We worked with Lawyers Title on Village Center Circle. Very early on there was little communication with the Transactional Manager, Patricia Bascomb. Instead of going through my realtor (which can take extra time) I had no problem calling the title company directly. She rudely informed me not to call her directly and go through my realtor. My bank even commented on how difficult she was to work with. My escrow manager said that one of her assistants never complains about work but said working with Patricia was the hardest thing he had to do. To make matters worse, the day we were scheduled to close I heard nothing from her. I emailed and asked if we were going to close, I got a one line response saying, "No we are not closing today." No explanation. We were told that we would close 6 days late so we moved two cars, two kids, a dog, and everything we had not shipped from AZ to NV. We started cleaning the house because everything was going fine. Three hours later our realtor tells us that the title company found a lis pendens on the house and we needed to get out of the house. Lawyers Title told our realtor they were done helping us. Either they weren't doing their job for us to close on time or they didn't do their job and didn't find the lis pendens on the house until the day we were supposed to close. Either way, it was the worst experience of our lives. We are now closing on a different house (3 months later) and the first thing we asked was which title company it was. We would will never buy a house or use a realtor that uses Lawyers Title.

I would not sugest using the company if possible. I just recently bought a home and they handled all of the liens and things but when I recieved the home owners association papers, they tried to first make me pay the lien on the house from the previous owners who apperently never apid their dues which accumulated to over 4,000 dollars. After many phone calls, I finally got that resolved but they were anything but polite about it. Then, after the closing meeting took place and all papers were signed, they told me to call the very next morning to get my locks re-keyed. I did this and the paper work never filed, and for two more days i did the same calling trying to get the papers needed filed and finally when i spoke to a woman about it she cut me off while I was explaining the situation said "Yeah uh you can do it now bye." in a very rude voice and hung up. They have horrible customer service and no intrest in their clients and if you don't pay careful attention, they will rip you off. And even if you do, they still rip you off with all of the fees they charge, in comparison to other companys.

Dear Mr. Dover,I wanted to compliment your escrow officer Cindy Koenig on a job well done on closing the escrow at 1505 Reisling Court. This transaction closed escrow from start to finish in less than five days! The transaction involved some very high powered Buyers and Sellers. I was very impressed with how she handled all parties and never missed a beat. She had to coordinate a mobile notary for the signing and correspond with the Sellers counsel out of state. Her attention to detail while always providing amazing service should be recognized by your organization. I think a paid vacation and raise should be considered. As a twenty year veteran of real-estate I have closed hundreds of transactions. This was the fastest and most complicated but also the most seamless transaction to date thanks to Cindy. Please do whatever it takes to retain her as a part of your team. She is a real asset to Lawyers Title team. I would hate for your company to lose such a valuable commodity in Cindy.I also wanted to thank Amberly for being solid every step of the way. As a lawyer, I have closed nearly $1 Billion in real estate deals in my life. This comment relates to LandAmerica / Lawyers Title of Nevada's West Sunset Ave. Office in Las Vegas, NV and the "Management" Above That Office's Escrow Manager. My transaction is a simple home purchase.

I have never dealt with escrow department staff who were so dishonest, unresponsive, incompetent, presumptuous and geared to ripping off the public as these people. We are stalled on closing right now, because they refuse to take the time to issue a Title Commitment, even though their own documents strongly advise the buyer to obtain one. We are also stalled because of their pocket lining rip-offs they have built into the RESPA Closing Statement.

To recap all of LandAmerica's and Lawyers Title of Nevada's mistakes and presumptuousness so far:

1. Issuing an incomplete receipt for my $12,000 cashier's check which the escrow manager's secretary would not correct.

2. Sending me a demand statement from the homeowners' association which had expired nearly 2 months earlier and which was numerically inaccurate as to the amount of fines which had accrued since that statement...a gross violation of Nevada law.

3. Sending me a demand from Republic Services (who have lien rights) which was more than 2 months stale.

4. Not sending me a Title Commitment, even though I had asked for one, in writing, five times, and even though their PTR advises the buyer not to rely on the PTR and to ask for a Commitment. [What is the brain buster there? First American issues a commitment without the buyer even asking for one.]

5. Failing to include the unpaid homeowners association fines for CC&R violations in the draft RESPA statement on the seller's side, even though they were called out in the home owners' association's updated demand....another gross violation of Nevada law.

6. Including a $100 add on charge in the RESPA Settlement Statement to change the locks on the house, something not disclosed to the buyer in any document from seller or escrow and not requested by me. The lock changing company appears to be owned by one of the management level employees of the company.

7. Overcharging for the title insurance premium on the draft RESPA Settlement Statement, in three different ways, two of which LandAmerica warns about in the first set of documents sent by escrow to buyer, and the third of which was not disclosed just arbitrarily included in the title pricing....another gross violation of Nevada law.

8. Overcharging for the buyer's escrow fee by $400+, in contradiction to their printed escrow instructions where the buyer only agrees to pay "charges customary in the county where the property is located."

9. Overcharging for the recording of the Deed, more than 3 times what they actually pay Clark County.

10. In the second draft of the RESPA Settlement Statement failing to acknowledge their receipt of my $250,000 wire transfer which they received ten days prior to preparing the statement. The reason for the mistake: "Oh we forgot about your wire". [Do they give IQ tests to job applicants and only hire the people who flunk?]

11. The second, third, fourth and fifth drafts of the RESPA Settlement Statement not making the changes which I required on our mark up of the first one.

12. The escrow manager insisting she does not take or return calls, does not read or respond to emails, and does not repond to faxes. She delegates these functions to employees who are not state licensed escrow officers.

13. The escrow manager's secretary presuming to tell me that buyer is not going to receive a Title Commitment, even when I am paying the title insurance premium and even when the first page of LandAmerica's own PTR warns the buyer to require one.

This is the worst escrow operation I have ever dealt with in my life. The title operation is just AWOL. Only a truly insane person would use LandAmerica / Lawyer's Title of Nevada on their closings.

They handled our home closing with speed and professionalism. The documents were ready when they said they would be and we never had to wait on anyone on our appointment schedule. This is the way escrow should be handled.
