Bad experience living there, on the eagle crest side they don't tell you there is an hoa that have there own set of rules. Office staff doesn't communicate with each other, hard to get things fixed, office ladies are rude. Best bet is to

I agree with the other resident that live here. I too currently love at Black Mountain Villas and the presentation seemed all professional, but NOT AT ALL!!!! I live next door to an idiot that plays LOUD music all times of the day and I have notified the office, police and even confronted him with no resolve. The walls are SO PAPER THIN!!! You can hear your neighbor talk, sleep, even have s-xxxxx. The office staff just don't care once they get their share. Oh, also you have to come in to pay your rent, so if you work doing the day, you're just out! DON"T BE FOOLED by the appearance....

You can hear your neighbor talk, sleep, even have s-xxxxx. The office staff just don't care once they get their share. Oh, also you have to come in to pay your rent, so if you work doing the day, you're just out! DON"T BE FOOLED by the appearance....

We've lived here for 10 months and it's not the worst place to live, but not the best either. First the pros: It's nice having a garage. The elementary school we're zoned for (Newton E.S.) is not bad by Clark County standards, though they did fail to meet AYP during the last review. The area is nice and there's a very nice park nearby. We can have our medium sized dog and I know other people who have exotic pets here. The apartment itself is new-ish and I like the townhome style b/c there aren't any upstairs or downstairs neighbors. You can get your carpet cleaned for $35 by setting an appointment with the office. It's mostly quiet here and I don't feel unsafe when I walk out the door. Dan, the main manager guy, has so far been excellent to deal with, but it does seem that he must be overwhelmed right now or something because during the time we've been calling to get maintenance out (see "cons" below) the girl(s) in the office always say he's with a client or on the phone. I don't know if that's true or not, I suspect not. However, Dan has been the only one who knows what he's talking about and can get things done. Now the cons: Two inch cockroaches (no joke), lots of crickets indoors, spiders and earwigs. It took over a month for the bug spray guy to come out after we requested service. We have waited over a month (with repeated requests to the office) to get maintenance to come out. My child has been attacked (bitten) by loose dogs twice on the premises because the management is so lax about taking care of the loose dog problem. And the same loose dog problem, and their owners who just don't care, means there's plenty of dog poo everywhere. There's also cigarette butts and garbage all over when you walk around. The neighbors are the usual mix of decent folk and trash. And, of course, the trashy element brings everyone else down. The office staff is rude. If anything happens after the office closes, like when my adult male neighbor got into a drunken fight with some other guy outside at three in the morning, they won't help you and will just tell you to call the police. Basically you're on your own. Also, if you do decide to move here, don't move into the Eagle Crest side. Some of those units are privately owned and the people who own them don't feel that they have to comply with any of the rules and they do whatever they please.

The pool is near my unit and people climb over the fence that don't live here and make tons of noise at 3,4 am, and I mean screaming. They are extremely rude. It's ridiculous and I pay 1200, even though the new tenants pay only 999. It's never quiet. Nothing is ever done to enforce the rules and the management is worthless. The maintenence has been here at least every month if not more for all sorts of issues.

The place is a dump that I live in, it's got tons of problems, like the sink makes huge groaning sound, and the sinks upstairs make lots of thumping noises.

The upstairs is hot, even with the AC and the downstairs is freezing.

The other things are that there are NO lights anywhere. There's no lighting. You come down the drive and there isn't parking near your unit, you have to walk quite a ways and it's pitch black.
