Geese I wish I had known about this site before ever renting from Western View Properties, now I am going through absolute hell and in fear for my children and I safety. City Inspectors came here checked house and found that my kitchen floor which is breaking in hundreds spots, and molded beneath is made out of asbestos which is deadly.

This is in response to the review from beeza62 a.

We had an air quality test done immediately after this tenant moved out to verify that he was in error as to what was causing his supposed respiratory problems. That report is posted on our website which is www.westernviewrentals.com. The small amount of mold was actually caused by the way the tenants were heating the house which was causing condensation on the walls. He was told to make sure that all furniture and boxes were at least four inches away from the walls.
As for his claims that we ignored his requests for maintenance are also unfounded. The reason the plumber did not immediately get the toilet taken care of was because the tenant wanted them to call and make an appointment. When called the time given to the plumber took it into the 2nd day of the request. According to our plumber, who is a licensed plumber the toilet was plugged but it did not overflow nor were the tenants unable to use it. The other issues he brought up were all taken care of in the required time allowed by law to get them repaired.
The previous tenants he talked to had been behind on their rent due to financial problems and were on a payment plan with us,with the consent of the owners who did not want to have to put them out on the street. They did not get their security deposit back because after the cleaning and other repairs were taken care of the rest went to take care of some of the unpaid rent. They paid the balance of what they owed in unpaid rent three months after they moved out when they got their taxes back. We have the payment plan in writing from them. We did not charge them interest on what was owed. This was an amicable agreement with all parties concerned. Not a criminal act!
As for his daughter injuring herself on the carpet tacks we were never told that this had happened. The carpet in the living room was brand new when he moved in, not spare and shoddy.
As for the yard he insisted that he wanted to take care of it himself even though we had already hired a landscaping company to do a clean up of the yard and to do regular maintenance on it.
If this gentleman wants to take us to court based on his comments we will willingly meet him there. We have not done anything criminal except perhaps to rent to this tenant.

First off, there was a mold problem before we moved in, and they did not tell us. I contacted the previous tenant, who lived at residence and they told westernview to make sure next tenants knew. I have been told over and over by them that this is Oregon, it's just what happens. I have lived in Oregon and Washington all my life and never, ever dealt with mold this affluent. The house was trashed when we moved in, and we took many pics to prove it, they stated it was the previous tenants. Previous tenants took pics and were also told that Western View would take care of the cleaning. Western View did not tell the owners we had pets, I know this because I tracked them down and told them, and the owners came to the residence to verify -criminal act-. They took the complete deposit from the previous tenant, and only paid $650 in verifiable rects for cleaning, I got those rect's because I have stayed on them like stink on SHI*. --criminal act 2-- The owners did not get rent money for 6 months from previous tenants, but previous tenants verified that they caught up, plus interest --criminal act 3-- I am not a newby college student, I am a military veteran who has worked hard to get where I am at now in life and sacrificed many things, and never thought anyone could do what these guys are doing. I am taking them to court and suggest others to do the same. Look at facebook Monmouth rentals and see my post and share stories if you want to help or join in court case. It will be one my missions in life to get these guys in jail and out of business for what they have done to my family and to others. DO NOT RENT, BUY, OR USE THEM AS PROPERTY MANAGERS. The value of the house that we rent has gone down drastically because they refuse to maintain and when they do maintenance it is shoddy--- Carpet was spare and put in badly, carpet tacks sticking out all over (fun when a 2 1/2 year old steps on and cries half the day), dishwasher had no insulation underneath so cold air blowing in, bathroom faucet pipes held together with Teflon tape and hope, and yard was trashed not mowed or raked, gutters clogged and dirty sock by downspout. My roommates and I recently moved out of a house that was rented out by Western View. As we anxiously waited for our security deposit back we received 300$ out of 1100$ we deposited. Charges included, removing yard debris 250$. I personally walked the yard several times and found nothing that needed to be removed that wasn't there before we moved in (2 burn piles.) drawers falling out when pulled out 75$ (That happens to every drawer if you pull it out.) Another cleaning bill after slaving away for 2 days of 150$. A misc. fee of 150$ and when we went in and talked to them, they said the placed looked in top shape! Do not trust this agency because they are all liars and not on top of their game AT ALL. The communication between employee's is terrible and the communication from the employee's to their contractor's is even worse!! Our back porch flooded due to heavy rain and it took them over a week to send someone out after promising to send someone out that day. When we talked to the carpet guy he said the work order had been placed in his box the morning he came out to investigate (1 week after we called.) We lived out in the country so our sewage was through a septic symptom. What they didn't tell us is that no tampons could be flushed down the toilet. A rental agency of this magnitude should have known this and warned us. None of us have lived in the country but because of a failure to communicate they didn't know or tell us. The bottom line? Avoid this agency at all costs. They have no back bone and will lie straight to your face so you feel like your not getting screwed over. They screwed us over and deserve this bad review.

Western veiw properties, they own nearly all of the rentals in monmouth whether they're apartments or actual houses they have a monopoly on the real estate in monmouth. Recently after moving out of my house I had been looking to get a nice security deposit back as my initial deposit was well over $1000. They were very nice before we had moved in, but after the first day in the house they had changed. Every time anything broke it would take weeks for maintenance to get there, they were exceptionally nice and well mannered when they showed up and always got the job done. But we were charged out the ass for leaks that had shown water damage before we had even moved in, and new carpet for the WHOLE house, which was in very poor condition before we moved out and after some time with a rug doctor in better condition when we moved out. Yet we are still getting charged $3000 for new carpet, we will try to fight it though it may be hard due to the sloppy pictures we took when we moved in. All in all DO NOT RENT ANYTHING from westernview. IF YOU DO, make sure you write down everything and take pictures, even the tiniest speck, I would also go so far as to have a western view employee with you there so you can show them what a piece of crap their house is when you moved into it. They will suck every penny out of you, they've already dimmed my chances of continuing schooling.

Very helpful and knowledgeable staff. They work with you if you act like an actual person with them. It might be a kids quote but it really makes a world of difference: treat others the way you want to be treated and anyone will be nice to you. I have rented from them several times and have always received a good portion of my deposit back. The key is filling out the list they give you when you move in, in detail and getting a copy of it! In reading some of these reviews it sounds like most people don??t pay attention to what the agreement says. Obviously they are going to charge you for damages you cause, common sense. Also some people forgot its OREGON if you don??t keep things ventilated obviously you??re going to get mold. Some of the people that write these reviews just need to take responsibility for their own actions and stop blaming everyone else but themselves.

Awful company, awful staff. Unfortunately they have a ton of rentals in this area, but if you can rent from anyone else, you'll be better off. They are rude, dishonest, lazy and uncaring... not the sort of people you want associated with your living situation.

These people are only nice when you first look at one of their rentals and give them the $30 app fee. After that they don't return calls or answer questions. They DON'T fix things or maintain units. They DO keep your entire deposit, no matter what state you leave the unit. They go after ever dollar they can make. They are slimy, unprofessional slumlords.

I have rented thrice from this company. The first being over 3.5 years in which rent was paid on time every month. I left the property in excellent condition - better than I rented it and invested $100 into sod grass with their permission, out of my pocket. I was glad to do so and it really made the slum apartment look nicer. They never came to fix the leaking sinks or care for the mold issues when I reported it. And when it came to renting to loud neighbors they didn't care about any of that. I was asked to move because a neighbor retaliated against my complaint to the police for her noise. (Unattended pre-teens and stereos don't mix). But I was happy my day in court because the case was dropped (against my newborn baby crying) and she was fined $100. Unfortunately I did have to move according to WVP but they rented to me again shortly after. In the next place, they simply charged us for rent after we moved and claimed that we never turned in the key which gave them an extra two weeks for free. They also kept my deposit without reason. My advice is get a receipt for your key when you turn it in. Because I was ignorant to their tactics and they did this twice. Upon renting the third place, they kept my deposit, charged me $150 or so for cleaning and re-keying. AGAIN, claiming the key was not returned. I haven't talked to them as of yet, but my first question will be "Where is my deposit". I have yet to receive any formal notice that they kept it for any reason. I won't rent again with them because they have taken me for a ride three times and with each place I paid rent on time, gave notice in writing (made copies of that) and turned in my keys. I have always left each unit in better shape/cleanliness than I rented it. "Slum lords" is a name that they have truly earned for themselves.

NEVER rent from this shithole.

We were trying to move out from an apartment from RSI that was covered in mold and was effecting our health tremendously. I called to set up an appointment and while on the tour of three different places the gal was very honest and forthcoming about any issues with the apartments. She also helped us find a place that had no history of mold problems. Hopefully the good service continues.

Maybe if these people who are whiners were nicer when they asked for stuff to get done, they wouldnt have so many problems. I rented with them for quite a few years with different places, and they are the most honest rental company Ive ever rented from. They are upfront with your moveout costs instead of just charging you a huge deposit and taking all of it at the end like rental services. The maintenance can be slow, but only if your problem is menial and useless. There are only a couple of maintenance workers, who can be flakey, and thats not western view's responsibility. If they dont show up, Western View cant make them. And who else would be willing to work maintenance on apartments in a town like Monmouth? Its not like they can just fire workers for being too busy with other more serious things like broken water pipes and replacing walls that tenants let get moldy because they dont understand how to open windows and let walls breathe. Give them a break and stop being spoiled little college children.

Ever since Western View took over our apartment from Pinion Property Management (whom my husband rented from for the last 4 years) in April of 2009, we have had nothing but headaches from this place. The employees are rude, even for something as simple as dropping off our rent check, we bring an issue to their attention and they don't even write anything down. My husband and I are searching for a new place to live as he has graduated from Western Oregon University, and we will NOT deal with these people again.If you rent from anyone in Monmouth, I would go with Rental Services Inc (RSI), as our friend had no problems with the place she stayed in. If RSI had something closer to Chemeketa Community College in Salem, we would rent from RSI. If it was possible, I would give them less than 1 star.

Ever since Western View took over our apartment from Pinion Property Management (whom my husband rented from for the last 4 years) in April of 2009, we have had nothing but headaches from this place. The employees are rude, even for something as simple as dropping off our rent check, we bring an issue to their attention and they don't even write anything down. My husband and I are searching for a new place to live as he has graduated from Western Oregon University, and we will NOT deal with these people again.If you rent from anyone in Monmouth, I would go with Rental Services Inc (RSI), as our friend had no problems with the place she stayed in. If RSI had something closer to Chemeketa Community College in Salem, we would rent from RSI. If it was possible, I would give them less than 1 star.

Half the time they didn't even show up and one of the times they did enter, they didn't leave a notice beforehand! Completely against the law! They do not have any contact with the owner of the building. My roof was hammered on and a ladder was set against my bedroom window for several weeks without any warning! Rude on the phone; whenever we had a question, the manager "had just left for her hour lunch" or was out of the office. Ridiculous!

This company is horrible! They never send out maintenance to fix problems, they loose rent checks, and make renter pay late charge, they are horrible on the phone and in person to deal with. When you move out they will charge you for everything, regardless of the state of the rental when you leave. This is a horrible company to rent from, they are only interested in getting your money. You are better off paying more through a different renter.

do not under any circumstances rent from windermere western view properties. they don't give you all of the facts when you agree to rent. getting any kind of maintenance work from them is nearly impossible. the worst of all is that when you move out, they try to rob you by charging you to remodel the unit. basically they are crooks. if i could i would give them a negative star rating.

Upon moving into my apartment I was looking forward to working with Western View Properties. However since I've moved in (back in June of 2007) I have experienced plumbing problems a couple times, a broken dishwasher twice, problems with the heating, problems with the washer/dryer facilities on site, and last but not least HORRIBLE LOUD IRRITATING neighbors. If I call WVP, the maintenance people are slow at best to show up. Most of the time they never show up at all! The rent is average....but I would rather pay more for a better more well maintained place then move into these townhouses again. I also find the management unfriendly, non-responsive, and unwilling to put forth any effort to satisfy their tenants! (another example, they promise to replace all the windows BEFORE we moved in and TWICE we have been asked to prepare our place for contractors to come in and replace windows and BOTH times no one has ever shown up!)All in all I am very unhappy with Western View Properties and the way they treat their tenants and the lack of maintenance on their rentals. I would NOT renew my lease if I was staying in town another year. I DO NOT recommend their services, and sadly that leaves very few places for students to rent from in Monmouth because we all know how horrible RSI is!
