Really cute building and the apartment is spacious. I chose it solely on the huge beautiful old windows. It is charming, but I would not rent in the building again unless there was a gaurantee of no more construction and something was done

I love the architecture of the older apartments that RHP has and the fact that they allow dogs. But if you have any problems forget about the staff doing anything about it. My downstairs neighbor was so noisy every night and they never did a thing about it. Now there is a bed bug infestation in my building and they are going to spray. When I went to them with my concerns and asking what chemical would be used they just brushed me off. I am moving as soon as my very expensive lease is up.

I love the architecture of the older apartments that RHP has and the fact that they allow dogs. But if you have any problems forget about the staff doing anything about it. My downstairs neighbor was so noisy every night and they never did a thing about it. Now there is a bed bug infestation in my building and they are going to spray. When I went to them with my concerns and asking what chemical would be used they just brushed me off. I am moving as soon as my very expensive lease is up.

The Portland branch of the company manages a number of very nice turn of the last century buildings. The apartments, for the most part, are spacious, with a smart floor plan and plenty of light. Unfortunately, because the buildings are so old, they also have multiple problems.

The main problem in all of the Portland buildings is the 100-year old plumbing. The water pressure is super low. My apartment is on the 4th floor and it takes 40 minutes to fill up the bathtub (I kid you not). The buildings' old water heaters cannot produce the amount of hot water required for a large community of tenants, so the water is NEVER hot. It is lukewarm at best. In the summer it is not such a big deal. But, try showering on a cold February night! This problem has existed for years and the management is doing nothing to solve it. Every so often, the water heater breaks down all together and then they fix it just well enough for it to "work" for another 2-3 weeks before breaking down again.

In general, the staff will do nothing beyond absolute necessities (e.g. fixing a broken toilet) to make your stay pleasant. To illustrate, just the other day, they painted an apartment underneath mine. They did not bother ventilating it so naturally all the fumes went into my apartment. When I explained my problem to one of their agents the next morning, she told me to suck it up.

They do allow large dogs, however, which is a huge plus. For that alone, I am giving them 2 stars out of 5.

Office attendants talk down to you and make you feel like a little baby. The floors creak and if there is walking noise or creaking and your neighbors complain, good luck. They measure how much of your floors are covered with rugs and if they are not covered well enough you get a warning. If you have a really sensitive and melodramatic neighbor, good luck on that one too. You will most likely be evicted. So if you decide to live here. don't plan on making any noise, make your pets wear slippers, dont have guests, and be prepared to drop some extra money rugs. Also there are heaters in the hallway that dont work but they charge anyway. Lame. I will never rent from RHP again. I have had much less stress since moving out.

i've lived in a roundhill property going on 2 years and, for the most part, it's been a good experience. aside from the fact that they're one of the few places that allows large, well behaved dogs, they're very responsive to requests and actually pleasant to deal with, when I've had to do so.

i live in a relatively old bldg and it certainly had it's share of issues but, guess what, these are things that you're supposed to figure out if you can live with BEFORE you move in. you can't really have the charm of a 1900s period bldg and the convenience of a mc-mansion in NW pdx ... that's part of the trade off. *well, maybe you can, but you'll probably pay a lot more for it.

in summary, for what they do, you could do a LOT worse. i have, for sure.

i live in a relatively old bldg and it certainly had it's share of issues but, guess what, these are things that you're supposed to figure out if you can live with BEFORE you move in. you can't really have the charm of a 1900s period bldg and the convenience of a mc-mansion in NW pdx ... that's part of the trade off. *well, maybe you can, but you'll probably pay a lot more for it.

in summary, for what they do, you could do a LOT worse. i have, for sure.

I've been a tenant for 8+ years of Roundhill. I have found the staff to be always conscientious and considerate. They have responded rapidly to any and all issues I've ever had. If I call them on the phone...they are usually scheduling with me immediately when they can come and take care of things..if they can't schedule immediately they call me back in a short period of time to schedule.

When renting in older buildings there are always going to be issues. I find that everyone in the Roundhill Office put a lot of effort into making tenants happy. I once mailed a reply to my annual review to San Francisco...mailed it on Friday from Portland...they were calling me Monday morning to schedule the repair that I requested...it was a minor thing and it was just something I had noted on the review. I was stunned that not only did my mail get to them by Monday...but they actually read it all the way through and called me before noon. I've lived in other places where you couldn't 'find' the landlord let alone get them to fix anything. These guys do a great job.

They are considerate and they do a good job working with people to help with any changes that need to be made. They have been very helpful when I've had any issues with noisy, disruptive neighbors. To be honest the most difficulty I've ever experienced in my building has been caused by tenants....not taking care of their trash in the recycling and garbage area, being disrespectful of other's in the middle of the night with loud noises and doing stupid stuff to trash the joint. These issues, when brought to Roundhill's attention, have always been addressed rapidly and fairly. I appreciate that.

I especially appreciate that they don't expend wasteful amounts of money on extra staff at each building. A centralized management office = less cost to the tenant for overhead.

Whoever you call in this company, they will always tell you something far different from the next person you call. No one knows what they are talking about, and they treat their tenants like idiots. I have never been treated so poorly in my life. Never live in one of their properties.

I would *not* recommend the Round Hill Pacific apartments ("Teshnor Manor") at 1944 NW Johnson St. because of the unreliability of hot water. The building has no circulating pump and I have to run the shower about five minutes every morning before I can get hot water. IAnd even then sometimes its "warm" at best due to a sufficient capacity hot water heater. II've lived in over two dozen different places in my life and have never encountered such consistent lack of hot water, ever.

I've called RHP several times about it. They've replaced all the cartridges in all showers and sinks ... twice in response to my complaints and once building-wide (in response to, apparently, various other complaints). I've gotten the response that "its been a cold winter" (its well into the spring and the water is still ice cold ... for minutes) and they have said that they're "looking into" buying a circulating pump ... but that doesn't solve the problem. Frankly, knowing what I know now, I would not have signed a lease for this place. I'd have moved out, but moving is such a pain and work is a bear.

Aside from the personal inconvenience of not having hot water every day, it is an OBSCENE waste of water.

Spare yourself. Rent elsewhere.
