EFM REALTY IS THE WORST. I have dealt with these people my whole life. They have decided not to renew my lease after 44 years. This has caused my family a great deal of pain as my mother was diagnosed with breast cancer and these people are evil. I am now in court and am gathering folks to stand up to them. They were under the assumptions my parents would give up the apt just cause. Guess what you may have all the money in the world but you did not write the laws in NY, I am educated and I will not give up. Get ready is me and whole lot of us ready to stand up for our people. Needless to say they are unprofessional, rude and ignorant. But God will make you kneal before him one day. You are not GOD, Alan Orgel and staff. for those waiting on documents or payments dont bother go straight to the source who will make them do their jobs 111 Centre Street is housing court, report to the 3rd floor, open monday through fri 9am-3pm. Those speaking well about them are pretty much them. If not will give you a few months to get acclamatted, good luck with that!

I am a former tenant of EFM and lived at one of their properties for four years. There is not question that these people are abusive and corrupt. They are currently holding a substantial security deposit from me which they are refusing to refund by simply ignoring my calls as well as my attorney's. Why are they holding my money? I have not been given any reasons, but I bet that Alan Orgel has a very good one if he would only return my calls or respond to my faxes.

I have lived at 225 Bennett for 44 years with my husband who recently passed away. I asked Management to change the name on their rental bills, from my husband;s name to my name. I was told to submit a death certificate, which I did - an original.
For nine months I have written letters, EMails, telephone calls (ignored), and had my lawyer write letters to Allen (last names not allowed). Everything has been ignored, and I am most distressed. I am now going to resort to legal action, but it should not be necessary.
I also called the bookkeeper to point out that they had not charged me enough rent!!! And this is the treatment I receive.

I've read all of these comments and I don't agree 100%. I lived in a EFM apartment for two years and never had a problem that wasn't easily resolved.

I found that they treat you the way you treat them. I was always polite and professional and they were the same to me. I spoke to Marcia (the women who answers the phone) quite a few times and she was always helpful and yes, they will put you on hold but if you expect it then who cares, they don't place you on hold for an unreasonable amount of time.

I also spoke to Alan several times and he tried to help me relocate to another one of their apartments (i was looking for more space) but we were unable to find one that we loved. They were helpful, understanding and even wrote a very nice recommendation letter to my new landlord.

I think that if you know how bad it could be (based on other reviews) then don't have high expectations. If you are nice and courteous, they will be nice and courteous back.

Good Luck.

Pros: reasonable rents

Cons: not very flexible on $

This company is awful. The apartment started out great.
But anytime we had to deal with management, we were outraged at how disgustingly rude and purposely unhelpful they were.

I got married while living there and they REFUSED to add my husband's name to the lease, even though we were resigning for a whole new year, with a new lease.

Our neighbor next door passed away and they let a cockroach infestation spill into our apartment. Even after numerous complaints, they did nothing.

The last straw was when they had a workman enter our apartment WITHOUT permission, without even asking or letting us know. I came home early from work to find the bathroom painted (there was mold on the ceiling which they covered up with paint instead of cleaning) and had no idea that they were doing that.

It's very scary to think some stranger can enter your apartment without your permission or supervision. We moved out because they had broke the lease and we did not want to be there.

They still refuse to give us our whole security deposit back. They are so nasty and terrible to deal with, we'd rather loose the money then have to keep contacting them.

There is no amount of money that is worth having to deal with the disgusting people in the management office. They hang up on you and are never available, either in meetings or out to lunch. Is it even a real office? Immoral and rude. stay far away from their buildings.
This managment company is horrible. Part of the reason Im moving out of my building was due to the poor service and managment skills at EFM. I had to call the office multiple times to follow up and "remind" them to cash my rent check!! I got 2 legal notices when I have NEVER been late!!!. The receptionist who answers the phone at the office is rude, places you on hold multiple times, and gives very short answers in a voice that makes it sound as if she is annoyed by the caller for asking her questions in the first place (ridiculous).
Allen (the man in charge) will not even release his last name... which raises some serious questions about professionalism. why can he have access to all of my social security information... and I can't even get the man's last name to write him my letter of notice that I will be moving out? -- See other posts regarding this issue (multiple people have run in to the same problem).
One day I get a call from a new guy Jacob who also will not release his last name (company policy).he answered all my questions courteously and even asked e to hold so he could go look in my file and get em the appropriate answer. Overall, if everyone ther was like this new guy it would be a great place and maybe I wouldn??t move out.
BAD PEOPLE!!! BEWARE!!!

This company is despicable. They withheld our security deposit for 90 days, made bogus claims about the apartment. We were kind, courteous, and sent them five separate letters. Not once did they respond more than a phone call saying "yeah, we're just not going to give you the full security deposit. No reasoning, no nothing.

NEVER RENT FROM THEM. NEVER NEVER NEVER.

Long story short, this company is absolutely horrible. Their apartments have some positive aspects, but they definitely have their share of problems (rodents, etc.) and in no way are worth having to deal with the disgusting people in the management office. Words cannot describe their lack of ethics and rudeness. We're all lucky that it's not every day that you have to deal with people as horrible as the people of Edel/Majestic Realty. And you can lower your chances by staying far away from their buildings.

This managment company is horrible. Part of the reason I moved out of my building was due to the poor service and managment skills at Edel Mgmt. It took me 5 months to get my security deposit back after I moved out!!! And I had to call the office multiple times to follow up and "remind" them that I was waiting on $2,500+ of previously deposited cash - extremely unprofessional.

Very very weird and sketchy. What does this "Allen" have to hide? And, why can he have access to all of my social security information... and I can't even get the man's last name to write him my letter of notice that I will be moving out? -- See other posts regarding this issue (multiple people have run in to the same problem).

Overall, even if the building is nice; having a poor management company can make living there a complete disaster. I would not reccomend a friend to rent/buy if Edel Management was in charge of the building's managment.

Edel Family Management has its properties in the Washington Heights area. I am living in my apartment in 812 W 181st street for 5 years now and I am pretty happy with the landlord. They repaired my toilet in a matter of 1 day. I left the superintendent my keys, he is very trustworthy! The only thing im not too satisfied with is that i had trouble opening my windows the superintendant couldnt fix it it took them about two weeks to hire outside help to get it going. Other than that ive really enjoy my apartment i love living here its been a great experiance i had already reccomended Edel Family to my cousin and would recommend them to anyone interested in the Washington Heights neighborhood!

I don't know what Frenchi925 is talking about, clearly they work for or with EFM or were paid to write their review. I lived at 34 Bogardus Place in apartment 2C for three nightmarish years in a 175sq ft studio. When we first moved in they told us the fan above our kitchen stove would be installed within the first week. After two years of hounding them about it they claimed that we would have to pay for someone to come in and install it for us. Their repair policy requires you to submit complaints in writing via certified mail or they claim they won't process it. I filled three complaints with the department of housing in regards to not having hot water, and it was only when they received a notice from the NYCHA that they turned my hot water on for about three months. There were constant waterbug and rodent infestations and in my last year the exterminator visited our building twice at one point we counted up to five different species in the waterbug family. I still have nightmares about waking up in the night and finding them crawling on the bed. When the lock on our door broke the super tried to charge us $80 for it and we had to threaten legal action to get the management company to repair it. The biggest inconvenience was that our building super did not speak English. On the many occasions when we interacted with him he was frequently toting a glass of what he referred to as "whikey." When we applied for a spare key to the building the management office told us to go to a local address and only asked what the building number was and if we had $15 for the key. There was no security check to confirm that we were tenants. These buildings are not safe, overpriced, poorly maintained by unqualified people and filthy. The management company's only concern is whether or not they see the rent check. On a side note we were recently contacted by EFM to reconcile our differences, maybe they want to change things, or maybe they want me to shut up.

Pros: All your neighbors will share your bad experiences

Cons: Poor building management, rude customer service, INFESTATIONS, violations of housing code

I have lived for 3 years in one of their buildings as a rental client. True, the apartments are nice, the buildings are nice and the neighbors are even nicer. Wait until you live there a few years. You will be slammed with an increase in rent between 30 to 60%. Mine went up with 60% and there was no negotiation possible. While the building is nice, the management told me one day "I should be grateful living here". What grateful? I paid my rent at the dot, did not complain about the fact that not one day I had hot water and needed a blanket on the couch because they hardly give steam. They harrassed me and did not want to give my deposit back. I wrote a review on this site two years ago and there were 8 negative reviews, none positive. They disappeared miraculously and they will disapear again to be replaced with positive reviews. Isn't that funny?
This management owns beautiful buildings in Washington Heights that are all converted to co-op, so they lose their rent stabilization status. Meaning, they can rent for sky rocket high prices. Some buildings are only rentals, some have sold some units to Michael Katz, a son in law. This way they can get away with murder. Yes, this is truly a family management but what they do is WRONG AND NOT LEGAL!!!!!!!
Every year dozens of people have to move out because despite their promises at lease signing that you are "safe" and the landlord is not interested in raising the rent because he values you as a tenant, bla, bla.....They will raise your rent and you will have to move out.

Cons: Horrible customer service, vermin and never enough steam in the winter.

At the moment the building has a BEDBUG infestation. Please steer clear of 225 Bennett Avenue--for your own good. The exterminator was not helpful or thorough. In the past they have shown no desire to send contractors or plasterers on a working person's schedule. Take the day off, they say. How does one do that? Can't your neighbor stay? No, they work, too. And I wouldn't burden them.

EFM is the worst property management firm I have ever dealt with. Hands down. If you are considering renting or owning in one of their properties, DON'T.

Do you like being left on hold for a half hour when you call an office for a quick question? Do you like having promises broken again and again? Do you like conversation with rude evasive office staff? Do you like your apartment cold in the winter, hot in the summer and your roommates to be vermin? Then by all means, deal with EFM.

If bad customer service were a contest: Congratulations EFM! You win top prize for being the worst. There I turned the negative into a positive because my mother always tells me: If you can't say something nice about somebody...

Seriously, don't believe the five star reviews claiming that EFM is great to deal with. They're not. Those five star reviewers have obviously never had to deal with EFM when EFM needed to spend money to fix something.

EFM calls itself a Family Management Corporation. Do us all a favor and drop the word management.

I am a tenant and have had horrible, horrible customer service. I'm 100% convinced that the reviewer who raves about his/her experience with Edel Family Management is part of the family. I have never been treated so unprofessionally in my entire life. I've found their office staff to be uninformed, rude, and incapable of an educated conversation.

Prospective tenants - please be warned. Edel Family Management has a "you're lucky to be living here" mentality - even though we're all shelling out $5k or more a month. If I had known then what I know now, I would have stayed far, far away.

I'm in property management myself and called the office to receive residency verification on a former tenant of theirs. I have never professionally dealy with such horrible customer service and would not reccomend this company to anyone. Use caution! I could not get verification with a signed copy of a release form and they told me they did not have time. If they treat other professionals in their industry so poorly how do you think they will treat you once you move in and they're no longer trying to earn you business. Companies who provide great customer service offer it to everyone who calls their office. Period.

Quiet frankly I am very satisfied with the service and professionalism that this firm has provided to me.

I feel no need to rush to Judgement as to their Credibility. I spoke to my neighbors and not one even mentioned any of the derogatory items listed by some obviously disturbed folks.

Their is absolutely no need to rush to an answer. The reason is because all the commentators are "phantoms" No Name, No Address, No Apartment #, No contact info, No E mail. Who are these people? and why should anyone believe them? especially if they remain anonymous!

Folks like this should be banned sunny days. They are to busy being grouches. So far my experience has been great!

I lived in an Edel property for two years and had a major rodent issue. I called to complain and Edel responded with their world famous "hang-up" way of handling tenants. They claimed they entered my apartment to deal with the problem but the problem continued. I doubt their honesty and integrity. They also tried to keep my damage deposit, said they "accidently" forgot about it. I complained and complained and complained but Edel is expert at dodging tentants.

Cons: Sketchy, shady business practices

I have just purchased an apartment in Washington Heights after 4 agonizing months of searching. I have dealt with everyone from brokers to landlords to supers. I must say that i have gained a pretty thorough understanding of the Washington Heights and surrounding areas real estate markets. Be that as it may, i am writing my first review EVER on the web merely because i am taken aback by some of the negative reviews being "posted". Not only is Edel Family one of the most respected companies in the area but they maintain a level of personalized care. Most of these negative posts attack some of Edel Family's most admirable traits. I thought maybe i was given some sort of special treatment, but after conversing with my neighbors i am certain that these negative posts were written by Edel Family's competition. If you or someone you know is looking to live in Northern Manhattan (which i highly recommend, The landscape gorgeous and the apartments HUGE & affordable) In my mind theres only one company to use, Edel Family Managagement

It is very rare that someone puts pen to paper and actually writes a good review. With that being said, I'm not surprised to read some of the reviews/comments about renters highlighting their so-called bad experiences with Edel Family Management. Me and my wife's experience with EFM during the purchase of one of their beautiful apartments has been a very positive one. EFM went out of their way to help us through the daunting maze of purchasing a coop by providing bank referrals offering the lowest interest rates available and reliable attorneys that know how to get it done. I would highly recommend EFM to friends and family or anyone looking to rent or purchase, in my opinion, some of the nicest pre-war apartments in Manhattan. Location, Location, Location

Thanks to all...

Edel Family Management Corp is a true New York find. They have fabulous Buildings that offer both Rentals and Cooperatives. They are a hands on Family Managed firm with a lovely selection of Apts. in the Upper Manhattan area known as "Hudson Heights". They are in buisness for over fifty years! I have the distinct pleasure of living in one of thier pre war, well managed, clean, impeccable buildings. I happened to be surfing the net and I was taken back when the unit that I saw was better than in the description in the posting. My Apartment is a very spacious one bedroom unit that consists of almost 700 Sq. Ft. It is light and airy but most importantly spacious and well propotioned. The rental amount is a managable $1636.00 My experience with the renting agents were seemless and hardly the horror stories that you hear about when you hear when one starts looking for a space in New York City. The work done in the unit prior to me moving in was neat and in perfectly acceptable"move in" living condition. The small glitches associated with the move were quickly resolved by the managing agent, the superintendent and the office all working in unison like a fine swiss watch. I recently applied for a Bank loan to purchase a small summer cottage and called the office for a payment letter. They not only gave me a record of my payments (which were very prompt I may add) but also included the billing dates, the date of payment, the check number and the date the check cleared thier Bank. Also included in this package was a Glowing letter of reccomendation of me as a tennant of which I take pride in being a good one. A tennant whom abides by the rules and regulations expected of me. This information surly helped me get the loan that I needed to purchase my new summer home which I expect to spend many quiet summers in with my Partner. All in all I strongly assure everybody who reads my review to be rest assured that Edel Family has the right stuff and we recommend them highly! A++

Cons: None

I have been renting from Edel Family Management for over 7 years, and have lived in 3 of their buildings (due to changing space requirements). Throughout the years EFM has helped me find affordable housing that matched my needs and maintained a professional level of respect throughout. I have dealt with many brokerage firms and landlords and none seem to compare to EFM. I have read some of the other reviews and quiet frankly am appalled. The other ?bloggers? are clearly only telling half of the story. In all three buildings in which I lived, not only were the buildings beautiful and the neighbors all extremely happy but they were nice people and had no complaints. The only conclusion I can come to pertaining to the other reviews is that these tenants have a personal vendetta against EFM. When I moved out of any of the three apartments, I was returned my security deposit upon request granted my apartments were left in excellent condition, but those were the stipulations to which I agreed when signing my lease. EFM is a family company and when one rents from them they are treated as if they were a part of it!!

I recently purchased an apartment In Washington Heights from EFM. the building is well kept and neighbors good people, if you are looking for a well maintained and a favorable population than EFM is the company for you. Their service and employee's are unmatched in the area. I am a longtime "manhattanite" and i must say EFM is far and away the most respectful of tenants needs and accommodating of purchasers requests. Washington Heights is in my opinion far and away the most aesthetically pleasing area in upper Manhattan. If you are looking to live in an up and coming neighborhood and not pay through the mouth for it than Washington Heights is where its at.

It's hard to put it any clearer than the other reviewers have when you consider what living is like at one of the Edel Family properties. They are ethically challenged to say the least. Furthermore, they will take your money; then, they will take your dignity. Be careful and look elsewhere. People as greedy as these illuminate the unfortunate fact that man can be a sick animal.
