You will regret paying and renting from the Yelson. They claim to give you free tvs and such, but that never amounts to the headaches you have to deal with. 1. They don't fix anything!! 2. They steal your security deposit claiming things were broken because they never fixed it!! 3. Michael Yelson is rude as yell!!! 4. I've heard from previous tenants that they court appointed company managed the properties for less than a year and found that they were obstructing justice by not paying certain taxes and other legal issues. Also they were heavily in debt due to their monthly shopping spree and other debts to pay for their daughters rich lifestyles!! Yes they are typical crooks!!

DO NOT BY ANY MEANS RENT FROM CROOKS!!

The Yelson Group is an amazing Property Management Company!! I currently live in one of thier properties and must say that my landlord is the best one that I have dealt with in many years. I have hardly any mainteance requests at all but when I do they are at my home within a few hours to fix or take care of any problem and they work at a fast, efficient pace. The office manager is friendly and relialbe and keeps the office running very smoothly. Michael and Shiela are two of the nicest people I have ever met and would have to disagree with anyone that says differently. They are pet friendly which is awesome cause I get to have my puppy with me and I would recommend The Yelson Group to anyone if they asked for a good Property Management Company!!

Worst experience renting from Yelson Group. Buildings are poorly maintained and staff is extremely difficult to deal with. Complaints have been filed about severe safety violations and landlords are unresponsive rude and difficult. NEVER RENT from Yelson group. Water barely flows, if microwave or hairdryer is used fuses blow, infested with mice, water leaks into bedroom through door to deck. Landlord will not invest a penny to improve the slum like conditions. HORRIBLE!!!!!!!!

I am so happy I found The Yelson Group on Craigs List Phila. I was able not only to live in a great townhouse but they bought me a Flat Screen TV that I can keep. That's right. I get to keep it. I guess they are pretty nice landlords to do that. Not only was the place exactly what we wanted we never had to ask for a thing.
They even show me the townhouse on Sunday night.

Very nice people to deal with. If moving to Philly call them and maybe you too can get a move in special.

I have rented in several different cities for many years and I have never had such a bad experience with a landlord.

They are unresponsive, mean and refuse to keep their apartment up to basic standards.

I know they charge about $50 a month less than many listings in the same area and do not require any proof of funds to pay rent. This may seem attractive (especially to students) but do not be fooled. There are hundreds of other landlords who will treat you better.

Even the Philly Inquirer wrote an article about how awful Michael Yelson is.

I think this is getting ridiculous. So obviously some of these posts are not totally impartial. On both sides. I actually am living in a Yelson apartment right now and I am quite honestly satisfied. This is independent living, guys. He promises to do everything that a landlord should, and he does. He is upfront about it all- from what I heard he def knows his stuff and he's been in the business forever. Landlords are not supposed to or obligated to hold your hand throughout the process- you are 18+, adults. Figure this stuff out on your own. If you have a personal qualm with the guy, write it in your diary. He is not out to get you. That's just paranoia. His maintenance guys are really cool and attentive. It is not their fault that they don't operate on the weekends at nighttime, but cmon, the lightbulb can wait until Monday to be changed. If the house is on fire, call 911. Otherwise, just be patient or try to fix it yourself. Also, don't call Julia a ditz. I've found her to be very pleasant to deal with and does everything I need of her (collecting my check, answering the phone if i have a maintenance issue or question). I really am trying to be impartial here. I know my review is slanted towards Yelson- but that is merely because of the fact that I've had a good experience with them so far. We'll see if they try to rip me of when I move out and charge me hundreds of dollars to "clean" my apartment. Hopefully they won't. I saw Julia in The Yelson Group office and she was willing to show any rental unit I wanted. Never a limit of how many I could see. As it turned out I rented the second unit I looked at. But before giving a deposit I spoke to the tenants that were moving out because when people move there is sometimes a bad reason they aren't staying. They told me The Yelson Group were great landlords and took care of their repairs very quickly.The reason they were moving was they needed a larger place. I asked if they would rent from The Yelson Group again and they told me they are moving , BUT to another Yelson Group Townhouse. I guess that answers that question.
I think , most of the negative reviews on this site are written by 1 or 2 people that had a bad experience with the owner. But I always believe there are 2 sides to every story and that is why I chose to see for myself.
Don't take my word for it , go see for yourself. I know you will rent from them. I didn't meet Mr. Yelson himself because he was on vacation but everyone else that worked there was sooooo nice and the Townhouse was fantastic.

Before I wrote my review I read the one prior and thought to myself this must be a person that is very sad. Because if you don't like an apartment why rent if there was so much bad with it. As far as the landlord goes, how much contact do you really need with the owner? I have been living in The Yelson Group's townhouse for 11 months now and I called for a repair twice. I never needed to speak to the owner as the office perconal did such a great job with all my concerns. I never waited more than 1 day for service. The Yelson Group has some of the Best locations and largest townhouses in the City. They helped not only me but 2 of my friends getting apartments that wanted to live near to me. Always took care of my issues without calling back to them. My last Landlord was terrible so I didn't stay.It seems to me some people just like to complain but I know there are always two sides to the story. I am sure this tenant in last review was a horrible tenant and gave Yelson problems too. I say Rent from The Yelson Group as you will see why they are #1 in the City and stayed in business so long. A few bad apples you'll always get. My unit was perfect and everyone I brought to my place loves it. I am now renewing my lease coming up and that is why I am writing now because I like to give credit when credit is due. Watch now, that other post will write something negative because mine was so great.

I came from NYC not knowing anyone or who to rent from. Someone at my job told me to go see what The Yelson Group had for rent. Boy, was I happy I did. I am writing a review to help others find a great property and landlord. I had looked up the Yelson Group last year and there was nothing written about them. I was told about them by a person at my New Job that was renting from them, and Boy was I happy they referred me to them. Now I see a lot of reviews, I really don't understand the bad ones. They seem so personal. Makes you think maybe these kids are or were Trouble from the start. I had a great experience renting from them and I always saw Mr. Yelson at the office They are open from 8 AM to 3 PM 5 days a week. I never had a problem talking to them or leaving a message on the voice mail. My unit was only a few blocks away ( as most are) so it's easy enough to stop by. My Dad is a Doctor and does surgery and really hard for patients to see him. I never really needed to see Mr Yelson as he has many people working for him that take care of tenants issues. Why bother him? I think a tenant is responsible for things like light bulbs, and if you don't keep a dirty apartment you won't have rodents. I never did. Sometimes when they dig up the streets it upsets the status quo. Michael Yelson also doesn't give tenants their Keys, he has office personal, so I wouldn't believe he would have made anyone wait an hour. Also, how can he steal your money? If he is not around. All I can say is I had the greatest townhouse and never had any problems with this Company. Go rent from them , you'll be really surprised how nice everyone there treats you. All I can say is Rent from them and you'll be very happy you did. I just finished leasing a Townhouse for the second year from The Yelson Group. They are very much involved in the Real Estate they own and gave us great attention to our needs. Even with Rent, Because they have a late fee if rent is paid late on time you get charged so they send Friendly Reminder notes so tenants won't get charged the fee, which is very cool. I would have to say coming from NYC to Philly the best thing that happened while apartment shopping was to find The Yelson Group. Their places were so much less in rent than what I was paying in NY and much more space and nicer apartments.
I read the past posts and had to see for myself and I was so surprised how great everything was handled.
From making my appt to see it all the way through the process of moving in.
Best of all They told me I could have a FREE MONTH rent if I took the unit now. ( In which I was anyway) They didn't have to tell me at all. It will come in handy now during the Holidays.
All I can say is if you want a great place and very nice landlords , Do Not hesitate at all.

Before I wrote my review I read the one prior and thought to myself this must be a person that is very sad. Because if you don't like an apartment why rent if there was so much bad with it. As far as the landlord goes, how much contact do you really need with the owner? I have been living in The Yelson Group's townhouse for 11 months now and I called for a repair twice. I never needed to speak to the owner as the office perconal did such a great job with all my concerns. I never waited more than 1 day for service.
The Yelson Group has some of the Best locations and largest townhouses in the City. They helped not only me but 2 of my friends getting apartments that wanted to live near to me.
Always took care of my issues without calling back to them.
My last Landlord was terrible so I didn't stay.It seems to me some people just like to complain but I know there are always two sides to the story. I am sure this tenant in last review was a horrible tenant and gave Yelson problems too. I say Rent from The Yelson Group as you will see why they are #1 in the City and stayed in business so long. A few bad apples you'll always get. My unit was perfect and everyone I brought to my place loves it. I am now renewing my lease coming up and that is why I am writing now because I like to give credit when credit is due. My negative experience was with the limited office hours that are impossible to get to when you work business hours, and very poor response with maintenance issues. The apartment is poor quality and the windowns are thin and walls are not insulated well and the heating and air conditioning expenses are therefore extremely high. I was forced to pay out of pocket for repairs that should have been paid for by the landlord. The staff is condescending and not pleasant to deal with. In our contract it says you are able to get out of your lease early if you find someone to take it over. Unfortunately, no one wants to rent from this company since it has such a bad reputation. Two people came to see the apartment when I tried to rent it out several months ago and said they also had terrible experiences with the Yelson Group and would never rent from them again! Luckily I only have another month and found a much better company to deal with in Philadelphia. Beware- this review will be followed by two or three 5 star reviews from the company. DO NOT BE FOOLED!

I agree with the Five Star Ratings Posts, although I gave 4 Stars. I gave 4 Stars only because I had to pay a damage fee for my Dog. The best part of renting from The Yelson Group is the owner only maintains his properties , no others, so he gives great service and his places look like the owner cares. Very hard to believe the negative review could be true. It has to be from the competition in the area putting bad stuff on.

Mr Yelson is a hip guy and seems to know the right people cause things always get done, and quick. My last landlord I never even spoke to. Yelson Group has a great staff as well , many go beyond the call of duty when you need something. Most landlords don't even call back and see if the work was completed. Even with Rent, Because they have a late fee if rent is paid late on time you get charged so they send Friendly Reminder notes so tenants won't get charged the fee, which is very cool.
They don't want the extra fee. Just rent on time.

I came from NYC not knowing anyone or who to rent from. Someone at my job told me to go see what The Yelson Group had for rent. Boy, was I happy I did. I am writing a review to help others find a great property and landlord. I had looked up the Yelson Group last year and there was nothing written about them.
I was told about them by a person at my New Job that was renting from them, and Boy was I happy they referred me to them.
Now I see a lot of reviews, I really don't understand the bad ones. They seem so personal. Makes you think maybe these kids are or were Trouble from the start.
I had a great experience renting from them and I always saw Mr. Yelson at the office
They are open from 8 AM to 3 PM 5 days a week. I never had a problem talking to them or leaving a message on the voice mail. My unit was only a few blocks away ( as most are) so it's easy enough to stop by. My Dad is a Doctor and does surgery and really hard for patients to see him. I never really needed to see Mr Yelson as he has many people working for him that take care of tenants issues.
Why bother him?
I think a tenant is responsible for things like light bulbs, and if you don't keep a dirty apartment you won't have rodents. I never did. Sometimes when they dig up the streets it upsets the status quo.
Michael Yelson also doesn't give tenants their Keys, he has office personal, so I wouldn't believe he would have made anyone wait an hour.
Also, how can he steal your money? If he is not around.
All I can say is I had the greatest townhouse and never had any problems with this Company. Go rent from them , you'll be really surprised how nice everyone there treats you. I say, See for yourself,

I am a tenant now of Yelson Group and all I can say is I never had any problems with the Management. I also never found it nessasary to speak to Mr. Yelson about anything. Many owners of large businesses are very busy so it doesn't surprise me the tenants might have a harder time speaking directly to an owner.
I personally could care less if Mr Yelson is around because I don't really need to speak with him.
I call his office and speak to the girl that answers the phone and she makes sure my repairs are done.
Simple as that.
Do these tenants ever think they are annoying to an owner. Calling him all the time. Get a life. I am a big boy and don't need to bother this man. I never have to anyway because his apartment is amazing and not very many things to complain about. I have maybe called twice in 3 months.
His office help has never said no to any request ( within Reason) to me and it's taken care of the same day. I am 30 years old and have rented in Philadelphia for most of that time and rented from some pretty bad people. He is NOT one of them.Mr Yelson can't just spend money on any thing a tenant wants. If you are going to rent an Apartment from The Yelson Group and read some of the things written here it has to make you think how could they be total opposite reveiws. When owners have so many units there are always going to be a few un satisfied customers, I truly think it is unfair that The Yelson Group can not defend itself against these negative reviews. I am sure some people might have had a problem here ,but bad mouthing a business owner that has been supplying places to live in Phila. for many years is not cool. Nothing pleases some people. All I can say is when my gas range was giving me a problem The Yelson Group just replaced it. The same thing with my dishwasher. They just replaced it , I didn't even ask for new. It was their call, not mine. You can't stick your hands into someone elses's pocket. I know they own their properties,( They tell you that ) that is to give better service,and so if they don't keep them up that would be stupid. That is why I guess they just replacedmy stuff , I would have been happy either way as long as it worked.
If you rent a car from Enterprise , you can ask them to re paint the car because it has some scratches, and you don't like that. They would think you are crazy.

His maintenance crew are amazing, always on time and Iam very happy with there services. THE ALVIN LEVIN CO. That Company went down hill since Alvin Levin Died a few years back.
His son Mr Cheap o Robert never fixes anything. His rent prices are way high too.
Anyway , I have to say I highly recommend The Yelson Group ,and his workers are always helpful and come out to fix the same day.
It seems that the last reveiwer has nothing going on in his life but to write reveiws about a past landlord. Sounds like he messed up a Yelson Group property and Mr. Yelson sued him and won.
Kudos for the landlord. Good tenants don't have to bad mouth other people. I wouldn't rent to the last guy if I was an owner. It is not always the landlord that is wrong.
I would rent from Yelson Group again and I have sent at least 4 of my friends there already this year and they all are happy.
One thing is Yelson only likes to deal with the tenants , not co-signers, but I guess it's because if they are old enough to sign a lease they should speak to the landlord themselves. But that's OK with me.
Oh, I thought his office is amazing, very good taste.

All I know is what treatment I had living in one of The Yelson Group's Townhouses. I came online to write about that when I saw this insane reveiw. I can't believe they are talking about this man and his business like this as I had the greatest time ,in a fantastic , beautiful, townhouse. He had help me with everything including helping my friend find another apartment with another management company because she wanted a High Rise Building in Center City. Anytime I called with a problem his office never said it couldn't be done. In fact my repairs were completed the same day. Even if I had owned this unit I don't think I could get better service.

Seems like these reviewers are a bit ticked off they didn't get all the Security Deposit's returned so they have chosen to try to tear down a great landlord whos' been developing Buildings in Center City Phila. for over 30 years. Taking risks in neighborhoods no one wanted. He also Rents to Students when MOST Companies do not and I know first hand when I first came here from Calif. as a student no one wanted to rent to us. Mr. Yelson did and I am glad for it ,because of him I had a great 3 years in Philly.
Thse idiots complain about maintenance when they most likey broke the stuff to begin with. He rents these $500,000.00 townhouses and these students just tear them up so when he uses the Securtiy Deposits to put them back they bad mouth him. He keeps a large staff around all the time and if I called in the AM it was fixed the same day.
These reviewers are just Sour Grapes. Get a life and stop Slandering Good people.
He fix everything and fast. With over 300 units that a feat in itself.

Also, one night the outside door to my apartment was badly damaged by some would-be crooks and it no longer locked. It took three days to fix and in the meantime the door was just left open and mangled.

On top of that, they close by four everyday and are closed on weekends so good luck getting anything dealt with after hours.

There are too many other better realtors in the area to deal with these guys.

Be careful before you sign anything with this company. They are terrible at maintaining their properties, though you don't know this until you move in, your roof leaks, your toilet floods and your heat breaks. They make you pay for things they should maintain. I would avoid these properties at all costs.
