I did homework on this company and found out the lady who used to own RSI is no longer part of RSI. And RSI is no longer an INC, it is now just Rental Services. The lady who used to own the company was using company funds for personal expenses and lost her property management license. With that being said I am a new tenant myself and I'm renting a duplex. They can be a little bit condescending on the phone, but I've decided that I'll deal with them by email so that I have a record of my requests, and I'll let them know that I'll check back with them in a couple days if I don't hear back. So far that has worked beautifully, and I'll be paying my rent on time - so I don't see any reason why I would have a problem with them.

Do NOT rent from RSI...spare yourself a lot of trouble! They are very unprofessional, do not return phone calls regarding any issues you might have as far as anything needing to be fixed. When you call and complain about their terrible service they say there's new staff or come up with a lame excuse. They don't seem to know who's in charge of what and pass it off as someone else's responsibility. We had a problem at our house that needed to be fixed. The receptionist taking info over the phone wrote down a completely different work order. They don't have just poor customer service, they just don't have any at all.

where to start.... i would rent a cardboard box before ever renting from them again. pay attention to dates on invoices as the tend to change and the places they iuse to clean the places are fake places as well same address and phone number for 2 diffrent companys and when you call the companys the gus either says he dosent know what your talking about ot he has been there but can provide time and dates as he is never in his office and will call you back later still no phone calls back imagin that. Very shady. Do not rent from these people. Dishonest. Make sure you take pictures/video before you move in and when you leave. Check your paperwork and followup on it.

at the beginning they responded promptly (never by phone though they always put you on hold)however all inquiries about maintenance service were taken care of in a timely manner....now with the economy being the way it is, it seems they rent to just about anyone without checking rental applications for rental histories (apparently) or signatures for NON smoking units/complexes etc...the place i live is not the same place i moved into i am considering moving....smokers keep smoking and rental services is not doing one thing about it! also the trash area is TRASH...homeless people have been spotted looting..possibly spending the night in the trash can at times!!! It's not the same it was two years ago! noisy neighbors w/kids running around weekdays at 2am!!!

I had a big dissapointment too. I found 3 townhouses available, and I called RCI to find out if they still available. The answer was yes, so I took my family to see it. We liked the duplex and wanted to rent it, we called RCI to find out about application process. No one called me back, the next day early morning after viewing units, I called again to ask about application, the receptionist was very rude when she was speaking with me. She said that units are no longer available, because someone applied for them yesterday and they all got approved now. I was very disappointed that I wasted my time. Then I called again to find out why they led me to believe that units were all available yesterday, but they are all taking today, also "how is it possible to get them approved so quickly?", the receptionist start yelling on the other receptionist that "you're not suppose to tell this to people", and she also said that "we don't know yet if people that applied qualified or not, because it takes 3-4 days to check that. Anyway she said I can apply too, but I wouldn't get anything if those other applicants will qualify, and I will lose my application fees. My experience was very disappointing with them, because they give you misleading information, they don't call you back, (I called several times and left msgs.) and they are very rude over the phone.

Where to begin?

Upon applying for one of their properties I asked for a copy of the entire lease to review. Instead I received an illegible copy of the first page only. Turns out their lease has twenty-three addendums, in which they promise as little as possible in rental-related services, combined with circumscribing your rights to the maximum possible extent. They even forbid you from 'decorating' your new home! They also have conflicting terms for guests, in one place it says they require written permission after seven days, elsewhere it says three days. Every time a new roommate moves in or out their form requires you to waive any claims you might have against them, same requirement on the check-out paperwork. They also refuse to live up to their minimal requirements. It's taken months and repeated written notices to get them to fix a leaky bathtub spout that cost me serious money in excess water/sewage. My garage has a leak and there's now a patch of (toxic?) mold that they haven't fixed after a year. I'm a disabled person, and when I applied for an accommodation for a service/companion animal, and made it clear to them that I'd file a Justice Department complaint if they turned me down, they refused to grant or deny my application for over four months. When I started complaining about deficiencies their director Ms. Colleen Gardner displayed a pattern of blame-shifting and carping about irrelevant issues like the condition of my lawn, my not being home when they wanted to inspect my backyard, on and on. I've had potential customers refuse to live here when they find out that Rental Services manages the property. Upon giving notice that I was moving out and would pay the lease termination fee, they tried to scam my customers out of ten extra days rent because they 'were under the impression' that my housemates would be staying, and as they weren't given three separate notices they would have to charge them an extra $400. They gave up after I complained about them loud enough, but yes they are shady and basically a scam. You'll rue the day you rent from this company!

I've had nothing but good experiences with RSI until recently. I'm normally always on time with my rent. I was recently late and had a extremely rude manager harass me all day long. (she sat in front of my house for 6 hours!) She also called the cops on me when my puppy jumped on her and scratched her nylons, telling the cops "that vicious dog attacked me" When the cops showed at my dog and saw my 6 month old chiweenie they laughed and said they thought I had a pitbull the way she described the attack. I hate people who cause drama. I thought that ended in high school but I guess people have no lives. I'm paying my rent today and breaking my lease ASAP. I am never renting from this company ever again and I'm warning all my friends to not work with them as well.

What do you think about Rental Services Inc?
They are a nightmare!!! We rented from them from 12/07- 8/09. We had problems with them taking care of the units. We had to repeadly request the same things over and over. One was a plugged dryer vent (fire hazard). We received a notice the night before that all tenants had to be out by 7am on the very next day for parking lot painting. We had to keep our cars out until 4:00. We got home the next day @ 5:30 and the manager was waiting. Nothing had been done and we had to park in an adjoining church parking lot. We were inconvenienced and forced to take our cars out illegally, they should have given us 24 hours notice. The manager tried to say that she put it there the night before, but that was a lie as there was nothing on our door that morning. We had enough, we gave our 30 days notice and then spent a couple weeks, cleaning everything, down to the carpets and window tracts. Things that were not clean when we moved in. Carpet was very stained and should have been replaced prior. We moved out September 24th, so legally they we should have received our deposits back by 10/24 or actually 10/23 as they are closed on Saturdays. I called them on the 15th of October to follow up on the deposit and was told they send it out 31 days after the tenant vacates. First off, that is illegal. Oregon Law states must be sent out w/in 30 days of termination of contract. I called on the 22nd and talked to Stephanie, she told me that the deposit was sent out 2 days before, making that the 20th. We live in Independence and they are in Monmouth- next town over, so technically it should have gotten to us in 1 day, 2 at the latest. Here it is the 28th and still no deposit. I called the Independence Post office and the Monmouth Post Office, both confirmed it should get there overnight. Even though Stephanie told me she talked to the Monmouth Post office and they told her 8 days because it has to go to Salem first. So I called again and asked for Stephanie. She told me that the post man picked it up on the 22nd. Which is funny because she said that she had mailed it back on the 20th, hmmmm! I called her again today and said it would be really nice if they would cut me a new check and I can come pick it up. She told me she didn't have the authority and that she would talk to Veronica and call me back by 5:00, I called her at 2:00. I will be calling her again @ 3:00 as I am sure I will not get a call back today. We are considering filing claim with the small claims court and I am also going to file a complaint with the Better Business Bureau. This office is very terrible to deal with, they lie and accomodate their staff versus accomodating a tenant when it comes to service calls. The manager @ the Vista Ridge is fairly new, but doesn't ever go out and make sure that the grounds are kept clean or that the children in the complex are not damaging the landscaping and throwing trash on the ground.
We would call RSI and complain about the garbage, children running a muck and the landscaping looking so poor from the children. Nothing was ever done. They would put notes on everyone's doors. What good is that? They were the same letters, obviously they were not working. The onsite manager only works 3 days a week and was never open when we would get home. Doesn't do much good to have an "onsite" manager, if they are never ONSITE. I would never rent from RSI again and I warn anyone that is considering it. They are very unprofessional and rude and will lie if it suits their purpose. Keep everything in writing. We paid $950 in deposits and actually cleaned our carpets before we left. Suposedly Veronica is refunding the entire deposit, which is rare. At least this is what they are telling me, I wouldn't know because I haven't seen my deposit back. I would not recommend RSI to my worst enemy.

They are rude, threatening and they pick and choose who has to follow the rules! I will NEVER again use RSI nor would I reccomend them. We are an executive couple with 2 daughters and all I can say after two years of renting from them, moving beacause of them and now being Taken To Court by them due to what they call bad move out conditions, we reccomend that you RUN, RUN, RUN, RUN.... as fast as you can. They were SO NASTY when we finally moved out! We did everything according to the book. The home was beautiful and immaculate when we moved and they are sueing us saying that it was left in basically a really bad state. I am FIGHTING with a lawyer! My husband is a retired Naval Commander and Pilot and I am a medical proffesional. We are not trashy or dirty people... yet that seems to be their claim! RUUUUUNNNNNNNN from RSI!!!!!!!!!!!!!! Do NOT do business with them!!!

BEWARE! This is a small-town gig and they will rip you off. When we moved out of the apt near WOU they tried to make us pay $1500 between my friend and I for "damages" and "cleaning" that they failed to itemize for us. We were clean freaks and broke nothing! We never hosted guests. We never had pets, children, movers, or anyone in the unit that could damage anything. Absolutely nothing was wrong. When we moved we followed the cleaning inspection form they gave us exactly! It was so clean we almost expected them to thank us! Instead, they made up some crap in a tough economy and kept our security deposit. We took Veronica and her little friends to small claims court to get it back, and we WON! But it was 3 months of headache and a nightmare in the end. If you want legal hassles, rent with Rental Services Incorporated, otherwise BEWARE!

We have a small duplex from them for only 410 a month, very affordable. They were kind and understanding, not to mention helpful as we set about renting our first place. Their office hours can be slightly strange sometimes, but besides that they're good.
