I've been a long time resident of Warren Hills. No it's not the Ritz, but it's always been kept clean and any problems I've have had are always fixed quickly. Rent is comparable. I've lived in some places where I didn't get the time of day from the management on those issues and to find one that's good with those two, I'll take an email answered late on something else.

The employees here at New Paltz Gardens are polite and courteous. My issues are not with them but with Kamson Management. They are hard to reach. It took innumerable calls to the property manager and a call to her supervisor to get a response to a question regarding my lease renewal. Now they are shoving heating charges on us. Is this legal? We have had no say in who we want to use. Many questions, no answers. Avoid their properties if you can.

I live at New Paltz Estates (how funny), estates my arse. They installed "heat sensors" vis the company ISTA so now we have to pay our own gas heat. Well, through the ISTA letters, I see the sensor will report any heat, even that from my electric stove, 2 laptops, hair dryer, candles, you get the picture. I am awaiting a call from the NJ office since the local manager says she has no answers and no say in the matter!!? It appears we are going to be ripped off...paying the heat bill to the landlord, in amounts arrived at by measuring heat in apts, divided by # of apts and size!! I have no problem paying for my heat (although it reflects a huge annual rent increase, along with the actual rent increase this year!) But I expect to pay for the gas I USE ONLY TO HEAT APT. So install gas lines for each apt, and an accurate meter that can be read by Central Hudson, not ISTA in Germany!!! This is horrible and I am going to my Congressman Hinchey about the legality of this all. Will keep you posted.

Do not ever rent from Kamson Corp! Specifically Atlantic Manor Apartments in Manasquan N.J. They are nothing more than a high priced,bug infested slum! They also have the nerve to charge for gas and electric. When you call the leaseing manager about these problems,she gives you a serious attitude problem! The maintanence manager is not much better.He does not even live on the property. When it comes time to hand over the keys he finds any reason not to give you back your full security! Do not beleve the pictures on the net. The are located next to a practically abandoned strip mall. The pool is not much better. You have to deal with a swim school next door.Nothing is in walking distance.Save yourself time and money and find something better!

Let's just say dealing with Kamson Corp is the worst experience I've had in my lifetime of dealing with leasing companies. My father who lived at Fairmount Towers in Newark, NJ passed away this past January-we cleared his apartment and turned in the keys on 1/31/11 to Tonya the building manager. She advised his security deposit will be processed by end of February. Called her earlier this month and she didnt return my calls. When I finally got her (no apology offered mind you)she told me to contact Yvette at the head office, who in turn told me according to their computer I turned in the keys on 2/28/11 so there's still processing time. Needless to say this matter is currently being escalated to management. Do yourself a favor- don't rent from these guys cuz they're worse than scum.

Kamson has the worst contractors I have ever seen. They left our parking lot unplowed all night and told us to wait until the next day. A resident took it upon himself to get his equipment to plow people out, People lost two days of pay because of this. Kamson willhear about this!

Kamson Corporation is an unfeeling, uncaring management company that has no interest in anything but taking your money. Renters call with problems and they are rarely addressed. They hire undocumented workers and unlicensed contractors to renovate their properties.
The new manager, Joe S., only does business with contractors that kick back money to him. He lies to get what he wants. He's a heartless man and you would do well to stay away from him, this company, and their properties.
Beware renting from Kamson Corp in Morristown, NJ. You won't be happy!

I have been renting in this complex for 101/2 years. It is maybrook ny i even was tenant security and cleaned there hallways for them.Now i have fallen on to hard times and fell behind in my rent as of 10/31/10 if i do not get out they will set me out on the street i am 60 years old and have a 12 year old daughter.All they are interested in is the almighty dollar my daughter was raised here.I have seen everything decline here in the past 5 years or since kamson took over.it has turned into a ghetto.They should have a little compassion. DO NOT RENT FROM THIS CORP. THEY ARE TERRIBLE

If you would like to live in hell... Country Club Apts in Eatontown, NJ is the right place for you! They have a new landlord by the name of Ellie who is the worst! She runs game and is as dumb as a rock! They hold your money until a late fee is due and charge you for the late fee. The apartments themselves are spacious i must say but they are CHEAP! Everything that you touch is going to break! The maintenance do not fix anything!! They're ghetto and the complex just overall sucks! So happy that I moved out! Almost everyone with sense is moving out! Worst place to ever live!!!
Reminder: the maintenance men steal from your homes if theyre welcomed unattended so DONT TRUST THEM! They all just got out of jail!

Just moved out of there... no no let me re-phrase that "I LEFT LIKE A BAT OUT OF HELL! It was a great complex to live in yes it WAS " 2 yrs ago. I cant quiet recall how many times I called maintenance thru out my renting yrs and they NEVER SHOWED UP. BUT WAIT those were the least of my worries back then... the robberies, unknown wackos roaming the complex at night.. oh how about when they broke into my car overnight, then the neighbors working tools were robbed out of his working van just a MONTH AGO!!!!!!!!!. Trash in the dumpsters?? never "scattered allll over the parking lot, mattresses on the parking lot next to the dumpsters, Acme shopping carts alll over the parking lot! There is nothing better than a shopping cart rolling around in front of your car as your driving into the complex. I can honestly say now that I lived there and have finally move out ..IF YOU MOVE THERE, . YOU WILL BE ROBBED SOONER OR LATER. You are definitely going to have a very difficult time getting maintenance to fix your apt, your going to either freeze to death in your apt or sweat until hell freeze's over, good luck on getting a funtional stove & tub whos needs that stuff anyway and maybe once in awhile you might get knocked unconcious when you open your closet doors because none of them were ever installed properly so they tend to just roll off the track and swing around all over the place. But look at it on the bright side.. There was a drug bust earlier this year so the cops are ALWAYS roaming the parking lot at night.

DO NOT MOVE HERE!!!

Some of you have mentioned the previous manager Diane. You are spot on with the timing of her leaving and the beginning of Grandview going straight down the toilet. She was very good at her job and had the best employees.

I've lived here since 2005. When I first moved in EVERYTHING was taken care of, repairs, exterminator once a year, inspections of fire equipment, etc. They even had community events like trick-or-treat for kids. In all, a great place to live for the money.

In the last year the front light has been out since January, there has been a hole in my ceiling caused by a leak in the roof, electrical problems that nearly started fires, the door bell doesn't work, there's garbage everywhere, strange people roam the parking lot all hours of the night digging cans out of the dumpster, the list goes on and on. I'll try to hit just the major problems. The light out side is still out and it's now October. If you look down the row of buildings several of them are out. It took maintenance 8 days to come to my apartment to fix the hole in my ceiling. I say "fix" but they never fixed the cause, the leak in the roof, they just filled in the area with globs of spackle. They never came back to sand it or paint it. They did fix the electrical problem but only because I told them it would cause a fire. Want to get your toilet fixed? Tell them it will start a fire. Speaking of fire, my building hasn't had a fire alarm since June. That's right, NO FIRE ALARM SINCE JUNE!! There was a note in the hallway stating that someone would need to get into the apartments in September. Those two days came and went and NOTHING was done. Now I find a note in my door dated 10/9/08 that states that they need to get into my apartment on 10/14/08 to install wiring. No mention of what that in tails and it's 10/13/08! They did say that "We will try to provide you with enough notice so not to inconvenience you more than necessary" ARE THEY JOKING?! I noticed some people say they have no heat in the winter. Come over here this winter, THE HEAT IS ON FULL BLAST ALL THE TIME! I have to have my windows open in the dead of winter so that I don't sweat wearing only a pair of shorts. Most people would know that a thermostat needs to be installed properly, that being right side up, not side ways so that the mercury switch is forced on at all times by gravity not the temperature of the air. It even says so on the back side. I fixed it and it still doesn't work! Each time I have actually got a hold of someone in the office they took my phone number. Not once did anyone call me back to give me an update on status of repairs or to reschedule when I waited a week for the hole in the ceiling. Since I mentioned the note in the hallway about the fire alarm I'm remind how much the manager LOVES to leave notes about how the hallway has been vacuumed. BIG DEAL LADY!! Have you noticed the walls have all manner of disgusting stains on them and more than half the lights do not work? I have shoes on my feet, I shouldn't have to wear gloves to hold the railing! Over the summer the township needed to install a new storm sewer through the parking lot. The tenants were never notified of this, we found out when they started digging up the parking lot and taking the dumpsters away. The dumpsters that are almost always overfilled with everything but trash bags.the dumpsters were gone so people put their trash on the ground. One of the bags got run over and spread about. No one cleaned it up. The dumpsters are back and there is still trash all over.

That was long. The bottom line is:

DO NOT MOVE HERE!!!!
When you come here to look you'll go to the office which is perfect, in the only perfect looking building, with the only perfectly clean hallways and grounds. When they take you to see a unit it will only be in a building that is nearly empty at the time and you'll walk through the court yard so that you don't see the real picture, TRASH!!!!

What can one say. Fire destroys lives no matter what. However it appears that those who caused the fire and displaced 8 families including themselves have been giving another apt and an upgraded one at that. That is disconcerting to say the least. There attempts at supplying all the tenants an apt and allowing those displaced tenants to do their own work falls on death ears.
They would move you but requested you sign another lease, they also stated that the rent would be prorated. Families have lost thousands of dollars worth of items, have been forever psychology scarred and they want another lease. That's not the only kicker they want to pro rate the rent . They will only allow us to not pay for the days that we've been without an apt. They want to start charging rent from the day you go into your next apt. You figure since they're insured and will get reimbursed that they would at least eat a couple of months rent if not up to 6 months rent to ease the ability of everyone to reestablish themselves but they seem to give the excuse that we have to talk to corporate first.
So instead of dealing with the middle man one calls corporate and leaves message after message and gets absolutely no response.

What can one say. Fire destroys lives no matter what. However it appears that those who caused the fire and displaced 8 families including themselves have been giving another apt and an upgraded one at that. That is disconcerting to say the least. There attempts at supplying all the tenants an apt and allowing those displaced tenants to do their own work falls on death ears.
They would move you but requested you sign another lease, they also stated that the rent would be prorated. Families have lost thousands of dollars worth of items, have been forever psychology scarred and they want another lease. That's not the only kicker they want to pro rate the rent . They will only allow us to not pay for the days that we've been without an apt. They want to start charging rent from the day you go into your next apt. You figure since they're insured and will get reimbursed that they would at least eat a couple of months rent if not up to 6 months rent to ease the ability of everyone to reestablish themselves but they seem to give the excuse that we have to talk to corporate first.
So instead of dealing with the middle man one calls corporate and leaves message after message and gets absolutely no response.
This is the telling story of Mountain brook in Poughkeepsie,ny.

I am a tenant at a Kamson managed property . Concerns are generally accepted in a polite manner but without follow-up. The same concerns can be raised over and over. The staff will generally act surprised and indicate something like" first I hear of it". The staff at the Englewood Cliffs office are clueless about the properties and can be "uppity" and rude.Think about your need for competent property management before you get involved with these folks.

I rented from Kamson Corp at their rental property New Paltz Estates in New Paltz New York. I lived their for three years and found the employees to be very courteous, the grounds and buildings to be kept very clean, and the other residents to be quiet. I am extremely grateful for the personal attention given by the employees from my first experience to my last, and I am very thankful for the way the Kamson Corporation dealt with my deposit return and would highly recommend them as a rental agency.

we have a new maintenance supervisor Dave sugar .he came to my apt.because i had many repairs from inspections in may,2007 that were never done.dave and i made a list there were so many repairs that he would have to put 2 maintenance men to do repairs.i have been sick due to air vent so painted over air that did come out was dirty and has given me bronchitis and sinus infections.i have m.s.and my immune system can not handle the amount of dirty air i have been on antibiotics for 4 months.i call jean but did not return my call as of yet.i went down to the maintenance the paving men continue to take down my handicap sign and don't put it back up. i called on Friday today is Wednesday and no one fixed it,and the wood for the sign was broken,i went down to the maintenance to see why no one has fixed my sign,now dave who was very nice now started yelling at me telling me that michele told him to ban me from maintenance office.i no longer will accept that michele continues as she has from day one to harass me and demenor me as a person.i am so tired of the upsetment.last week in my kitchen there was a flood of water on my floor. i had no idea where it was coming from.i would clean it up but it continued to flood.i called emergency it was saturday of easter sunday.two men came out didnt even look and said to me we dont do this kind of repair on saturday.they said dont run my dishwasher which i hardly use. the water still flooding my kitchen. i had rugs towels and a 15 pk. of bounty towels .when i got home from my daughters easter night the water flooding again and i slipped not knowing the water was theree again.i call emergency again and they said someone would be out first thing monday morning.monday came and went tuesday came and went.i called dave who came to my apt.looked under sink and the faucet pipe had a big split and needed a new faucet.you tell me this is always done to me they come out and dont come back request of michele.i am going to call in the board of health to shut this apt.down as i told dave the repairs are so great and should have been done for move in ,i requested a new apt.he said they have apt.that have been renovated.so he can get repairs done .michele has told jean i have made appointments and =cancelled.i never made an appointment .as far as my maintenance list that you said i didnt have well i did have a list,but jose management postion was taken away,because of repairs.this whole complex is a mess and i have written to you and never did anything but tell me to get in touch with jean. have you seen these apts. have you seen the men they hire to do paving work they keep doing the same spot and they bent the fence facing our parking lot it is bent about 7 car lenght.i told the maintenance office so they could rely the message to dave. these paving men have no idea what they are doing so why are they still doing thework.theytook my handicapp through it down which is 6ft in depth. on the ground i had to get my neighbor to help me get it up. as an owner you see your reviews and if you dont it time to read them and do something about our complaints,without us you have nothing.food for thought. sandy tulino lakewiew apts 41c 856-302-6213

This company is a real Disaster. Thier people think that thier above
the Law. There management is no Help at all. They have one helpful
maintenance guy at 100 Polifly Road and the assistant is a dushbag. Don't even talk to him. Don't try to leave management a call because she will never call you back. Natasha is her name. SHe is to worried about trying to get new tenants. I left because I was tired of the floods from my ceiling. The price is low but it comes with hell to pay and a mouse in the walls.

Kamson Corp. owns buildings in few states in the tri-state area, and living in any of those buildings managed by this company is nothing but a real nightmare.

Their main office is located in Englewood Cliffs, NJ, and they have what they call "property managers" that are always answering another call. In their buildings, they don't have superintendents, they have someone at the rental office from 9-5 that always comes in late and leaves early, if you live in any of their buildings and have a problem, there is nobody to help, they provide a beeper number for emergencies, but good luck getting a call back from the "maitenance people".

Conclusion, if you are looking for an apartment, and you see that the building is owned and managed by Kamson Corp., look somewhere else, this company is a total disaster.

Out of the many management companies that I've had the opportunity to work with, this one stands out above them all. Mr. Kurtz, Sr. is one of the nicest millionaires I know and he has never let his good fortune go to his head and he has always remembered where he started, which was at the beginning, just like the rest of us. He is a self-made success and takes a personal interest in his employees and their needs. A good example of this is him employing those that are new to our country, making sure they learn the language, the ropes and that they become successful in his care. I hope to see him again one day and wish him continued success! With his heart, there's no way he'll fail.
