HATE THIS PLACE!!!!! every single person who wrote a review, is telling the truth!!! this place is awful!!!! i dont understand how slum lords can just keep collecting rent, while NEVER fixing anything.....and get away with it!!!????

Stay away, owned by slum lords. Pool is only open about six weeks before they let it go and it turns green, it is ever cleaned after it is open with duck crap all over the bottom. The tennis court is covered with grass and does not have

Every single review on here is right. I'm currently a resident here at Lake Eden and i've wanted to move out ever since i moved in. DO NOT fall for the "friendly" leasing staff, they are only that way until you move in. There are bugs, stains on the walls, our bathroom ceiling caved in on us, our appliances all have something wrong with them, if you get "referrals" to get money off your rent they will try to not give it to you, the windows are so old that you have to switch between the heat and AC 10 times a day. (we all know how the ohio weather is) lets see what else....OH! i had to pay somebody elses electric fee because some dumbass gave the wrong address to get their electric turned on and that money still hasnt been refunded back to me. $75 down the drain. If i can get just 1 family to NOT move in here, i'd die the happiest person in the world. when they ask me to sign another lease, im going to laugh in their faces because this place is a JOKE.

I put in so many maintence request over the course of a year (primarily for the same problems) I lost count. My themostat and stove were forever going out. I'd be in the middle of cooking and my stove would literally shut down and I can't tell you how many cold nights I spent in the winter with no heat because the thermostat stopped working, not that it mattered because the windows are poorly insulated. The vents barely blow out air(hot or cold) and don't even waste your time calling there emergency after hours number (especially on weekends) because they won't respond. My apartment was infested with bugs that kept coming in threw the cracks in the crappy windows. The quality of the paint they use is so low everytime you touch it, it leaves a mark. Most of the tenants don't clean up after their dogs so the grass including the area around the lake is covered in feces so watch your step and if you do move in make sure you get a receipt everytime you pay your rent because I paid mine on time and got an eviction notice on my door for non-payment four days later.

So, I tried to open my windows in the spring time, and all I heard was noise and smelled pot/cigarette smoke through my windows. There was piles of trash in each vent that they would not clean out, which this is very unhealthy because you are breathing this crap in.
The floors creaked in every room, no matter where you are. So nevermind trying to be quiet and not wake anyone up. The neighbors are loud and very obnoxious. You can hear their whole conversation through the walls, and if they have kids, you can forget any peace and quiet. People just blast their music, stand outside and drink all day, run up and down the steps and slam doors and it shakes the whole apartment. There is never any parking in front of your door, so you have to walk all the way down the road with your groceries and your kids.
The basement walls leak when it rains, and maintenance ignores your calls. The ceiling leaked from my bedroom all the way downstairs so there were water marks all down the walls. The cabinets and drawers are falling apart. The windows are impossible to open. The paint is so cheap that if you hit one thing against the wall, it would leave scuff marks. I went to hammer something in the wall to "decorate" and the drywall completely fell from the ceiling. Everyday, I was afraid I would fall through the floor because the floors seemed so weak.
At one point I went to politely confront my neighbor about the noise and parking situation, and he cussed me out(in front of my kids) and threatened to "go pistols and all" on me and my family. The guy on the other side of me is obviously a drug dealer because traffic goes in and out all day long with people waiting in the car for 5 minutes. There is another review on here about the "gym" and the pool, and that person is definately telling the truth about that. The pool bracelet that cost $50 to replace, I never even used and it broke.
The only good thing about the apartment was that I had a roof over my head, and a warm bed to sleep in. I tried to make the best of it to make it a good home for my kids, but I am so happy to be out of there!

From their scented candles to their "save money by throwing this baseball in a hoop" game, every part of the leasing process is a facade. Keep in mind, most apartment places just give you 500 or more dollars in free rent for signing up under the right circumstances. Their staff literally laughed at me when their mechanic left my dishwasher in pieces all over my floor, and when I called to complain they assured me that the issue was fixed, and did not believe that it was in pieces all over my floor. Of the four months I lived there, My ceiling leaked from the floor above, and beyond more than a dozen reports that it was still leaking, their sparse attempts to fix it were feeble, half-assed, and downright never fixed the problem, that is if they would attempt at all when I would complain, sometimes they did not even come out and a week would pass only to find out there was "never a complaint" Mold grew on that bathroom floor which is a health hazard. There was constantly glass strewn about the parking lot, probably because cars were broken into so often. Mine was broken into twice since i was there, and nothing was even stolen of value, people just like to steal around here. Like i said, This complex is all smoke and mirrors. Their "Fitness room" is a treadmill which you cannot access unless you give the person at the front office your drivers licence, meaning you cannot use it after they close (Which tends to be alot earlier than 6 that they advertise). Their pool had a pool vacuum just sitting it for a week, and it is not taken care of. You must wear a wristband that costs 50$ to replace, and are allowed only one guest. Its an awful awful apartment, with horrible management, horrible maintenence, and it's in a horrible neighborhood. You'd have to be desperate to get an apartment here, and the reason I write this is to hopefully deter people from thinking this place is "a good price for the area" and hopefully give them more information about what this place really is like.

This is, without a doubt, the worst apartment complex you will ever encounter. The staff is incredibly rude with their too-busy-for-you attitudes. You will never see the maintenance guys unless they are kicked back, eating Fritos in the leasing office. I have reported a hole in my ceiling five times. Each time, they either say "We will send someone out" and they never do, or one time someone actually came out, looked at the hole, and promised me they would be back the following week to tear out the ceiling and fix the leaky hole. That was three weeks ago. When I went into the office to complain again, not only did the man at the desk treat me badly, but the maintenance man actually said to me, "Oh, you still have that leak?" That was two weeks ago. Think I have seen him since?
Also, if you do move in, pray that you don't have neighbors above or beside you. You will hear everything they say or do, literally everything.
Trust me when I say, do not waste your time and money on this dump. I plan on posting this on every apartment review site because I am that fed up with Lake Eden/Lebanon Station and the incompetent people that work here. I cannot wait to move.
