The neighborhood was nice when I moved in 3 years ago. Now you have teenagers hanging out everywhere - parents who don't supervise their kids activities at all, more and more violence.

When I lived there, my tires were slashed... and recently my boyfriend was beaten up by a guy twice his size so badly that he couldn't even see out of his eye, and may not ever see out of it again.

The "management" if that's what you'de like to call them; was so concerned that they have idiots living there... decided not to evict them, but to evict both of us! How's that for being a victim??? What a bunch of a**holes! How do you do that? We did nothing wrong, but are being punished even more...

Good thing we believe that Karma will bring all that back around. We are moving on to bigger and better things - Try somewhere else - it is no wonder the rent is lower than everywhere else. Remember - YOU GET WHAT YOU PAY FOR!!! So don't waste your money or risk your safety.

I have a 12 year old son and 5 lb. yorkie who is very well potty trained. i am looking to get out of the place I am in now ASAP. If what I am looking for qualifies for any apts./duplexes you have available, please let me know as soon as possible. i would greatly appreciate it. Thank you much! - Christine

When I moved back to the Buffalo area, I looked at Pearce & Pearce's "townhouses" in Kenmore on Highland and their apartments and townhouses in Amherst/technically Williamsville. I was not impressed with the townhouses on Highland. They smelled funny and seemed to be a step up from living in the projects. The very nice lady who works in the office mentioned they had another place right on North Forest Rd, near Maple Rd. in Amherst. I immediately went and looked at those apartments and townhouses and moved in a week later. The apartments are HUGE, my livingroom is bigger than the one I had in my parents house, the bed rooms are 17X17 and 15X15. The kitchen is small, but it has a nice size dining area. They are really great about fixing stuff that's broken and for the most part plow the snow as needed. On top of the basics, there's a nice pool in the back for the summer. These apartments are a great find. Laundry and ample storage in the basement and nice a quiet (the way I like it). For $765 including gas, I can't imagine finding anything nicer. The townhouses are actually a little smaller, but they're $1000 a month - without utilities.

Lived in their Lincoln Park Duplexes for 1 year. Rent was reasonable, maintenance was OK, and there was a move-in special discount.

Units are all identical (mirrored) and you don't see your actual unit when previewing the apartment (demo unit). 2 of 3 bedrooms are extremely small. Kitchen small, medium sized living room and shared basement (w/ laundry hookups).

You have to mow your own lawn and shovel your shared driveway, sidewalk. Many of the driveways are too small for the advertised 2 car capacity and overnight on-street parking is prohibited between Nov 1 - April 1.

Police presence good, but there has been a lot of recent crime in the neighborhood (including 1 rape when I lived there). Most of the time there are a lot of youth walking in the middle of the street (blocking your way and giving you the sign) and across your front/back lawn.

Bottom Line: Good cheap housing but don't move in if you have kids.

PROS: Cheap, near all major stores.
CONS: Mow your own lawn/ shovel snow, Declining Neighborhood.

They don't make you pay a security, nor last month. You just have to have first months rent when you sign your lease.
The duplexes they rent in Tonawanda are a place to live, and if you're on a limited income, they'll do. They're clean, small and affordable, if you can stand the nasty neighbors and loud music, and constant fighting over parking spaces.
Their Tonawanda duplexes are in very good neighborhoods in an excellent school system (Ken-Ton).

PROS: Affordable, clean duplexes, decent neighborhood, good schools
CONS: Nasty neighbors, loud music & constant fighting over parking spaces.
