Our property manager, Colleen, is very unprofessional. She simply has no follow-through when we need things done. It can take her months to arrange the simplest repairs or maintenance. And our homeowners are always complaining about how offensive she is in emails. (B&H should make their PMs take a course in communication skills!) Right now Bluestone & Hockley is taking a lot of our money for very little results.

Do NOT let Bluestone manage your community. They push their managers to the breaking point and expect them to work 60+ hour weeks for free. It's no wonder they have a high turnover rate for their employees when they expect them to work for free at night and during the weekends without so much as any kind if verbal encouragement.

They are breaking federal laws by forcing their employees to quit if they have a medical disability...a true medical disability according to medical doctors.They are forced to quit even though they are managing their portfolio of homes quite well with little to no support from the company.

All they care about is money and numbers rather than managing communities well. They stretch the managers to the breaking point by overloading them and giving them little to no support for the meager wages they are paid.

Boycott this company and use someone else to manage your properties. It's only a matter of time before their illegal shady internal managerial manipulations bring them down. I fear this will leave anyplace they manage in a shambles once everything comes tumbling down from the inside out.

Our condo association has used Bluestone and Hockley for our maintanence work for over 15 years. They respond promptly and do the work in a professional manner. Their prices are competetive and fair. If we need to talk to a maintenance manager regarding the work needed he promptly comes out and gives us an estimate and time line. They are responsive to any adjustments that has to be made.
We are very satisfied with Bluestone and Hockley and see no reason not to use them in the future.

First of all I would like to indicate that Lana, who is the manager at Dawson Village has been great and always actly promptly to any inquiries that I had.

A friend of mine mailed in his rent check and unfortunately it was lost and not received. After noticing that the money never came out of his account he called them and was informed that since the check hadn't arrived he was now subject to a late fee and needed to bring the money order to them by a certain time or he would be evicted. I drove him myself to get the money order, then drove him to the drop box located in front of the building and finally saw him deposit the envelope with the rent and late fee into the drop box. This occurred roughly 45 hours prior to the time they needed the money. Later after the deadline he received a phone call indicating that while the money was there since they hadn't received/processed it in time it was considered past due. However if he wanted he could give them an additional $350 and they'd pretend it never happened.

Why is it that a company's incompetence enables them the right to fine someone? Just because Bluestone and Hockley can ruin someone's rental history doesn't make it right. I was planning on renting from them but after witnessing this I decided that renting from them would be detrimental.

Avoid this company unless you want to take the chance that someone is going to try to get their new bonus out of you.

The staff @ main office is often difficult to reach to discuss issues (or at least the person I'm trying to reach is) and I've had some concerns with mailing in my rent and claims of receipt after the deadline. I've only mailed my rent in two times in 3 years and BOTH times there was a late fee assigned to my account. (I now ONLY drop it off) ... Other than that, I have had a pleasant experience with the company. Maintenance requests are generally handled quickly.

Particularly for the asking rental price, the units are an EXCELLENT value. Whether choosing a 2/2 or 3/2 you can't go wrong.

I have lived in this neighborhood since it was new and it used to be a nice place to live.
Since B&H have literally taken over our HOA it is like living under a dictator or regime (with the Board as co-conspirators).
We are not treated as adults with respect, or like homeowners, but like bad children who must be punished.
This is the land of crime and punishment where lying and getting even with the homeowners you are angry with takes precedence above all else.
Actual management of property and grounds comes second to code enforcement. When the "sheriff" comes to town it is only to look for the petty violations of some and overlook the overall appearance of the community (and it doesn't look nearly as good these days).
To HOA's that are looking for management - don't look here. Your Board may be happy but the majority of your residents will not be. And these unhappy residents are moving out and selling to people that are renting their properties, lowering the value of the entire neighborhood and the feeling of "community". And B&H says they don't care if people are unhappy.
I am only staying because of the economy and, as soon as it improves, I will sell also.
Replacing the community manager would be a welcome step but, protected by nepotism, it is unlikely.
So we are stuck with this miserable company and the feeling that our money is being mismanaged as well. Since we are not allowed to see the "books" and are given vague amounts yearly we have no idea where the money is really being spent. And the Board meeting minutes are not kept verbatim and we only get an idea of what was said but not everything is written down. And we have to go through the B&H community manager to speak and have no access to Board members whatsoever. So what happens when it is the community manager you want to discuss and you have to go through them and when they are at all the meetings?
I cannot figure out how to get rid of this company and neither can anyone else.
Just keep away from B&H!
They aren't just managing they are in control and if someone on the Board or in the committees disagrees they all manage to get rid of the person.
I suspect that once B&H are hired by an HOA they have figured out a way that they cannot easily be dismissed, it must be great for their business - guaranteed income for years!

I have lived in this neighborhood since it was new and it used to be a nice place to live.
Since B&H have literally taken over our HOA it is like living under a dictator or regime (with the Board as co-conspirators).
We are not treated as adults with respect, or like homeowners, but like bad children who must be punished.
This is the land of crime and punishment where lying and getting even with the homeowners you are angry with takes precedence above all else.
Actual management of property and grounds comes second to code enforcement. When the "sheriff" comes to town it is only to look for the petty violations of some and overlook the overall appearance of the community (and it doesn't look nearly as good these days).
To HOA's that are looking for management - don't look here. Your Board may be happy but the majority of your residents will not be. And these unhappy residents are moving out and selling to people that are renting their properties, lowering the value of the entire neighborhood and the feeling of "community". And B&H says they don't care if people are unhappy.
I am only staying because of the economy and, as soon as it improves, I will sell also.
Replacing the community manager would be a welcome step but, protected by nepotism, it is unlikely.
So we are stuck with this miserable company and the feeling that our money is being mismanaged as well. Since we are not allowed to see the "books" and are given vague amounts yearly we have no idea where the money is really being spent. And the Board meeting minutes are not kept verbatim and we only get an idea of what was said but not everything is written down. And we have to go through the B&H community manager to speak and have no access to Board members whatsoever. So what happens when it is the community manager you want to discuss and you have to go through them and when they are at all the meetings?
I cannot figure out how to get rid of this company and neither can anyone else.
Just keep away from B&H!
They aren't just managing they are in control and if someone on the Board or in the committees disagrees they all manage to get rid of the person.
I suspect that once B&H are hired by an HOA they have figured out a way that they cannot easily be dismissed, it must be great for their business - guaranteed income for years!

I lived in a B&H townhouse for 6 months. Our property manager was pleasant and friendly. She was readily available to show us properties we were interested in renting which is more than I can say for Kerr Properties and some other local rental management companies. Maintenance repairs were done quickly and accurately. My only complaint was the high cost of rent and utilities, but they were not outrageous compared to other similar rentals. When I moved out, I got my entire deposit back within 30 days. I'm sorry to hear others have not had good experiences.

I rented for Brummell Construction before Clyde passed away for years. Now Bluestone and Hockley are the property managers. They have kept poor records regarding the property, over-charge for utilities and have awful repair service. I would never recommend renting from this company. BEWARE- go elsewhere!!

I've lived in an apartment managed by B&H for several years. Repairs have always been fairly prompt, though not always satisfactory.

I like that their offices are right on the #12 bus line, and the drop box is secure. This is a step up from their previous location. Also, the rental agent who manages my property is genial and very down to earth. Even when company policy is not to my liking, she does her best to be understanding and to accommodate my requests. When I first moved in, I was told my unit did not have a storage space. Later on, helping a neighbor in the same house (subdivided into apartments) move some things, I found there were storage spaces in the basement labeled for every unit. I advised my rental agent of this and asked for a key to my storage unit. She looked into it and now, a week later, I have access to a 10' by 10' locking storage space in the basement, with no increase in rent. I can't say that this company is incredibly thorough, but they are responsive to tenants.

Regarding thoroughness, I recently had a dispute about a late charge on a rental payment. My agent emailed me a copy of their ledger to review. I noticed an error and brought it to her attention. She immediately removed the charge. The fact that I had to take that step to correct a mistake on B&H's part annoys me, but again, they were responsive to me. Further, they have a program (still kind of in beta, or at least awkward to set up--you may have to ask your agent about it specifically) where one can sign up to have online access to their ledger to review charges and ensure that things have been processed correctly. That's nice.

In short, keep copies of your correspondence with this company. Do check up on them to ensure they've processed your payments correctly and on time. One should do this with any rental agency. But they won't rip you off intentionally and they will respond to your concerns. That's better than I've experienced from other property management companies in the past.
