We went half the winter without heat because Lobos would never come to fix it. They only came *after* we called the health department to report them. Our dryer was broken for about 4 months of our 12 month lease. For both of these issues we called about once per week to remind them, but they ignored us.

Immediately after we moved in, they did fix a few things pretty quickly. They cut boards to hold the windows open, fixed a broken shower, and fixed some wiring that was sparking.

Finally, they kept $300 of our deposit claiming that we left garbage on the premises which I'm 100% certain was not the case since I cleaned the place myself and took off the garbage.

Avoid Lobos if at all possible.

I am uncertain where the address that is listed along with this Lobos Management listing is ?? this review is for the company as a whole, not one particular property:

I won??t get into the gory details of every horrible experience I had during my time renting from Lobos, because I could go on for pages ?? I just wanted to say that before I rented from them, I did look them up on the web and saw all of the terrible reviews - but I rented from them anyway. I figured that I was getting a great deal and that would far outweigh any minor inconveniences that I may experience with them. I also "took the reviews with a grain of salt", assuming that the only people who post to these forums are disgruntled tenants - and that there must be just as many satisfied customers as dissatisfied. Please, do not make the same mistake I did, please trust that everyone is telling the truth with no exaggeration. The people who run and work for this company have no conscious and no sympathy for their tenants that are living in deplorable conditions. Beyond being neglectful and disrespectful, they are deceitful as well. They will lie to you to get you to occupy a property, fine you for concocted reasons and don??t anticipate ever getting your full deposit back - if you get it at all. Another assumption I had was that the poor reviews came from students who probably weren??t as responsible as they should be. While I??m certain that Lobos does make a bundle off of poor, unsuspecting students ?? their underhanded dealings extend beyond the student population. I am a professional 30-something who chooses to rent because my spouse is in the military and we don??t want to buy until he is out? We maintained our apartment beautifully and paid our rent and utilities faithfully ?? we suffered the same horrible experiences as everyone else. Please listen to the reviews ?? save yourselves the headaches, there are plenty of rental companies in Pittsburgh that are far better.

LOBOS MANAGMENT IS THE WORSE PLACE TO LIVE!!!!! i moved into 3500 willow ave in june of 08 everything was going well... untill my sink began to leak water out onto the floor and onto my counter top has yet to be fixed,my air condiontioning has been broke through all august has yet to be fixed, my carpets were a complete mess,i had mold growing in my bathroom, it look me LITERALLY approx 5 hrs to clean the whole apartment after vince telling me that it was already cleaned, the washer and dryer has been broke for over 2 weeks and no one came to fix it, I FOUND A COCKROCH IN MY APARTMENT! clearly after telling vince that i had one he said " oh i dont even know what one looks like" i laughed and said well you better do something about it. NEVER DID. when we first moved in we were suppose to be getting a new and upgraded fridge, days-weeks-months went by, called vince and said soo when are you going to swap the fridges out from the other apartment, "WELL THE DOORS OPEN YOU CAN GO DO IT YOURSELF" was his response. my garbage disposel was broke took them a month to fix that after i moved in, i can go on and on, THE PARKING LOT IS NEVER SHOVELED WHEN THE SNOW HITS, they go months with out the grass being cut, oh and did i mention that the key lock to the door in the front was completly broke ANYONE could of put there key threw to open it, here you know it someone broke into the apartment and stole peoples storage. I went about 3 weeks with out haven a mailbox key, IM GETTING THREATEN TO GO TO COURT FEB 24TH FOR NOT PAYING MY RENT. I MOVED OUT OF THERE AFTER BEING THERE FOR 3 MONTHS AND MY BF TOOK OVER, HE GOT SICK OF THE PLACE SO HE MOVED OUT AND NOW IM STUCK WITH A 3000$ BILL I OWE THEM TILL JUNE, YOU BETTER ARE NOT GETTING A DIME FROM ME!!!!!!!!! I would give Lobos a negative 5 if I could. They are slumlords just like everyone else has stated. Leaky sinks, bathtubs, stained carpets, buckled doorframes. I asked them repetedly to this these things with no avial. Was left without AC during most of July/August after calling everyday about the repair. Took them 2 weeks for fix my dishwasher. Worst of all though, is they left me without heat over night in below freezing weather (I have a little baby girl mind you.) Mold is everywhere,too. I got the worst headaches once I move in because of it. They just don't care about their apartments or their tenents. Also, the gas was included in our rent when we moved in and come December they decided to change our gas heat to electric heat so we would have to pay it, we now have a $300 electric bill whereas our bill would normally be $45! So now I am paying over $900 a month to live in this horrible place! To top it off we haven't had hot water for like a week, it has been lukewarm at best. I can't wait til April when my lease is up, I will out of this nightmare!

I suspect the entire building was complaining, but it took three or four days to be fixed, again, after my roommate's mom called and threatened them. Also, there have been times where I have received my water bill (which comes through Lobos) AFTER the date on which it was to be paid. Overall, my apartment is not bad. the management, however, is nearly impossible to deal with. They are often rude and nearly always give you the run-around in regards to having a problem fixed. Look elsewhere.

There is so much mistreatment of tenants. They will rush to get you into an apartment to get your money and then do nothing for you once you move in. I know one employee who shared his concerns after Ron shouted at and swore with the 'f' word more than once over the phone at various tenants in the office. The use of profanities at tenants and workers is not unusual. Ron ridicules half his tenants who request needed repairs behind their backs once he gets off the phone with them. Oneof their leasing agents was overheard saying, I hate working with stupid people." It's too bad these 'stupid' people are the ones who make these guys rich with their rent. I bet they never thought of that. How well would their business run without rent money coming in. They are cheap. Walls are falling down, mold is rampant, carpet is decades old and they won't replace it, water seeps under the door stops, windows are broken without any urgency to fix them, and don't even ask for the a/c to be fixed as it won't happen. The board of health should inspect some of these apartments and see what is lurking behind that fresh paint.

These slum lords are worse than you can imagine. All the negative reviews are 100% accurate. I lived at the so-called "Royal Windsor". For starters, its nearly impossible to move into the place. If you park in the building lot to unload your car, tow trucks will be removing your car in a matter of minutes! My roommate attempted to move in an AC unit, and 15 minutes later, his car was on the back of a tow truck and the driver demanded a $50 bribe to put the car down. Lobos refused to refund this money.

The laundry facilities were completely broken for over two months. Our front door broke at least 25 times throughout the duration of the lease, and it typically took days for Lobos to fix. The elevator broke several times each day, and was broken for at least a week straight on multiple occasions!

In the winter, they do not remove ice and snow from the parking lots or sidewalks. One tenant suffered a severe knee injury due to this negligence. Attempting to drive a car out of the lot is dangerous due to the ice buildup. I had to salt the lot myself to move my car.

Our bathroom ceiling leaked to the point where it looked like it would cave in. This emergency took Lobos over a week to send a repair person. When the repair person arrived, he merely painted over the ceiling, and did nothing to fix the water issue. Within a day, the ceiling was leaking through again. This took over a month and multiple calls to the health dept for a complete resolution.

Finally, they have fire alarms that cannot be shut off after business hours. If a fire alarm goes off after business hours, it will continue to go off FOR THE ENTIRE NIGHT. We had an alarm go off at midnight and neither the fire department or Lobos' answering service had any way to disable it. I had to sleep in my car.

Phone calls to Lobos are either not returned, or met with rude customer service. I was even told "sir, you need to stop complaining".

Avoid this company at all costs!!!!

dirty apartment when i moved in. took forever to get things fixed. glass panel in front door to apartment was broken for months and the lock was broken for weeks also. left the apartment in better condiotion then when i moved in. did not get security deposit back and actually owe them $320 for dirty carpets (after i had them professionally cleaned by COIT cleaners, a higher end cleaner), dirty bathroom and kitchen (which i scrubbed with bleach until it sparkled) and that we didn't move out in time (which is BS). from getting back $1200 to owing them $320. never, ever under any circumstances rent with lobos management.

Example: The only washing machine in our building has been broken for 2 months. I have called many many time and still no response. We have a 4 month old baby and have to wash our clothes at a public laundromat every 3 days.
The apartment building next door has the clothes drier out of action for 6 MONTHS.

I have had nothing but issues w/ Lobos Management:
On 3 occasions they have threatened me w/ court notes and late fees for not paying rent when they cashed my rent check the day it was due and then didn't file the paper work.
Twice, water periodically pours from my entryway light fixture. The first time took 4 days to fix and a month to patch the ceiling, this time has been a week and still no sign of maintenance and its been a week and 3 phone calls.
It took 4 days in the middle of winter to get the heat in my bedroom fixed when the highs were hovering around freezing.
Maintenance staff left my front door wide open and all the lights on when I was out of town. Nothing stolen, nearly a dozen mosquitoes in the house.
Outlet in the living room shorted causing the entire wall to short. After 4 calls to a maintenance, I gave up and use extension cords.
They do not de-ice my front walk, including the steps with no hand rail (which is also a building fire egress). It currently has about half inch of solid ice on it.
The two washers and dryers are constantly broke (one was been removed and never replaced 4 months ago). About a third of the time, there is no operable laundry facility.

I have had nothing but issues w/ Lobos Management:
On 3 occasions they have threatened me w/ court notes and late fees for not paying rent when they cashed my rent check the day it was due and then didn't file the paper work.

Before I start all the explainations I can say their maintanace service is pretty fast. Except the utility is broken down pretty faster than they actually show up. If you are considering any apt from this management, just forget it. YOU DESERVE MORE !

Everyone that has posted a review about this company is completely correct. I moved into my apartment in August and they promised us a remodeled kitchen by September. The current kitchen had broken floring, terrible appliances, and it was missing cabinet doors and drawers. After calling almost every day, and never getting calls back, we finally got a new kitchen in Feb. They said it would take 2 days but it took 2 weeks. We had to microwave everything in the living room. Also, when we moved in there was human waste in the bathroom and the carpet looked like it had not been cleaned in years. Although we made many repairs to the place to make it livable, we still didn't see the majority of our security deposit. NEVER rent from them. They are rude and refuse to call you back.

Also, a friend of mine lived in a building of theirs and they found out that it was considered unfit for human habitation by the dept. of health while they lived there. In an attempt to fix it at the last minute, they removed all the windows in the middle of winter and slowly replaced them one by one.

Lobos Management is a dishonest organization. They do not give security deposits back. Employees keep taking your number as if they will have someone call you back. I have left dozens of messages since July. It is now approaching October and there is no reply. Fortunately we have our corporate lawyers who will be filing a law suit against Lobos Managment. There will be justice for myself and others. These people should not be operating a business. Tennants sign leases and agree to terms yet they do not. I am also contacting the news stations in the area to warn future tennants of their mismanagment. I will also advise other tennants who are not aware that they too will NOT be receiving their security deposits back. Maybe they can atleast withhold their last months rent. I advise others to report Lobos Managements tactacts and mismanagement to Better Business.

I am sure that all that the reviewer said is true. Another imortant thing is that you can not even get half of your security diposit. It is bad management. They can find any excuses to not refund your money. Keeping away! remeber it forever, do not let your freinds are cheated.

Do not EVER rent from these people, or WORK for them either. They violate every law there is in Pennsylvania concerning real estate, and I hope the Attorney General's office takes notes on their activities from reading what's online about them. They have absolutely no concern for human beings, none. They lie about everything, they never give back a security deposit, they never fix anything at any of their properties. They only think of ways to make the outsides of their buildings look good so you get lured in, they are truly slumlords.
If you work for them you will find out that they are lowlifes, liars, and expect you to fork over your own money to service their properties. They are the worst there is.

Never rent form Lobos Management! I have live in one of their buildings for almost a year and it has been a horrible experience. First they leased me an apartment without first disclosing the fact that there is a leak in the bedroom ceiling (I live on the top floor). After I realized the leak existed, other tenants informed me that Lobos' refusal to repair it was the reason the previos tenant broke her lease and moved out. I have called them repeatedly to address the matter, but to no avail. Through the winter the leak was not too bad, but once spring and summer rolled around, it became utterly ridiculous. I have called them repeatedly to fix it and they gave me the run around every time. That is, when they don't hang up on me. So I filed a complaint with the Allegheny Co. Health Dept. They gave Lobos until Sept. 16 to repair the leak or they would do their own inspection. Meanwhile, the leak got worse. Today, I came home from work to find that my bedroom ceiling had collapsed. It's now on the bedroom floor. I immediately called Lobos, AGAIN, and got the run around, AGAIN. I had told them before that the ceiling was in danger of collapsing, but they didn't seem bothered by it. The manager was rude and scathing on the phone and said they would have fixed it if I paid the rent. I said I'll pay the rent when my ceiling is fixed. Until then it will be in escrow.
DON'T EVER RENT FROM LOBOS!!!!!!!!!!! Oh.... And they cashed a $500 money order I sent them and then denied ever receiving it even though I have hard proof form the MoneyGram company.

stay away from lobos management. i know for a fact that most of their customers are unsatisfied with their living experience with lobos. their maintenance is obviously understaffed. their facilities are shoddy to begin with. in the short time that i've been here, my roommate and i have had to initiate every conversation about problems with everything from keys to lights to cleanliness. gross. don't believe that huge smiley face banner plastered to the side of their building on ellsworth. if their employees are nice to you on the phone, they'll probably just leave you on hold for a ridiculous amount of time. if they have a biting attitude, they'll make sure you, a PAYING CUSTOMER, will find out. i hope you read this lobos; i hope you go down the tubes.
