We stumbled across Residential Finance through Lending Tree when we decided to refinance last month. We could not have asked for a better experience. Our loan officer was Susan Harvey. She did an amazing job keeping us abreast of everything, answering/returning our calls and emails, explaining all the details (and sometimes multiple times) and getting everything in order/submitted in a timely manner. We're in CA and Susan is in FL so everything had to be done via computer/phone. Susan had someone come to our home in order to help with the closing (notary). I wish our initial loan and first refinance experiences were half as good as dealing with Susan was. For once, it felt like someone was looking out for our best interest instead of just their own. Residential Finance definitely offers exceptional customer service.
My family used Residential Finance for the first time in April of 2013 and we can not say enough about the great job that Brian Kubicki has done for us out of the Columbus, Ohio Office. He was able to refinance our home which greatly lowered our monthly payments and yet he was also able to put some much needed money back in our pockets when most Finance Companies told us they could not help us. The customer service that we received during our application process is hard to find this day in age. Brian was able to do everything that he said he would do and he made the whole process fast and easy for us. We will recommend Brian to all our friends and family, he will come highly recommended.
This was our first experience with Residential Funding and I can??t say enough what excellent service we received. We had attempted several times to refinance with other companies but nothing every came to fruition. We had several anomalies that made our refinance unique and from what I was beginning to think impossible. That was until I spoke with Alex Perry. He went over every option that was available to us and was superb at communicating every detail to us. Our family has faced many challenges over the past several years, like many other families in this economy right now and Residential Funding gave us hope. There aren??t enough nice things I can say about the experience & care from everyone we dealt with. The process was easy and extremely detail oriented.

Roy Montero from the RFC Honolulu office was great! He was able to explain the refinance procedure to us, and give us different options for how we wanted to plan out our mortgate rate. He is excellent to work with, and very easy to get in touch with. If I had to leave a message on his phone, he didn't take more than an hour to call us back. He was able to walk me through a problem I had with the paperwork, and everything turned out the way it was supposed to. We were able to refinance our mortgage within one month, and it was a quick and easy process. If we have to refinance our mortgage we will definitely choose to work with Roy again. It's funny nowadays people need to read about other peoples' experiences before they ever buy anything. Well I am going to try and help some of you out there that are thinking about using Residential Finance Corporation (RFC) by telling my story that began in 2008.
My grandmother had just passed away, and I had her home in South Carolina for sale. I was looking to buy a rental home where I live in Virginia when I got this card in the mail telling me about RFC and how they can get the best loans available. I called the number, and a man named Rick Coil answered the phone. I explained my circumstances to him and asked him all the questions I had about going down this road of buying my first investment property. Rick was able to answer my questions, and, most importantly, he gave me a feeling that he would never let me make a mistake, even if it meant losing the loan. So I started the process of buying this home, and Rick was at the helm doing everything that needed to be done a week ahead of time. At the same time I found a buyer for my grandmother's home in S.C. three weeks before I was to close on the rental. Now this is where RFC and Rick Coil became legendary to me and my family. We were now a week away from the closing on my grandmother's home when the buyer's bank said he was not approved for the loan! I know what you're thinking: "What about the bank's letter of approval that you get before anything gets started?" Let's just say that letter is not worth as much as some would think. Anyway, I told Rick about this and he told me to give him the buyer's phone number and he will see what he can do. In one week he had the buyer approved for the loan, and we closed only three days late.
Rick and I have gone from that experience to having done over ten loans together. I have come to trust his advice and have enjoyed his friendship. I hope my experience has helped someone else make a very important decision and realize that Residential Finance Corporation is their best choice.
P.S. If you ever speak to Rick he's now a Branch Manager, make sure you call him Ricky. LOL
We recently had the pleasure of working with Alex Perry, Senior Loan Officer with Residential Finance Corp. in Tampa, Fl. We had been searching for our new home for over two long years. We called on Alex so many times to give us figures on several homes during that time. it did not matter if it was on the weekends, in the evenings, or during regular business hours. Alex went out of his way to always answer every question we had. We closed on our new house just over a week ago now. We had a very pleasurable experience with RFC. I would recommend anyone looking to buy a home to use RFC for your mortgage needs. We were treated very well. Very satisfied with our experience.
Recently we had the pleasure of working with Senior loan officer Brian Kubicki. I called him and explained our needs. He took just a short time to research for a great rate. When he called us back he had a better rate then we had anticipated. Thank you Brian. A few times during our process I had a few questions. He promptly returned all of our calls. Brian Kubicki completed a refinancing of our home's first and second mortgages in less than 30 days! I can not believe how easy it was. Little to no stress-just finding all the necessary documents. The underwriter, the appraiser, and everyone involved were professional and honest. It was a very good experience and it saved us a lot of money. Brian was reassuring and very open during the entire process. I tend to be skeptical when things go so well, but it really was a great experience.
I am soooo unhappy with this company, that I felt compelled to warn others of their incompetence. If I could give zero stars, I would. I recently refinanced with Residential Finance Corp (Columbus, Ohio). This mortgage broker is completely incompetent with a string of departments/processes that do not communicate with each other and that ALL constantly miss deadlines. Reasons I am unhappy:
1) When I first approached RFC, I was assured we could get through refinancing within 30 days...it ended up taking 2 months.
2) In requesting a title search by email, they mis-spelled my lawyer's email address--they allowed the request for title to go unanswered for 2 WHOLE WEEKS before finally emailing me to say they weren't getting a response from my lawyer. They NEVER even bothered to PICK UP A PHONE. This was the first significant delay that pushed back our settlement date. By the way, during this 2 week delay, I was calling every 3 days to try and find out what was going on because I thought it was weird I wasn't hearing anything in regard to actually scheduling settlement...RFC would just never respond to my inquiries or follow up.
3) The loan application gets reviewed by Underwriting on at least 3 different parts of the process. Though Robert Huether told us each of those reviews should take 24 hours, they took 3-5 days each. This led to another significant delay in our closing.
4) We had to schedule settlement twice because of delays on RFC's end. The first day we were scheduled to settle at 4pm on a Friday. I was assured at several points earlier in the week we would be all set to move forward. Though me and my laywer were promised paperwork by Friday morning, we heard absolutely nothing and could not get anyone on the phone after noon that day. Only at 6pm--remember, we were scheduled to close at 4pm--did we receive an email from Robert saying we were through approval. Of course this meant a significant delay in our settlement and additional expenses incurred by us.
5) After our appraisal came in, we agreed on a final loan amount for the refinance that would leave us with 80%LTV. I received several emails from both the loan officer Victoria Palella and the processor Robert Huether confirming the amount our loan was to be for. Only a day prior to the final settlement did I come to find out that apparently they should have had us resign our disclosure documents confirming the final loan amount (instead of the estimated loan amount we started off the process with because we weren't sure where our house would appraise). This resulted in us having to bring more than twice the money to settlement that we were expecting to bring. In all fairness, they did offer to have us resign the doc at the time we discovered the error?but then we would have had to delay settlement yet another 4 days (and this was after we already had to delay 1 week past our first scheduled date, which was already delayed 2 weeks past what it should have been).
5) They almost did not release funds after settlement because they were ignorant of the laws in my state that allow lawyers to act as notaries.
6) They almost did not release funds after settlement because some other department disagreed with one of their other departments about a $37 charge on the HUD.
7) When they finally did wire the funds, they only wired 99.5% of the money. We had to wait another day for the remaining .5%
8) All the additional work my lawyer had to do to deal with their competence through this whole process = 4K worth of services!!!!
I recently met Brian Kubicki from Residential Finance Corp, and we conducted a successful business transaction. I had read some not so good reviews about RFC, but did not experience any deception or misleading information. I received services and costs exactly what was discussed prior to signing any contracts. What I liked about working with Brian was his timeliness, professionalism and his dedication to get the job done to my complete satisfaction. Not only were his responses and follow-ups almost immediate, but they were accurate and delivered as promised. Brian also reviewed my homeowners and auto insurance and connected me with a company that saved me several hundred dollars for annual policies. Of course, the real proof will be when or if I need to use these services, but to date, I've been treated very well and with punctuality and professionalism. I am writing this because this is my biggest life changing event and it went perfectly. I recently closed on mine and my wife's DREAM house with Shelly Davis! I was very nervous and Shelly was professional, helpful and very calming. I spoke to her on several occasions at all times of the day and night and she always answered my call and made me feel good. She handled everything and I felt like I had to do nothing with the closing process and we even closed almost 2 weeks earlier than our closing contract date. We very hesitantly called this company, not ever hearing of them before, but I would now recommend them to anyone. Jim Long was more than helpful, which made the process quick and easy. Jim was always available, answered all of our questions and the closing was actually quicker than we expected. We are now using this company once again, to purchase another house in Florida!
Johnnjalyn Manning was an absolute GODSEND!!! From the moment we spoke over the phone, all the way through our celebratory lunch after closing, we couldn't have asked for a better, more professional, or more helpful broker. When I went gung-ho over a house that needed us to sign within 24 hours and change our loan conditions at the last minute, Johnnjalyn was on it within minutes. When it fell through, she talked me down from the sobbing hysteria that had taken over (those of you in the house buying process will be familiar with this scenario) and called to make sure I was ok later that day. She also came to our closing to make sure everything went through as planned and to be there for any problems that might arise. Her service, was prompt, friendly, and efficient, and her knowledge of the market and upcoming market conditions/changes was invaluable. She gently, but clearly outlined what we could and could not afford, which options would be better for us and why and so on. I recently closed my mortgage refinance with Damon Pinion and could not have felt more supported through the process. Our loan was one that Residential Finance agreed to support as another company went out of business. From the moment I met Mr. Pinion I felt comfortable and confident in the process of refinancing with your company. Mr. Pinion went out of his way to make sure that all my questions were answered. He encouraged me to contact him (even while on his vacation) if I had additional questions or concerns. My loan process hit snags ?? they all do, and Damon was there to walk me through each one. He knows this business and he is genuinely interested in his clients. I wanted to take this opportunity to inform your company of the experience I had with one of your Senior Loan Officers, Lee A. Pearson. I contacted your company regarding a refinance in January 2011. When I received a call back from Lee A. Pearson, I was pleasantly surprised at his professional, yet compassionate demeanor. This was something that I had not experienced from any other lender at other mortgage companies.
From the very moment we spoke on the phone, Lee made me very comfortable with the loan process. Lee is extremely knowledgeable about the mortgage industry. He would constantly amaze me how he knew what questions I was going to ask, before I did. Always explaining every little detail, before I had any doubts. He worked non-stop completing research on comparable houses before we both felt comfortable that the refinance was going to be successful for us. Lee??s attention to detail, commitment to finding the best loan program, and communication was above any service I have ever experienced. I have never seen better work ethics before in my life!
To both Lee and my surprise, our loan did hit a snag. For some reason, our appraisal tanked. We both have our suspicions as to why the appraisal did not go well, and I will say it was no fault of ours and I will leave that alone. Anyway, even though RFC could not help me at this point, Lee was still there for me. He was dedicated to my needs, even after he could not close a loan for us. Daily, Lee would shoot me an email checking on us, and sending info about other companies that could help us out. If there were no emails, I was sure to get a call from him when he left work.
I recently decided to go with my current lender to complete the refinance. I have got to say, the level of service does not compare to RFC and Lee. I have been spoiled by the level of customer service Lee provides.
I have been truly blessed to have the opportunity to work with Lee. I will gladly recommend Mr. Lee Pearson to anyone! He is an outstanding in his position as a Loan Officer. I look forward to my next home purchase with Lee as my guide.

Lee Pearson has closed two loans for me and I cannot even begin to say how helpful and wonderful he was throughout the whole process. Anytime, I had any worries or concerns Lee assured me everything would be ok and it always was. He went above and beyond what I expected of him and always kept me informed of any changes or delays. I would recommend, and have, Lee and residential Finance Corporation for a refinance or new home loan or any other loans that they currently handle.
I am only posting this so no one else gets taken like we did. They sent us a good faith estimate that seemed a little high. Told us to let them know when we were ready to get the appraisal done. The appraisal came back at almost THIRTY THOUSAND LESS than they said the worst case scenario would be. I wonder if there are any legal steps I can take since there was obviously NO good faith intended in their estimate. Now I'm out $440 that I really didn't have to spare right now. I am so disgusted I could scream!

I have purchased two homes in the past and can say
without a doubt Lee Pearson and Residential Finance Corporation were hands down the best I have every worked with. With all the horror stories you hear trying to buy a short sale home and dealing with finance companies these days, we were able to go from finding a home to closing in less than three months (all the delays were due to the selling banks). Lee and his team were instrumental in our success story.
On the company level, everyone involved worked very well as a team and were very responsive. They responded as quickly as possible and helped expedite anything they had control over. If we had a question, we got an answer right away. If there was anything that may be a concern later in the process we got a call to warn us and see how to avoid more delays and address it before it had a chance to become a concern.
Lee Pearson was our loan officer and we cannot say enough about him. The guy works nonstop, never takes a break, was sending emails and info over late into the night to make sure we had everything right away and went way above and beyond what would be expected to make sure we understood every detail, everything was in the open, and that he could get us the best rate possible and the lowest dollar amount at closing. He leveraged anyone he could and made sure he personally stayed on top of the process each step of the way. He fought with the selling banks to get fees lowered, made sure we had options on surveys and inspections so we could get the best deals, and spent tons of time making sure we were clear on all the new laws (as in two weeks old) that have greatly changed the processes for everyone involved. From someone who makes a living in high end sales, Lee is a rare find these days with his dedication and work ethic to making sure his customers are taken care of as best as possible.
We will definitely be recommending Lee Pearson and RFC to anyone without hesitation.

Received a solicitation from THEM. They said everything looked good over the phone and I could even get extra cash. My credit scores are in the upper 700's. Sent them all of the very personal and confidential informartion that they requested, which, by the way. matched the very information I gave them over the phone.
Within 24 hours, got an e-mail saying they wouldnt do business with me. Now they have all my IRS papers, bank papers, etc and who knows what they'll use them for. I just gave away my private life. The one star rating is something I HAD to give them to push this review thru. They deserve a zero rating.

My husband and I received their mailer concerning refinancing. Well weeks later here we sit with nothing but just yesterday our loan officer Josh Riley told us everything was fine. This after us calling him after hours on his cellphone because we leave messages at the office but never heard anything back. And now today we receive an email that they are unable to help us with any of their lenders. I told Josh to call my cell phone which he didnt do, he called the home phone which my daughter answered and I called him back within 2 minutes. The phone rang 4 times and went to voice mail. I continued to call him throughout the day and no return phone call till I went home and found the email .I then called the office and wanted to make a complaint and guess what.THE MANAGER AND CUSTOMER SERVICE MANAGER WERE UNABLE TO BE REACHED SO ONCE AGAIN VOICEMAIL WITH YOU GUESSED IT NO RETURN PHONE CALL. i WOULD NOT RECOMMEND THIS COMPANY TO MY WORSE ENEMY. WE SHOULD OF WENT WITH MY GUT FEELING I WASNT IMPRESSED WITH THE LOAN OFFICER OR THE APPRAISER($350 FOR A 15 MINUTES)WISH I MADE THAT KIND OF MONEY FOR THAT AMOUNT OF TIME, MAYBE NEXT TIME HE WILL GET ALL THE FACTS STRIGHT. NEXT TIME I WILL TRUST MY INSTINCTS. BEWARE OF THE BIG BAD WOLF EVERYONE

I went through through the process with RFC but did not close with them due to their LO being deceptive. I was given a Good Faith Estimate of fees being charged to do the loan. Okay, I decided to move forward. I paid an Appraiser $445. My appraisal came back the property appraised higher than what was expected. I was previously told that the maximum I could borrow was at 85% of the property value which was the loan amount on my Good Faith Estimate. I then received another Good Faith Estimate with a higher loan amount (what the home actually appraised for) and much higher fees. The company was trying to get as much as they could. It also made the difference in having to pay mortgage insurance. I went with a bank instead.
They made the process of refinancing as easy and painless as possible.
