Kerr Properties is the worst rental company I've ever had to deal wit!! The people who work there are rude, dishonest, manipulative, and incredibly difficult to get in touch with. The house we rented was nice, but it was not worth the trouble of having to deal with the employees at Kerr Properties.

Out of the 5+ property management companies I have rented from, Kerr is by far the worst.

Firstly, every time you call you get a busy signal the first 10 times before you finally get through and wait on hold for another 10 minutes.

When renting the place they required us to give them a ridiculous amount of personal documentation - my boyfriend actually had to give them his birth certificate because his drivers license didn't have his two middle names but his social security card did.

Upon moving in, they failed to mention that the previous tenants had cats that pissed all over all of the rooms. When we posted a report to get them cleaned, they sent over a guy who told them that it was all new and that it smelled like we had a cat that sprayed all over the walls. But when we pull up the carpet, there was piss stains all the way to the floor beneath it! never did get rid of the smell.

They will be at your house at least once every 2 months, not to mention the '6-month' review where they had to send professionals to screw in a fixture plate and put batteries in the smoke alarms. Obviously something that was beyond us - Because they only work during the 9-5, Mon-Fri for repairs, we had to take a total of 7 days off from work over the course of 9 months in order to be available for them to come over.

They also skim over the fact that if you're looking to move, they will not verify that you are renting from them until you submit your 30 days. Also, you have to pay for the carpets to be professionally cleaned upon your departure (which is about a $200) and I am anticipating many other charges once we leave after reading some of these other reviews.

If you want to live across the street from your nosy Mother-in-Law, then you'll love renting from Kerr!

edited 05.05.10 to add: Got a call from Kerr Properties today around 10:30 am to inform me that my reviews on citysearch and dexknows would be removed. Also received a "thumbs down" on my review. I wonder who that's from? And all the other "thumbs down" on any other bad reviews for them...

Should have known better from the get-go. Kerr Properties would not even let me have a rental application to fill out until I saw the inside of the house. Another one of their million "policies."

My boyfriend and I decided to get out of apartment living and find some roommates, so as to have cheap rent. As soon as I saw this 3 bedroom house was less than $1000, I wanted to move in.

Here's where the problems began. We had roommates move in and, not knowing any better (we've both only lived with one other roommate before and both were on the lease at the beginning), we did not have them go to Kerr and pay $40 a piece for rental applications and to get on the lease. Without any warning, we received an eviction notice. I called, pleaded, and explained that I didn't know they had to be on the lease. Fortunately, they let the roommates go down and get on the lease.

Unfortunately, every time we add or remove a roommate, they charge $100 for their precious time. They also charge each new roommate a $300 deposit - which they will refund none of until EVERYONE ON THE LEASE MOVES OUT. so, any time someone moves out and a new roommate moves in, they are sitting on another $400. And the current roommates have to buy out the old roommate's part of the lease, otherwise move out themselves (unless the person moving out is willing to wait until everyone moves out and THEN get their deposit who-knows-when). But hey, "It's our policy."

Kerr Properties is horribly understaffed. Every time I call or am there, their phones are ringing off the hook and you can barely talk for a minute before they have to put you on hold. One lady only works from about 9 to noon, and she's the one you usually need to talk.

You can't call in and talk to a person to report a leaky faucet, you have to send or fax them a written report. I recently found they have a maintenance request on their website - couldn't have mentioned it to me? But don't put in your request after hours ("Please submit your maintenance request. Note that requests are reviewed Monday through Friday from 9:00 a.m. to 5:00 p.m., except for holidays.") because someone is still actually checking them and you'll get owners unexpectedly coming to your house on the weekend without notice!

And don't get me started on the maintenance... most of the time the owner comes out to do the "repairs" himself. Which results in midnight repairs from professionals - like our dishwasher flooding the kitchen, TWICE.

This house is a fire hazard waiting to happen. An electrical socket caught fire. You can't have a space heater run at the same time as anything else, otherwise it will trip the power - which means you have to pay gas to keep this whole gigantic house warm! Or "warm" I should say. What windows haven't been caulked shut (and there aren't a lot of them) leak out SO much heat and there's barely any insulation.

Oh, and I forgot the "six-month maintenance checks." Their brilliant excuse to come snoop every six months. Our neighbors have lived in there place six or seven years and they STILL come out every six months. Don't you think if people have a problem they need fixed, they'll call (fax) you? And how come on your last visit, when I pointed out a bunch of stuff like a light fixture that no longer works, you don't actually get back to us and fix it?! What's the point of seeing what's broken if you don't fix it? SNOOPING, that's what.

So, even though the repairs get done in a timely manner, they're usually done half-ass. Even though the rent is cheap, so is the house. And even though they have real people working for them, you'd much rather talk to a machine.

This is why we moved to a different home with Kerr as we understood their hands were tied on our first home but the one we're in now, Kerr is authorized to do repairs and the maintenance staff does a wonderful job. This people are very very un-ethical, I left my place spotless in every way, floors, fixtures, oven, everything. Because I didnt have it prof cleaned with receipt they charged me three diff charges totaling over $500 from my $600 deposit. I was only there for just under three months.

The staff at Kerr is rude and unprofessional over the phone. They have inconvenient hours for working people, and they have no answering machine! It's all about their convenience, never prospective tenants'.

I have friends who rented from Kerr and regretted it. They had a terrible time getting maintenance done in a timely manner (at least two different issues were NEVER taken care of, even though my friends were promised they would be), and when my friends moved out, Kerr charged them a hefty cleaning fee, even though they had left the house very clean.

The only 3 bedroom house they showed us, turned out to be a dump. But the picture on the Fox Management website was different than the house they showed us. Plus Fox Management, wanted a $200.00 to hold it, until we passed a credit check etc. Well, while the gal was yapping from Fox Management, one of our cell phones rang, and it was Kerr Property Management, saving the day, and our money.

Every time I call, I am transferred from person to person, and each time someone else takes my call, I have to re-explain why I'm calling; they speak to their tenants like they're burdens, and can't be bothered with them! All the women in that office need to get off their high horses, and actually provide some CUSTOMER SERVICE! The properties are run down, crappy, in need of A LOT of repairs (which is almost impossible to get) and just generally slums. Oh, and if you have a mold problem, be prepared to get the city involved, because that's what it took before Kerr did anything about it!! In fact, don't waste your time trying to contact Kerr over and over again, just get the higher authorities involved, because at least they will handle it in a timely fashion!
