My husband and I rented a home in the Portland metro area from them for 2 years. Each year, they inspected our home to ensure we were maintaining it in good condition. We paid our rent on time and had no problems until we moved out.

We used their move out check list and cleaned the house from top to bottom, and even used a carpet cleaner from their approved vendor list to have the carpets shampooed. We took photos to document the condition of the home at move out. I received my deposit back minus $440 for a heavy cleaning job and $100 for miscellaneous maintenance. (Not even legal in Oregon) Now I will have the joy of arguing for the remainder of my deposit back.

If you choose to rent from Mainlander take pictures at move in and move out. I guarantee you will need them.

In the summer of 2003 I was looking at rental properties for myself and 4 young children. We had moved here from Arizona. We had a very unpleasant experience with Mainlander, details of which I have fortunately forgotten. Fully aware that it was against my better judgement, I decided to give them another chance because my children wanted to live in one particular home in the old neighborhood we lived in when we moved here. Suffice it to say, I could not have expressed more interest in the property even asking if I could submit my application before viewing it, in order to speed the process. The leasing agent was complacent, didn't attempt to make any kind of relationship with me, and when I told him I had my application and a check, he offered no assistance, and the day I was to come back with my children, he called to cancel the appointment saying the home had just been rented. Nice!! I should also mention that it was VERY challenging to get information from the main office; I sent e-mails and made phone calls that were never responded to. I tried for weeks to get answers about the repairs being made to the property that were delaying the option to view the property. THIS BUSINESS IS CLEARLY A MONEY-MAKING MACHINE...GREED AT ITS WORST!!!!!!! Mainlander's principals, it would appear, have very poor ethics!! I HIGHLY SUGGEST ANY OTHER PROPERTY MANAGEMENT OR RENTING DIRECTLY FROM A PROPERTY OWNER, AS THIS COMPANY'S LONG-STANDING POOR REPUTATION IS ALL OVER THE INTERNET. 5-star ratings here must have been bought!!!

After reading the majority of reviews on here, it is truly apparent that the owners of properties managed by Mainlander are the ones giving them good remarks. Of course, when money is the key factor for them, they wouldn't care that Mainlander has serious violations going on daily it seems. My dealings with them have been short so far, as we inquired about a rental unit they managed and were rudely told that they ONLY allowed 2 adults to rent a THREE bedroom town home. I believe that is housing discrimination, but I'm sure the owners wouldn't care.

I wanted you to know how great one of your employees is, Salena Sanford, and the attention she gives to my account. Here is a copy of the email I sent to her this past week. Additionally, she was able to go FAR above the call of duty to find the manufacturer of my broken window covering. I was so discouraged at the possibility of bearing the cost for the tenants recklessness. She has found the parts and the charges will go to the tenant. This had to be extremely time consuming and very difficult. Salena knows her business and was quite impressive in making the Iowa Drive unit move-in ready in a very small window of time. Thank you for having a star on your team and mine!

Owner of 3 rental units: Mainlander seems to handle both the tenants and the property in an exemplary way. They are doing far better than I did when I managed the properties myself in terms of tenant screening and handling. They really clobber the landlord with charges when there is turnover, but I am so happy with their efforts with the tenants and maintenance that I just bit the bullet on Extra $375 finders fee. I still recommend them highly. But if you have other ideas, look for high quality and substantially lower charges for finding new tenants.

Darling updated cottage close to Columbia Park and University of Portland. This home has refinished hardwood floors, kitchen with breakfast nook, three bedrooms, two full bathrooms, one of which has a relaxing jetted tub! The large backyard is perfect BBQ's. The backyard has a storage shed for additional storage.

We fixed most things ourselves so we wouldn't have to deal with their rude attitude. When we moved in I needed a fax resent with authorization to install cable tv and Mary Ann said it may take some time "I'm only one person!".

When I moved out they charges 10% of cost of repairs for "supervision" what the heck is that? I got a large portion of the deposit back 3 weeks after moving out but then a few weeks later they sent me an adjustment and wanted MORE money back from me. We fixed most things ourselves so we wouldn't have to deal with their rude attitude. When we moved in I needed a fax resent with authorization to install cable tv and Mary Ann said it may take some time "I'm only one person!".

When I moved out they charges 10% of cost of repairs for "supervision" what the heck is that? I got a large portion of the deposit back 3 weeks after moving out but then a few weeks later they sent me an adjustment and wanted MORE money back from me. I don't think that's even legal since it was after the 31 days and we already satisfied the balance.

I have been renting a Mainlander property for 5 years. In that time, I have had almost no interaction with Mainlander. From a renters perspective, this is great! They leave me alone, I pay the rent on time. The property I am in is great, and they have only raised rent $50/month over a 5 year period.

I'm fairly certain Mainlander Properties has a retarded monkey managing their craigslist ads and online database of AVAILABLE rentals. They continue to advertise rentals that are no longer available - for weeks afterwards. They will post NEW ads on homes that have been off the market for quite some time.

I have called on probably about 10 properties... and at least 8 of them were already rented or had an approved application on them.

Is this some sort of a hook? Or are you just truly that incompetent that you can't cross-check your ads with actually available or unavailable rentals?

The pricing is pretty unpredictable as well... they will randomly drop rental prices on houses they need to get occupied, so you never know if you're paying the right price - or if you would have waited you could have gotten it for $100 less a month.

Fortunately, I have not had the misfortune of speaking with with this Mary-Anne character...
Also fortunately, after reading all these reviews - I have decided to take any Mainlander managed property off of my list.

Property Management in the State of Oregon is a highly regulated industry. First, Property Managers must go through training, then be tested and licensed by the State of Oregon. Oregon?s Landlord/Tenant laws are some of the strictest in the nation.

Mainlander Property Management has become the premier property management company for residential property management in the Portland metro area by establishing and implementing policies and procedures that ensure all state and local rules and regulations are met. And, by hiring people (like Mary Ann) who give excellent customer service while following our policies and procedures.

When Mainlander takes on a property for an owner, we become the owner?s ?agent?, responsible to owner and for their property. We are not the owner of the property and cannot ? and will not ? make decisions for the owner when we are not authorized to do so. This can become very frustrating for tenants?and for Mainlander.

Our Assistant Property Managers (Mary Ann?s position) do not have decision making authority! They are simply messengers, who, on a daily basis, handle many requests from numerous tenants and owners. (Mainlander manages over 1,100 properties; Mary Ann?s team [1 of 5] manages over 250 units). They must coordinate with their Property Manager; issue work orders and then coordinate with vendors to ensure what needs to be done appropriately. Additional duties include processing applications, rental agreements, lease breaks and terminations among others.

I would like to think that each of my employees is always pleasant and courteous in every interaction with every person they are in contact with. And, I would like to think that every person who interacts with Mainlander feels that way. Unfortunately, that is not always the case. This can be for many reasons. As I research each complaint, the number one reason I find is that people do not like what they are hearing or are not getting the answer they want. So, they blame the messenger, saying they were treated badly or didn?t get the service they expected. Invariably, it is not the Assistant Property Manager?s fault; they were simply relaying a message! Another reason someone may feel they were ?disrespected? is simply a manner of communication style. Not everyone communicates well with everyone they meet.

Mary Ann is one of my most well-liked employees. She continually receives gifts and cards from owners and tenants and is often invited out to lunch by them. Our vendors are willing to go the extra mile for her when she asks. And, she is well liked by her co-workers who consistently go to her for help and advice.

I want each and every one of Mainlander?s owners and tenants to feel they have been treated with respect and their issues resolved satisfactorily. If not, I would appreciate hearing about it personally. It is extremely unfair to ?go online? with a complaint without first bringing that complaint to our attention. We cannot solve a problem if we are not informed of it.

I am so glad I'm not the only one who has a problem with Maryanne. She's disrespectful and has an attitude. Not to mention she talks down to you like you're an idiot. We're currently renting from Mainlander now and haven't had too many problems with them coming out to fix things. They have usually come out to fix things within the next business day. I started sending in email maint. requests though because I got sick of having to talk with Maryanne and feel like I was imposing on her by having something in the house break. I probably wouldn't recommend this company or ever rent from them again.

I had recently sold my property in Bend, was looking to replace it with a Portland Metro property and needed a new management company. We purchased a rental property which has now been managed by Mainlander since February 2007. Their advice on selecting a property has proved excellent and we?ve never had a problem keeping our rental occupied. I?ve also been extremely satisfied with how they address my concerns as an owner, and how they have worked fairly with my tenants. As a landlord I?ve always been concerned with keeping my tenants happy so that they stay in the property for as long as possible, and Mainlander has been supportive in this. When we do have the infrequent issue with a tenant, the staff has always worked with both my tenant and me to resolve the issue in an equitable and just manner.

My only concern in the past was the turnover in staff that was managing my property, but the staffing issues have been corrected and I have been very happy with the property managers I have dealt with, in particular Laura J. and Jen V.

I looked at other property management companies in the Portland Metro area, and I would honestly not choose another company to manage my rental property. I am very pleased with their service.

Well, we've only been renting from Mainlander for about 2 weeks now and they have already made a negative impression. From the lag in returning phone calls to the million hoops we had to jump through to get into this house to the condition it was in when we moved in to the surly attitude of the staff ....I could go on and on. We paid a $300 cleaning deposit. I have no idea why. The house was not clean when we moved in. Sure, it wasn't a dump like some people have said on here, but it was not CLEAN, and surely not $300 worth of clean. Major appliances have needed to be replaced, and the process was a nightmare. Basically it took us screaming at MaryAnn and demanding money back to get a response. The property condition report was a joke...it was randomly detailed in some areas and left a ton of stuff out in others. A maintenance worker who was at the house said to me, "I noticed some peeling wallpaper in the bathroom...make sure you note that in your condition report and get it back to them ASAP, because they'll get you for anything and everything when you move out." GOOD ADVICE from what I have read in other people's reviews...I made sure to go over this place with a fine toothed comb!

Anyway, so far, I am NOT impressed. For all of the money and BS we had to go through to get this house, we're sure not getting treated like we're valued tenants.

And I agree...MaryAnn IS a disaster. She is so rude and has zero personality. She acts like you're stupid when you talk to her...even when you ask her a direct question. Example:
"MaryAnn, our stove and oven do not work and havent worked since we moved in. Its been 3 days since we called and we've heard nothing back."

"Well I told the guy to call you."

WHO? WHAT GUY? WHY is he calling us? Why arent YOU calling us? Why are we not being kept updated on what is going on? AND, if something as major as the stove/oven are not working, WHYYY arent you taking the responsibility to see to it, not shoving it off on some appliance company that you've contracted?

I moved to Oregon and desperately needed a place. I had been searching online and seen several homes in my price range. Every time I called Mainlander about a property, no one could tell me if the property was available. I was informed by a rude receptionist I would have to wait for a call back. No big deal, I thought. It took over a week for them to call me back, I called everyday and left a message.
When I was finally able to reach someone about the availability, I was informed that the house I called about is not available for another month even though they had ads all over the net with this date, but they have another. So I ask when is the other available and scheduled a visit, for next week. Ok, I will live in my truck for one more week as this house seams great. During the showing I was told by THEIR rep that the house would be painted, new carpet, and the yard would be straightened up as the house had be vacant for about a year and was covered in weeds. I was also informed that there was "a few" other applicants already and that they dont know why they are showing me this house as they cant take apps till the first ones are rejected. I was also informed that they do not accept applications in a order and I could not provide my app in case the other applicants get declined. I thought that was strange so I got a reps direct line and called her everyday for another 5 days to find out if they previous applicants were approved.
They would not meet me at the house to give the keys and would not let me in the house without all of the paperwork turned in. One of which is a walk through agreement. I signed the paper sight onseen and boy was that a mistake. The house was TRASHED. The sink was full of dirt and paint and trash. The bathrooms were disgusting and look like addicts used them The new floor they put in was already coming up after 1 day! As a kicker I got a call from them that there might be some guy at my house over the next few days working on stuff.

I have recently viewed several properties listed with Mainlander. I chose Mainlander because at the time they had the best quality homes available to rent. The downside is they have lots of hoops to jump through in order to rent a home. The plus side was I found a nice home which fit my needs. Everyone I had contact with was very helpful.

Not only was the place filthy with garbage on the floor, but they took a ton out of our deposit when we moved out, claiming the place was in much better condition when we moved in (FALSE!). I could never get our property manager on the phone, and requests for serious issues (ant infestation) went unanswered for days.

Whenever people at my work (400+ employees) send out a request for property management companies, I prompty respond with 'anyone but Mainlander.'
