I lived in 2728 Henry Hudson Pkwy, for a couple of years and I recently moved out. While I lived here I had the worst treatment from the Superintendent Carlos Andrade and Robert Wisgo,Property Mgr. I never got a new refrigerator or stove only old equipment.

DO NOT RENT. Please take heed to this advice, and don't fall for this management's appearances. They are all about sealing the deal but once you move in, they are not responsive. Right now, I am beginning a law suit against DAVID FRIEDMAN and the management company because he is refusing to return my security deposit check. This is for 2184 Barnes Ave in the Bronx. Outside contractors came to my bathroom to "fix" a leak going into the lobby only to drill a hole that Parkoff is using against me to keep my deposit. I moved out Nov.30 2013 and until this day, David has been avoiding my calls. I am unable to get an explanation from him and have to go through Barbara Cooper at the office to try to get an idea of what's going on. If it weren't for me trying to get an explanation, they would have never even contacted me telling me I was not getting my check back. On top of that, some days you'll have hot water, some days you'll need to boil water to shower. Mice problem is huge. DO NOT RENT.

I am not a complainer nor do I care for these review sites but enough becomes enough after awhile. I am a single girl working full time and going to school full time to better my life. I rented this apartment from Parkoff thinking I would have a great apartment and place to sleep every night. I moved from Long Island to Washington Heights and I have never seen a bed bug in my entire life until March 1st when I moved in. I have been bit by bed bugs for over nine months now battling this management company to fix this infestation. I was told to grow up its a building from Mayer Brandwein and Alicia Leo is a whole other ball park. This management company is beyond disgusting. I have thrown away all of my belongings because their eggs can be embedded into your stuff. I am currently suing them for back rent because they allowed me to move in knowing that there was a bed bug infestation which as of 2010 is against the law. No one from the company has cared to listen to me or the other tenants. Now the infestation has spread to six apartments and because myself and another tenant has gone to housing court and civil court they finally hired a real exterminator. The amount of open 311 cases they have are appalling. What will it take for something to be done? I hope my lawsuit gives me the opportunity to make a change because this company is hearltess and money hungry. Please do not rent from these people. Watching the other tenants go through this issue along with myself is heart wrenching. It takes only about 11 weeks for one pair of bedbugs to spawn a large enough population to cause harmful blood loss in a baby, and just under 15 weeks for adult humans. These facts about these insects are scary and unbearable. These other tenants have children and I hope for their sake that something gets done. I understand this is NYC and things like this happen but does it really take nine months and a lawsuit to fix it? For the people who are giving good reviews it is completely disgusting. If it is the people from the company logging on here to give themselves good reviews why continue to look ridiculous and just fix these simple problems already!

These people are a nightmare. We rented an apartment out in Riverdale, and this company came in and bought the building. From day one, everything went downhill - maintenance was a joke, zero responsiveness and little regard for tennants. Luckily, we were able to move earlier this year, though we had to resort to legal threats and pressure from a law firm to get our security deposit back, nearly 4 months after moving. No one should have to resort to legal threats to have returned what is legally theirs.

Dont even try to contact them, they will not call back, and if you're stuck with them, write down and document everything interaction with them, because nothing short of suing them will resolve most issues. They are bottom feeders - just look at their website - does it looks like they want to speak with anyone?

Please be careful! I was looking for an apartment on matthews and was showed multiple apartments by whom i thought to be a porter (turned out to be a contractor parkoff hired)

Saw an apartment i was interested in but was being gut-renovated (total mess/construction site).

"alfred" told me it would be done in two weeks and he would call when it was complete & the super had the applications and i was to see him. Both seemed professional and very knowledgable about the building.

I receive text from alfred stating the apartment was ready, we set a meet up time later in the week.

I go over to the apartment and he starts to ask basic questions, who will be living, where i work ect. I notice he was close but i thought he was rushing me out because he was working on another floor.

As i am taking pictures i take the final one of the bedroom, turn around and his arm is leaning blocking the door. I apologize for 'thinking i almost bumped into him' --**wrong!!!**

He was blocking me in!!!!!!

I said what are you doing and he started to laughed and leaned in towards me, slaps my right side of my hip (which i believe he tried to reach for my ass) and i immediately started to scream --he went to grab me and i ran for it!

I ran into the elevator but it wouldn't go down unless the door was closed, he follows me and hold the door now i am in the elevator (i already called my boyfriend while running)..

I start screaming get away from me-not to follow me, he ask me to please forgive him, im screaming for him to close the door--my boyfriend hears the entire argument!!

I am disgusted and worried for the safety of other women who come to this building looking for apartments. I called parkoff and they said he is not an employee but a private contractor.

Its weird because he was so knowledgable(or appeared)--from prices to my questions about the tenants upstairs whom i had concerns because of the loud music and he assured me they were being kicking out by the end of april.

I am not a tenant and now too afraid to ever be**i am not speaking of the super--he was nice.

I will wait for the company to get back to me but please be careful!!!!!

I do not recommend ever doing business with the so called Parkoff Orginization. After verbally committing to us, they informed us that our application was denied (took them 3 weeks) and they refuse to give any sort of an explanation.
They almost never will return a phone call, and once you get them of the phone they are rude and unprofessional. Save yourself the trouble.

This morning I was startled by a group of unannounced men in my apartment. They let me know that they are replacing the sheet rock in my bedroom and bathroom while standing bewildered in my underwear. Had I known, this would have been amazing news since we had been waiting for 6 months for this to happen and years for it to happen in the one bedroom.

No one at Parkoff Management let us know this was happening. Looking at the other reviews, I just came up with a great slogan, don't worry, I won't charge you Parkoff since you've displaced me from my work area, I think I'll return the favor:

The only good thing about this building is the location..management to a large degree comes off as being extremely irresponsible and dishonest. repairs are never done promptly. it took them over 3 weeks to fix a plumbing issue, that says a lot. moreover, After spending 4K in much needed repairs to my rental they have given me nothing less than a run around to credit me the repairs made which ultimately will only benefit them once i move out. i am sure they will be raising the several hundreds at my cost. the dishonesty from upper management truly angers me for as a tenant , i have rights and standards. this management company looks at its tenants as cash cows, all they want is your rent money..it does not matter how many leeks, cracked wall and windows, plumbing issues, infections you have....they surely take their sweet time at our expense
and yes, for however bad this sounds, it must stop. and the solution is to form a tenant committee and present a formal complaint as a whole to their irresponsibility to us tenants. One to many similar complaints cant go without being resolved. we must unite and petition for prompt action and service to use tenants when needed.

My building is very nice, but actually obtaining the key was a problem. After signing my lease, I had still to complete the final walk through. Despite assurances that I could make an appointment for that, no one ever called me back. I finally had to get the phone number for my super from my broker just so I could get the key to actually plan a move in date.

If there is nothing really wrong with an apartment, I would just move in and ask the super to fix any minor issues later. And don't leave after signing your lease without getting a letter to show the super that authorizes you to receive a key. You'll never have another opportunity to get that letter until you demand to have your rent pro-rated for every day that you don't have access to the apartment.

The other problem I had was bed bugs. My super and I both called Parkoff numerous times for an exterminator. They never returned any messages. When a live person picked up the phone, they solved the problem right away.

When dealing with this company, never leave a message because they will ignore it.

On the plus side, when I mailed a letter with my rent requesting a copy of my lease, I received the document very quickly.

Please stay away from Parkoff Management buildings! During my time at 97 Arden Street, I had to call 311 several times because the landlord simply would not respond to complaints about plumbing, insects, leaks in the ceiling, mold, etc...
On moving out, my roommate wanted to stay on for an additional month, for which, as the primary name on the lease, I was bullied and threatened. I still have not received my deposit. I believe this is a criminal operation, and I imagine they could easily be indicted if someone would take up the cause.

I've never once seen the building manager on the premises, and while the super is a nice person, they have absolutely no idea how to properly maintain a building. I waited 3 months for a simple fix of the oven. Another 2 for a broken buzzer (they told me not to worry, since none of them worked in the building at all). They were supposed to walk through the building to make sure it was in good shape when we moved in, and of course they never did. They don't respond to phone calls--in fact the only way to get a response is to repeatedly badger them. Can't wait to move out and after reading other reviews I'm not expecting to get my deposit back even though we're leaving the place the way we found it.

Since parkoff has managed the building it has gone from bad to worst. I live on Morris Avenue in the bx, not a great neighborhood but the rent is reasonable. lately we have had terrible leaks in the bathroom ceiling either from the tenants above negligence or just old worn plumbing, either way we have called the office many times to complain. We have spoken from everyone in the maintenance dept. to everyone in the Legal dept. The manager Mr Bob. is such a loser. My grandmother is an old lady that does not speak English so she cannot communicate well with the manager, which by the way I have called myself on numerous occasions and never once has he returned a call. When he comes in the apartment he speak with such authority as if he is gonna tear up the building. I once had to come out and see what was going on that made my grandmother upset. upon asking the mgr what was going on he grabbed his pen and left. he instructed me that if I ever had a complaint not to call the office but speak to the super. Thats another story. I came upon some reviews of the building mgmt company, so I thought I'd share some thoughts. I've lived at 192 East 75th Street for almost 2 years. I think this management company is average (not crazy like my old one!!!) We've never had problems with the "landlord" itself. Our superintendent is very nice and if we have a complaint or a problem, he is attentive and always fixes it the same day. Also, until living here, we've never had a super leave a note on our door handle indicating that "yes, he was in the apartment that day" and "that they worked on the problem". It was nice to know that someone was there while we were at work and actually had the courtesy to let us know - very rare!
For those who live in the Bronx and Brooklyn, I've never seen those buildings, but from the sounds of it... it seems bad. I know that living in Manhattan's UES shouldn't make a difference, but our building is well maintained, always clean, always well lit (if a bulb is out it's fixed THAT day), smells good, elevator cleaned almost daily, we have weekly flower arrangement delivered in the lobby, etc... And we are in a very pet friendly building too. So even with all of the dogs in our building, it is still clean & well maintained.
The only issue we had was at the very beginning. Allison (the girl who - I'm guessing handles leasing- or did at the time) was completely unreachable!! We put an application in and didn't hear from her for almost 2 weeks. We kept calling, & calling, & calling to no avail (there was always an excuse as to why she wasn't there....) b/c after all, it's Manhattan - time is of the essence when renting! Other than that, all is good and we love our building (so does our dog!!)
Hope to the rest of you things get better. I've always had the way of thinking, "treat people the way you'd like to be treated". If you are rude to management, they may not play nice! if you are respectable, maybe they'll show you the same respect.

I live in one of Parkoff's buildings in Inwood. The grounds and the hallways are the only areas that are cared for. The super is a defensive lazy man who likes to stand outside the apartment and gossip with his assistant as tenants come out. He is rude to women and friendly to men which I assume is out of fear on both counts. His assistant has been accused of being inappropriate in women's apartments when he's gone in for repairs and has been banned from entering some.
I have heard from many tenants that they rarely come round and do repairs requested, which is my personal experience as well. The super has been asked many times for repairs by my roommate and has been responded to rudely and brushed off.
Parkoff management seems to only authorize repairs if they can be sued if they don't do it and often times tenants have to take them to court to get repairs or paint jobs, etc. Their staff at the office is so used to hearing from enraged tenants that they simply tune them out.
They're notorious for not giving back deposits as well. I've heard one has to actively pursue Parkoff for months after moving out to receive deposits even when the tenant was exemplary and left the apartment in good shape.
From what I've read from these other reviews and from listening to other tenants and my own experiences, Parkoff specializes in hiring the laziest, rudest, inappropriate people they can find. They only goal is to follow housing laws at their minimum and take take take from the tenants. They should be ashamed, but I know they aren't. I love the idea of Karma, I hope Parkoff comes back as a very poor tenant trapped in a horrible housing situation.

I lived in 2705 Bainbridge and I will tell you the truth... the building is a nice on and the super does keep it clean... however he can only do for you apt what the management company/JASON okays him to do! The funny thing about it is that they never allow him to do anything. I lived in the building for a total of 3 yrs. Each year I witnessed my apt go from bad to worst. When we did the walk through with JASON (the world worst bld mngr). It was a Friday in August and he was at the least happy to be doing the walk through...he came with a friend and was dressed in sneakers and had a basketball under his arm. We went threw the whole apartment. We agreed on the things that needed to be changed and he agreed that it would be handled....it never was! And when I contacted him via pager (which takes him up to 12 pages to get back in touch with you...yes i paged him 12 times) he was angry and upset that i paged him and then he proceeded to tell me that if i did it again he would never call me back again and that he couldnt help me I had to get in touch with another dept.. so I did they proceeded to tell me that he has to come out and see.. I explained the whole story.... TO BE HONEST NOTHING WAS EVER DONE IN THE APT FOR THE THREE YEARS I WAS THERE!!!! it was the worst living situation EVER!!!! I wouldnt ever rent from another PARKOFF BLDG EVER IN MY LIFE! I would rather live in the street than ever rent from them agian!

There will always be bad seeds when you own several properties. I lived in Parkoff building in Brooklyn and I have to say they take great pride in maintaining there properties. Management was great and the super was always helpful. If I had to move back into a building it would be a Parkoff Property.

After all I am paying to live there.

One of the people contracted to work on the building actually told me that the building manager is cheap and does not want to spend any money to up keep the building. And this is despite the high monthly rental they charge their tenants to live in these apartments.

Don't believe the hype you receive from this building, David Freidman, the office, Parkoff Management or 401 Realty LLC they are no better than slum lords well actually a little better, but just a bit.

No one spends precious time reviewing a landLord unless they are unhappy. I never received my security deposit back nor even a letter about why they were keeping it and how much it was worth after 9+ years of interest. I never ever received a check or statement, any year that I lived there, showing where my money was being kept and how much interest it earned each year. It's hard to prove a negative, I know.The most unprofessional thing I think I have ever encoutered is that apparently sometime after I was forced out, and posted a review on here, the building manager came to my old apartment in an angry state about my review on here and asked the current tenant where I was.To what end? I can only asume he was going to threaten me to remove this review which is well within my First Amendment rights to post or even worse,I suspect he was going to me bodily harm.The pimp in the apartment below me threatened me with bodily harm for no reason 13 times the last year I lived there and Parkoff and the building manager did NOTHING to remove him and he is still there. Interestingly, he apparently does not harrass the fellows in my old apartment which leads me to conclude that the building manager was not unhappy to have me forced out by the angry man below me because obviously the rent went up when I terminated my lease within the time frame of my 60 day rider. I lived there for 8 years with not one complaint about me from below, above or sideways,or the Super or anyone in the building. Of course in my new digs, after 5 months of homelessness! I have not received one complaint from anyone around me or in the building this first 1 year+. Parkoff Management manages many buildings in upper Manhattan in the Inwood/Washington Heights area. BEWARE- I have been a tenant of one of their buildings for over 5 years, and I have had to take them to housing court to fix a hole in my ceiling that was leaking for over TWO YEARS. Now (one year later), the hole is back. Additionally, they're now trying to raise my rent over 31% in my lease renewal. My building is Rent Stabilized, and according to DHCR Rules, the rent can only be raised 7.5% annually. I have contacted Parkoff repeatedly for the last 2 weeks, trying to get someone to explain to me how the lease could go up so much, and (surprise) I cannot get anyone there to return my phone call or email. I know many of the tenants in my building are having similar problems. My advice to any potential renters... DO NOT RENT in any building owned by Parkoff Management!!!

BEWARE- I have been a tenant of one of their buildings for over 5 years, and I have had to take them to housing court to fix a hole in my ceiling that was leaking for over TWO YEARS. Now (one year later), the hole is back. Additionally, they're now trying to raise my rent over 31% in my lease renewal. My building is Rent Stabilized, and according to DHCR Rules, the rent can only be raised 7.5% annually. I have contacted Parkoff repeatedly for the last 2 weeks, trying to get someone to explain to me how the lease could go up so much, and (surprise) I cannot get anyone there to return my phone call or email. I know many of the tenants in my building are having similar problems. My advice to any potential renters... DO NOT RENT in any building owned by Parkoff Management!!!

I recently tried to bring my neice, who happens to be in a wheelchair, into a Parkoff-owned building at 192 east 75th street. There's a dentist's office on the first floor and it has a wheelchair lift. However, the wheelchair lift was broken, so I couldn't get my neice down the four stairs. The receptionists said that the lift is broken a lot and they've received complaints, but there's nothing they can do about it because they don't operate the lift. I looked into it and found out that PARKOFF MANAGEMENT owns the bldg and manages the lift. When i called them, i left a message explaining the situation but never got a return call. I called back three separate times and finally got a woman named Linda who said it wasn't her problem and that she just deals with the tenants. I think it's awful to advertise something as handicapped-accessible when it's really not. It's uncomfortable for the person that's handicapped and aggravating for those who try to fix the situation and are told there's nothing they can do. PARKOFF needs to pay more attention to their building and the people coming in and out of it.

Worst manager ever is David Friedman he brings the bills late never comes to the building we have a super that doesn't do shit and we have a garbage manager so this building is garbage it's located on regopark.
