Nicklin is without a doubt the most unprofessional group of people I have ever had the misfortune of dealing with. When I go into their office in Henderson, there is woman at the front desk dressed as though she were going to work in the

Only rated 1 because negative stars are not allowed! The owners came up with the name Nicklin after developing a strategy to "Nickel and Dime their clients to death"! If you are considering renting a home managed by this company, stop and SERIOUSLY consider the following:

1. Don't count on getting ANY of your security deposit back!! (Seriously). We left the home in better condition than we found it, and they still managed to nickel and dime us for over $500 in charges for fees ranging from Advertising, to new tenant referral fees. We have been renting homes for over 4 years and have used rental agencies ranging from individual homeowners to large companies. THIS company is BY FAR the absolute worst!!! HANDS DOWN.
2. Don't count on getting timely response during the application process. They have the attitude that you are the lowest slime creeping the earth up until the point that you fork over the deposit.
3. Dishonest move out fees: We signed a 1 year lease and decided to not renew the lease, so we began searching for a new home. We found a property that was available 1 month early, so we decided to move. We contacted Nicklin and met ALL our obligations (i.e. paid rent etc..) until a new tenant could be found. A new tenant was found within 10 days of advertising (simply re-posting the property on the MLS system), yet we were charged over $500 for "costs" associated with re-listing the property (was 1 month prior to actual lease termination). All of this is covered under their catch-all phrase "Tenant agrees to pay all costs associated with re-renting the property " In all my dealings with several agencies, I have NEVER been ripped off like this!!!

Bottom line: If you are a tenant, DO NOT rent from this company. If you are an owner: Find a real agency like Re-Max ( have dealt with them several times and they are 1000% better and more professional).

Please remember that there will always be people who post negative reviews, but please do not discount this review as I am a very understanding person and am only providing this feedback so as to save others from making the mistake of renting from Nicklin.

Three years ago we purchased 4 properties in the Sun City Anthem area to be used to create rental income. We interviewed 3 Property Management companies and selected Nicklin. This is a decision we have never had a reason to regret. Their business ethics and their staff have provided excellent service to us. We provided them the tools they needed from an owner, i.e, American Home Shield for repairs, specific maintenance people we use for specific repairs, etc. They always advise us if a repair is requested and we move forward. We communicate by telephone but mostly by e-mail. We have never left a message that was not returned. We knew, going in, they check for messages twice a day. We provide what they need and they provide what we need. We give them 5 stars for a job well done. Jerry & Sandy

I would like to mention that so far it has been a real pleasure dealing with everyone at Nicklin. Every issue has been handled in a timely manner and all lines of communication have always been good. Since we are new to this, we only heard horror stories about property management companies and had our fingers crossed that this would not be the case with Nicklin...so far so good!

We rent from them and report problems as they arise. They don't return phone calls, so when we take care of the problem ourselves, we are questioned! We provided receipts of the fixing of the pool vacuum, and they acted like we were ripping them off! They sent someone out to look @ the vacuum & they didn't see anything wrong with it. Then we had Leslie's pools look @ it and there were 3 parts that had gone bad! The darned thing wasn't even moving! We also requested that the house's carpet be cleaned before we moved in, and it wasn't. They charge 1600 pet deposit per pet! They do inspections yearly. They are not good because they don't care about the house or the renter.

When we bought a home in Las Vegas in 2002, we asked three Realtors to recommend a property management firm. All three named Nicklin. When a family has moved out of our house, Nicklin Property Management has quickly cleaned and repaired it. This usually results in a very short turnover time between tenants. They have kept us appraised of problems that have surfaced. Nicklin employees have gone to bat for our tenants with an over-zealous HOA about several matters. Original receipts for repairs are sent to us along with the rent checks. Nicklin personnel have always made themselves available to us whenever we visit the Las Vegas area. Yes, at first I was put off by the mannerisms of a couple of the employees, until I realized that they were New Yorkers, speaking as New Yorkers do... not trying to be rude..,just speaking in a manner that I, as a Westerner, am not accustomed to hearing. Give them a chance, and you will find that these are really gracious and helpful people. It is important to remember, when reading comments on a site like this, that people are much more apt to comment when they are angry or dissatisfied, rather than when they are pleased. Nicklin has done a good job for our tenants and for us. None of our tenants have complained to us about them. We recommend Nicklin Property Management.

The company's policy is to accept applications even after processing one, which in my opinion shouldn't be so. After all the trouble I went through I didn't get the property it was given to another applicant who had turned their application in days after mine. The agent called and was unkind and showed no compassion whatsoever. No reason was given and when I received an email later of other possible houses they were not in the area I needed or even what I had asked for. Altogether it was a horrible experience and I wish I had listened to the reviews I had read. Nicklin prides himself on his humble beginnings and reputation, but it seems to me he has lost all compassion for the people who built his company up to what it is today. I will personally go out of my way to discourage people from working with them.

They are stupid, arguementative and they pay for repairs using owners money without asking questions. After questioning a big bill they just refunded us money rather than telling us what was fixed, that is fishy! Glad we got our money, but concerned that they would rather provide a refund than an itemizatioin.

Renters- please know they are just as rude to owners.

When we first rented this house it was managed by Nicklin Property Management. They do not care about renters and don't always treat the home owner well. I would leave message after message if I needed something and they'd claim I never called in the first place. They are NOT trustworthy and honest. I will never do business with them again as a renter or as a home owner. The owner of this home said she had to go out of her way to get rent sometimes and they didn't treat her well. I can't speak anymore for her. But I was extremely disappointed in Nicklin, especially when I heard so many good things about them. Avoid this business!
