I have been a renter for a long time and C&R is the worst property management company I've ever experienced. They never followed through with requests to fix things. They had electrical work done to the building and left my walls with huge holes for over a month and unpainted for 4 (then tried to charge me for painting when I moved out!). They had plumbing done on our building and when I informed the manager that our water had been off for more than 36 hrs (it was supposed to be turned on after 8 hrs), the manager asked if I could deal with the plumbing company and she was unsure she would be able to get to it (wtf!) The list goes on and on, but you get the idea. I have never received the same information from them more once, it's always a different story. I would not recommend this company to anyone.

Lived in one of their complexes in St Helens for 6 years and have battled, fascism, racism, crooked dealings, manager/tenant harrasment. For the last 2 years everything was peachy following the retirement of the last manager who was a racist. Then on 8/15 the new (company hired) ass. manager proceeds to kick my kids out of the pool for no reason. I was watching from my window the whole time and observing and saw them barely get into the pool. They were accused of doing backflips and cannonballs which were against the pool rules. I confrontede the ass. manager and was promptly banned from the pool. This in spite of having over twenty witnesses (who have all called fair housing). The orders to ban DID NOT come from the current manager (who was off that day) but from above. This proves my suspicions that the discrimination is rooted in the actual property managers themselves. We are only here because my wife works less than 30 seconds away.

when i moved to portland last year i rented from them. i still live in one of their buildings in beaverton. my manager, lisa, is awesome. she has a maintenance guy who helps out, and even though his english isn't great, he was able to come over in the middle of the night and fix my leaking toilet and was laughing and joking the whole time he was here. i have no complaints. they've been great to work with and have always done what they said they would.

I moved to Portland Oregon in Sept. of 08, and began my search for a apartment while I stayed with family. As a young woman with no rental history, or credit I knew my options wouldn't be the best, but I never thought I would be cheated, lied to, ignored, and ripped off. I met with the on-site manager to fill out an application, and while doing so the woman kept telling me ways to make my application look better. Even as far as telling me to fill out a co-signer application in my Dad's name, and sign it for him. The app. was said to take 3-5 days to process and I'd have an answer. Three weeks later, after phone tag, I was told to come move in and sign papers. Supposedly the long wait was because this woman's blind husband needed to paint the walls....
Being desperate for a place to stay I showed up, got my keys, and went to complete the final walk through. The carpets had several crusty, torn, and burnt spots. Hair, and dirt lined the kitchen floor, sinks, and toilets. Food was still in the cupboards. I went back over to the main office, assuming a mistake. She was overly sorry, and 'embarrassed' the cleaning girl hadn't done her job. She grabbed a tote of cleaning supplies, said she'd do it herself that night, and to come back in the morning with my things. The next day, I show up and nothing has changed. Still, I moved in (no one gets the perfect first apt right?).
Finally a new manager moved in, old one was fired, and I sat down to go over my rental agreement with her, and get to know her. She was very friendly, 'helpful', and even went over my move in checklist (2 pages of damages). She even wrote a note in my file that my apartment was not cleaned, or repaired upon move in and I wasn't to get charged for any damages. During my final months none of my complaints were taken care of. I discovered the entire back of my toilet tank was covered in black mold. She laughed when I asked her to call someone to clean it. Told me to pour bleach down the wall, and wrap a rag around a stick to scrub it.
I finally moved out in Nov. of 09, everything was fine, place was cleaned, the manager told me what not to clean because cleaning crews took care of it anyway. Two months later after settling into my new place I received a $160.00 bill for blinds that needed to be replaced in the old apartment. According to the letter the bill was sent directly to collections for non-payment. As I have proof these charges are incorrect I called them up right away. Sadly, I still haven't talked to anyone (everyone I've talked to said they can't personally help me, so and so has to), still haven't gotten a call back, and continue to call every day.
Stay FAR away.

They suck. My daughter was gravely ill and came to stay with me. I told them what was going on and 5 MONTHS LATER they gave me a 30-day notice for having "unauthorized guests!" They never said a WORD to me before then. I paid my rent, we were VERY QUIET and never bothered anyone for 3 years. I only knew 1 neighbor and he lived right next door. They have drug dealers move in, and would do their dealing right in front of my apartment, with my 10 year old grand-daughter watching! I complained about this several times to management, but they always wanted it it writing, and they needed to know what apartment they were in!! I am NOT the resident detective at Rene Village Town homes- that's the job of the management team to screen and follow up on all complaints. Not to mention the safety factor in running down the druggies to get information for them. Ummmm....that would be a BIG NO! I called to talk to Virginia Greene and left her several messages. She ONLY called me back because I called her supervisor and complained that she wouldn't return my calls! She was rude, probably because I complained to her supervisor, but refused to discuss anything with me. I left the apartment in WAY better condition than I got it (stove, oven, fridge all spotless, carpets steam cleaned) and have the pics to prove it. We went to Court, Judge said if I complied and was out by 5/31. I was, and they STILL kept my deposit, and the court dealings went on my credit record ANYWAY. So, if you're smart (and I bet most of you are), you will STEER CLEAR of renting ANYTHING from C&R Realty. Oh, and btw, I wouldn't rent a pooper scooper from these people. I would, however, give them one as a parting gift so they could clean all the dog crap that the multitude of LARGE (pitbull, rottweiler, etc.) dogs owners leave all over the grounds. And dog crap looks soooo lovely on those cream colored carpets and the odor left is oh, so inviting!!

I live at one of their properties in SE Portland that they took over management on about a year ago. This place was great until they took over and it has gone steadily downhill since. They've raised the rent, insisted on involuntary pest-spraying, even for those of us who are clean and don't have pests. They turn off the water with barely 24 hours notice. They have instituted a no smoking policy within 25 feet of the building. When I moved from one apt. to another (bigger one), they charged me $250 for additional cleaning and extermination, even though the place was cleaner when I left than when I moved in. They also charged me for pest eradication even though there were no pests to begin with, and had already sprayed before. I called them to dispute these charges, but received to reply. Then I got a collection notice! They don't seem to have any records of my cleaning deposit from before they took over management, and won't honor the copy I have tried to show them. Beware these people, they are extortionists!

I am about to sue them- the managers posted a letter on my door saying it was against corporate policy to have politcal signs on cars and to remove mine immediately
This is at Ivy court apt on Oleson- the kids have taken over the
parking lot and block traffic . the managers think this is great and tell
us we have to drive 5 miles an hour so the anchor babies and
neglected children dont have to go to a park.
The managers are creepy and watch everyone but dont fix things.
we have to be very quiet all the time - even though the walls are paper thin. They will evict you if you dont follow the rules- but dont worry no one wants to stay. they rent to gang bangers and illegal aliens.
C and R doesn not follow oregon landlord tenant law/
they will steal your security desposit when you move out.

Since I have lived there, a lot of manager turnover has occured. They are very secretive about some of the goings on at Hidden Creek. The place is well maintained outside but it took me almost 6 months to get them to clean the gutters that were overflowing. One of the maintenance men was pretty ineffective but the new on seems OK.The price was pretty good but it has gone up and is going up more so I am leaving.
I was good friends with the last manager until she had her baby. Since then she has disappeared and they won't tell me anything. I should have gotten her phone number but I never bothered because I saw her a couple times a week. I can't find out how she is, if she is Ok or anything. I didn't get a card for the Baby Gift and the way they act, it is almost like she has never gotten any of the messages I sent to her. I just don't like them.

I live in one of their apartment properties, and cant freakin wait to get out of it! The building was recently purchased by these guys, and they are renovating it quickly, but seem to be incapable of fixing problems in the apartment themselves. My shower was unusable from March 12-July 9th, they "fixed" my toilet just to have it break that afternoon (thank god i'm not paying h2o!), and my stove is leaking gas--something i informed them of over a month ago!! Hows that for responsible. The outside of the building is looking really nice though...<<<sarcastic humor>>>

On-site property manager terrorizes tenants verbally, drinks on the job regularly.
Ongoing bizarre notices taped throughout building that threaten anything from fines to eviction if residents don't obey policies that are not in rental agreement. These policies are not delivered directly to tenants and because of the high volume of signs it's hard to keep track.
When C&R upper management has been contacted they have made no effort to relieve tenants of overbearing and abusive property manager.
Conclusion -- the good location and beautiful building are not enough to overcome the stress involved with living with this property manager.

I moved into the stoneplace aprtments in molalla this year and really love it so far. It is brand new and works well for our family...we live in a 2 bdrm.

It looks like a lot of these reviews are from disgruntled people, but I think C&R is great. I was renting an apat. from them and lost my job last year and couldn't pay rent in November. I talked to our manager, Rebecca about our options for paying rent, etc. She talked to her supervisor, who actually came out to our apat. and met with my wife and me. We worked out some details and everything is now good. They were great to work with. Thank you. My family thanks you.

This is a terrible place to live if you want privacy and not have a landlord meddling and causing you grief. They've come up with a way to drain even more money out of you with "notices" and it's as if the management gets a bonus for raking in more money. A woman in her twenties who has control issues and even though she has "others" staying with her... is like a Nazi on bugging you about anything and everything...even though the property is clearly not cleaned in the parking lot or laundry room the way the previous manager did. The office is never open and she is always gone. Steer clear of this property, I'm so glad I'm at a new place.

If you have happened across this space you are going int he wrong direction. Like so many other poor schmoes renting from C and R we are constantly invaded with inspections for no reason, suffer from highly inferior disorganization (we once received an eviction notcie for non payment of rent after our rent check had cleared) We have black mold growin in our kitchen which they can not seem to get around to taking care of. Our electrical sockets are so old and warn out that out electronics will not stay plugged in, and our heater will not keep the apartment above 54 degrees if it's cold outside. Yet, when they want something done from their tenants they imediately start posting notices on your door over and over daily. In simple terms, renting from them is the worst mistake you are about to maybe make in your life.
People should come together and file a (not alloed vowell on citysearch, involves court though) against them.
Pros: will give you a 24 hour notice late at night for the next morning gotta love that

When i moved into my apartment owned by this agency it was not clean. BEAWARE!!! if you move in you are going to be expected to clean your own apartment and still pay a cleaning fee not only was it filthy; I rented from this management property for half of a year to find out that i was working with conartist's. In short term they stole money from me. I agreed to a lease that the management never followed with. I felt like i was doing the job for everyone in this agency. And not to mention later, when i moved out i was told i would recieve my full seven hundred deposit in the mail within thirty days. I later recieved a letter in the mail stating they were taking my full deposit for damages that were never made. I would never refer this company. They are liars, cheaters, and you will never be satisfied. PORTLANDS WORST MANAGEMENT COMPANY!!!!!!!!!!!!!!!!!!

I've rented through several property-management companies here in Portland, and these people are rather impressive in their disorganization and poor customer service. If I were a building owner looking for a management company, I'd do everything in my power to steer clear. If you rent from them, you'd better pray?seriously?that nothing goes wrong with your building or apartment, because whatever it is it will stay wrong for a very long time. The move-in condition of your unit will more than likely be disgusting, your managers will have no office hours and little to no communication with C&R, and if you ever lock yourself out you'll be asked to call a locksmith at your expense. But don't think this means you'll be paying rent and move-in fees commensurate with this half-a** service.
I lived in this complex for over 3 years. When I had first moved here , rent was reasonably priced at $600.00 a month for a year lease. When my lease was over the manager at thet time Katie & Rendell Hendircks never called or reminded me that the lease was over, and if I wanted to sign another year lease. The manger then set me up on month to month and a month after that my rent was raised by $75.00 a month wich was outrageous and a big hike!! Soon after the lawn started looking bad, the parking lot was full of trash, section 8'rs started moving in and soon the noise and illeagle activity came. The office was always open during strange hours as her husband was in school FT and she was running a daycare out off the home/ office. You could never call her about issues as she would state that you were waking up the daycare kids and her 2 kids. My neighbor that had moved in soon started being loud and smoking illeagle green stuff on the front stairs and in front of my children and guests and they started arguments with me and guests. management did nothing with compliants! My refrigerator for a full year didnt work. I requested maintenace to come fix the issue. They said that it was the heating cooling temperature gage and replaced it. It never fixed the issue as stuff in the fride would freeze no matter what tamp you had it on and then water leaked everywhere on the floor. The ant issues were there from day one! When I had signed my rental walk through the day of the move I literally had ants crawling on kitchen sink area and the manager just gave me ant traps- never worked or resolved issue. The hendricks left as management and new ones took over. Same stuff. This place has gone to HELL and I have moved. Rent is outregous now!! DONT RENT- PROCEED WITH CAUTION

I am moving out of an apartment in Gresham currently..It was ran by C & R, now Princeton. Both are not good.
C & R literally 'inspected' my apartment 4 times in about 3 months. Reasons for them were never given. Repairs don't get done. My kitchen sink still leaks.
I haven't enjoyed living here at all. When I told my roommate I was moving out, she tried to transfer to a smaller apartment, they wanted her to pay a whole new deposit, first/last, and a $175 transfer fee upfront in full. They wouldn't even let her finish her sentence, asking to transfer her previous deposit.
They management won't work with you, they don't care about your happiness, your privacy, or your concerns.
I would avoid this company. I think all management companies are crooks, but this one is one of the worse.

DO NOT RENT HERE! They took over a small complex &have P. off people living there.they give you a temporary person that doesnt bother to introduce himself. Apparently you should just know "managers" by a paper left on your door w/a name.Not professorial AT ALL& everyone has a bad attitude.ASK FOR REPAIRS?youll get put on the try to evict list.when you finally do get a "manager" they dont introduce themselves either&dont worry all your private info is shared freely with anyone & everyone they feel to tell.&any new tenets moving in become "chosen"& can put up CB antennas to mess with your TV,have 2 apartments at the same time (because they want a bigger one& SLOWLY move to the new one because the "manager" can't seam to get places ready in less then a month for turnovers THEY HAVE CREATED) or can run around acting like they own the place while on drugs&have dogs that are let run lose.just wonder if the owner has caught on to money wasted ¬hing can be repaired right& dont bother trying to offer to help out with lawn care or on site manager. that just says they cant do their job& puts you on the evict list too. the "head office" is a total joke.they never answer their phone&when you are brave to say WHY your calling because a "please call me" hasn't work you don't get called then either&the problem you called them for goes to the manager&then you have an irate man screaming in your face that you went over his head to get something done.&any rules or standard of living youve had kiss them good bye.they wont let you use the water outside,wont let you park 2 cars in the lot unless your one of the "chosen" then you can have 3.theyll "open up things" to a dirt&blowing dust courtyard while destroying your privacy,they spend the owners money on stupid stuff they do halfassed&leave a mess& simply say it has to stay like that we dont have time to deal with it.other tenets say manager overlooks things for people supping pills.makes you wonder,if THEY screen their employees
