This is by far the worst property managers in the city. I rented at one of their buildings and it had mice all over the place, dirty, smelly and unsafe at times. Good luck getting your security deposit back and if you need something fixed you might get that taken care of in 6-8 months. DO NOT RENT FROM THEM

My son lived at one of their buildings during his first year at Temple. You had better read your lease carefully and monitor your monthly statement. They try and sneak charges by you when not looking. At a recent graduation party, i talked with several parents who had complaints about their billing etc. They just left when thri lease was up, like we did but this copany is getting away with some shady ethical practices.

Philadelphia management is the management company for numerous properties in Philadelphia (which I believe that are all owned by one person/company). The actual walk-in office is located on 21st and Walnut. I lived at the building on 2220 Walnut for 3 years. I found my stay satisfactory, but not overwhelming. There has been a lot of turnover at the management company (maintenance staff has said that the actual property owner can be difficult). When I first rented from them, I worked with an agent (Mark) who was extremely nice and helpful, but he's now gone. They have a staff of maintenance workers, so generally you can get things fixed pretty quickly, although every once in awhile, you need to be the squeaky wheel. Also, they are up for negotiating rent and rent increases, if you find it to be too high (I did this successfully twice). The building I was in tended to have a lot of graduate students (I was one). The other advantage is that even though I had no doorman, the management company would accept my packages, and I just had to walk over a few blocks to pick it up--a nice perk in a city. You can find cheaper apartments in Philly--what you'll pay for with Philadelphia Management is the maintenance and an elevator in your building.
