Terrible maitenance. Rude. They refused to do a walk through with me when I was moving out and are now charging me for carpet they replaced that I had left in perfect condition and cleaned. They emailed me pictures that were of the carpet

I've had multiple packages delivered here so obviously saw nothing wrong with sending another one. I was out of town for a couple days and when I came back went straight to the office asking if they had any packages for me. The girl there told me no after barely glancing at the stack of boxes in the office. So I went on to my apartment. I had a note on the door from UPS saying that they had delivered a package to the office two days prior because I was not there. So I headed back to the office with the note and showed it to them and asked them to please check more carefully. She looked through the boxes and said that they didn't have it. Then she talked for a couple minutes about how the UPS man has been coming around four lately so thats probably the problem....??? I don't know what that had to do with anything. So I went back to my apartment and tracked the package online. It showed the exact time it was delivered and even had a copy of the office girl who signed for its signature. I called the office with this information and all she told me was that yes 'sky' signed for it but they don't check how many boxes he drops off. She also said that they do not ask for any proof of identification when people come in asking for packages, they simply ask them what apartment number. She was completely unhelpful and very rude. I asked if there was another number I could call or a manager to speak with and she informed me that she was the manager. She argued with me the whole time and finally said that she would ask the UPS man later and hung up. The office is also regularly closed when they are supposed to be open, the laundry room is extremely tiny with only 2 working dryer, and the railing is very unstable. I will definitely not be renewing my lease.

Six years have passed since my husband and I moved from these apartments. The management and their attorney recently sent us a bill for some random charge and a letter that threatened legal action and credit ruination. This was the first contact we had with them in six years. I'm not sure if they do this to everyone but to me it felt like they might have been running low on money and wanted to harass some funds out of former renters. I wouldn't suggest getting tangled up with this management company. You may sign a year long contract but 6 or 7 years from now they could still be popping up their ugly heads asking for more money. We would have paid whatever we owed gladly, but 6 years later!?!

Also the apartments on the whole are not well maintained. My sliding glass door didn't lock (i was second floor). Also, the laundry room, stair railings and other common areas were in poor repair.

There are lots of nice Norman apartments, so it might be a good idea to just pass elite properties over for one of the others. M

Cons: Poor maintenance and repair of common areas, strange requests for un-due payments

In general, the rent they charge is a decent bargain for the quality of the units. With so many new complexes having been built the past couple years, it's a competitive market and you should be able to use this to your advantage with older units like most of those managed by Elite.

Despite the competitive market, however, once they've got you they'll bump your rates $25-$50 a month at each renewal, even as they're offering much better deals to new tenants.

If you want repairs or maintenance done, you have to contact the office directly. In person/in writing is best. Simply telling one of the maintenance guys will almost never work. They're also pretty bad about not following up with successive stages of repairs/maintenance. Be ready to act as the maintenance supervisor, contacting the office as often as necessary to tell them to send the guys out to finish the job. For instance, a pipe in your ceiling may break, so they'll come out and fix the pipe but fail to come back to clean up the water damage until you bug the office.
