I moved into my rental property 5/1/12. Immediately, I noticed a huge water stain on the floor. Any time it rained, there would be water across the basement floor. Mold began growing on the wall. I contacted Pasch Realty over and over again regarding the issue. Each time, the owner would send his maintenance man out to paint Dry Loc over the mold, never once fixing the cause of the mold or killing the mold either. This continued for months. They came out 5-6 times before I contacted the owner directly and explained I was a single mother, going through a divorce and had 2 small children. I was concerned about their health and had limited financial resources to investigate or fix the matter and asked him-as the owner-to have it addressed properly. He came out to see it himself, then left me a voicemail stating my house looked "spectacular", thanked me for taking such great care of it, apologized for the way the situation was handled and said he was looking into it. He called me again about an hour later and left me a voicemail stating I was correct in saying the mold was never handled properly, he didn't know his maintenance man was just painting over it with Dry Loc and as I myself had stated, was simply putting a "band aid" on the issue but not handling it as it should be.

I still have this voicemail he left. This was November 2012. I contacted the company in March and said I now have mold on the opposite side of the wall and needed it fixed and the cause-for once-needs corrected, because I am out of patience, almost a year into this problem, and didnt want to deal with it anymore. Pasch emailed me back and stated since I don't appreciate their handling of the matter, I should just move out and he would replace me with a tenant who appreciates the home and the services provided. I emailed him back stating I lived in my children's school district, was settled in, take very good care of the home, pay my rent on time every time, and have done nothing wrong and will not be moving. He still refused to address the problem and ignored my emails. I then received a letter from his attorney stating my lease will not be renewed and I had to be moved out by 6/30/13. I have 2 small children adjusting to their parents' separation who had just adjusted to their new home.

I filed a complaint with the District Attorneys office and received a letter back advising it would be best to hire an attorney, along with a retort from Pasch attached, ending his letter in the basement is not living space. Considering I pay rent for the entire unit, not to mention the space in the basement was a play area for my kids and one of the reasons I chose that unit to live in; the entire unit is his responsibility to maintain. Furthermore, the basement is on the level below the main living level and the door opens to the upstairs, allowing mold spores released into the air to travel throughout the home and through the duct work.
I called a mold expert in my area who came to the home and confirmed it was mold, but refused to address the matter as I was not the owner of the unit; stating it was a liability to his business and he knew of Pasch and the trouble associated with the man and his business handling. So I bought a mold test kit, took samples, sent it to a lab in Florida and received a report back showing it was 3 types of mold. I forwarded the report to Pasch who completely ignored it.
Under PAs Implied Warranty of Habitability law, if a landlord refuses to maintain a safe and habitable residence, you are legally permitted to withhold some of the rent, sometimes all of it. As my son began experiencing respiratory issues in March, I had to make arrangements to avoid being in the unit as much as possible, causing me to incur expenses I shouldnt have had to pay. Why would I pay rent for a home I couldnt safely reside in? Coincidentally, my sons respiratory issues have improved since I have moved out; away from the mold.
After moving out, I received an invoice from the office stating I owed 2 months rent, along with late fees and money for excessive paint and repairs. I left the unit in the condition it was found in, with normal wear and tear. He charged $700 for repainting the entire unit, $12 for the stoves drip pans and even had the audacity to charge me for removal of cobwebs and sweeping of the basement steps. The steps were both broom swept and then vacuumed. Funny, he didnt charge me for removal of the mold from the walls, though! I stopped paying rent when he broke the lease, refusing to address a health hazard in the home. This man gets away with treating people poorly; he is the absolute definition of a slumlord. I am countersuing, but whether I win the case or not is not what is important. Saving even ONE tenant the headache from dealing with this lousy man and his so called business will have been worth my time and effort.

Living there we never had a issue because we paid our bills on times and took very good care of the apt. But after we bought a house and gave our 30 day notice that all changed. Jackie came to do the final walk through and literally did a white glove test on the blinds and light bulbs.There was a little bit of dust but nothing bad, so she said we had to get them clean what she would charge us. Really!?!?!? Clean the bulbs!!!! Thats only the beginning, she also said the whole apt needs painted. Well after being lived in for 3 years there were some scuffs here and there, so I painted the scuffs with the flat white "du sheell" paint they told me to use. Let me tell you that no matter what you do they will find some way of having you pay for painting the whole damn place! She also said that I needed to clean the fan vents in the bathroom and a few other vents that would need to un screwed from the wall and cleaned. I cleaned the outside and ran a vacuum over them but if she thinks im going to take them off the wall she's nuts.I also took the old stove drip pans off the stove and took them to buy the same exact ones, only to get a phone call to say they dont fit!?!? I put the same style on and I didn't have any issue putting them on. Oh, and the same phone call she told me the painter was going to paint the whole apt (can't blend the paint) for $450- $500, not the $150-$200 that she said when we did final walk through. So why did I waste my time and money painting and cleaning only for them to tell me its not good enough! Do yourself a favor and rent elsewhere because in the long run you will lose your deposit and just get angry that you've just been ripped off. Look at my you tube video of my apt when I left it. Beaverj420 on you tube, and you can see for yourself that no matter what you do they will keep your deposit. Don't be a sucker like me!!!!!!! I wish I would have seen reviews before getting involved with pasch. I would prefer to give them a negative star because of the crooked way they are!

SAVE EVERY INVOICE AND CHECK IF YOU CHOOSE TO WASTE YOUR TIME HERE. Currently living in Greenbriar Estates now and CAN NOT WAIT until our lease is up to get out. Not only did we have to pay an outrageous fee for our second pet but our paper work that we had filled out wasn't even filed correctly.After Katie had left I called in there for a separate issue and there was no knowledge of the paperwork and fee she had us fill out and pay. 6 times I have gotten phone calls stating I had a past due balance and 4 out of the 6 times they were mistaken. Once I was even asked to drive out there so I could show them all my PAID invoices along with checks and check numbers. And lets not forget about their $50 administrative fee for every time their are inconvenienced with an invoice. Lets talk about the snow removal that is included in our rent. Its 2/5/13 its snowed 4 times here and only once the snow was removed. A tenant down the street removed the snow from the sidewalks last time. The grass is taken care of which is nice, too bad its almost 9 inches high when someone decides to mow around here though. My neighbors broke their lease over the summer because they couldn't stand being here. 3 months later there was an eviction notice on her door. I later called her to let her know and when she called into Pasch asking what was going on and Katie never filed her paperwork breaking her lease. She was then asked to drive out there to show all of her paperwork. For what you pay a month its just not worth it. Its not worth the hassle and headache. There s not a positive review for Pasch Enterprise for a reason.

Like everyone else has said, do NOT rent any Pasch property. The walls are flat primer so when anything touches the walls there is some kind of a mark. I mean anything, finger, boxes from moving, furniture... During the time I lived in GreenBriar, the start rent changed 3 times. Mine did not but new renters did. The new billing for trash/sewer is 30 days behind and is crazy expensive. $50+ per month for trash/sewer? Crazy. air filters/smoke detectors were not changed every 6 mos as stated in lease. Move out is also a joke. Don't bother touch up painting, you'll get charged to have it all redone anyway. Bottom line: they are home builders and should stick to it. NOT good landlords!!! Don't ever expect to get any of your deposit back. All tenants I know who have lived and moved from there paid the deposit plus an additional $200-$500.

Do not rent from these people! They made me take them to court to get my security deposit back. And of course I won! They paint their walls with primer instead of PAINT and then they expect you to pay them to have it repainted even if there are only a few small holes from hanging a few pictures.

They know the law but they try to take advantage of people who don't. They don't provide pest control even though there are mice and bugs everywhere. The law clearly states that the landlord is responsible for pest control. And they have the nerve to send me a bill when I asked them to fix THEIR leaky faucet.

Tim Pasche sends his little soldiers out knocking on your door to collect for water bills even though they advertise NO WATER BILLS. The old staff was bad. But the new staff is even worse. At first, Jackie may seem polite but when you need assistance she is very rude and inconsiderate.

I would never rent from this place again. Its as bad now as the year old reviews say it is. If you already live there, I would recommend not paying your last months rent and letting them keep your security deposit because they are going to try and keep it anyway.

It's funny the stars to rate this company are ironically unique with the response I was given upon a verbal coincidental conversation with Mr. Pasch himself... 1 star meaning unsatisfactory which is what he labeled my complaints and said that he would make that right because it was less than perfect.... Guess what... It didn't happen as a matter of fact we actually have been gone for a time now and yet we, being out of state at our new residence, are still recieving bills from this company... To date we have paid close to if not over $4,500 in order that we might break our lease that I might follow a job opportunity to support my family... No compassion at all when you state that i can't afford to live here any longer and its the right thing for my family if i follow this lead out of state so we can live... I don't make it a practice to degrade a persons character and this review not to do any such thing but only to hopefully save someone from making the same MISTAKE we did... We were young trying to start a family and really needed someone to come along side us and be understanding of our situation not take advantage of it but unfortunately the latter of the two happened.... "One satisfied customer will tell 5 but one unsatisfied customer will tell atleast 20"

Tim Pasch has ruined York County...period! He is an awful landlord/property manager and shaddy businessman. This guy has a love for lawsuits and tries to get every last cent out of everyone else; however, he doesn't pay his own bills to contractors! Honestly, he is not the respected businessman he claims to be. He needs to stop ripping his tenants off and start to actually run an honest business. He already lost Windsor Pointe townhomes (sold out ot another company) and is barely at 60% capacity at his Greenbriar Estates townhomes. Based on all of the blogs, BBB, reviews online he is out for one thing...MONEY...with little regard for what he has done to York County. Save yourself the trouble and don't do business with Timothy Pasch...Pasch Enterprises...Pasch Realty...or any of the many business names he has!

Wow, I thought I was the only one with a problem...glad to hear people are gettin the word out about this horrible company. To describe Greenbriar Estates: no paint on walls (just primer), thin walls, noisy kids, crabby office staff, super expensive (rent for us went up $100 in one year), unfinished driveways, no lawn care or snow removal, extra water bills (water is NOT included unless you use just a little), crappy carpet, little/short showers, things break/fall apart all the time...I think you get the jist. I tell all my friends to find someplace else when they ask; I was happy to get out of here. Oh yeah, Pasch also took our entire security deposit and we cleaned for days and the carpets...it didn't matter, the guy still took every last dime and then sent us a bill. Con artist is a great word to describe him. I was charged for things that were falling apart in the unit after we moved in because of the bad construction...go figure.

Agree with all of the below and the rest of the reviews online about Pasch. This guy is a crook! The townhouse we live in is poorly made, the door doesn't close, the locks are not secure, and you can hear the neighbors all the time. All in all, this place is garbage and you pay a lot for it! There are so many rules and management in the office sucks. I hope this guy goes out of business soon so more tenants do not have to suffer. He is not respected in the community and he doesn't care about building community, just taking their money! Please, please, listen to what people are saying about this place...STAY AWAY! You will lose a lot more than just your money.

Yeah, you get a deal for the first year and when your lease is up...expect a 30% increase, what other people are posting IS TRUE! This place is awful...while they may be "new", they are poorly built, inefficient, and the neighborhood is ghetto. The neighbors are shady, the kids are terrible and run wild damaging everyone's property (which you will have to pay for in the end!). You will NOT get your security deposit back and they will tack on a bunch of other "must fix" items that they avoided doing when they were first built. If you touch a wall, it becomes dirty and they tack on $275 for painting the entire unit! No joke! Do yourself a favor, go rent from a quality property management group. Pasch Enterprises is a joke. Not surprisingly, he no longer owns Windsor Pointe Townhouses...hmmm wonder why...Poor Management...no money? Greenbriar Estates is half empty for a reason!!

Tim Pasch Enterprises deserves a negative 5! This is the WORST company I have ever dealt with in my entire life, I would not recommend my worst enemy to do business with this man! He is not a landlord, all he cares about is dollar signs, Well i have news for him, money doesn't but everything,,,,,wow, what a jerk!!!

Agree with all of the statements below and those posted on other forums/discussions/reviews online. This company is out for one thing....MONEY! The rental units are built on the cheap and you can hear the neighbors through the walls. When you move out, you will lose your entire security deposit and then some...even if you clean, it doesn't matter, they will take it all and make excuses for reasons to take your money. There has not been a tenant that I have talked to that has not been ripped off and given bogus charges. I have never had such a terrible experience with a landlord. Go elsewhere, in the end, you will be better off both financially and mentally!

When you move out, you will lose your entire security deposit and then some...even if you clean, it doesn't matter, they will take it all and make excuses for reasons to take your money. Thinking about renting or doing business with Timothy Pasch? Think again...think long and hard about it...do some online research, check out the BBB, and you will find a lot of dissatisfied tenants and business associates. The Greenbriar Estates townhomes are awful for multiple reasons: terrible paint, crappy carpet, cheaply made, falling apart inside and out, kids unsupervised everywhere, trash all over the place, no maintenance to fix anything, must shovel eventhough we pay extra for it, water is not really included (only $20 per month is included)...I could go on and on. Timothy Pasch is interested in one thing MONEY...when his tenants move out he takes their security deposit to do maintenance on the property and pocket the rest. It doesn't matter if your townhouse is spotless, unless it looks "brand new" again, you have to pay. Unfortunately, the tenants have to pay for his financial blunders. I highly recommend going elsewhere...seriously, there would not be so many negative posts about this guy if he wasn't REALLY bad. Save yourself the money and hassle, I wish I had.

I thought Windsor Pointe would be a nice townhome community to live in, but it was not. Very inconsiderate neighbors blasting their loud music. When you complain to management, they pretend they are going to take care of the problem, but of course they do not. The "Good Tenants" who live in Windsor Pointe townhomes need more support from management.

If you are interested in moving into Windsor Pointe Townhomes, in Red Lion PA, Think Again! The management does not take care of the property well. There is often trash blowing from end to end for days. The management is very intrusive. Every six months or so, the maintenance guy comes into your unit looks in every room, closet, window and basement. I have lived in other rental properties before and I have never had this type of inspection of the place done. Do not consider this rental property.

It is very necessary to get the word out about this horrible management company. I lived in the Windsor Pointe Town Homes in Red Lion, PA managed by Pasch. I thought we got a good deal, $900 a month for a 3 bedroom, 2 1/2 baths with a garage Town Home. Even the first months rent was free. It was too good to be true because 74 days before our lease renewal we got a rental increase of $300 more a month. This forced us to find somewhere to live in only 2 weeks being that we needed to give a 60 day notice to vacate. We did find a new place but it was not over yet with these people. After moving out & cleaning up the unit. And when I say clean up I mean cleaning everything very professionally, spackling every little nail hole & touch up paint. It took me about 4 days to make everything perfect. At least I though it was perfect. I did a walk through with the maintenance manager & video taped it. He said everything was great. Then when I got my deposit back they charged me $275 just for touch up paint. I have lived in a lot of rental places because I have moved a lot throughout my life & not once have I been charged this much from my deposit. I take great pride in returning a unit in great condition. Ok long story short I took them to court, as you all should. Although I didn't win my full $275 back they still had to pay me some of it plus my $95 in court fees. Also everyone should know it is required by PA law if you paid more than one months rent in security deposit you should get returned to you after living there one year any money that??s over one months rent. So in other words after living there one year they should only have one month rent of your security deposit in escrow.
