Ned Baker was a serious nightmare to work with from move in to move out.

Ned Baker Real Estate have some amazing houses that we were interested and we kept on looking until we found a house that we loved but couldnt' get in. We called and they said that they'll call us back but they never did! I spent 30 minutes at the damn house waiting for a call that obviously wasn't going to come. Did they not care that they had potential customers? And I called again the next day and gave me a useless answer saying "Oh really? Well let me see what's wrong and we'll call back" They didn't. Anyways I wouldn't bother going there ever again and they even write they're own reviews to make themselves not look bad. It's not working.

We strive to help each person who walks through our doors; whether that be an owner or a tenant. The prior post is exactly why it is a good idea for owners to have a Property Management company, like Ned Baker Real Estate, working for you. Our goal is to give our owners peace of mind; knowing that their tenant has gone through the screening process as recommended by the Salem Police Department and the National Association of Residential Property Managers. If the applicant had taken the time to read through the information provided within the application, all of his frustration about our application process could have been alleviated. The applicants were from out of state. In the application and attached information sheets it states that applicants who are applying from out of state will be charged additional $20 per person. This is to cover part of the cost to run out of state reports and background checks. Our application also requires all persons over the age of 18 to be on the rental application and on the rental agreement. If we are unable to view the original social security card, it is a $5 charge per person to run verification of the social security number provided. We do this to insure no identity theft is happening. The aforementioned items were the cause for change in quoted price. When the applicant was notified that his application was approved, he was told the move in costs and that these monies must be paid in certified funds. This policy is to insure that tenants are not moved in with personal checks that may bounce; thus allowing a tenant to move into a property without actually having paid any money. Out of state applications take 5-7 business days to screen, in state screening takes 3-5 business days. Extra time is needed for the additional reports that must be run for counties and states outside of Oregon. The applicant was advised of this fact and made aware that we could not promise he would be approved by his requested move in date. He elected to go ahead with the application. We were able to get the required reports back quicker than normal; therefore, we were able to have the applicant moved into the property by his required date. Several trips would not have been necessary had the applicant brought all necessary paperwork with him the first time. We require a fully filled out application and all documents in order to start screening. All three of the above issues were clearly stated within the application; information that was given to the applicant the first time he visited our office. This information is also available through our website. We have rules and guidelines set forth and we must be consistent with each applicant. It is our job to make sure each applicant meets the criteria for renting; income, credit, criminal, and rental history. All applicants are held to the same standard and must go through the same screening process. All in all, this applicant's screening was completed within three business days. He was able to move into the property within his required time frame and arrangements were made with the owner for a new yard to be put in; per the applicant's requirements for his chosen property. This whole process was made possible in 7 days; from the day the applicant entered our office to the day of his move in. Our office appreciates people who are willing to help us grow by pointing out areas where we can improve. In turn this creates a smoother transition for other potential tenants. We recognize we could have been more empathetic with this particular applicant in his stressful situation. Our staff met and critiqued the situation that took place. We will be modifying the first page of our application to include a break down of our application process along with our list of everything applicants needs to bring with them. While all of this information is available in our application, on our website, and in the emails sent to prospective tenants; this will ensure that no information is overlooked before the application is submitted. If you plan to be a tenant of Ned Baker Reality I would suggest you reconsider and try another company.

The last thing the staff at Ned Baker Reality would like to do is help a tenant find a place to live.

Every interaction I had with the staff resulted in me leaving more frustrated, confused and overall disappointed.

Even though I loved the place I found through them, the Ned Baker staff very nearly caused me to pick another place simply to avoid dealing with them in the future.

Specifics of my encounter:
1. Initial application fee kept going up, was quoted one price had to pay another.
2. Had to make multiple trips to the office to complete the application process because they did not get all the information the first time.
3. Had to make multiple trips to the office to pay the first months rent because no one mentioned that it had to be a cashiers check.
4. Nearly missed the move in date because the background check process took to long. If the landlord had not agreed to let us move in without the background check, we would have had a full uHaul and no place to go. Had I been told when I first came in how long the process took, the background check could have been completed in plenty of time. This is an example where the staff failed to think beyond the short term, and nearly cost me the tenant.
5. Overall failure by the staff to remember that the people coming in to rent places are their customer. Customers should be treated with at the very least a moderate degree of happiness and respect. If you really want to shine you could pretend you enjoy your job, and helping customers. At the very least an awareness that the customer is helping pay their salary and deserves a degree of respect. Being a property management company means treating both the owner and tenant as customers. Ned Baker Staff fails miserably to remember who their customers are.

MOST OF ALL, my warning is severe if you are moving in from out of state. PICK ANOTHER COMPANY. Ned Baker Realty has no sense of the work involved just getting here from out of state, and make no effort to accommodate that process.

Warning to Landlords - Do you want your tenants to have this type of experience before they move in?

The single bright spot in their entire operation is Yolanda Martinez. She helped us on our actual move in day, and got to feel a portion of my frustration with Ned Baker's staff and process. Even though she was not part of any of the issues outlined above, she took ownership of them, and started to mend this issue. Unfortunately for her, the situation was too far gone by that point. But I did not want her to be lumped in with the poor performance of the other staff members who I will avoid naming. Thank you Yolanda, you did a great job.

Ned Baker Real Estate is an unreliable business who you cannot depend on to represent you as a seller or as a buyer for property. As a buyer or seller you rely personally on your agent to represent you under all honesty and to work for you. How is this company still in business? Are they even legally licensed? They do not represent their clients or communicate with they buying party honestly. We were at the title company ON our closing date to sign for the house they had listed... Where was Levi Wilson with Ned Baker Real Estate and his client??.... Still waiting Levi!!!

I rent a house through Ned Baker. I had a problem with the door on my room and it took them about a week to solve the problem.
Other than that, they are flexible with the payment method and explained all the details about the rental when we signed the contract. And they do not bother without reason if you pay the rent on time. In addition they are flexible about the pet policy.
