In response to all the negative comments, I can't help but wonder what they were expecting. The Commons claims to be a simple and affordable apartment complex that specializes in accommodating college students who attend the University of Oklahoma, but I can vouch for the fact that they are so much more than that.

Housing ~ A Clean Slate! What more does a college student need besides a (really) comfy bed, a desk, and adequate storage for his Ramen?? Sure, the refrigerator here might not be the newest Whirlpool model, but who cares? I love cooking and find no trouble whipping up delicious meals! In fact, I frequently host friends on Friday nights and prepare elegant feasts with ease. As for the rest of the apartment, the carpet is like new, the bathroom is sanitary, the walls are clean, and the critters are nowhere to be seen.

Facility ~ Well Kept! I lift weights regularly at the gym, and although this is no Gold's Gym, all the fundamental tools for building a better body are at your disposal. The business center is very convenient for printing assignments before class, and the media room that boasts a 60" HDTV is a great for getting all the friends together for a fun-filled movie night! As for the hot tub, it is open all year around and feels great to soak in even when it is 16 degrees outside.

Amenities ~ Make Life Easier! The free shuttle to and from campus is a must for any student who doesn't have a car in Norman. I ride the shuttle five days a week and always look forward to chatting with the super safe and friendly drivers. The maintenance is very prompt and friendly. Every request I have placed was taken care of within 24 hours. The internet isn't Google Fiber, but I have never had problems getting my work done, even during high traffic hours. Parking is a breeze. The lots are well lit at night and contain more than enough spots. As for safety, I wouldn't leave my car unlocked overnight, but at the same time, I don't feel as if the security of my property is threatened here.

Staff ~ Outstanding! I have saved this section for last because I feel it is the icing on the cake. Every employee, from the maintenance man to the manager, treats me like a valued guest and does everything he can to ensure I am well taken care of. The "desk-dwellers" are always looking for opportunities to throw community parties, host social events, give away neat prizes, and serve yummy free food. I can't stress enough how much their wholehearted willingness to serve has positively impacted my stay here and made me feel welcome.

In conclusion, I would like to warn prospective tenants from being swayed by the ominous reviews. I almost passed up The Commons after reading the appalling feedback online, but after living here for more than six months, I realize that the outspoken criticism came from the disgruntled minority and that missing out on living here would have been an awful shame! Furthermore, it is with great pride that I call The Commons on Oak Tree my home away from home!

Upon moving into my apartment, it was not cleaned, there were bugs on the floor, there was spaghetti on the ceiling, dirty clothes were still left in the drawers, the bathtub was clogged up, it was absolutely atrocious. They did not even spend the time to look over the apartment before I moved in. In their lease agreement they were supposed to clean it and they neglected to do so. I spent an entire weekend cleaning the entire apartment even after calling them and trying to get maintenance to come out and fix the damages. It took them 5 days before maintenance came out to fix what they had to fix. In the meantime, I had to sleep on the couch for five days due to the UNLIVABLE conditions of which my bedroom was left in. Any time there after that I have had a problem it is, at least, two days before maintenance or anyone will actually get back to you. The staff in the office is unfriendly and unwilling to accomodate you in any way. The hot tub that they brag about on your tour has never and probably will never work. I would not recommend this place to ANYONE. They do not have 24 hour maintenance either. You have been warned. Do not get tricked into living here.

LISTEN TO THE REVIEWS! When I first moved to Norman, I was blinded by the Common's "good deals" and quickly settled into my "newly updated apartment." I have lived here for 2 years, with my lease ending this May. And, I cannot wait to move out. First, everything you see about the management/maintenance is true! They are the most rude and unhelpful people ever! I have been charged for overdue notices and odd fee's randomly, for no reason! They have lost all records of me living here and tried to place someone else in my room and then told me I should move out! I lived here before the fire's in August and can honestly say this place is going downhill. Secondly, the conditions of the apartments are horrid. My apartment smells like mold because the people above and to the sides of us had their water heaters burst. Everything is broken or doesn't work properly. For example, the dryer doesn't dry all the clothes correctly, then after placing multiply work orders, was told, "Well, i don't know. Its not top priority. You can just air dry your clothes, Right?" - I AM NOT KIDDING! And lastly, the break ends are scary! I have seen multiply break-ends to apartments, cars, and even over the summer a Pizza Deliver Boy was held at GUN POINT and he robbed him. Thankfully, i was not personally effected by the fires, but when trying to be relocated or get out of my lease i was told that they would sue me, and that i am not important to be moved- Even though the back end of my car melted and we had water damage on our building. Overall, this is not worth living here. I am constantly thinking about what will happen next, or what kind of things will go wrong, or if we are going to be robbed! Please, learn from my mistakes and make a better decision before you live here. And, if you decide to live here, you have been warned! And, good luck to you!

The Commons gives a false front of being "a good deal for the price." I lived there for two years and it was terrible. They charged me for maintenance that was their fault, they lost my rent checks and charged me late fees, and they charged unreasonable "moving out fees" to my roommates and myself. All things considered, the apartments are NOT that cheap ($1200 combined for a 4-bed)! I currently pay less than that and live much closer to campus AND I don't have to deal with the terrible management at The Commons. The complex yard/pool was rarely clean, the management is rude and unorganized, the gym is unkempt with multiple broken machines, the shuttle bus rarely runs on schedule, and the process of moving out has been the worst experience I have ever had with a business. Avoid this apartment complex at all costs.

When the new company took over ownership they tried to push a bunch of positive reviews, just for everyone's information.

From a resident who moved out 3 months ago, STAY AWAY!!!!!

Where to start, where to start. First of all, management doesn't give a shot about any of the tennants, every problem is a pain in managements ass, and they let you know it, too.

Second, while the actual maintenance workers are nice, once again, the management makes it hell for them and for the tenants.
I lived on the third floor and was literally missing a stair for about a month. then the railing was pulled off the wall and hadn't been replaced by the time I finally escaped from there. (half a semester without a railing, thanks 'new' management.

To top it off they routinely lose rent payments and still try and charge the late fee, even if you have a receipt from them where they took the payment.

On top of that (and the reason I'm writing this review) they lost my security deposit and sent my account to collections for under a hundred dollars. (without contacting me)

STAY AWAY (and the University greens are right down the street and only $20 more)

I've been living here for 2 months, and so far I am very content with my apartment. It's no 5 star hotel on the sandy beach, but for $320.00 a month it's totally worth it. I have yet to see a bug in my apartment (aside from the occasional fly that comes in through the door) and the maintenance men have been pretty responsive when I need something done (usually within 2 days). The apartment complex I lived in before it would take them normally a week to respond.

I heard a lot of bad things before I moved in, but that was when an old company owned the commons. It made me a little hesitant to move in regardless, but for the price, I said to myself, "why not?" They have definately exceeded my expectations, and for what I pay it is well worth it!

OMG the Commons are the worst appartments i have ever lived !! Do not come here ever never. Everything is crap and everybody is rude.Cockroaches, dryer never working, water coming from the lights gosh the internet slow as hell !

This property has both good and bad aspects. While there is nothing wrong with my apartment (no bugs at all, clean carpet, nothing broken), I have had a terrible experience with some of their office staff and people (who probably have keys), "breaking" into the apartment, moving things out of place and changing the channel on my tv (I don't watch Spike tv, roommate gone on vacation that week). The management isn't bad, except it changes every few months. They do not keep very good records and try to charge you money when they promised you a discount as an incentive for renewing your lease, then threaten eviction if you don't pay it. Expect to be on the phone, explaining to them that in actuality, they owe you money, not the other way around. While I will say that most of the office staff is nice, there is one that is so rude that hangs up on you on the phone and treats tenants with total disrespect. You'll know who it is once you live here, ignore that person and come back later when somebody else is in the office, the rest of them are polite and will solve your problem without any headaches.

While the grounds are well-kept most of the time, I have seen several cars with windows that had been smashed. Nothing wrong with the apartments though, and they're pretty clean. My building is extremely quiet and I think they've cracked down on excessive partying. Be smart, lock your car doors, use the latch when you're home, hide everything valuable in your apartment and car, and watch the notices they give you and be on top of them.

I would have given it a much higher rating, except for the office staff member and the broken car windows in the parking lot. I just hope it doesn't happen to my car.

I worked in the office for three years and lived on property, and honestly, these places were never as bad as people claim. I've figured who each of these people writing reviews are based on their names/situations, and each review is at most half of the actual story (realize this for future postings, too), but then again, reading the full version would no longer make these people look like the victims. Everyone expected us to automatically know when something went wrong in their apartment, but the residents generally did not tell us until the problem was beyond bad or give us the worst descriptions of problems so that it would take longer to fix (ie "The AC is making a noise."/"What kind of noise? Is it like a grinding, a sqeaking?"/"I don't know, it's like a loud noise." (only to realize later that it wasn't even the AC). And, as far as thievery, those people that had things stolen were usually the ones throwing parties, who would sober up and realize things were missing. But, that's what happens when you invite strangers to your parties, huh? I would clarify more, but I only have a max of 5,000 characters, and I need more than that to do so.

Other than that, to be fully furnished with everything included was definately worth it. I've tried living in a house, and other apartments, and the Commons has been the best of my living situations. Before anyone thinks that my employment made my living conditions easier for me, you're wrong. I had the same maintenance issues, but I learned to think for myself, and remedy the situation. But, it does help when you make personal touches to your apartment. For my apartment, I had my mom put accent decor, while I painted and did everything else to make my place awesome. I had compliments all the time.

Can you say roaches??? After living at the commons on oak i hop that I never have to say or see a ROACH again! Everywhere I looked there was a roach. We reported the problem to the office and they came in sprayed little spurts in kitchen and bathrooms then left. When we cleaned the room when we were moving out roaches were INFESTED all over the place. It's disgusting!
I thought $314 all bills included was a good deal, but that adds up to like $1298 per building yet everything is still broken. It took them 3 weeks to fix our air conditioning and they never fixed our running dishwasher!
There were parties everynight almost. The noise was ridiculous. It is not just college students who live there. If you want a quiet place this is loud! I had two ipods STOLEN out of my vehicle!
I figured the new management would be a plus, but then they changed the rent due date and when we turned our rent in the day it normally is due, which was one day late, and we were charged 50 dollars. Also they told us how only like 2 people have ever went over there electrical charge. We went over it twice and everywhere we looked there were notices.
The high speed internet was SLOW to say the least. It was just a very bad experience. Needless to say I paid more money to the new place just so I could move in a week early. There is no reason to pay that much money to live in a ROACH INFESTED living.

This is not a good place to live. When I moved in, my couch was broken, there were dishes in the dishwasher, shoelaces caught in the washer, my sink and bathtub wouldn't drain because there was so much hair in there from the last tenant, stains on the mattress, stains on the carpet, a missing lamp, and cracks in the wall (which are continuously getting worse, so it's probably the foundation). The apartment below me started flooding and the walls were covered with mold and they blamed me and said that the cause was me not closing my shower curtain all the way. It took them another month to figure out that the pipes has busted in the wall. It took them 4 weeks to fix my air conditioner when it broke. I don't think that anyone living there goes to school or has a job because there are loud parties every night that last until at least 1 in the morning. I have seen 3 cars with windows busted out. I feel like every month the office is telling me that I have some sort of overage or unpaid something that I owe them money for. One time I got a note on my door that said I was going to be evicted if I didn't pay a late fee for rent that I had already paid. When I talked to them, they said that the fee was actually my bill overages. They just ran out of the correct papers and all they had were eviction notices so they just wrote it on what they had. Seriously, everyone working here is an idiot. The pool and tanning bed are nice...but that is all.

This is not a good place to live. When I moved in, my couch was broken, there were dishes in the dishwasher, shoelaces caught in the washer, my sink and bathtub wouldn't drain because there was so much hair in there from the last tenant, stains on the mattress, stains on the carpet, a missing lamp, and cracks in the wall (which are continuously getting worse, so it's probably the foundation). The apartment below me started flooding and the walls were covered with mold and they blamed me and said that the cause was me not closing my shower curtain all the way. It took them another month to figure out that the pipes has busted in the wall. It took them 4 weeks to fix my air conditioner when it broke. I don't think that anyone living there goes to school or has a job because there are loud parties every night that last until at least 1 in the morning. I have seen 3 cars with windows busted out. I feel like every month the office is telling me that I have some sort of overage or unpaid something that I owe them money for. Terrible.. The day I moved in, I found a closet full of cigarette butts, the windows were extremely dirty, the oven handle was broken, the dishwasher was not even screwed into the wall, there was a smoke fire in our apartment and the maintenance people painted over it with white paint and did a terrible job, so there are black streaks on our cabinents. There are stains in the sink, the internet is slower than molasses.
There are much better places to live that the Commons..

THEY ARE AWFUL! The management doesn't care about the students living there. My daughters car was broken into several times and vandalized.

Zero maintenance.

Manager could care less. Much better apts than this for the money! The manager refused to even give me the name of the owner because as she said, "they get too many complaints already".

These reviews make me so sad. I went to OU back in the late 90's, early 2000's and the Commons were the place to be. Although I never lived there, my now husband did and several of my friends. There was always something going on at the Commons and if I remember correctly, they were nice "back then." I lived in Sterling for a summer and that place was awesome, but it was brand new at the time. I can't believe everything I'm reading. I wish the students now could have as great of an experience as we did. Clean, nice apartments with the best parties!

From an ACTUAL victim of the commons, DONT believe a word she said, the only thing the new management has changed is replacing the old rotten wood under the windows, so that they could get the tax credit.

I have lived here almost a year now, they have done zero improvements on the living space.

I cant tell you how happy I am that The Commons FINALLY has new management! This apartment complex has changed for the better...they even had a 'Brain Food' event with free food during finals. Thank the lord!

DO NOT LIVE HERE. Maintenance comes in and out as they please. The "model" apartment they show you IS NOT what you will be getting. The place you get will look like a run down crack house. They try and say you're rent is late when you pay it on time. They tried to evict my roommate by saying she owed rent when her dad paid it all up front. BUNCH OF CROOKS.

Yes they take advantage of you. they will fine you for almost anything, their Internet is as slow as dial-up, and my neighbor got robbed at gunpoint. really great place to live if you hate yourself. by the way xbox online doesn't work with their Internet.

so we went to move in opened the door and all over the floor were dead bugs and trash. there was also window left open all summer and there was a cat living in the apt.to say the least it looked like the place had not been cleaned in years! there were no smoke detectors no blinds and the furniture had cigarette burns and water damage. we called down to the office and the horrible management would do nothing about it. we had to spend about $80 on cleaning products to get the place even livable. once the initial move in nightmare was over we finally got the management to replace some of the stained and messed up floors so they did and they did not hook up the washer right and flooded our kitchen. the nightmare continued on and on. the most recent events were a string of fights and an assault all in my building alone. DO NOT LIVE HERE!!! i would have rather lived in a cardboard box!

The Commons on Oak Tree are by far the most talked-up, run down, broken apartments you could possibly find. Since I moved in, this place has been the bane of my existence. Everything about this place is bottom-of-the-barrel. They charge about 399$+ per person (which averages out to 800-1600 per apartment), yet they seem to get their appliances and furnishings from junkyards in third-world countries. In addition to the poor standards they uphold here for their actual apartments, the management is made up of complete imbeciles who cannot manage to respond appropriately or quickly to maintenance requests or any other severe issue, yet when it's time for rent to come due, you can guarantee they'll come knocking. I figure if I can spare one poor soul by writing this review, then I've done my job and helped another and managed to keep this dump from ripping someone else off. Stay away from the University Greens too, they're owned by the same people.

I've been living here for 2 months, and so far I am very content with my apartment. It's no 5 star hotel on the sandy beach, but for $320.00 a month it's totally worth it. I have yet to see a bug in my apartment (aside from the occasional fly that comes in through the door) and the maintenance men have been pretty responsive when I need something done (usually within 2 days). The apartment complex I lived in before it would take them normally a week to respond.

I heard a lot of bad things before I moved in, but that was when an old company owned the commons. It made me a little hesitant to move in regardless, but for the price, I said to myself, "why not?" They have definately exceeded my expectations, and for what I pay it is well worth it!

They have messed our bill up multiple times and charged $35 late fees for an under five dollar underpayment because of their accounting error. This means everyone in the apartment gets a $35 fine, so our apartment was fined $140 on a few dollars that we had actually paid. The manager has lied to us multiple times. There is even an alarm that goes off next to our bedroom that has been broken since we moved in and goes off random times throughout the night; not only keeping us awake but we do not have a functioning alarm. They claim that the multiple broken and damaged areas of our apartment were caused by us even though they were there when we moved in. The air conditioners are so cheap half the apartment gets practically no air unless the other half is turned into an ice box. I am surprised it is legal to allow some of the damage to the buildings to go unrepaired. I cannot describe in words how rude their manager is. He treats the tenants as if he is a dictator, leveling fines without allowing any say by anyone else. I have even complained to the region management and have had no better luck with him. It is amazing that a business can function being run this poorly. I have never been more disappointed in living conditions anywhere.
