Newer ever. very big SHT. DO NOT RENT FROM MONTLACK

They close the heat in winter and switch off the air condition in summer. Their excuse is always same REPAIRING. They couldn't repair it for more then one year. They are just lying.

Apartment look good from outside but dont be fooled. you will deal with cockroaches, bad neighbors and mean managers.

DO not make mistake like i did it.

There are so many problems with Montlack Realty. We have lived in our apartment for over two years. Despite being good tenants that are never late on rent and treat our apartment with care, any concern or problem we have is dealt with in a nasty and immature manner. The service we get and personal experience we have had is very bad. Over the winter this year our heat has been below 55 degrees on three occasions. (City ordinances maintain that it should be at least 70 degrees +) Because you do not pay for heat with Montlack, and therefore do not control it, when it gets cold you are totally out of luck. It dropped as low as 49 degrees once this month even after a new boiler was "installed". When we called to get help with this issue, we were told it must "just be us" because there were no other complaints only to find other tenants in our apartment building had temperatures even lower than ours and went to stay with relatives for several days. We plan to move out at the end of our lease. My tip to you is please look elsewhere and save yourself a lot of hassle. Even if the location looks nice or the apartment itself looks roomy, don't be fooled as you will deal regularly with rude staff and many other problems that are handled with poor taste or not handled at all.

We rent from Montlack near Coventry and it started out fine. The rent was a little steep but with a good location I decided it was okay. The apartment is nice and big with an updated kitchen. Recently however our heat stopped working in January. We had told them 2 months earlier that there was a problem with the heat because it would come on and then go off for hours making it frigid in the apartment. So finally it totally stopped working and has been off for 3 days. I have called the emergency pager and the maintenance office but still nothing has been done. They assure us that they are in the process of fixing it but will not provide details as to what is wrong or how long it will take. It is probably 30 degrees in the apartment and almost unlivable. Some of our fellow tenants even started a petition when the heat was first having problems and Montlack still did nothing.

This almost seems illegal and considering what we pay for the apartment it is down right criminal. Too bad they are the only company in the area with apartments that are not complete dumps. I will look elsewhere when my lease is up in May. Avoid Montlack like the plague if you have a choice.

Do not deal with this place. In my 3 years renting with them, I had so many problems, as did my neighbors. Many of their apartments, including Fairhill Towers, are poorly maintained and r oach-infested. They have poor security and had several incidents including a car break-in, assault, and theft.
Here are a list of my problems with them:
1) They kept almost all my security deposit for "cleaning expenses" which is totally unfair because it does not cost $600 to clean an apartment. It was just a matter of some mildew on the tub, vacuuming, and wiping the windows. They said it cost $100 is scrub the bathroom itself!
2) They wanted to charge me for another month's rent for "failure to submit a 45-day move-out notice". However, I submited not one but two of these notices 2 months before my move-out, so I defended having to pay an additional's month rent. They finally conceded.
3) I wanted to stay an extra 3 months after my yearly lease. They charge $200 extra per month for a "short-term lease" even though I had stayed there 3 years prior to that time.
4) The apartment where I stayed was poorly maintained. It was roach and rodent infested. They didn't care about that because poor students would rent regardless of the condition.
5) The management is extremely rude and unprofessional. Especially Dawn. She has the opposite of customer service skills. She always speaks in a condescending tone.
6) They tried to evict me once for "not paying my rent". In fact, I had paid the rent but their rental office returned the check to the post office as "return to sender". I had been paying a week in advance for 3 years and didn't even give me phone call to see if I had mailed the check. They just registered an eviction notice.

Stay away from them!

I would not recommend Montlack Realty. They are rude and their apartments are not pleasant. However, they do own many of the apartments near Case and the Cleveland Clinic so there is not much choice.

MONTLACK should be shut down! They have no ethics, no shame. They had been reported by many of my friends to B B B. It is unbelievable how they screw over their residents. For example, they try their best to keep your security deposit when you leave. They'll come up with any excuse, even invent stuff up. The people are so rude on the phone. They speak like they are doing a favor for you. I hope they go out of business, but they are like a monopoly in the this part of Cleveland.

Upon further investigation, we were told by Montlack (in a meeting that WE had to arrange) that as per their own policy they NEVER CHANGE LOCKS in their buildings, and that it is also their policy to NOT MAKE TENANTS AWARE OF THIS because it would be inconvenient for them to have to change locks all the time.

Seriously. They said that to us, in our home that had been burglarized a week earlier by someone who had a key because of our landlord??s negligence.

They also reported that they feel it's not their problem if a former tenant neglects to give back all of their duplicate keys, and don??t feel it??s necessary to make apartment keys non-duplicable. By the way, they did not see it as a problem that a former tenant of our apartment still lives in our building and could have easily been the culprit. We were shocked.

Keep yourself, your family, and your belongings safe and happy; DO NOT RENT FROM THIS COMPANY.

Oh. If that first story didn't convince you, last weekend someone used a crowbar to pry off the lock guard on our building's front door and then proceeded to rip apart our crappy laundry machines to get the quarters out. Our calls to the leasing office to report the incident were unanswered, so I called again the next day. I asked if they were planning to install security cameras any time soon (many of the buildings on our street have them, and this company is NOT hurting for money), and they said no, because "this sort of thing doesn't usually happen in our buildings." Well wake up bro, it's happened multiple times and your tenants are spreading the word that you refuse to acknowledge what danger you are putting your tenants in. Your lease states that we can't install any locks or other devices, so it's up to you.

My apartment with Montlack is clean and nice. They were fast and efficient in taking care of two minor requests that i've had in the 6months that i've lived with them (an insect issue and a request to put in my air conditioner). However, they have been completely apathetic and unresponsive to a series of car robberies that have occurred in their secured garages. In 6 months, I have seen three windows busted out of cars in our locked garage- the third one being my own. When i phoned them about the event, the person says "we'll make a note of it". After realizing how unacceptable that response was, i phoned again to talk to management, and they gave me a run-around about how they can't explain why break-ins happen. They acknowledged the series of break-ins but are not willing to take action such as installing cameras. I've lived in cleveland for 7 years, and this is the first time i've ever seen this type of problem. I have a friend who used to rent from Montlack several years ago. He had the same problem in his garage back then, and knew of other Montlack garages who shared the same problem. Seems to me that they would put in cameras if it weren't coming from within. Montlack noted themselves that the problem was likely someone in the building, and if there is a criminal in the building, i am fearful that other worse crimes will happen. They apparently do not feel any responsibility for the safety of their tenants, and I would not recommend Montlack Realty.
