. Which is nice.. In the summer. Winter comes around and no one is sent to plow out the snow. We have to park on the street. Which would be fine if it wasn't an emergency snow route.. So tell me where are we supposed to park? There are no other streets close by. and The only place we could have room to park is the college a block away. Which you need a permit for.
The locks on my apt were broken when I moved in. The keys they gave me wouldn't work.. Yet I still had to pay them to replace the locks so I could get in my damn apartment. Really!? Everything should be in tip top shape (at the very least, in working order) before anyone can rent them out!
I could go on and on. They need to get on the ball. I've seen many terrible reviews besides mine.. Maybe its time something is done.

When we first moved into our apartment it was wonderful. The location was good-- along with the well taken care of apartment. Little did I know, later, that SMC tries to take as much money from the tenants as they can. Once you first move in the Landlord is so nice and polite, selling these apartments, but what you don't know is how rude, and unprofessional SMC actually is. Before signing off the lease and leaving this apartment to go rent from better owners, SMC promised that if we leave early then the date scheduled, they would pro-rate our rent for the month. Quickly we moved out (15 days early), which would have been half a months rent returned, $355.00, only to find out that SMC went back on their word and said "Actually, no, you wont get anything back because technically you were signed off to leave at the end of the month."Not to mention that they will randomly decide when they want to up our rent and it's usually when your at trapped in a lease giving you no other choice.SMC does NOT care about their tenants-- and all they want from them is money.Do not rent from them, that are truly unprofessional, rude, and show NO respect for their tenants.

Anyone who is thinking of renting from SMC - be warned they are bad bad news. Stay away from them at all costs no matter how nice the accommodations are. You will certainly lose in the end. I was warned by others but decided to rent anyways They tell you one thing and do another and don't keep their word. They are liers and thieves. When things need to be fixed - they don't fix it. If there is mold in the basement - too bad, so sad., they won't do anything about it - even when your family is getting sick. You are stuck because they bind you to a lease - you have to follow their rules but they don't care about the conditions of their property. They tell you that you need to sign a one year lease - and then after year the year is up then you just go month to month - they lie again. They make sure to lock you into another years lease so it is vIrtually impossible to find something else. At the last month of your yearly lease - they told us that if we find something else and have to leave in the middle of the month that they will pro-rate the rent. - again - they lie. So they have your full months rent - you are moved out - and they get someone else in there while you are paying for the rent and someone else is paying also. Its a win win situation for SMC -They they screw you any way they can. They are so unprofessinal.
I SURE HOPE THEY CAN SLEEP AT NIGHT SMC -
BE SURE TO STAY AWAY FROM THIS COMPANY

I would be nice if something didn't work like the lights outside a building or in a hallway that u could just call SMC and the problem would be taken care of. That is not the case it takes at least 8-10 renters to call in before they think of even getting to it. And the snow removal don't even get me started no salt for the steps I have seen so many people fall it's not even funny. It doesn't matter it can be days till they clear the parking lot or side walk after a storm. They say we have so many other properties. Hello MAYBE u have to many if you can't clear them all out in a timely manner so people don't get hurt or stuck or worse.

I would definitely rent from SMC again

I rented from SMC for around 2 years while I was stationed in Minot. I really liked the apartment I rented and the staff was super courteous. They knew me by name and always struck up a convo when I came in. I had a few maintenance issues that were minor, but they fixed those ASAP. There were a couple of times that I forgot about rent because my work schedule is different than their office hours, but they called me to remind me. I still had to pay the late fees, but I had no problem doing that because that's policy. If I moved back to Minot and needed a place, I'd definitely rent from SMC again.

Mr. Van Grinsven, I'm reading all the negative comments on this sight!! WOW, its rather odd that so many people are treated so badly from SMC! I simply cant imagine why anyone would say such terrible things about these 2 sweet, lovely women! I simply thought they were angels and would never refer to a customer as "trailer trash", for had they done that to anyone, that person also would have a case for a lawyer! Apologizing is a 2 way street, here is my "Sorry", now all these people including myself should receive one back from them!

I've rented a house from SMC for about 3 years now and I've been very happy with the house itself and management. They have a sort of stiff pet policy, but they did work with me to accommodate my dog (Minot in general isn't a very pet friendly community unfortunately). The ladies at the front desk have always been helpful and maintenance has been on the ball. Their policies are pretty much cut and dry and their leases are from the ND Apartment Association. I think they're a pretty solid company.

My husband and i were renting from SMC last year and we were happy with the apartment but livid at the company. They are unwilling to work with you on late payments or Maintenance issues. we were locked out of our apartment last December after returning from vacation. i forgot the keys. we called the hotline to get a maintenance man to unlock the door. When the woman called me back, she told me that the man said he wouldn't come let me in because it was ten oclock at night and it wasn't his fault that my door was locked shut and i should call a locksmith. i understand that i should have double checked if i had my keys, but it was at least -15 outside and it would have taken him 5 minutes at the most to come let us in.
They never removed the snow in my unit either. i just got sick of it and after working a 12 hour day i would do the stuff myself and my neighbors as well. its not that big of a deal with snow but there were older people in my unit that could have slipped on the ice and hurt themselves. they have great apartments but the people at the desk are rude. i love the buildings, just not the managment.

MY HUSBAND AND I LIVE IN THESE APARTMENTS, AND THIS POOR GIRLS APARTMENT CAUGHT ON FIRE AND THERE WASN'T ONE FIRE EXTINGUISHER IN THE WHOLE BUILDING. THIS GIRL LOST ALMOST EVERYTHING AND SMC HAS NOT CLEANED UP THE MESS AND THEY DIDN'T EVEN OFFER MY HUSBAND AND I A HOTEL TO STAY AT BECAUSE CARBON WAS REALLY HIGH AND BAD AND I'M PREGNANT!! DON'T GO WITH THESE SCUM BAGs!!

I'm truly surprised to read all of these poor reviews because I have rented from SMC for two years and have never had any complaints with their service, or staff. My apartment isn't brand new, but it is in good condition and well maintained. For the few maintenance issues I have had, they properly fixed them in a reasonable amount of time. When I was apartment hunting they answered all of my questions and thoroughly went over my lease with me when we signed it. I would highly recommend SMC, in fact I have to several friends who have also had pleasant stays with SMC.

This company is horrible! My fiance and I were looking for a house that allowed pets, and SMC was the only company at that time that did. So we found this great house and asked about it. We paid a deposit to hold the house when we found out the info (6 month lease, pets ok, and only $25 pre month for dog) well, we thought this was a great deal.. and signed up...
later when we went to get the keys from them, they said they made a mistake and the lease was now a Year and pets were not okay. We argue with them about what the mistake had cost us, and then finally we were able to have the pets approved. BUT... it would be a saftey depost of $500, and additional $50 each month per-dog. Sadly we were stuck.
when we moved in, we notice the plugs were only 2 prong and nothing would fit, and one of the plugs didn't work. When we filled out a complaint. And called NUMEROUSLY about it.. they never came to fix anything!!!
happily - our house was bought from More Properties. we have to still pay the amounted bill for each month till our lease is up. But More came to fix anything that was broken within hours or even minutes of being called in. Our fridge died, in one hour they replaced the whole thing with a newer one. Window broke, fixed within 15 mins! Now this is the service that should be expected, especially for what we are paying...
... if you want to pay alot of money for no reason and be treated like crap.. by all means, rent from them.. if not then be warned!!!

just like the other guy we left early in our lease because we got a great offer for a house, so we talked to them about it. They said we were still responsible for the rent for the whole month, so we paid. With in days of us moving out the called my husband saying that they needed the keys back and the apt. to be clean because they already had somebody who had paid deposit and wanted to move in asap. My husband said ok, until he told me and i asked him if they had mentioned that they would prorate our rent. He said that they didnt mentioned anything other that they wanted the keys back asap. I told him that did not sound right and he should check up with the legal office before we proceed in giving them the keys. So we did and we were told that it is illegal for them to charge two rents for a months worth, and that our rent has to be prorated. He call them back and they we like "oh okay, will prorated your rent and just let us know when the apt. will be ready, its okay" . They didnt sound so demanding like the other calls. So today will be meeting with them to give the keys back and get our money back too. But during the time that we where there, they never fixed the drier, and our toilet was moving a lot they didnt fix it right away, even the guy who fixed it was shocked at the poor job that was done. Up to this day that toilet moves and so many other things. Some people just like to take advantage of the situation.

SMC Complaint

It is true they are very rude and don't care. I have had problems with them since i discovered my bathroom has a leak in the ceiling and it is sagging now that it rained. I discovered a dark green almost black mold behind the walls in the bathroom when i saw murky water seeping through the sealant into the tub. Water is obviously in the walls cause it swishes when i push it. All this discovered when it first rained. I reported on the phone and had them sign a paper acknowledging it too. No one has come to look at the mold and they sent a plumber for a roofing problem. They did not listen to what we said and didn't pay attention to what they just signed. They do not let us know on progress on when it is gonna get fixed. 14 days later i call again to remind them because it rained and they cut me off on the phone with a routine " I'll let the owner know asap and we'll send someone out". The owner should already know first of all and the lease says that any mold condition should be reported immediatly. Hmm i wonder why, and yet no one has come to see if it is a health hazard. But hey i'm working on reporting them to ppl that can do something about their service. They seem nice at first to get you into that lease. God forbid you sign it and have problems.

SMC doesn't care about its customers whatsoever. They own a lot of good apartments throughout town which is the only reason that I can see why they are able to keep running. Things with SMC started out smoothly when I rented an apartment on Central Ave from them in 2002. I had a 1 year lease and the location and rent was very satisfactory. I was a fan of SMC at this point. Then things changed.
I received a better job offer that would move me out of town 6 weeks before the lease had expired. I explained my situation to SMC and was willing to pay the remaining rent because it was less than the termination fee on the lease. They told me that they would actively pursue renting the apartment while I still owned the lease and would prorate my rent if they were able to rent the apartment out before my lease ran out. This seemed like a sweet deal to me. But, what they did next while not illegal, was very dishonest. I handed over my keys and proceeded to leave town. When traveling back through town about 2 weeks later I decided to visit a neighbor across the hall from my former apartment. The neighbor stated that my apartment was filled within 3 days of my departure. I was elated. $800+ were going to still be in my pocket. When the bill came for the 2 months rent 6 weeks later I was perturbed. They said that no one had occupied the apartment and I was still on the hook. When written statements of fellow tenants were brought to them they just said that even though that "may" have been the case I had nothing in writing. Very sketchy.
When I returned to Minot in 2005 I rented from IMM. Who I have had great dealings with. 4 months later the property was bought by SMC. Sidewalks are no longer de-iced, the parking lot isn't plowed, complaints are not attended to. Its just a crappy company

I own an apartment next door to an apartment managed by SMC. I have had many problems with the tenants next door using my utilities. I've called SMC many many times about it, and each time they are rude and ignore me. I would not rent from them in the future just because they don't return calls and also because they are not nice when you do talk to them.
